EDITOR'S NOTE Tips to

Look Younger this Spring

W

hether you are 22 or 50 you can decide whether you want to look younger or older. A lot of effort will be required on your part if you really want to look younger than you are. It might be time to closely review your hectic lifestyle, eating and drinking habits, sleeping patterns and even fashion tastes. However, you can begin by adopting the healthy beauty practices outlined below.

Good Quality Skin Care Products

When you buy skin care products such as lotions, scrubs, powder, gels, bathing soap and so on, go for the best quality and recognized brands. Steer clear from non-branded and cheap makeup and other skin care products because they might have adverse effects on your skin, contributing to aging rather than making you look youthful. Although wellknown skin care brands can be expensive, they are usually worth it in the end. Make sure your skin care products are not only from recognized brands but also contain 8

skin-friendly and anti-ageing ingredients such as glycolic acid, vitamins A, C and E, retinol, alpha hydroxyl acids and peptides. The use of good quality skin care products can make all the difference in how your skin looks.

facial muscles, less wrinkles and a relaxed mind. You can decide to do the intricate asanas or simply do the breathing exercises or meditations which are also very beneficial to the skin and overall health.

Moisturize and Exfoliate If you really want to look younger than your age, then moisturizing and exfoliating are the two things that should be part of your skin care practice.Your skin has to be well hydrated in order to keep the wrinkles, age spots and fine lines at bay.You will therefore have to moisturize your skin every day. As for exfoliating, you should practice this at least once or twice a week in order to get rid of the dead skin cells and reveal ”new skin”. Besides, as you exfoliate, you are boosting collagen production on your skin and this will result in it looking younger and smoother.

Increase Vitamin C Intake Make foods rich in vitamin C a main part of your diet because this nutrient has collagen which contributes to a fresh, young and glowing skin. Include vitamin C rich foods such as tomatoes, lemons, strawberries, oranges, bell peppers and any others that are available in your diet.

Have Oil In Your Salads Healthy eating is one of the major contributors to a younger looking you. Salads have many nutritional benefits and regular intake will promote health. However, in order to achieve younger looking skin, you will have to switch those cream-based dressings that you love so much with the oil-based ones every time you eat salads. The oil will absorb the vitamins and antioxidants from the food more effectively resulting in younger and fresher looking skin. Yoga Yoga enhances healthy blood circulation within your body resulting to stronger

Take Care of Your Hands and Feet As you pay attention to your face ensuring that it looks young, don’t forget your hands and feet. Remember aging shows more on these two body parts and if they are not taken care of, then they will succumb to aging. Use a good moisturizer on your arms and legs and have manicures and pedicures done regularly to keep them in great condition. You definitely don’t want to look 25 on the face and 60 on your arms and feet.

By adopting healthy habits, you can make your skin and body look younger, irrespective of the age that you are. The above beauty secrets should get you started on the road to a youngerlooking you.

IS YOUR HOME READY FOR SPRING? British Colombia and beautiful Vancouver have a unique climate in North America. Generally, Vancouver doesn’t experience tough winters and heavy frost, but Last year Vancouver had a tough winter. We went through heavy raining and snowing and also freezing in Vancouver. Because of that, further investigations on all systems of any house are strongly recommended:

3. Landscaping

7. Heating

3 Check walkways, they shouldn’t slope toward building. All cracks on walkways and driveways should be sealed. They would be damaged due to Freeze-Thaw cycle.

3 Service furnaces and boilers and replace the filters for furnace.

1. Roofing

3 Providing anti-slip strips on stairs treads recommended.

3 If you need to replace the roof, do it in this spring. Long-lasting rains and snow will delay and slower the process and it could cause damage. 3 Further investigations by professional roofing contractors to check the roofing recommended. Roof should be checked for any kind of damage and probable moisture ingress in shingles and flashing. 3 Clean the roofing and downspouts at least twice a year, at the end of fall and winter. Moss growing and debris could clog gutters, downspouts, and drainage system. It could be potential for moisture ingress into the building and more damage. 3Cleaning and inspecting of storm drainage and perimeter drainage systems is highly recommended. 2. Exterior 3 You need to fix and seal all cracks, damages, holes, and unfinished parts in your building’s siding. Moisture ingress in to walls could cause serious damages and problems. 3 Check doors and windows. Adjustment recommended. Checking and replacing the weather strips recommended as needed. 3 Repairing included re-caulking recommended. Sealing windows has a great role in avoiding moisture ingress into walls.

