SERVICE AGREEMENT This will serve as an official letter of AGREEMENT, made as of December 12, 2023 between

SKETCHLIFE DESIGN

with its office located at Office 207, Lootah Group of Com-

panies, Umm Ramool, Dubai, UAE , hereinafter referred to as the “Designer” and MR. BAKEET AL - AMARI

with an address at Ajman, UAE hereinafter referred to as the “Client” for the

Project PROPOSED KIDS PLAYROOM. WHEREAS, •

The Designer possesses expertise and employs a high-quality professional methodology

to provide the Client’s design and technical drawing requirements.

•

The Client desires to have the Company provide services for them.

•

The Designer wishes to render such services to the Client on the terms and conditions set

forth herein the “Services”.

THEREFORE, in consideration of the above recitals contained in this Agreement, the Client engages the services of the Designer, who agrees to work under the mutually agreed terms and conditions as follows:

TERM OF AGREEMENT This Agreement shall be effective commencing this

FEBRUARY 01, 2024

and shall continue

until terminated at the completion of the Scope of Work or by either the Client or the Designer as otherwise provided herein.

The Designer hereby agrees to render the services to the Client for the PROPOSED KIDS PLAYROOM from the commencement date to the completion date.

PROJECT DELIVERABLES AND PHASES The Designer is required to deliver specific results of the Project as listed below.

I.

Schematic Design Phase: • Preliminary sketches illustrating design concepts.

• Rough site plans indicating the project’s footprint and initial spatial relationships.

• Initial material and color palettes.

II.

Design Development Phase: • Refined architectural drawings reflecting detailed design elements.

• Updated site plans, floor plans, and elevations.

• Preliminary structural and mechanical system coordination.

III.

Construction Documents Phase: • Comprehensive architectural drawings for construction purposes.

• Detailed specifications outlining materials, finishes, and construction methods.

• Coordination with structural, mechanical and electrical engineering documents.

SCOPE OF WORK The Designer is required to deliver services as outline in the scope of work.

RENUMERATION The Client agrees to pay the Designer’s for professional services rendered, as detailed below.

I. Deposit / Advanced payment (50%) deposit of the total fees is required prior to commencing Phase 1 of the Project.

II. Balance: The balance of fees due shall be invoiced to the client as follow. 50% Upon Completion of Work III. Invoicing: Payment is due within fifteen (15) days of the Invoice. Payment may be made via bank transfer. Bank details will provide with the invoice.

IV. Travel: Any cost associated with travel outside the UAE are the sole responsibility of the Client, including but not limited to flights, hotels, transportation to and from airport of use, and incidentals. When necessary, the Client shall obtain travel visas for the Designers Staff in any form necessary including but not limited to official’s letters of the invitations etc.

V. Work Beyond Scope: In the event of the Client REQUESTS design services beyond the scope of the work for this project, and the designer is willing and able to accommodate clients ‘requests, the designer shall INVOICE for such additional services after agreeing additional fees with the Client.

DESIGN / DOCUMENT OWNERSHIP RIGHTS The Architect acknowledges that, until full payment for all professional services rendered is received from the Client, the ownership of all design concepts, drawings, specifications, and other intellectual property rights related to the project (collectively referred to as “Design Materials”) shall remain with the Architect. The Client shall take all necessary steps to protect the Design Materials, including but not limited to obtaining copyright or other intellectual property protections if required.

Design Concept This design concept aims to create a modern and enchanting playroom that stimulates the children's imagination, supports their growth and development, and seamlessly integrates with the overall aesthetics of the family's home.

Imagine a teenage gaming haven bathed in a light theme. The room boasts a cool palette of mustard-yellow,blue-green,and sleek white, enhanced by dynamic LED accents. Ergonomic gaming chairs in vibrant hues surround a futuristic desk with built-in RGB lighting. Large wall decals featuring favorite game characters adorn the walls, complemented by LED strip designs and acoustic wall panels for an immersive experience.

The tech-savvy setup includes a multi-monitor gaming station, integrated sound system, and smart lighting control.

Easy-to-clean laminate or vinyl flooring is complemented by an area rug.

Personalization is key, with custom gamer tag signage, achievement boards, and pop culture-inspired accessories. Plush bean bags and cozy throw blankets add comfort for gaming marathons, while touches of greenery and a full-length mirror complete the inviting space for victory dances and creativity.

DESIGN APPROVAL CLAUSE: The client acknowledges that all proposed designs will be subject to their approval. The client agrees to promptly review and provide feedback on the designs within the agreed-upon timeframe. Approval, as specified by the client, is required to proceed with the subsequent phases of the project. Any alterations or modifications requested by the client after the initial approval may result in adjustments to the project timeline and costs. This clause is an integral part of the contractual agreement between Sketchlife Design and the Client.
