Under both the latest Building Regulations Approved Document M and BS8300:2009, it is desirable to include a Changing Places facility in any building to which the public have access. Liverpool Heart and Chest Hospital Improve Access with Axis Liverpool Heart and Chest Hospital identified a set of emergency exit doors on the Holly Suite Cardiac Day Care Unit being regularly used as a delivery point for supplies and exit for waste materials. The doors were not automated which made it difficult to move trolleys through the doorway and left them prone to damage. Award-winning bptw partnership specifies AluK building systems for the redevelopment of Shakespeare House, London AluK window and door systems have been specified for the regeneration of Shakespeare House, Hackney, London, which saw 24 existing flats being converted into 18 high quality apartments. Working with Islington and Shoreditch Housing Association, bptw partnership reconfigured the existing housing block, installing additional windows to increase the amount of natural light and completely insulating the building to improve thermal efficiency. The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

Protecting our buildings Don’t neglect a guttering system

After a property’s roof, a guttering system is one of the most critical features of a building which can both influence its unique character and ensure its care and preservation and is something that needs to be addressed in many renovation projects. It’s a feature which can be easily overlooked, but at a building’s peril – especially an older building. esigned to remove water efficiently from a building, leaking or inadequate guttering, hoppers or downpipes can lead to damaging internal and external conditions such as damp, flooding or dry rot – all potentially destructive and expensive to rectify.

It is essential that these systems are cared for or replaced sensibly - if they are, they will continue to look after the buildings they are designed to protect. This year ‘The Society for the Protection of Ancient Buildings’ (SPAB’s) ‘National Maintenance Week’ ends on 28th November with ‘National Gutters Day’ raising awareness of the importance of our buildings’ guttering. This year’s spokesman for the campaign, Loyd Grossman said “As Chairman of the Churches Conservation Trust, I’m already very familiar with the maintenance challenges faced by significant, historic buildings which don’t conform to a standard pattern. Careful, planned and regular maintenance is vital to ensure that they have a future as well as a past. But that message is equally applicable to buildings of all types and all ages. Nearly 140 years ago SPAB’s founder William Morris told us to ‘stave off decay by daily care, to prop a perilous wall or mend a leaky roof’ and that’s still sound, practical advice. Good maintenance is simply good common sense. It’s economic sense too. Faulty gutters and blocked drains don’t mend themselves - the longer you ignore a problem the more costly and difficult it becomes to put it right, and that’s true if the building you care for is a medieval church in a village or an apartment in a town or city.” If a cast iron system is damaged and needs renovating or replacing, it is always recommended and often obligatory to replace it in the same material. Helen Heath, Queens’ College’s Head of Housekeeping, wanted a local furniture manufacturer to come up with a solution of making bespoke contract furniture that would fit in with the historic feel and dark timbers of the 1911 built Queens’ College Dokett building, as well as a more modern looking style Queens’ College Cripps Court built during the 1970s. Strata Panels based a short distance along the A14 just north of Huntingdon responded to the challenge having made student furniture for over 15 years. “Strata’s Mark Garrood listened to the brief and produced sample pieces of furniture that met our exact criteria and at competitive

prices.” - Helen Both designs were made using European Oak veneered MDF, the furniture for the Queens’ College Dokett building had oak crafted edges that were machined to give the detail a period look and were stained dark brown to match the exposed timbers and wall panelling which gives the building its character. Handles were sourced from India that complemented the furniture’s appearance and completed the antique look. The furniture for Queens’ College Cripps Court had 26mm thick oak veneered carcasses and was finished in a clear lacquer.

Working closely with the college, installation time was compressed to fit in with building contractors and the start of the autumn term. By working weekends and late into the nights Strata Panel’s own team of installers completed the 107 rooms in just over a week. Smaller items such as bedside cabinets and storage drawers were delivered preassembled, whereas the larger items were assembled in situ. Flooring at the Oxford Natural History Museum We were contacted by the Oxford Natural History Museum to recommend and supply a suitable carpet for their main exhibition hall, following a major refurbishment that had seen the roof and the thousands of glass tiles replaced.

