With our team having a mix of “unique” city, mountain and coastal properties with limited supply means there is always demand. We seem to have settled and our owners and buyers are moving forward with their plans that have been on hold.

Ray White Epsom Principal Heather Walton chose to trade her legal career for real estate and she shot to win Ray White (New Zealand) ‘Rookie of the Year’.

Since then, she’s achieved Elite and Chairman’s Elite status each year, consistently finishing in the top 10, and finishing number one for New Zealand in 2016. She’s the business owner of two offices, one of which controls 55 per cent of its market share.

After a brutal divorce many years ago the then single mum decided that she wanted to be happy again. ”I wanted to feel good about myself and most importantly, I wanted to be happy. So happiness for me is family, quality time, health and well-being. I knew the life that I wanted, I knew the life that I deserved for myself and for my little boy,” she said.

Fast forward to today, Ms Walton and her now husband own three offices, three holiday homes and they’ve achieved their financial goals multiple times over.

“So if you’re anything like me, you’ve had some trauma in your life and let’s face it, most of us have to a certain degree, then you’ve got the chance every single day to change the narrative,” she said.

“Don’t give up on your dreams. Never forget that you’ve got to believe to achieve. And one of my favourite sayings is “if you fail to plan, then you are planning to fail.”

MARKET UPDATE:

‘This is a bonafide

buyers’s market’

There is no sign of a looming property crash and New Zealand is now a “bona fide buyers’ market”, property experts say.

New data from property listings website realestate.co.nz suggests the country has settled into a new, more stabilised normal, resulting in a buyers’ market.

The number of properties on the market has been steadily increasing since mid2021, from 12,684 at the end of July last year to 26,358 at the end of July this year, the data from realestate.co.nz shows. In Auckland, buyers’ options had increased, with 82.9% more listings in the region year-on-year.

Vanessa Williams, a spokesperson for realestate.co.nz, says the stock increases are in stark contrast to the record lows Kiwis witnessed only a year ago.

“Throughout 2021, we saw record-low housing stock month after month, which would have created challenges for buyers and increased urgency in the market.

“But for the last few months, New Zealand has experienced housing stock levels not seen since 2019. This has created a stable and less urgent environment for buyers - giving them time to think about their purchase, their offer, and arranging the necessary inspections.”

She says the market had shifted. In addition to a rise in housing stock, there had been a “record number of consents from councils to build new homes”, resulting in “buyer FOMO (fear of missing out) decreasing”.

However, she says the market is “merely flattening” and “there are no signs of a ‘bubble burst’ on the horizon”.

“Because the market surprised us in 2020 and 2021 with record low stock and record high asking prices, perhaps we’re expecting the surprises to keep coming.

For instance, some reports are suggesting the market is swinging from extreme to extreme. But our data does not reflect that,” she says.

Realestate.co.nz data shows the national average asking price is now $942,961, up 4.2% compared to July 2021. This number has been steadily cooling since January this year.

“But with buyers’ markets nationally, in two major centres, and in two regions, along with reports of a cooling market, some may wonder why average asking prices are only shifting gently. The answer? Demand,” Williams says.

“Although housing stock is rising and buyers are choosing more carefully, the fact remains - plenty of Kiwis are in the market, ready to purchase a home. It is a Kiwi dream.

“So, although sellers may need to adjust their sales strategy to meet the changing market, in most cases, if you market your property well, buyers will be ready and waiting to make an offer.”

CoreLogic NZ Head of Research, Nick Goodall, also wasn’t expecting a property crash.

“The relatively controlled nature of this downturn is unlikely to ring alarm bells for those at the RBNZ (Reserve Bank of New Zealand) especially after such a strong upswing in values prior to the end of 2021.

“Trying to get control of inflation, through OCR increases is likely to remain their number one priority for now,” he says.

This means discussion around loosening LVRs is probably premature, he added.

“With the RBNZ most interested in financial stability, increasing the share of lower equity loans would not be the prudent option, especially with values continuing to fall in many parts across the country, increasing the likelihood of borrowers falling into negative equity.”

Goodall says this isn’t necessarily a huge problem, provided borrowers are employed and can still service the debt.

