54 EC Capital Gain Bonds provide capital gain tax exemption to the investors, under section 54EC of Income Tax Act 1961. The long-term capital gain arises from sale of immovable property can be saved by investing in these Bonds within 6 months of sale.
To qualify for tax exemptions under Section 54EC, you must fulfil the following requirements:
The investment sum must be derived from capital gains from the sale of assets like land or buildings, or both.
The total investment should not be more than Rs. 50 lakh. Each participant in a real estate partnership is eligible for a maximum of Rs. 50 lakh if the capital gain was split between them.
Before submitting income tax returns, investments in NHAI, REC, PFC, and IRFC bonds must be made within six months of the property's sale date.
Form 60 (if the investor does not have a PAN) OR self-attested copy of PAN card (in case of joint application, self-attested PAN copy of all applicants).
Cancelled check leaf for interest or redemption via NEFT or RTGS facility.
Any document or communication issued by any authority of the Central Government, State Government or local bodies showing residential address