T

he museum is a truly magnificent building which dates back to the 1860’s and obviously carries Grade 1 listed status; it is also extremely popular and enjoys over 10,000 visitors every week, all of whom would be walking on or over the new flooring. We had three major challenges to overcome: r We needed an extremely hard-wearing heavy commercial carpet, that could cope with the unusually high number of visitors. r To preserve the existing stone flooring we had to source an adhesive that left no residue or marked the original floor, but enabled us to fit the carpet over the audio loop wiring and heating vents in the floor. r The flooring had to be fitted within a very specific time-frame and around some rather unusual dinosaurs and other priceless exhibitions. After a lot of careful consideration and advice the museum decided to opt for Applause III Powerbond Cushion Carpet (supplied by Quadrant Carpets) which is extremely hard wearing and comes with a 25 year guarantee. Although the carpet had to be delivered from the manufacturers in America, it proved to be the correct choice, it was a dream to fit and you couldn’t see the seams. The fitting proceeded as agreed, was completed ahead of schedule and within budget. This was a very memorable but challenging project which will stay with us for a long time, as It’s not every day you get to lay flooring around a Tyrannosaurus!

Pulling back the mystic veil which surrounds underfloor heating

Despite the clear advantages of floor heating, property owners involved in refurbishments and renovations have traditionally been resistant to it. This is the result of myths that have been spread about the technology and a lack of knowledge about what modern underfloor heating systems are capable of.

The upgrade conversion of a 1964 brick and timber dwelling built by Mowlem (Scotland) Ltd involved an attic conversion, ground floor front and side extension, as well as a full height extension to the rear. On the front and side extensions, Goodburn Baillie (Architecture & Building) Ltd put Wraptite-SA from the A. Proctor Group Ltd to the test. Refurbishments can be complicated projects, with timelines and project plans easily diverted by working with old and new, so it made sense

to plan in safeguards against delays and the inevitable British weather. It may surprise most to discover that the biggest material cost by quite a margin in a refurbishment like this is insulation. Given this expenditure, it is only prudent that the building be as airtight as possible, whilst still a breathing structure. brett Martin lights UP leeds east acadeMy at the new leeds east academy in west yorkshire, Mardome dome rooflights from brett Martin daylight systems have helped to provide a lighter, brighter and healthier, more functional internal teaching environment whilst reducing demand for electric lighting and thereby lowering co2 emissions and running costs. Designed by Maber Architects, the 1,100 pupil school was constructed in just 60 weeks using a revolutionary room pod system – free-standing and entirely structurally independent from the 8,450m² building envelope. Aiming to achieve a BREEAM rating of Very Good, the school required a number of sustainable initiatives to keep environmental impact and running costs to a minimum. As well as a solar PV system, lighting controls and a combined heat and power (CHP) plant, some 17 Mardome Trade rooflights, 13 measuring 1800mm x 1800mm and 4 measuring 1500mm x 1500mm were specified to provide free natural daylight in communal areas. The room pods achieve the standard required daylight factor of 2, while the corridors and communal areas – generously top-lit from the Mardome rooflights – achieve an impressive daylight factor of 5.5. Mardome rooflights, supplied with the standard Mardome kerb and ideal for use with the single ply roofing membrane, have helped to transform the

internal environment of the building. Glazed in opal, which provides a more diffused daylight and prevents solar glare, the rooflights help achieve an ideal learning environment within the school and comply with energy efficiency and performance targets in line with stringent building regulations. For this project, Mardome Trade models were specified with their low rise glazing profile and energy efficient design. At Leeds East Academy thermal performance was absolutely crucial and the triple skin Mardomes helped satisfy the requirements of Part L with a U-value of 1.8 W/m2K and achieve the necessary BREEAM credits. Eight of the rooflights were also supplied with acoustic packs to restrict noise from the local residential area and other school buildings. Consisting of an acoustic absorbing liner within the rooflight cavity and a clear acoustic lining panel, the acoustic pack reduces rain noise penetration (LiA) from 61.8dB to just 46.7dB, a reduction of over 15dB, reducing noise levels by two thirds. Now complete, Leeds East Academy was successfully delivered for more than £5 million less than its original 2010 Building Schools for the Future (BSF) budget. The new H4 FF luminaire from Collingwood Lighting is the UK's first tiltable and dimmable LED downlighter to be fire-rated, moisture-resistant, and small enough to fit a recess of only 56mm. It has an IP65 rating and is fully Part L compliant for 90 minutes' fire resistance, sound attenuation, and air tightness. Extensive restoration work and refurbishment breathes new life into St Nicholas Cole Abbey