He says house price values in Auckland remain at least 7% above the same time last year, but quarterly falls of 4.0% or more in the most populous areas show the tide has turned there.

“With affordability unlikely to improve significantly while interest rates continue to increase, the outlook for values across the country is to follow a similar path to the first half of this year for the rest of 2022,” Goodall says.

Mark McLeod, Ray White Group’s new Chief Strategy Officer of Real Estate, says the experience for buyers has “changed significantly in recent times”.

“Six to eight months ago there were huge crowds at open homes, and properties were selling in just days and prices were surging.

“But times have changed. Buyers no longer have the same sentiment or feel the same experience.”

He said agents would continue to work hard to find the “very best price for our customers, regardless of the market cycle we find ourselves in”.

Ray White’s Chief Executive Carey Smith says although the burden of compromise now lies with the seller this “doesn’t mean that a premium is unachievable in today’s market”.

“But it does mean that a seller must be far more selective when it comes to listing their home.”

“Choosing the most appropriate method of sale for your market conditions and personal needs remains important,” Smith says.

“We know the most active purchasers in the market typically inquire early on property and are attracted to ‘fresh’ homes coming to the market. This means that most properties generate higher levels of interest in the early days of being on the market, and over time, the level of interest starts to wane. This means that the method of sale chosen should be one that condenses the process into a finite period.”

Ray White New Zealand had 561 properties scheduled to go to auction in June, leading to an all-sold clearance rate of 43.5 percent.

Heirloom Tomato Salad with Torn Burrata, Tapenade, and Pine Nuts Get more like this at Verve Magazine!

Serves: 6

The less you do to cook or manipulate ingredients, the more critical it becomes to use them when they are at their peak of flavour, so make this salad only with vine-ripened tomatoes. At no other time will they achieve the mystical union of sweetness and acid that makes them irresistible. Roughly torn burrata with

a nice soft chew in parts and overall luscious creaminess plays off the robust flavour of the tapenade, the crunch of pine nuts and breadcrumbs, and the full, rich flavour of the tomatoes.

Ingredients

Method

For the tapenade

First, make the tapenade. Combine the olives, capers, lemon zest, lemon juice, and thyme in a small bowl. Gradually whisk in the olive oil and season to taste with pepper.

1 cup (155g) pitted kalamata olives, chopped 2 tablespoons capers, rinsed, dried, and chopped 1 teaspoon grated lemon zest 1 tablespoon fresh lemon juice 1½ teaspoons chopped fresh thyme leaves ½ cup (118ml) extra-virgin olive oil freshly ground black pepper For the salad

6 ripe heirloom tomatoes, one kind or a variety 1¼ pounds (600g) burrata cheese, at room temperature crunchy breadcrumbs ¼ cup pine nuts, toasted extra-virgin olive oil

To make the salad, slice the tomatoes into thick rounds and arrange them on a serving platter. Spoon about ¼ cup of the tapenade over the tomatoes. With two hands, tear the burrata apart over the centre of the platter and set the pieces down, torn side up. Sprinkle with the breadcrumbs and pine nuts, drizzle with olive oil, and serve.

Notes

Chopping the olives by hand for the tapenade makes for a coarse and interesting texture. Extra tapenade can be stored in the refrigerator for up to 1 week.

Housing Tea “While there is tea, there is hope,” so wrote the English playwright Sir Arthur Wing Pinero.

There’s also likely a teahouse.

Legend has it that tea as a drink was discovered by the first emperor of ancient China, Shen Nung, around 5,000 years ago when a gust of wind blew a tealeaf into a pot of boiling water.

A Chinese document dated from 59 BC was thought to be the first proven reference to the consumption of what is now the world’s most popular beverage (aside from water) until the recent discovery of the remnants of loose-leaf green tea in the tomb of the Jing Emperor Liu Qi, who died in 141 BC. However, scientists are unsure whether the tea was used as a drink or for medicinal purposes.

Certainly, by the 8th century – around the middle period of the Tang dynasty – tea culture in China was flourishing, catalysed greatly by the publication of The Classic of Tea by Buddhist monk, Lu Yu. Rather than viewed as a medicinal tonic, tea took on great cultural significance as the focal point of social events and celebratory rituals. The teahouse became a place where business was done, artists gathered, poets performed, and stories told – in some parts of China, the teahouse even replaced lawcourts as a venue to settle legal disputes. Guangdong teahouses in the southern reaches of China became renowned for serving tea accompanied by dim sum (small plates of snack foods like dumplings), a trend that is now among the most popular around the world.

