SUBJECT: CO-HOUSING URBAN FARM

TEAM: GROUP (3 MEMBERS)

LOCATION: CHICAGO, IL

SO(W) GRAND IS A HYBRID PROPOSAL THAT INCLUDES HOUSING, RETAIL, AND URBAN FARMING ASPECTS ALL IN ONE PROJECT. THE PROPOSED SITE IS ON GRAND AVE IN CHICAGO, ILLINOIS ALONG THE KENNEDY EXPRESSWAY. OUR PROPOSAL IS AN EXPRESSION OF THE URBAN FARMING LIFESTYLE AND CO-HOUSING INITIATIVES

REALIZED THROUGH THE CONCEPT OF SHOWCASE. THE LANDSCAPE (FARM/PARK) IS ON TOP OF THE RETAIL SPACE SO THE URBAN FARM CAN ENVELOP THE WHOLE SITE TO BE SHOWCASED. THE BUILDING IS LIFTED ABOVE AND THE SHARED SPACES WHICH ARE PROTRUDING OUT OF THE FACADE BEING SHOWCASED.

A LARGE CENTRAL RAMP CAN BE USED AS A SPACE FOR LOCAL FARMERS’ MARKETS AND A PLACE TO SELL FOOD BEING PRODUCED ON SITE IN THE SUMMER. THE OUTDOOR FARMING IS TERRACED FOR EASY FARMING AS WELL AS FOR MAKING IT POSSIBLE TO DIVIDE AMONG RESIDENTS WHO WOULD LIKE TO FARM/GROW. THE CORES AND VERTICAL CIRCULATION IS PUT BETWEEN THE BUILDINGS WHICH ALLOWS FOR MORE LEASE-ABLE SPACE AND ROOM FOR SHARED SPACES ALONG CORRIDORS AS WELL AS FOR LARGER EXTRUSIONS. THE APARTMENTS ARE STRATEGICALLY PLANNED TO STACK AND PUZZLE TOGETHER FOR MOST OPTIMAL SPACE ORGANIZATION. THIS PROJECT SHOWCASES THE URBAN FARMING LIFESTYLE THROUGH ALLOWING THE LANDSCAPE TO BE ONE CONTINUOUS EXPERIENCE THROUGHOUT THE WHOLE SITE.

THE GOAL OF THIS PROPOSAL WAS TO ENHANCE BOTH THE EXPERIENCES THAT WORKERS HAD AT THE MANUFACTURING HUB AS WELL AS THEIR ESCAPE FROM IT . WHETHER THE ESCAPES COMES FROM AN OFFICE/SHOP SPACE OR JUST ESCAPING THE BUILDING ITSELF AND ENHANCING THE LANDSCAPE AROUND

IT FOR THE USERS AND WORKERS TO ENJOY. OUR CONCEPTS WERE “MOMENT OF ESCAPE” AND THIS IDEA WE CALLED THE “THIRD SPACE.” TO FULFILL OUR CONCEPTS WE NEEDED A SUPER STRUCTURE TO SUPPORT A LARGE RAMP THAT WEAVED ITS WAY THROUGH THE BUILDING ALLOWING FOR A GRADUAL EXPERIENCE UP AND DOWN THE BUILDING.

HOLABIRD AND ROOT HAS A STANDING RELATIONSHIP WITH THE WONDERFUL PEOPLE OF THE CHICAGO CHILDREN’S ADVOCACY CENTER (CCAC). H&R HAD THE HONOR OF DESIGNING AN ADDITION TO THEIR FIRST BUILDING YEARS BACK. WITH THAT SUCCESSFUL ADDITION, THE GROUP AT CCAC GRACEFULLY ASKED H&R TO START

TIME ON PROJECT: FALL 2021 - SPRING 2022

STUDYING THE EXISTING SPACE FOR RENOVATION, ALONG WITH CONCEPTUAL DESIGN FOR A GROUND UP ADDITION TO THEIR EXISTING FACILITY KNOWN AS THE CAN HOPE CENTER. THIS FACILITY WOULD HOUSE A LOT OF THE PROGRAMS THAT ARE STARTING TO SHIFT MORE TOWARDS THE CARE OF ADULTS, AND ADOLESCENTS.

A BIG PORTION OF PRE DESIGN AND SCHEMATIC DESIGN FOR THE CHICAGO CHILDREN’S ADVOCACY

CENTER WAS SPACE PLANNING, CLIENT COMFORT AND MOVEMENT THROUGH THE MASSING, AND SPACES THAT HAD RELATIONSHIP WITH NATURE, AND SUNLIGHT. WHEN CLIENTS ARRIVE AT THE CENTER THEY NEED TO FEEL SAFE AND COMFORTABLE. HOLABIRD & ROOT THOUGHT A INTERIOR COURTYARD WHICH IS AWAY, AND HIDDEN FROM MAIN ROADS WOULD HELP CLIENTS FEEL SAFE AND PROTECTED WHEN ARRIVING. THE PITCHED ROOFS ALLOW FOR SUNLIGHT TO BE BROUGHT DOWN INTO SPACE THAT WOULD NORMALLY NOT RECEIVE MUCH LIGHT, AND ALLOW THE CLIENTS TO NOT FEEL TRAPPED IN SPACES.