St Nicholas Cole Abbey can be found nestled at the heart of London’s financial district on what is now Queen Victoria Street. Centuries ago this area was less about high finance and more about fish – 12th century deeds record the opening of a new fish market close by, and by the following century the church was known as St Nick’s behind Fish Street.

T

he church is actually named after the 4th century saint St Nicholas of Myra, who was associated with sailors and fishermen, children and gift giving; to some he might be better known as St Nick, Santa Claus or Father Christmas. The Abbey was first built on this site in the 12th century, but during the intervening years it has been destroyed a number of times, rebuilt, damaged, repaired and abandoned, and has had a long, eventful history. Following its destruction in the Fire of London, 1666 it was rebuilt by Sir Christopher Wren and then bomb damage during WWII necessitated a rebuild by Arthur Bailey. For some years recently, the church, which has fallen under a number of different denominations over the years, has sat empty. The lively and at times tragic history of St Nicholas Cole has made its recent total restoration and refurbishment by London specialists Szerelmey, all the more satisfying. The resulting work has turned the formerly disused church into a warm, inspiring and vibrant space now used as a centre for biblebased workplace ministry led by Rev’d Chris Fishlock. As with any building of historic significance, one of the challenges for the Szerelmey Restoration team was preserving the inherent architectural integrity of the church through sympathetic restoration, while also converting the interior into a light and airy space suitable for contemporary use and aesthetics. The company has extensive experience working on listed buildings and buildings of precious historic interest and employs some of the leading restoration and conservation professionals in the industry, who are all passionate about Britain’s architectural history. This type of project where not only is an important,

historic building being saved, but also being brought into contemporary use, is one that particularly strikes a chord with the Szerelmey team. All the stonework including the flooring was carefully cleaned by hand, restored and repaired to match the original. Localised heritage repairs were made to the interior and parts of the stone flooring removed to allow insulation and underfloor heating to be installed, before being replaced. The stone flooring, which was particularly dirty, was deep cleaned using a concentrated liquid stone cleaner to remove old adhesives, plaster and ingrained soiling. The surface was then machine abraded with an appropriate abrasive disc range to leave a smooth and honed 120 grit finish. Finally the stone was treated with several coats of natural stone impregnating sealer to protect the surface.

Externally, Szerelmey laid Forest of Dean sandstone paving edged with striking plum slate chippings. Glass balustrading was installed around the perimeter of this new outside area with resin bound gravel pathways and redecorated metal railings. The extensive and careful work by the Szerelmey Restoration team has transformed this Church. Now called, the St Nicholas Cole Abbey Centre, it has become an important part of the local area’s community and provides refuge and inspiration to Londoners during the working day. It is home to the popular St Nick’s Talks which are weekly lunchtime talks as well as group studies and one-to-one meetings, all aimed at Bible studies. The Szerelmey Restoration team are delighted to have helped bring St Nicholas Cole Abbey back to life. Deciding on a look for a new build or renovation can be a seriously stressful experience for the end client, whether they be a self builder or a multi-national organisation. Many wrestle with the dilemma of usingmodernmaterialsforasleekand fresh look or the use traditional materials such as wood. Whilst natural wood cladding represents a sizeable chunk of the wall cladding and façade market place, it is an area that must be fully understood if you are to achieve the look you want for a long period of time. That is because most timber cladding will fade significantly and begin to rot over time unless it is treated with the appropriate paint or stain at regular intervals. An alternative to using natural timber comes in the form of a fast growing new product madeusingtimber composites.That is where natural timber is used within a composite mix to create a material that is more suited to battling the elements over an extended life cycle in all weather conditions. Dura Cladding is one such product on the market where selected recycled wood and recycled high density polyethylene is used to create a cladding range that offer the natural appearance of wooden cladding but without the hassle or expense of periodic maintenance to preserve the wood. Timber composite cladding still represents a tiny margin of the overall market, and UK suppliers are few and far between, but it seems key decision makers are finally realising its’true value for new builds or refurbishments. One of the main points to note for the eco-minded is that a quality timber composite product like Dura Cladding can be just as green as wood, if not more. NFRC unveils updated GRO Code for green roofing

