I’m a successful seasoned agent, many are, what separates me currently is I’ve just spent 3 months away to focus on bettering myself and to reset. I’ve lost 11kg, improved my mind and body. I’m energized and fit and loving my work.

MEET HEAT HER WAL T O N • How long have you been selling homes Heather?

Over 15 years. I first obtained my licence in 1995 if you can believe that while I was working in a law firm.

So I’ve only ever been involved in Property my entire career. Firstly law, then development, and now selling principal. So I’ve made a career out of property, its all I know. I’ve been a business owner now for over 6 years building our company to one of the largest groups in New Zealand.

• What made you decide to expand the Black Group by opening an office in Matakana?

My husband spent some time attending Matakana Primary when his parents lived in Buckletons Beach. It was always a dream of his to come back here at some stage. We started to look for a beach property in Omaha about 8 years ago and we just always felt sad driving back to Auckland. Our Newmarket office is one of the to agencies in New Zealand and with so many clients of those clients moving to the Rodney area we decided to open an office here. We now have the major market share in Omaha and my team are doing a wonderful job in the rest of Matakana, Point Wells and surrounding areas • Why do you think you have taken over market share so quickly in Omaha?

Being successful in real estate starts from having great relationships. Most of my clients up here are either existing clients, friends or have been referred by other happy customers wanting their friends and neighbours to enjoy the same success they did when they sold with us. In a small community news spreads like wild fire and now we are the go to.

• Why do you think you achieve such great prices for your clients?

We don’t just put up a sign and hope for the best. We have a huge range of services and skills. We firstly offer an array of services at the home preparation phase from painting to staging using all our local contacts and expertise. Having sold for over 15 years in the most affluent suburbs in Auckland, I have a pretty good idea on how a home should be presented not to mention a massive database. Do it once and do it right is my motto.

You don’t sell an expensive asset like this everyday so why cut corners? It will only cost you in the long run in terms of price.

• When is the best time of year to sell?

I get asked this a lot. Depending on suburbs for example Omaha sales go well in the months leading up to and after Christmas but of course with the limited stock ever available in Omaha any time of year works. Winter for example gives an opportunity to show case the heating of a home such as a lovely cosy fire. I like to answer this question specifically in relation to each home I’m appraising.

• What would you say is your main point of difference?

Agent skill level in terms of legal knowledge, negotiation, contractual drafting, construction and interior design. My team are highly skilled and didn’t just complete a sales persons licence and think they can sell real estate. My team are carefully chosen for their unique qualities they can add to the process and our training is continual.

• What are your hobbies?

I play golf which goes hand in hand in this area with the Omaha and Warkworth golf courses on our door step. Its a frustrating but infectious game that has got me hook line and sinker, despite my handicap increasing rather than decreasing!! My husband and I also own a lovely boat and we get out on the water as often as we can.

• Do you have any animals?

I have an adorable Toy American Brown Schnauzer - Cody Bear - who is world famous in Omaha. He’s so adorable we are getting him a baby brother next week. Oh and a cat called Cleo who’s very secondary to the pups these days.

First-home buyers who feel locked out of the property market may have stronger borrowing capacity than they think, a mortgage broker says.

Dylan Thomas, mortgage broker and director of Sixtus, says a home and income property could be an option for weary first-home buyers navigating tighter lending criteria and rising interest rates.

Purchasing a home and income property could make buyers “greatly attractive” to lenders because of the potential to generate a regular rental income, Thomas says.

His comments come after the Reserve Bank lifted the Official Cash Rate (OCR) by 50 basis points on May 25, to 2%.

The rise had not come as “much of a surprise” to his industry, and several banks, including ASB, ANZ and Kiwibank, had already increased the interest rate used to test whether mortgage applicants can service their debt.

“I wouldn’t be surprised to see an increase across the board over the week,” he says.

The Reserve Bank’s recently released monetary policy statement forecasts the OCR could rise to about 4% in June next year.

He said faster, higher OCR hikes “may coincidently increase pricing and the banks test/stress rates which currently range from 7.00%-7.35%”.

“If lenders increase their test rates, having that additional income will help buyers provide further comfort at debt levels which may not be presently acceptable.

“Purchasing a home which can provide a passive income and help reduce a buyer’s debt position is greatly attractive to lenders.”

