the real estate brief a note from rosemary As I write this I’m happily listening to bagpipes playing down the street at “All things Bright and British” They are finishing the Royal wedding week with a day of celebration. We live in an amazing county with peoples who’s talents simply astonish me. So on to some real estate business. Spring is the time of year that my business starts to move and this spring is no different. Just look at these numbers.  Sold listings are up 36% and we are back to April 2010 levels.  We’ve seen a slight increase in prices over last year for detached homes and a 6% decrease on attached homes.  Median sales price on homes are up 7% and attached 3.5%. Median sales price were still a bit lower than last year. As sales continue to rise and there is more natural completion in the market we should see the prices even up with last year’s figures.  January and February posted the lowest prices in the last 12 months. However, March saw prices for detached homes jump by $15,000 and attached homes by $7000. Active listings did not change significantly in March. However pending/contingent listings are up again for the 2nd month in a row. This has caused a decrease in our inventory from 6 months to 4.5 months. On the government front, you may have heard that a group of federal regulators in an effort to avoid some of the risky lending of the past have proposed requiring a 20% down payment in order for buyers to receive the best mortgage rates. Unfortunately this would make buying a home more difficult. Price out many first time home buyers and derail the recovery of the housing market. I believe that regulators instead should consider adopting standards to lower the risk of default. Such as, quality credit standards, strong documentation and sound underwriting. None of us want to repeat the recent housing crisis but we should not restrict lending to only those credit worthy buyers who can put down that much money. Even More Debt Elimination Tips Why do you want to be debt free you ask??? Two words. Financial freedom. Imagine what you could do if you had no debt!!! No money worries and the ability to make a financial difference in the world because you can. My dream is to help anyone who wants the help to become debt free. So here you go. More debt elimination tips... 1. Find the tools that work for you and stick to them. If the tools aren’t working, find new tools. There are plenty of tools and ideas out there – for free. 2. When debt is closed out, put 60% in savings and enjoy the remain 40%. 3. Change yourself. If you have a spouse or partner that is contributing to the debt, it can be a big challenge to get them to change. Focus first on changing your behaviors and attitude. 4. Be realistic. If you started accumulating debt three or four years ago, realize that it will probably take you more then three or four years to get out of debt and stay out of debt. 5. Create a realistic budget. Put as much money as you can towards paying down debt and having an emergency fund, but allow for a little bit of. Only the truly dedicated can live with no social/recreational activities for the amount of time it takes to become debt-free. 6. Eliminate. Take a hard look at what’s truly necessary, and be willing to make compromises. Cable TV, satellite radio, and lunches in the office cafeteria are not necessities. If you have a hard time letting go of these things, run your numbers through a debt calculator twice – once with your current budget, and once with additional money currently paying for niceties. You’ll be amazed at how much of a difference those few extra dollars make. 7. Get creative. If there’s something you think you don’t have time to do more frugally, find a way around it. For example, cooking at home is much cheaper than eating out. If you don’t have time to cook, try investing in a crock pot. 8. Be patient. Debt reduction is a long, slow process. Depending on the method you use, you may see no significant progress at first, but it will happen. 9. Stop borrowing money-no matter what! This means no more credit cards, no more cash advances, no more home equity lines etc, If you can afford to buy something with CASH you have now, then YOU CAN’T AFFORD TO BUY IT.

delish Hawaiin Wedding Cake

1 package (18-1/4 ounces) yellow cake mix 2 cups cold milk 2 packages (3.4 ounces each) instant vanilla pudding mix 1 package (8 ounces) cream cheese, softened 1 carton (8 ounces) frozen whipped topping, thawed 1 can (20 ounces) crushed pineapple, drained 1/2 cup chopped maraschino cherries, drained 1/2 cup flaked coconut 1/2 cup chopped walnuts

Directions Prepare cake mix according to package directions. Pour into a greased 15-in. x 10-in. x 1-in. baking pan. Bake at 350° for 20-25 minutes or until cake tests done; cool completely. In a large bowl, combine milk and pudding mixes; beat in cream cheese until smooth. Fold in whipped topping. Spread over cooled cake. Top with the pineapple, cherries, coconut and walnuts. His wife Rosemary threatens it’s going to get him into Jeopardy training one day.

Bravo and Mia Say: "If you think us dogs can’t count, just try putting three dog biscuits in your pocket and giving us only two of them.." The newest addition to the Rebecca and Shane Johnson household is a puggle named Mia. Diva Mia is the one with the pink collar to the left. We finally got Bravo and Mia to sit still long enough to take a photo. Of course the only way we could do that is by catching them sleeping! Bravo still spends most days working at getting peanut butter out of his Kong and is definitely terrorized daily by Mia. He is truly the innocent one of the two as Mia has taken over the role of the family terrorist! Mia and Bravo are the grandpuppies of Rosemary and Todd Joles.

This has to be the coolest thing since they invented sliced bread! No more searching for the USB cord to connect computer to camera. This card speaks in wi-fi to your computer and transfers the photos where you’ve directed it. Can I get an oh yeah! More information here at I recommend watching the video on the front page.

Beth Howard lives in the American Gothic home. Yup the one above with the very famous serious looking man and woman with the pitchfork in hand, and no that is not his wife but his spinster daughter. (Is spinster okay to say these days?) No wonder she looks ticked. I know you will all find this remarkable, but I had no idea that the house this couple was standing in front of really exists, in Eldon, Iowa. I promise it wasn’t my art professors fault, but mine for not listening. Beth moved there after the sudden loss of her 43 year old husband. Not again!!  Two Lenders. Each had different approval systems, both with challenges. Sigh.  Finally get loan approval and earthquake hits Japan. Unable to communicate with seller for 2 weeks! Arghh!