14

3 Correcting all trip hazards and falling hazards in walkways, driveways, stairs, and landscaping recommended.

3 Repairing/replacing fences recommended as needed. 4. Structure 3 Fix and seal any cracks in foundation walls and retaining walls. 5. Insolation & ventilation 3 If you have faced difficulties in warming your house during winter and your heating costs were more than usual, it’s better to add insolation to your attic and walls before summer. 3 Attics and crawl space need suitable and adequate ventilation. Further investigations recommended. 3 Plan to fix or provide mechanical fans for your kitchens and bathrooms if they are not operational or present. 3 All bathroom and kitchen fans need periodic cleaning. 6. Electrical System 3 All electrical issues could be potential for safety and fire hazard. Find a certified electrician if you have any problem ASAP. 3 Ask a certified electrician to check any aluminum wiring in the building and apply antioxidant as needed.

3 Heating ducts cleaning recommended. 3 Clean and maintain baseboard heaters. Check that baseboard heaters for functioning and also check their breakers. 3 Service your gas burner fireplaces. 3 Full inspection for wood burner fireplaces and chimney cleaning recommended. Professionals called “WETT Inspector” should do the inspection. 3 Check and clean chimneys. 3 Control if thermostats are functional. Provide thermostat if your fireplace doesn’t have one. 3 Plan for a heating source in any room if there isn’t any before winter and cold seasons. 8. Plumbing 3 Check exterior pipes and faucets and fix them if they are frosted and damaged. 3 It is recommended to replace all your hose bibs with anti-freeze ones. 3 Remove sediments and deposits out of water heaters. This will help them to work more efficiently. 3 Professional service for water heaters recommended. Replace them if they are old and at the end of service life. Attention: l A certified and qualified contractor must do all above-mentioned repairs. l Home Inspectors could assist you in investigations and finding problems in your buildings.

3 Replace all broken or damaged switches and receptacles. 3 Control smoke and CO detectors and alarms. Replace their batteries and also replace theold ones.

Contemporary Architecture SAFADASHT VILL A , I RAN

AWARDS:

Winner of the Memar Awards competition-2016. Villa Safadasht won the first prize in the field of residential-houses.

Safadasht Villa is located in the suburbs of Karaj city with around 11,840 sqft. area, in a site of around 25,833 sqft. The villa consists of two buildings, the main living area, and the semi-private living area, connected by the second level of the building, an elevated component which includes the private spaces. The “Passage” This project seeks to develop one of the essential structures of Persian architecture, The ”Garden”. In a Persian garden, architecture seeks to see the building and the site as a whole and unique entity. This project also, intends to identify itself as a passage or a frame to emphasize on the presence of the site not only as the exterior but also as a stream which flows around and inside the building. The axes of the building and the site intersect at the center or the “heart” of the building. The heart in this scenario is a space where the exploration of the building starts and ends.

18

The massive space features clean-lines, a sleek interior and a cubist-inspired exterior. The entire exterior walls are composed of concrete. This allows the building to be sturdy and weather resistant. The stunning home features an interior with spacious living rooms that exposes an abundance of natural light. The Safadasht Villa by Kamran Heiratis, build for Hatef Kebritchi, is a masterpiece and triumph in contemporary architecture.