HOLABIRD AND ROOT HAS HAD A LONG LASTING RELATIONSHIP WITH HARPER COLLEGE, ITS ADMINISTRATION, AND THE LOCAL COMMUNITY OF PALETINE. HOLABIRD OVER THE YEARS HAS HAD NUMEROUS PROJECTS AT MANY DIFFERENT SCALES ON THE CAMPUS. WITH A RECENT GROWTH IN ADMISSIONS THE COLLEGE AND ITS

TIME OF COMPLETION: WINTER 2021 - SUMMER 2022

COMMUNITY HAD DECIDED TO PROPOSE A NEW STUDENT CENTER/UNION. THIS FACILITY WOULD HOUSE OFFICES, CLASSROOMS, FOOD AMENITIES, LABORATORIES, COMMUNAL SPACES, AND A NEW SITE DESIGN EXPERIENCE. IT WAS IMPORTANT TO INTEGRATE SOME OF THE EXISTING CHARACTER BACK INTO THE PROPOSAL.

EARLY ON IN SCHEMATIC DESIGN PHASE ALOT OF EFFORT WAS PUT TOWARDS THE PROGRAMMING OF SPACES AND HOW THEY WOULD BE ORGANIZED IN PLAN AND IN SECTION. THIS PROGRAMMATIC PLANNING WOULD HELP THE TEAM UNDERSTAND AND START TO INTERATE PATTERN MAKING DECISIONS ALONG THE FACADE BASED ON THE SPACES RELATIONSHIP TO THE EXTERIOR. THE DESIGN TEAM HAD WEEKLY OR BI-WEEKLY MEETINGS WITH THE COLLEGE TO GO OVER PROGRESS OF ELEVATIONS WHICH WERE RENDERED IN ENSCAPE TO HELP UNDERSTAND PATTERNS, MATERIALS, PATH OF TRAVEL, LANDSCAPE , AND OVERALL CONCEPT .

HOLABIRD AND ROOT HAS HAD A LONG STANDING RELATIONSHIP WITH WADSWORTH PUBLIC SCHOOLS AND HAS BEEN ABLE TO HAVE THE OPPORTUNITY TO DESIGN MANY OF THEIR K-12 EDUCATIONAL FACILITIES. WITH A RECENT GROWTH IN NUMBERS IN THE MIDDLE SCHOOL GRADES WPS DECIDED TO ADD AN INTERMEDIATE

SCHOOL WHICH WOULD CONTAIN 5TH AND 6TH GRADES. THIS FACILITY WOULD HOUSE A FULL AUDITORIUM, GYMNASIUM, TWO CLASSROOM WINGS, A LARGE ADMIN AREA, AND A BAND AND VOCAL WING ADJACENT TO THE AUDITORIUM. PROJECT WILL BE IN CA DURING THE SUMMER OF 2024.

DURING THE CONSTRUCTION DOCUMENT PHASE A LARGE AMOUNT OF TIME WAS SPENT CONCENTRATING ON THE NOT SO TYPICAL WALL SECTIONS. ONE OF THOSE INSTANCES IS SHOWN HERE:OF A LARGE EXTERIOR CURTAINWALL WHICH IS THE CENTER PIECE OF A COURTYARD BETWEEN TWO OF THE CLASSROOM WINGS. THE COURTYARD CURTAIN WALL DETAILS WERE HEAVILY THOUGHT ABOUT IN THE PLAN ORIENTATION BECAUSE OF THE WALL INTERSECTIONS HAPPENING AT AN INSIDE CORNER. ANOTHER CHALLENGE WITH THIS INSIDE CORNER WAS THAT THERE WAS ALSO A FIREWALL NEARBY WHICH AFFECTED THE PLAN DETAIL, AND ITS ADJACENT OPENINGS NEARBY.

HOLABIRD AND ROOT BEGAN THEIR RELATIONSHIP WITH CRESTVIEW LOCAL SCHOOLS BACK IN 2018 AND 2019 . THE PROJECT HAS EVOLVED MANY TIMES OVER THE COURSE OF 8 YEARS BEGINNING WITH ALMOST 3 YEARS OF PRE DESIGN AND SCHEMATIC DESIGN , AND A PARTIAL DESIGN DEVELOPMENT PHASE. IN LATE 2019 THE PROJECT

WENT ON HOLD BECAUSE OF COST ESTIMATION AND COVID CONCERNS. IN LATE 2020 DESIGN DEVELOPMENT WAS RE-IMAGINED AND THE FULL K-12 SCHOOL WAS COMING IN AROUND THE BUDGET THAT WAS EXPECTED. THE DESIGN DEVELOPMENT PHASE INCLUDED A STRICT PATH TO BUDGET PROCESS FOR HOLABIRD AND ALL CONSULTANTS.

LATER STAGES OF DESIGN DEVELOPMENT BROUGHT DESIGNS OF DOUBLE HEIGHT SPACES TO BE CAPPED WITH LONG CURVED ROOFS TO HELP DEFINE THE SPACE WITHIN. IN THE IMAGE ABOVE BOTH CURVED ROOFS ARE SHOWN, ONE ABOVE THE PERFORMANCE GYM SPACE WHICH WILL SERVE AS MUCH MORE THAN JUST A GYM BUT AS A COMMUNITY EVENT SPACE FOR THE TOWN, AND SECOND IS THE MAIN ADMIN SPACE AND ENTRY CANOPIES. THE SUBTLE CURVE IN THE FRONT OF THE BUILDING IS A CALM INVITATION TO ENTER THE BUILDING.

WHEN WORKING ON MASSING, AND EXTERIOR ITERATIONS THROUGH SKETCHING SOME TOPICS THAT CIRCULATE ARE: MATERIAL MAPPING, PROPORTIONS AND DATUMS, LEED DAYLIGHTING CREDITS, AND RELATIONSHIP BETWEEN INTERIOR FUNCTION AND EXTERIOR DESIGN CONCEPT.
