I mean, the weather’s getting warmer and I’ve already seen the decorations on display, so I knew the season was upon us, but it was a sure fire reminder the year is almost over.

But I personally love the holidays - the family time, the beach, the chance to unwind - although we are never far from our phones or computers! It’s just that we do have a fair bit of work to get through before any of that can happen! So let’s soldier on.

We continue to see massive sales and competitive campaigns across our Black Group offices, and in fact the industry in general. It was incredible to see a listing my colleague Ryan Teece and I took to auction sell for more than $1m over CV the other week. You cannot beat the looks on the faces of both the successful bidders who’ve just purchased their new home, as well as the vendors who are blown away by the result. It makes our jobs so enjoyable.

While auctions are certainly proving to be incredibly successful at the moment, we’re also finding a lot of buyers in this competitive market are simply putting their best foot forward with strong pre-auction offers in order to secure a property they love. It certainly pays to talk to the listing agent about this as a strategy.

We also delve into the first home buyer’s market in this latest issue of The Black Book, with advice from property commentator Ashley Church on what first home buyers need to think about on their journey to home ownership.

OPINION: Ashley Church shares his views on what first home buyers need to think about on their journey to home ownership.

You know you’re on the downside of the journey of life when you start using the phrase “when I was young”. These words are sometimes used with the best of intentions — but more often, than not, they’re the precursor to a criticism of current attitudes and behaviour. For example, when people over 50 use that phrase in relation to the housing market, they’re often comparing what they were prepared to accept when they bought their first home with what young first-home buyers expect now. No doubt you’ve heard them on talkback.

“When I was young we were happy with a tiny home, not much bigger than a box, with no furniture and none of these fancy appliances.

But young people, now, want their first home to be a flash house in Ponsonby (or Khandallah, or Fendalton) with all of the modern fittings.

And they wonder why they can’t find a house!”

It’s a familiar and simplistic claim that makes oldies feel better about themselves and the sacrifices that they made — but is it true?

Yes, and no. Certainly it’s true that this generation of buyers want to be more comfortable than their parents and grandparents. But so did my generation. My grandparents used a wringer washing machine and had one TV channel and no internet. Would I have been happy with those things? Of course not! Seeking to improve our lot is part of the cycle of life. But the idea that most young people expect their first home to be in the best suburb is largely nonsense — and for many of them, simply securing that elusive first property is hard enough without setting such an impossible bar for themselves.

There are some attitudes that many buyers take into the process that are probably not helpful — and taking a more pragmatic approach could avoid a lot of disappointment.

1. Auctions are usually hard for first-home buyers

During boom markets, vendors use auctions as a way to maximise competition by bringing it together into one room — so it shouldn’t surprise you to find yourself outbid a few times. This isn’t a flaw in the system or a sign that the universe is conspiring against you — it’s simply an indicator that this method of selling works exactly as it’s supposed to for those who are selling their property.

You can either keep trying, or focus on properties which are sold another way — such as by tender, or with a listed price.

2. Your first home is almost certainly not your last

Few of us go into our first job expecting to be the CEO. Instead, we see that first step in our career as an important start to a lifelong journey, in which we will usually make our way up the ladder. Your first home serves exactly the same purpose. It’s the mechanism by which you’ll get on to the first rung of the property ladder and start to develop equity which, over time, will help you to get into your next property. If you can keep this in mind you’ll be more realistic in the approach you take to that first purchase.

3. Your first home won’t be your dream home

For similar reasons your first home is extremely unlikely to have all of the features that you’d like it to. Instead, it will probably provide you with some fairly clear ideas about what you like and don’t like and a more focused idea of what you want when it comes time to upgrade to your second or subsequent home.

4. Perseverance is the key

For most of us, buying your first home is hard. It takes time and patience and will come with its share of tears. Push through — it’ll be worth it.

5. The system works

The property market isn’t broken and doesn’t penalise one sector over another.

Left alone, without Government and Reserve Bank interference, the market does exactly what it’s supposed to do and develops wealth, security and comfort for the vast majority of New Zealanders. If you go into your first home buying adventure with patience, a strong resolve and sensible expectations you’ll win through. Best of luck. n

YOUR LAUNDRY SPACE Laura Heynike of Pocketspace Interiors discusses one of the most used, but overlooked spaces in your home - the laundry.

The most satisfying small space in your home, if designed right, is the laundry.

In anything from new builds to old houses that are a hundred years old, there is no doubt that the laundry gets the least amount of space and attention it deserves in a home.

In fact, quite often in a new house these days, you are lucky if the builder or developer throws in a laundry tub and leaves it at that.

Which is surprising considering the time and space we use each week to do the laundry and dirty jobs that can’t be done anywhere else. And double that if you have children or pets in your household.

The good news is that some mostly inexpensive hacks will make a huge impact to those boring everyday tasks.

And a lovely laundry is always a winner when it comes time to sell your house – if only because buyers will have looked at dozens of poorly functioning and ugly ones elsewhere.