Fascinating Facts About Luxury Cars Ferrari engines are musically engineered to sound perfect by utilizing 3rd and 6th harmonics on the air intake, like a flute or an organ. The Dubai police fleet includes a Lamborghini, Ferrari and Bentley. This is so that they can catch speeders, who can outrun other cars. The founder of Lamborghini tried talking to Enzo Ferrari about improving their cars, but Enzo refused because Lamborghini was just a small tractor maker. This led to the creation of Lamborghini cars. You can’t file for Bankruptcy in Dubai. In turn, people abandon their exotic sports cars in the airport parking lot while fleeing. Ferrari, Porche, Land Rover, and Mercedes just lay abandoned there gathering dust. The Ferrari FXX costs 2 million Euros to purchase, and you don’t even get to take it home. Ferrari brings it to a track for you and then packs it up until the next time you are on the track. Al Capone’s bullet proof Cadillac with runflat tires was seized by treasury agents and was later used as President Franklin D. Roosevelt’s limousine. In 2010, a Colorado money manager maimed a cyclist in a hit-and-run. He escaped felony charges by arguing that the smell of his new Mercedes-Benz had aggravated his sleep apnea, which briefly knocked him out. 20

Jaguar has a concept hybrid electric car that uses turbine engines as backup generators. These generators can run on almost anything that burns and are the size of a 2 foot long coffee can. For his time as James Bond, Daniel Craig has the privilege of taking any Aston Martin from the factory for the rest of his life. When Audi entered the Indian market, they had to create a new car horn to withstand the heavy use. At top speed of 254 MPH, the Bugatti Veyron will empty its 26 gallon tank in only 12 minutes, averaging only 2.3 MPG. The Aston Martin used in Skyfall was a 3D printed model, so that they wouldn’t damage the original one.

One of the fastest speeds ever achieved on the German Autobahn was 432kph (268mph) in a Mercedes-Benz W125, in the year 1938. The Maserati Quattroporte’s exhaust frequency is 333 Hz, a frequency that is purported to stimulate sexual arousal in women.

The engine on the BMW M5 is so quiet that the company plays fake engine noises through the speakers to “remind” drivers of their car’s performance. The Lamborghini Aventador carries onboard explosives to blow the doors off in case the car flips upside down.

Journey Across Canada

by train

You can now see the most beautiful sights in Canada with this train trip and thanks to its massive windows, you can fall asleep under a sky full of stars on this train. The four-night, three-day Via Rail journey called the “Canadian” is one of the cheapest and easiest ways to see the most stunning sights Canada has to offer. The budget-friendly excursion makes stops in Sudbury Junction, Sioux Lookout, Winnipeg, Saskatoon, Edmonton, Kamloops, and Jasper, and features breathtaking views of downtown Toronto, the country’s prairie provinces, the Rocky Mountains, and Jasper National Park, according to National Geographic. What’s more, the journey features champagne toasts, delicious meals prepared daily, and is a strictly Wi-Fifree experience, which makes it easy to unplug and relax. The appeal of the Canadian journey, veteran senior service attendant François Castonguay says, is its romance.

“It’s traveling back through time almost. It’s the complete opposite of high-speed travel.” Travelers can choose from three classes of service on the Canadian—Economy, Sleeper, and Prestige and everyone can enjoy views from its scenic domed car.

Vancouver to Tofino Even if you’re not a Vancouverite, this is one road trip worth to do. Head to Horseshoe Bay for the ferry to Nanaimo, then hit the Pacific Rim Highway for a gorgeous, windy drive through ancient temperate rainforests boasting views of mountains, lakes the coastline. Blink and you might miss the sight of a mama bear and her cubs frolicking in a stream. Essential stops along the way include Coombs Country Market for locally made souvenirs, and a view of their famed Goats on the Roof; and a stroll through Cathedral Grove, a forest of majestic Douglas fir trees – some of them 800 years old! Before Tofino, Canada’s surfing capital, you’ll hit Ucluelet, which also boasts big waves and a laid-back vibe—at a slightly lower price point than its sister down the road. Spend a couple days here and then continue along the coast to Tofino’s Relais & Chateaux-accredited Wickaninnish Inn, your HQ for surfing world-famous Chesterman Beach. Other attractions include whale-watching tours, winter stormwatching, fishing and hiking. Want to take it easy? Sit back and take in the region’s great locavore cuisine, or unwind at The Wick’s famed Ancient Cedars Spa.