This latest update contains more detailed information on meeting the requirements of the London Plan Policy, together with added guidance on substrate installation and waterproofing.

First UK project uses innovative new clay interlocking tile

Mr and Mrs Mayoh bought Drumlin Fold farmhouse and outbuildings last year and undertook an ambitious renovation project to turn the old tractor shed into a stunning guest suite. The existing structure had old tile effect steel roof sheets which were leaking, so the decision was taken to replace the entire shed roof. However, the owners needed to find a low pitch clay roof tile that would match the traditional clay pantiles that had been on the main farmhouse for almost twenty years. Owner Sandra Mayoh explains: “By sheer coincidence Marley Eternit had just launched the Melodie tile and our surveyor found it on their website. ” Michael Holford, from surveyors Lawrence Hannah in York, comments: “We thought the low pitch clay roof might present us with a challenge but actually the Melodie tile gave us the flexibility we needed.” The Melodie roof tile is a single interlocking precision engineered clay pantile with an extremely robust interlock and integral weatherbars and drainage channels. The high weather performance of the tile means it is one of the lowest pitch roof tiles on the market and can be used down to 12.5 degrees. The revised GRO Code reflects the growing movement by councils and local authorities throughout the UK, including the London boroughs, that now expect green roofs to be designed for new developments, where feasible. As such, it provides an enhanced ‘Living Roofs and Walls’ technical report supporting the London Plan Policy that was first unveiled in 2008. This document provides guidance in helping London combat the effects of climate change and recognises that green roofs have the potential to improve London’s resilience to climate change by reducing storm water run-off velocity and volumes, and by increasing the cooling effect during London’s hotter summers. Extra fire safety meets design with ROCKPANEL® facades Reducing the risk from fire is an increasingly important issue in the building industry. The new advanced features of the FS-Xtra grade from ROCKPANEL bring a fresh dimension to facade cladding design; combining high levels of fire safety with the broadest range of aesthetic finishes and RAL colours available on the market from a single manufacturer.

pplied on an aluminium or steel supporting structure and fixed with blind rivets, the premium ‘FS-Xtra’ boards meet the requirements for European fire class A2-s1, d0, and can be classified as non-combustible according to national building regulations. The low maintenance, optimum performance grade boards are available in the solid colour ‘Rockclad’ range, iridescent ‘Chameleon’ range, elegant ‘Woods’, and modern ‘Metallics’. All finishes are colourfast and multi-dimensional (with the exception of the Woods range), so can be hung in any direction without affecting the aesthetics. Standard wood cladding is popular because of its warm and natural beauty, but it is of course also combustible. Having the FS-Xtra grade available in ROCKPANEL Woods range can allow specifiers to design buildings with all the pleasing appearance of natural wood, whilst also significantly reducing risk of fire spread across the façade. ROCKPANEL is more lightweight than other board materials and is manufactured from basalt, which makes it extremely durable, weather resistant and strong. All of these attributes are in the FS-Xtra grade, but the fire performance is amplified, purely through its stone wool fibres. Their 9mm thickness also allows greater spans to be achieved, providing even better performance in wind loads, and can result in cost savings for the back construction.