Here are a few golden design rules I follow.

First, do a checklist of your lifestyle: • Do you have pets that you would like to groom in an extra-large sink in the laundry instead of struggling in the bathroom?

• Do you have muddy sports equipment that will need to be stored or cleaned?

• Do you have hordes of children’s clothing that needs folding?

• Where and how do you tackle that most loathed of all chores, ironing?

• Do you need to store linens, outdoor gear, extra pantry items, cleaning gear or tools in the laundry?

Armed with a checklist, you can start designing to meet all those jobs within the available space.

If you have additional space here are some of our favourite laundry hacks.

We like to start with tidying all those laundry baskets hanging around on the floor into integrated storage under the bench.

We like separate pull-out bins to sort the laundry into colours and whites or a separate bin for towels.

The most important finishing touch is your sink and tap ware.

Specify a deep sink so you can still fit a bucket comfortably under the tap. If that isn’t an option, look for a tall goose neck tap, that will also fit over tall objects.

The big decision for your laundry is what cabinets you use and project managing the installation.

To maximize space, try stacking the washer and dryer with a wall mount solution and a bench top running between them.

This will give you more cupboard space to play with.

While there are multiple kit set laundries on the market, in my experience every space and checklist is so different that I struggle to find a ‘one size fits all’ system.

If space is extra tight, opt for a two-in-one washer and dryer.

In our design practice, we prefer to custom design almost every laundry project to fit the space. We also think about how we can consolidate all the services such as plumbing, electricals and tiling in one area to make more efficient use of trades who install these items (and save money).

Add pull down drying racks – handy in humid weather or wintery months when you want to manage the laundry production line. If you need extra bench space, integrate a folding pull-out bench, a shelf in a drawer-type fitting, or a pull out ironing board in a drawer. To maximise every square inch, instead of having a kick plate at the bottom of the cupboard, build in a push-to-open step which will help you reach up into overhead cupboards.

With function sorted, then you can play with fun decorating touches to upgrade how your laundry looks.

Revamp the cabinetry with beautiful handles, an impressive splash back (make sure you choose a tile that is in keeping with the rest of your bathrooms or kitchen) and a mixture of open shelves and closed cabinetry to maintain a clutter free look.

If you build in open shelving, perhaps introduce a ply edge or wooden finishes to break up the monotone cabinet fronts.

Before you order cabinetry make sure a final measure is done by a professional like a designer or cabinet maker.

Laundries can be big projects to manage, so ask your suppliers what delivery lead-times you can expect (they fluctuate throughout the year) and what sequence jobs need to be done in. For example, usually the benchtop goes in a few days after the cabinetry if it is stone, while the splash back has to be done before the final trades fit off plumbing and electrical.

And there we have it - a small space that packs a punch with what is involved in designing it, but the outcome will help complete the arduous tasks. n

The house at number 12 has always captured the attention of inquisitive minds.

“It’s certainly a property that’s had people talking for a long time,” says agent Ken Choong.

“It’s a home that’s grand, but there’s also something a little bit mysterious about it - who’s living there?

What’s in it?”

Which is why there’s a huge amount of excitement around the fact that the Grange Street property is now on the market.

It’s certainly a property that’s had people talking for a long time.

“It’s actually a bit of a relief for people to finally know what’s inside,” Ken laughs.

Built around 15 years ago, it’s been in the hands of the current owners for the past decade.

But, and here’s the clincher, they purchased the Mt Eden home sight-unseen while living abroad.

“They looked at pictures of it, and they knew that this was their home,” Ken tells us.

“I guess it has to be quite a special home to make someone do that.”

Special it certainly is. This huge 558sqm four bedroom, four bathroom house is situated on a 1001 sqm Double Grammar Zone site, and has a real presence about it.

“It’s really amazing. I feel like the people who built this home originally took a lot of time before they manifested it, because everything was very carefully planned.”

That’s evident from the moment you drive up the horseshoe driveway, complete with a gorgeous feature water fountain. It’s a stunning way to be greeted by the colonial-style home.

Well, that and the impressive entranceway.

“As you come in that massive double door entrance, there’s that grand staircase. No matter which way you’re looking - whether you’re looking in or out - it’s incredible. It just feels so good to be in that home.”

Every group we’ve had through so far has just gone ‘wow’ as soon as the doors have opened.

The house itself is split across two levels, as well as an exciting third area which we’ll get to shortly.

Walking through the first floor, you’ll notice features like the gorgeous chandelier, the hand-sculpted ceiling, and the beautiful architraves.

Next to the gym is a guest bedroom and ensuite “that could easily be the size of a master bedroom,” laughs Ken. “There’s a large office downstairs as well that could easily double as an extra bedroom if you wanted - it’s massive!”

Up that grand staircase is the main bedroom level - three in total - all with their own ensuite and walk-in wardrobe.

The bedrooms themselves are huge, and give you plenty of options to really make the spaces your own.

“The master bedroom has elevated views right up to the Waitakere ranges,” explains Ken as he walks us through the top level.