The Sea to Sky Highway, Squamish to Whistler Driving the Sea to Sky Highway it still takes your breath away. From downtown Vancouver to Whistler it’s approximately a twohour drive along the winding Sea to Sky Highway with a continuous view of the Coast Mountains and Howe Sound. This stretch of road is regarded as one of the most beautiful drives in North America. In 2010, the highway was designated “The Cultural Journey” to celebrate the area’s First Nations history. As you wind your way north between mountains and ocean, stopping at the various pullouts is a must. En route, stop at: scenic Shannon Falls, dine at The Watershed Grill, which boasts a large patio overlooking the Squamish River, and stretch your legs while taking in the views at the Tantalus Range Lookout.

24

A Foodie Tour Through Kelowna Kelowna is an exciting hybrid of amazing food and wine, vibrant culture and beach-based vacations on the shores of Okanagan Lake. Want a day of exquisite shopping and locavore eating? We suggest focusing on South East Kelowna: sample Tantalus Vineyards’ renowned Riesling, Chardonnay and Pinot Noir; tour Arlo’s Honey Farm; load up on lavender jelly and bath oil at the Okanagan Lavender & Herb Farm, plus meet the goats and choose from 20 types of handmade goat cheese at Carmelis Goat Cheese Artisan farm/fromagerie/boutique. You could do this whole tour in about four to six hours. The city is home to outstanding golf courses, scenic trails, and plenty of beach and water-based fun.

The Kootenays A stunning string of peaks that stretch down British Columbia’s beautiful interior, the Kootenay Rockies are among Canada’s most underappreciated warm-weather wonders. While these mountains remain snow-capped even in summer, and attract skiers in the wintertime, there are a number of attractions along the way to keep any spring or summer road-tripper busy. Start in Golden, where you can see the resident grizzly bear, then dine at Eagle’s Eye-a restaurant atop a 7,700 foot summit-at Kicking Horse Mountain Resort.

Then continue south on Provincial Highway 95, which traces the Kootenay River along a picturesque valley, stopping en route for a relaxing soak at the famous Radium Hot Springs. At the south end of the trip, make sure to spend some time in Kimberley and Fernie, both charming mountain towns that offer chairlift rides, ridgeline hikes, great pubs, chocolate shops and, in the case of Kimberley, whitewater rafting and a gold mine tour.

unforgettable

travel AMERICA'S PLACES YOU MUST SEE BEFORE YOU DIE

T

hink you’re an experienced globetrotter who’s seen it all? Not even close. From the depths of crystal mines to the heights of Machu Pichu, here 11 new places that should be added to every traveller’s bucket list. Here’s an excellent quote from St. Augustine that will hopefully inspire you to get your foot out the door:

“The world is a book and those who do not TRAVEL read only one page.” Moraine Lake {Canada} Its waters are the most amazing color, a vivid shade of turquoise that changes in intensity through the summer as the glaciers melt. Set in the rugged Valley of the Ten Peaks in Banff National Park, Moraine Lake is surrounded by mountains, waterfalls, and rock piles, creating a scene so stunning it almost seems unreal. Sit lakeside and absorb the sights and pure mountain air, or explore further by canoeing and hiking. It’s an iconically jaw dropping place that is sure to leave a lasting impression.

Haida Gwaii {Canada} Formerly known as the Queen Charlotte Islands, the Haida Gwaii is the most remote archipelago in Canada. Besides the pristine state of the islands’ flora and fauna, visitors are struck by its unspoilt, undeveloped charm. Expect Alpine mountains, long sandy beaches, temperate rainforests, largest collection of standing Haida poles on Earth, and the Haida themselves, who continue to inhabit and protect their rich heritage for more than 12,500 years. Home to 40 unique species and sub-species of plants and animals, Haida Gwaii has been nicknamed the Galapagos of the North. 26

Monument Valley {USA} Monument Valley, Utah, an iconic symbol of the American West, is the sacred heart of the Navajo Nation and the ideal setting for your next adventure in the warm, high desert climate of southeastern Utah. In some ways, Monument Valley Navajo Tribal Park is the definitive West. Ancestral spirits infuse the rugged, disruptive landscapes that feel foreign, yet distinctly familiar thanks to Hollywood’s long love affair with this land. Enjoy hiking, jeep tours, horseback riding and stargazing in Monument Valley, some on your own, some escorted and narrated by Navajo guides.