Home and Income properties refer to a property where one dwelling is purchased and rented out for income, while the other unit may be occupied by the owner. The council views a home and income as a property where the studio or apartment has separate utilities, separate kitchen and bathroom, and a separate entrance.

Thomas says it is “a great way to purchase given the benefits it allows”.

“This may allow buyers to purchase at a level not previously permitted and pay back their mortgage in a shorter period of time,” he says.

Ray White agent Suzanne Thomas says a home and income property is a fantastic opportunity for first-home buyers who want to “move up the property ladder faster” but think they can only buy a small two-bedroom home in a block of flats.

“A home and income property gives first-home buyers more lending power.

“They can buy a bigger and better home and start their dream lifestyle right away, which I think is huge.”

Ms Thomas is the listing agent for 8 Malaspina Place in Papatoetoe, a legal home and income property which has a rental appraisal.

The two-level home has separate power and water, and has a separate living area, kitchen, bathroom, laundry, and hot water cylinder on each level.

“You can live in the upper level of the property and rent out the bottom level, or vice versa,” she said.

“This will help the buyer service a big chunk of their mortgage.”

The top floor of the large five-bedroom home is “impeccably presented”, Ms Thomas says, with three double bedrooms, modern open plan kitchen and dining, a light-filled bathroom with shower and bath, and an unobstructed view of Kohuora Park from the sunny living area.

The first floor is home to two spacious double bedrooms, with a walk-in wardrobe in the master.

It also features a stylish and modern kitchen, open plan dining and living area, and a fully functional bathroom.

There is expansive decking on both levels, allowing the residents to come together “to enjoy alfresco dining or create separate areas for a more secluded and peaceful experience”.

The ground floor has two lock-up garages and two carports, as well as plenty of off-street parking.

“Boasting breath-taking panoramic views of Kohuora Park from its sunny elevated position, this home provides the versatility that allows you to have your desired lifestyle,” Ms Thomas says.

The current owners are a multi-generational family, and Ms Thomas says there has been a lot of interest from blended families.

Jemma Ross, a business loan broker and director of Spinach, and her husband have seen the benefits of buying a home and income property.

“We knew we wanted to start a family and having a property with income options would support our reduced income in the future,” she says.

Ross and her husband moved into the minor dwelling and rented the main home to tenants.

“In the short term, it was hard walking past the main house while someone else lived in it, but it enabled us to start our family and choose to stay home while our children were little because we were able to earn a rental income from the main home to help cover the cost of the property.”

Ross says buying a home and income was “a bit of a price jump compared to a standalone house”.

“We were nervous about spending so much money, but the income earned from the second house supported the cost of the property and in the end, we bought a home we love,” Ross says.

“We also found that having two legal houses on a 1000sqm section has capital gained handsomely, therefore giving us more choices at this side of things.”

Ross says it can be hard living next to tenants, and equally difficult for tenants living next to their landlord, so it is important to have open and formal communication.

“We lived alongside one set of tenants for four years by respecting their space, keeping up with maintenance requests, and keeping all property related communication to formal written channels so that any in-person contact could remain jovial.”

Since buying their home their financial situation has changed, Ross says.

“We were able to switch houses and now live in the main home and can offer the minor house to family and friends as a place to stay.”

Moving house checklist & guide This checklist and guide contains the essential information you'll need to ensure you have a stress-free move. Used in conjunction with our Change of Address Checklist and Inventory Checklist & Space Calculator, you'll be well on your way to feeling in control and having your best house move.

Let's get stuck in.

1. Book your moving company Once you’ve sold your house, the first item on your moving house checklist is to book your furniture removal company.

Here’s the process I use when choosing which furniture removal companies to contact for my client quotes to help guarantee a stress-free outcome.

Research first Do some research to find out which furniture removal companies have good service standards.

You can start your research before you sell your house. I recommend using the following process: Use Google, or your preferred browser, to run your initial search e.g. type ‘furniture removal’ followed by the area you are looking in (your current area, or the area you are moving to).

Once you’ve found a few furniture removal companies that interest you, check their customer service record by looking at their Google rating and reviews. You’ll quickly get an idea if the experience of customers matches the service levels stated on the company website.