Tea culture was similarly embraced in Japan. Ochaya teahouses were used for entertainment, including the employment of geisha, while the more traditional chashitsu were a place of contemplation, used for tea ceremonies known as chado (‘the way of tea’), and often built in restful, rural settings surrounded by gardens. Traditional Japanese teahouses are intimate, lowceilinged, paper-walled affairs, incorporating the country’s iconic minimalist design and comprising two rooms. The first space serves as a tea storage and food preparation area, the second being the main area with tatami mats and a charcoal pit to boil the water. Understated decoration usually takes the form of a wall-mounted calligraphy scroll or a simple arrangement of flowers.

Thomas Twining opened what was London’s – and likely Britain’s – first tearoom, on The Strand in 1706, the foundations of what was to become the legendary Twinings Tea brand. The tearoom still stands today – albeit a highly modernised version – and serves as an attraction for tea enthusiasts to learn of its history, sample some leaves, take masterclasses, and create some blends.

Vancouver Tea House, Canada

Positioned on a rooftop terrace on the 19th floor of a commercial tower in downtown Vancouver is a 12sqm pavilion designed by renowned Japanese architect Kengo Kuma. Built to serve for ceremonial purposes, it’s a contemporary take on the traditional teahouse that swaps out imported Japanese cedar for local Douglas fir within the glass and steel frame. Shoji screens are covered with Japanese washi paper, there are sliding doors, and a low ceiling above a central hydraulic table that can be raised and lowered. Pebbles and moss sprinkle the surrounds, and the view of Coal Harbour is mesmeric.

Pin Von Tea House, China

Suzhou to the west of Shanghai is often referred to as the ‘Venice of the East’ owing to its historic building-lined canals, but unlike Venice it’s a city rich in tea, rather than coffee, culture. The Pin Von Tea House is a 130-year-old icon popular with both tourists and oarspeople who work the canals that it overlooks. Inside the character-rich classic architecture awaits traditional Chinese music, and a menu that brims with house special dumplings and a massive selection of Chinese teas.

Takasugi-an, Japan

In the city of Chino, in the Nagano Prefecture, is an iconic teahouse by architectural historian-turned architect Terunobu Fujimori who didn’t even get his first commission until the ripe old age of 44. Famed for his use of raw and natural materials, Takasugia-an (which translates as ‘a teahouse built too high’) has room for just four guests and sits perched atop two six-metre chestnut trees with accessed via a ladder. Echoing the tradition that a tea master must have total control over the building of their teahouses, Fujimori believes the teahouse to be “the ultimate personal architecture”.

A collaboration between David Maštálka of A1 Architects and sculptor Vojtech Bilisic, Tea House springs from a garden dotted with apple and cherry trees at the foot of a hill in Prague. Based on traditional Japanese minimalist design, built from oak, and standing on stones sourced from a local pond, the intimate tea house is a place of contemplation that Maštálka says is a world where “time flows at its own pace”.

Bamboo Courtyard Teahouse, China

Designed by architect Sun Wei of HWCD Associates, the Bamboo Courtyard Teahouse floats restfully on a lake in the stunning Shiqiao garden in historic Yangzhou. Bamboo lattices rise from the sides of overlaying rectangular square grids to form screen walls and shelters that create inward and outward facing spaces, connected by corridors, that look towards the lake or a central void. Illuminated at night the teahouse resembles a massive floating Chinese lantern.

Kou-an Glass Teahouse, Japan

As if being built pretty much entirely of glass – including the ceiling and raised floor – isn’t special enough, a prism on the roof of the Kou-an Glass Teahouse directs the sun to create a rainbow underfoot. Built by Japanese artist and designer Tokujin Yoshioka, next to the ancient Buddhist Shoren-in Temple in Kyoto, the transparent walls also afford jaw-dropping views of the city and surrounding Higashiyama Mountains.

A glittered pattern across the floor was incorporated by the designer to “remind of ripples on the surface of water”.