Antelope Canyon {USA} Stunning beauty awaits. Antelope Canyon in Arizona on the Navajo Indian Reservation is the most photographed slot canyon in America. It’s a sacred and spiritual place. Serene and mystical. A quiet reverence. A special work of art created by nature. An unimaginable blend of glowing pastel colors made brilliant by cascading beams of sunlight that illuminate an artful collection of sculpted sandstone in infinite shape and form. Come see nature’s surprising masterpiece of color.

Yosemite Valley {USA} Yosemite National Park is in California’s Sierra Nevada mountains. Not just a great valley, but a shrine to human foresight, the strength of granite, the power of glaciers, the persistence of life, and the tranquility of the High Sierra. First protected in 1864, Yosemite National Park is best known for its waterfalls, but within its nearly 1,200 square miles, you can find deep valleys, grand meadows, ancient giant sequoias, the iconic vista of towering Bridalveil Fall and the granite cliffs of El Capitan and Half Dome, a vast wilderness area, and much more. 27

Mount Roraima {Venezuela/Brazil/Guyana} Jutting from the lush green rain forests of the Amazon jungle there looms a majestic peak that looks like something out of a fantasy or science fiction movie. This enigmatic mountain soars up from the jungle towards the sky, where its unusual flat summit remains almost perpetually wreathed in clouds, fog, mist, and mystery. Mount Roraima is situated on the border of Venezuela, Guyana and Brazil, with almost 75% of the mountain falling into Venezuelan territory. There is only one ‘easy’ way up, on a natural staircase-like ramp on the Venezuelan side - to get up any other way takes an experienced rock climber. Many who have journeyed to the top have reported feeling a deep sense of confusion and the sensation of truly being on another world, untethered from the planet they are familiar with.

Lençóis Maranhenses {Brazil} Lençóis Maranhenses National Park in Brazil is one of the most spectacular landscapes you have ever seen. Perfectly shaped white sand dunes filled with crystal-clear fresh water as far as the eye can see. It’s hard to believe - and almost seems out of this world - but this natural landscape is real and is waiting for you to visit.

Naica Mine {Mexico} The Naica Mine of Chihuahua had been worked for centuries before two miners, following a seam of silver, broke into a vast subterranean cavern. What they found there made them stop in their tracks. They had uncovered a true wonder of Mexico. Named Crystal Cave, it contains some of the largest crystals ever discovered.

28

Salar de Uyuni { Bolivia} This beautiful, mirror-like location is something dreams are made of. Salar de Uyuni is currently the world’s largest salt flat at 10,582 square kilometers. Actually, some 30,000–42,000 years ago, the area was part of a giant prehistoric lake, Lake Minchin. When it dried, it left behind two modern lakes and two major salt deserts, Salar de Coipasa and the larger Salar de Uyuni. The large area, clear skies and exceptional surface flatness make the Salar an ideal object for calibrating the altimeters of Earth observation satellites. When covered with water, this extraordinary place becomes one of the largest mirrors on Earth.

Iguazu Falls {Argentina/Brazil} Straddling the border of Argentina and Brazil, Iguazu Falls became a UNESCO World Heritage Site in 1984. In 2011, it was selected as one of the winners of the New Seven Wonders of Nature competition. It's located within one of the few remaining inland rainforests in South America, the Atlantic rainforest, which has been wisely preserved by both Argentina and Brazil. The lush, sub-tropical national parks surrounding it are teeming with wildlife. This jungle experience, albeit briefly, sets Iguazu Falls apart from its more popular global rival.

