Currently 1,129 residential units are listed in the local Multiple Listing Service (MLS) on the Plateau Area, 2011 new listings added to available inventory decreased by 16.52%. The margin between list price and sale price has favorably leveled off at an average 15.78% off list in 2011. This trend indicates that residential market is continuing to stabilize, while available inventory is decreasing. Based on 308 annual residential sales in 2011, the current annual absorption rate has decreased to 3.66 years. Vacant Land Sales Trends:

Land sales are continuing to lag behind residential. 2011 units sold were down by 9.42% from 2010 and sales ($) volume also declined by 22.77%. Currently there are 1,163 listed properties in the MLS on the Plateau; 173 units sold in the year 2011, resulting in a current annual absorption rate of 6.72 years. The average sale ($) per unit has decreased in 2011 by 14.74%; the percentage off the list price in a sales transaction went from 22.41% in 2010 to 26.11% in 2011. New listings in 2011 decreased by 29.06% a great improvement over 2010. Vacant land has under performed sales of both residential and townhome/condominium, buy now and take advantage of these historic low prices.

The current available inventory listed in MLS is 163 units, 53 units sold in 2011, resulting in a current annual absorption rate of 3.07 years. New listings in 2011 decreased by 20.54% from 2010.