Not all companies have set up Google reviews or have been using it for a long time, so it’s always good to check with a secondary source such as nocowboys.co.nz or trademe.co.nz Services section.

Make sure you look at the comments for the reviews or ratings. I generally focus on looking at the negative comments and pay attention to the date (are they recent?), the main issues the customer highlighted, their tone of voice and whether the company has responded to try to resolve the issue. All these go into my assessment and decision making.

In general, I wouldn’t chose a company that had a Google review rating less than 4.5 out of 5 and a NoCowboys or Trademe rating less than 95%.

Lastly, check your local community facebook or neighbourly.co.nz pages. I run a search for ‘removals’ or ‘moving’ and look through the posts and comments that people have previously posted discussing recommended furniture removal companies. If I can’t find anything, I’ll ask for recommendations in a new post.

Taking a bit of extra time to do some thorough research when choosing a furniture removal company can make a massive difference in helping you achieve a stress-free move.

Make Contact Pick your top 3 or 4 furniture removal companies and get in contact by email (it’s good to have everything in writing).

Remember to include the following: Your preferred move date.

The size of the property you are moving from (e.g. 3 bedroom, 2 living area).

Your inventory. Use the Your Easy Move Inventory Checklist & Space Calculator.

Whether your current or new property have first floors or basements.

Access to the property – whether it has easy access or limited access. Provide details here such as stone pathways, stairs or steps, narrow driveways. Access will impact the quote the removal companies provide and it's better to be upfront to prevent any surprises at billing time.

Any special requirements around packing, handling, protection of furniture, supplies required, time of arrival etc.

Choose and book early Once you receive the quotes, don't spend too long deliberating but consider the following in your decision making: Was communication from the company prompt, accurate, professional and clear? I place a lot of emphasis on good communication - if they can’t meet your expectations before they have secured your business, then they are unlikely to once you are booked in and this will more than likely cause stress once move day arrives.

Can they provide your preferred, or near to, move date?

Is the team experienced? Are they dedicated furniture removal professionals or more a man with a van?

Is the price right? Having gained several estimates you’ll have a good idea if you are getting value for money.

Check that they can provide the services you need and that they are itemised in the quote, or if they are able to recommend other providers such as storage, packing or a move management service such as Your Easy Move.

Check, check, check If the furniture removal company has agreed to book a third party on your behalf, such as storage,, make sure you get it in writing and check with that provider yourself, independently if you need to.

Check the terms and conditions of carriage, especially what can and cannot be carried, what the removal company is responsible and liable for and your insurance requirements.

Check your insurance cover and that you are adequately covered by your home insurance, if required.

Check the payment terms and pay your deposit promptly to avoid losing your preferred move date.

If you don’t receive acknowledgement of your deposit payment from the furniture removal company, follow up.

2. Purge & declutter Purging is especially important if you are downsizing, want to make a break from the past or need a fresh start in your new home.

Start now You may have done some clearing out before putting your house up for sale, but if not, start now.

It will save you money in terms of removal costs and help support a fresh start in your new home.

Decluttering may help provide some extra cash if you have time to sell quality items that you won't need in your new home.

Break it down Identify the top 3 areas of your house that need attention and set yourself a small incremental goal each day (a draw/cupboard/30 mins a day). You’re more likely to follow through if you set a specified time or commit to doing it after something you usually do, e.g. taking the kids to school or after your morning exercise.

Start with an area that appears easier than others to help get you started and provide motivation as you quickly tick it off your list. Give yourself a reward for achieving each task.

If you have time, plan it out - if you tackled a draw a day, how many days would it take to complete the whole area?

Recycle, donate, sell Donate or dispose responsibly - it will give you a great feeling rather than just chucking everything into a skip. Being organised or getting help can help you achieve this.

To donate, use your local community facebook pages or contact local charities (some will pick up from your home). It's a great feeling giving items to neighbours and locals who'll make good use of items you no longer need, and they'll be so grateful too.

Only aim to sell significant or quality items, it can be a real time sink with minimal return trying to make cents from small or less valuable items.

For anything left over, chose a junk removal company that recycles and disposes of trash responsibly.

If it all gets too much, make a minimum commitment - donate 3 items and recycle 3 items.

Decluttering can make a huge positive impact to how you feel about moving, but it can be emotionally draining. If you need help, ask a friend or contact a professional organiser like Your Easy Move.