Machu Picchu {Peru} For many visitors to Peru and even South America, a visit to the Inca city of Machu Picchu is the long-anticipated highpoint of their trip. In a spectacular location, it’s the bestknown archaeological site on the continent. This awe-inspiring ancient city was never revealed to the conquering Spaniards and was virtually forgotten until the early part of the 20th century. In the high season, from late May until early September, 2500 people arrive daily. Despite this great tourist influx, the site manages to retain an air of grandeur and mystery, and is a must for all visitors to Peru.

Handbags THaT WiLL Never Go OuT OF STyLe

While having the newest handbag straight off the runway can transform any female into an instant fashionista, the truth is that some things never go out of style. While handbags from designers like Hermès, Louis Vuitton, Christian Dior, Fendi, Gucci, Chanel, Prada, Bottega Ventea and Balenciaga are always setting trends and pushing fashion forward, you can really find their best pieces, if you look back, even as far the 1800’s. All of the luxury bags that never go out of style are not only timeless, all of these bags are redesigned every season to compliment the latest collections. Every bag has a story. Many of these handbags are named or designed for renowned fashions icons, such as Hermès’ Kelly Bag for Princess Grace Kelly and Birkin Bag for actress Jane Birkin. Christian Dior’s Lady bag was originally called the Constance Bag, but was re-named for Princess Diana, when she was photographed wearing one. Fictional fashionista Carrie Bradshaw made Fendi’s Baguette the It bag and over fifteen years later, women still lust after them. All of these brands are not only known for high fashion, but they are also known for their high prices. The luxury classics range from over $200,000 to just under $1,000. The prices of these bags often increase, sometimes even bi-annually. Designers raise the prices as often as they do, because they can. It’s safe to say these bags are good fashion investments. Their luxury materials and fine craftsmanship mean they will be usable for years to come. Furthermore, they can go easily from day to night and workday to weekend. Louis Vuitton’s Speedy, Prada’s Saffiano Leather and the Balenciaga Motorcycle Bag have optional shoulder straps which can take them from casual to sophisticated in a snap. The durability and versatility of all of these bags justifies the prices and will continue to do so for years to come.

The Hermès Kelly Bag is the ultimate stays symbol. No other accessory has subtly screamed expensive quite the way the Kelly does. First introduced in 1892 as a saddle bag, the iconic accessory evolved and was ultimately named for princess Grace Kelly of Monaco, when it was given to her in 1954. It has been making women feel like princesses ever since. Handmade, these bags take between 18-25 hours to create. It is Hermès’ best selling bag of all time. The most expensive Kelly Bag ever sold was auctioned for $125,000 in December 2013. It was a one of a kind known as the Geranium Porosus.

Hermès KeLLy Bag

Hermès Birkin Bag Named for actress Jane Birkin, it was first created for her in 1984 when she sat next to Hermès executive Jean-Louis Dumas on an airplane and told him she was having trouble finding a good leather weekend bag. Dumas had the bag created for her based on a design from 1892. These bags, which are lined with goat skin leather and then made with a variety of leathers including calf skin, ostrich, lizard and crocodile, take approximately 48 hours to make by hand. The most expensive Birkin Bag cost $120,00 and was made of crocodile with 18 carat gold hardware encrusted with diamonds. However, most Birkins start around $11,000.

Louis VuiTTon Speedy Bag First available in the 1930’s, this classic Louis Vuitton bag might be called a Speedy, but it’s hardly fast fashion. It has cowhide leather handles that darken with age. While the most well known Speedy is probably the most classic model made of logo canvas, Louis Vuitton has created the bag in a variety of styles and colors, from graffiti to more traditional leathers and new ones come out every season. The Speedy is a classic bag because it can be casual with jeans and a t-shirt and formal for an evening at the opera. It also looks proportional with every body type. The size and shape of the Speedy make it the perfect bag for every woman who needs to carry a lot of things with them.

Prada Saffiano Bag The House of Prada was founded in 1913, but did not become a household name until after 1978, when Miuccia Prada took over the company. Saffiano is treated leather that is embossed with a cross hatch pattern, which makes the bag more durable and increases scratch resistance as well as water resistance. Most importantly, Saffiiano leather makes for gorgeous accessories. Saffiano bags have two handles and gold hardware, as well as the signature Prada gold upside down triangle logo.