FS-Xtra grade ROCKPANEL facade cladding is particularly suitable for applications where high levels of fire performance are desirable or mandatory, such as high rise apartments, schools, hospitals or care homes. Along with all the known qualities of the standard ROCKPANEL range, using FS-Xtra can help to meet building regulation requirements, potentially keep insurance premiums low, and contribute towards protecting both life and property, for relatively little additional cost. A design that creates unity Architects Vyvey & Partners won a design competition for an apartment complex in the Belgian town of Ypres with their striking submission for social housing company, Ons Onderdak. The project uses a restrained palette of three tones of grey brick, together with white, partially curved, ROCKPANEL boards. Despite its ultra-modern look, the building fits well amongst the neighbouring houses. According to Jan Vyvey, this was the starting point for the design: “We wanted a compact building that fitted in with the mixture of buildings along this arterial road. Our building shape anticipates the surrounding house fronts. To the left it links to a block along the building line, to the right we integrate the more recessed house next-door by setting our building a bit farther back. The project looks relatively small for the 12 apartments that it contains. The three different colours of grey brick give each section its own character. The white panels

form a sort of veil that wraps around the building and unifies it. We opted for white, which not only gives the building a bright aura, but also assures a beautiful effect of sun and shadow on the facade.” One product, many applications The architectural firm had several reasons for choosing ROCKPANEL. “The material gave us a high degree of freedom and expressiveness. In this way we could create beautiful facade views with the graceful curves and play of lines in the back and with the stairs in the front. We were also looking for a solution for the blind end facade. With ROCKPANEL boards we gave a horizontal accent to this end, in contrast to the vertical section in the main volume. This produced a harmonious bond between the front and back. Finally, with ROCKPANEL we could apply a single product all around the building to create the veil effect. We used the panels for the facades, but also for the terraces, the balustrade and the stairway handrails.

Even if accepted, the policy of members providing projects to be vetted continues on a regular basis and anyone failing to maintain the standards required has their membership withdrawn. The Federation can therefore recommend its members with confidence to any specifier looking for the proper installation of a traditional metal roof and there is an increasing trend of members being asked to go back to site to investigate and put right problems caused by a contractor whose design knowledge, hands on skills and practical experience were simply not good enough.

Victims in this downward spiral of price versus quality are the traditional roofing contractors that know the cost of doing a job properly and yet are constantly under pressure to take short cuts in order to “win” work. An increasing number of specialists are however now turning away from this “work at any price” nightmare scenario and refusing to compromise their standards. hat these traditional roofing contractors are now finding is that those clients that initially shunned them and went for the cheapest price option are now actively seeking them out to go on site and put right all the problems that have been caused in the interim by their “lowest price” first choice.

o back this up the Federation has designed and published, with the support of funding from the CITB a UK Guide to Good Practice in Fully Supported Metal Roofing and Cladding, the first publication of its kind to properly address UK design and installation issues covering aluminium, copper, stainless steel and zinc detailing. The penny is gradually starting to drop that as far as traditional metal roofing is concerned, cheapest price today could well be causing problems tomorrow and there is no substitute for the long term value for money provided by an experienced expert. The outstanding metal roofing companies whose expertise lies in the design and installation of traditional aluminium, copper, zinc, stainless and zinc roofing and cladding are members of the Federation of Traditional Metal Roofing Contractors (FTMRC), an organisation that very much has quality standards as its watchword.

The irony is FTMRC members have often been involved with tendering for the work in the initial stages and had warned the client / architect that the job simply could not be done correctly at some of the price levels that were being quoted. As a result of these warnings going unheeded the clients face (often considerable) further costs to put right a job that should have been done correctly in the first place. There must be a real temptation to put “I told you so” at the end of the remedial works inspection report.

That sometimes lowest price should be taken as a warning, not an opportunity.

FFE’s Fireray 5000 detectors ensure safety of athletes, spectators and staff at the Derby Arena which has been fitted with nine Fire Fighting Enterprises (FFE) Fireray 5000 advanced infra-red beam smoke detectors as part of its fire protection system. The arena is a new multi-sports complex currently under construction by Derby City Council and scheduled for completion in early 2015.

FIRERAY optical beam smoke detectors provide wide area smoke detection when it is impractical to use traditional point-type detectors.