3. Get packing Being organised and having a plan can really help make packing as painless as possible.

Source your supplies Check out your local community facebook page for recycled moving boxes. Try to get double-walled if you can as they provide better protection.

If buying new boxes, consider eco-friendly, sustainably sourced or reusable products.

Some moving companies offer a discount if you purchase their boxes and return them in a condition they can use again.

Get organised Start your packing whilst you're decluttering to save you double handling items.

Start using up items in your food cupboard or donate them to a community food stand.

Pack less used items ahead of time and set yourself a target, one box a day/one room a week.

Pack carefully Make sure you pack breakables or precious items properly or pay a professional packer like Your Easy Move to take care of it. This will help save time and avoid heartache when unpacking at your new home.

Pack any valuables separately and plan to transport them yourself. This may include jewellery, important documentation like passports, and delicate plants.

Ensure you pack or dispose of flammable products properly. Note that moving companies won't transport dangerous goods.

Don't underpack or overpack and make the boxes too heavy as accidents are more likely to happen. If you can wiggle the box when its on the floor and nothing moves around then the moving team can pick it up and your items should be secure.

Label boxes clearly showing contents and consider colour coding for each area of your new house. This will make it a lot easier when unloading and unpacking.

4. Getting your new house move-in ready Depending on your budget, time frames and tolerance, there may be some things that you consider absolutely need to be done before, or as soon as, you move into your new home, such as: Carpets cleaned 4

Full house clean Media set up Water filter installed Art installation arranged New furniture and window covering delivery or installation arranged Work out your priorities and make sure you allow enough time to get things organised so that it doesn't delay your move-in date, or how quickly you feel settled in your new home.

5. Tell them you're moving Notifying service providers of your move and updating your address can seem like a big task, but there are ways to make it more manageable.

Make it easy Use the Your Easy Move Change of Address Checklist to keep track of everyone you need to notify about your move.

For utilities, charities, local councils, retail stores etc. consider using changemyaddress.co.nz or moovme.co.nz to update your address details in one place.

Be prepared to answer phone calls or emails as suppliers may need to verify your new details.

A bit more involved For banking, insurance and financial services, notify them through your online banking login, or phone them. These providers will require you to go through their formal identification process and checks before changing any personal details.

6. A week before you move Almost there! Use this last week to tidy up any loose ends before move day.

And remember to prioritise.

Contact the removal company again by email or phone to check your booking and all your specified requirements for move day. Email a list of your move day requirements to them again for peace of mind.

Prepare as much as you can for the furniture removal company arrival. Make sure the final boxes are packed up. If the removers are packing, be clear about what exactly they are packing and any special requirements.

Sketch a room-by-room plan of your new home which shows the key items going into each room and share it with the removal team. This will make unloading and placement really efficient and save you having to reshuffle heavy items once they've left.

You'll likely be completing your pre-settlement inspection this week. Make sure you check appliances and understand how they work, like the alarm system. Check with your lawyer or solicitor that you are all on track for settlement.

Confirm house key transfer arrangements with the real estate agent or your solicitor.

If you have pets, make sure you have a plan in place to move them in an organised and stress-free way.

Prepare your moving day supplies box. This should contain everything you need on hand for moving day. Items such as a water bottle, cup, a set of utensils, plate, kettle, coffee/tea, snacks, medication, toiletries, soap, toilet paper, first aid supplies, dishwash liquid, cleaning spray, cleaning cloth, bin liners, pet supplies, kids toys and bedtime supplies, phone charger and a change of clothes.

If you are taking the fridge or freezer to your new home, defrost the freezer at least 48 hours before move day.

7. The day of your move Congratulations, you made it! Just a few more things to tick off and you're sorted.

Make sure someone is around to answer any questions the furniture removal company have. If you want certain items offloaded first, make sure they are aware as they’ll need to load these on to the van last.

Have extra packing supplies and item protectors on hand in case you need to attend to any last minute or unplanned requirements.

Keep your moving day supplies box separate in a safe place so the furniture removal peeps don't load it by accident.

Take meter readings if you don't have smart meters.

Double check draws, cupboards and the washing line to ensure you haven't left anything behind.

Leave a welcome note for the new owners and include your new address so they can forward any unexpected post.