CHrisTian Dior Lady Bag A new classic, Christian Dior’s Lady bag was given as a gift to Princess Diana from the first lady of France, Bernadette Chirac. After the chic Princess was photographed with it, the bag was immediately named after her and has graced the forearms of the elegant and sophisticated ever since. Each bag is hand made and each cannage quilted square pattern is hand crafted and then fitted with either gold or silver hardware and a signature CD charm.

THe CHanel Flap Bag The Chanel flap bag is the epitome of a classic handbag. It is simply designed and crafted. First introduced in 1955 by Coco Chanel herself, who was tired of carrying her purse in her hands and wanted something chic for her shoulders. It was slightly re-designed in 1983 by Karl Lagerfeld, who added the iconic CC clasp. If you are considering purchasing one of these bags, do it sooner rather than later because the prices of these bags have been known to increase bi-annually. At any price, it is a worthwhile investment. The most expensive flap bag is Chanel “Diamond Forever” and was sold for $261,000, It’s crafted from fine crocodile leather and adorned with 334 diamonds totaling 3.65 carats. The shoulder straps are fashioned from white gold.

Balenciaga MoTorcycle Bag Although the brand was established in 1915, Balenciaga saw a resurgence in 2003, when Nicolas Ghesquière created the Motorcycle Bag exclusively for the fashion house’s runway show. Model Kate Moss fell in love with this bag, Balenciaga then made it available for purchase and the rest is fashion history. A modern classic, the bags are made of a soft, very light, durable leather and come with leather framed mirrors and cell phone pockets. The zippers have a signature leather tassel pull. There are two hand straps fastened to the bags as well as a removable longer shoulder strap.

BoTTega VeneTa InTrecciaTo Bottega Veneta is the Italian leather brand you recognize for it’s style, not it’s logo. Known for their artisanal simplicity, Bottega Veneta simply means Venetian Shop and not surprisingly the company’s slogan is “When Your Own Initials Are Enough.” Established in 1966, the company’s founders Vittorio and Laura Moltedo, developed a leather weaving technique called intrecciato, which has defined their signature style ever since. Intreccaito is used to make a wide variety of Bottega Veneta’s handbags and accessories, from clutches to weekenders.

THe Gucci Jackie Bag The Gucci Jackie Bag is another stunner than never goes out of style. Created in the late 1950’s for the bag’s namesake Jackie Kennedy Onassis, it has remained an accessory staple. It was even slightly redesigned and re-launched in 1999, but both the old and new Jackies are still available. The shoulder bag, which is actually quite comfortable, has the signature Gucci piston clasp. Handmade in Italy, it comes in many styles and materials. Like it’s namesake, the Jackie is sophisticated, but stunning.

Nature’s

You can trace every sickness, every disease and every ailment to a mineral deficiency Dr. Linus Pauling Two Times Nobel Prize Winner

MINERALS IN HUMAN BODY Sulfur is the third most abundant mineral in your body, after calcium and phosphorous. Approximately 99% of the human body is comprised of minerals, yet minerals are generally overlooked when nutrition is considered. It is well known that the human body requires at least 60 minerals in order to maintain a disease and ailment free state. If this information is indeed true, it’s easy to understand why sickness is so prevalent throughout the world, even in technologically advanced countries. The body can utilize minerals without vitamins, but vitamins and most other nutrients are basically useless in the absence of minerals. Extensive research is showing that without supplementation, it is not likely that we can eat enough food to get the full range of essential trace minerals required to obtain optimum health and longevity.

HOW IT WORKS There are two ways our body cells get oxygen. One is through breathing. The other is through ingesting (eating) Organic Sulfur. Sulfur enables the transport of oxygen across cell membranes, and oxygen is necessary for healthy cellular regeneration in mammals. Plants, on the other hand, plants require carbon dioxide for cell regeneration, and plants can store sulfur, while man cannot. Man eliminates carbon dioxide, and plants eliminate oxygen. Thus, the sulfur cycle is symbiotic and vital for life as we know it.

BENEFITS Sulfur, with an atomic number of 16, is known to bond with almost every other mineral. Sulfur has demonstrated its ability to detoxify heavy metals in conjunction with the transport of oxygen across the cell membrane, thus allowing regeneration. Sulfur is also the key player as a requirement for the utilization of amino acids, the body’s building blocks. Of all of the amino acids, some 70 percent are sulfur-based. Muscle is made up of protein, cholesterol and organic sulfur. Puresul has been reported to aide in resolution of cancerous cellular growth and shrink a variety of tumors. Organic Sulfur is an essential element for life and has profound healing effects on our bodies.

WHAT IS PURESUL is an organic form of Sulfur ( the third most abundant mineral in your body, after calcium and phosphorous.), and a potent antioxidant, naturally found in many plants. Puresul is an ultra- pure, high quality organic Sulfur that is backed by numerous pre-clinical and clinical studies for safety and efficiency. Organic Sulfur, also called MSM (Methyl Sulfonic Methane) which is made up of 34% sulfur is the third most abundant mineral in our body and is crucial for improving and maintaining good health. It is responsible for amino acid production, oxygen transport across membranes, fullbody natural detoxification, skin health, blood pressure and circulatory regulation, scar tissue reduction, pain reduction, and damage nerve regeneration. Using a one-bedroom condominium in Downtown Vancouver purchased at $575,000 with a 20% down payment as an example, here is the breakdown of what an investor may be able to realize with a contribution of only $350/ month! • Mortgage $1,835/month ($460,000 @ 2.59% - 5 year fixed, amortized 30 years) • Strata Fee $ 315/month • Property Tax $ 125/month • Landlord Insurance $ 25/month Total Amount $2,300/month • Rented at $1,950/month • Investor Contribution = $350!

At the end of the five-year mortgage term, an investor would have paid off about $55,000 of the principal of the mortgage balance while only contributing $350 a month. This does not factor in the potential of capital appreciation that may be realized which would exponentially increase the return on investment. The numbers above are an estimate only and may not reflect the actual costs or true realized returns as each property and scenario vary. Personal income taxes, property transfer tax, closing costs, possible repairs and re-rental fees have been omitted as these items cannot be generalized and are investor specific. To help you navigate the Real Estate market in Vancouver, it is best to speak with someone who understands the market for buyers and investors. Call me, send me an email or shoot me a text and we can discuss your investment options tailored to your particular situation.

Making THE HOME

&

SELLING

MOVING PROCESS

easier

T

here’s no doubt that things change in a home when it’s put on the market. Those changes can cause stress for the entire family. Fortunately, there are ways to reduce that stress considerably. With a little bit of planning, you can even make the home selling process a relatively pleasant experience for everyone. The first step is to talk candidly with your family, especially kids, about their feelings and concerns regarding selling your home and moving. Their worries may include: • • • • • •

Losing connections with friends. Finding a new job. Starting a new school. Disruptions in the home during viewings. Work involved in preparing the home for sale. Keeping the home clean and tidy for viewings.

The more you’re aware of how your family feels about the process, the better you can deal with those issues. Keeping the home clean for viewings and open houses is usually one of the major stressors. It may feel like you’re tidying up for a special guest several times a week! A solution worth considering is hiring a maid service on a short-term basis. That help can save you a lot of time and stress, especially if you’re also searching for a new home. During viewings, it’s best for you and your family to be out of the home. So, consider planning little adventures. You can visit a museum, eat at a restaurant you’ve been wanting to try for months, or take the gang to a recreation centre. These ideas will go a long way toward alleviating the sense of being “kicked out” of your own home!

PLEASURE TO WORK WITH! Working with Saleem to buy my first home was such a pleasure! He’s knowledgeable about the market and buying process which put me at ease. The best part about working with Saleem was that he filled me confidence that the right place for me was out there and that we would find it. And we did! Jessica Somers, CPA, CGA
