Amanda manages all aspects of Founder’s rights and entitlements for the Rosemary Beach PUD, including but not limited to density units and commercial square footage allocation, parking and architectural review for Town Center.

Specifically, Amanda directly managed and negotiated the allocation of density units and commercial square footage from the Rosemary Beach PUD for the development of the three final Mixed-Use condominium buildings in the Rosemary Beach Town Center. These projects included the Georgetown Condominium (46 N. Barrett Sq), Orleans Condominium (74 Town Hall Rd) and Providence Condominium (16 S. Barrett Sq). In addition to negotiating and drafting the related contracts for said projects, Amanda also was responsible for managing the review and approval of the architectural plans for the Rosemary Beach Town Center Architectural Committee, as well as overseeing the construction process and handling all change orders and final inspections.

This condominium property is Gulf front; however, there is a shared pool that lies in between it and the dunes. Units 203 & 204 were on market for 100 days and sold for 95% of original list price.

153 Pelican Circle, Unit A sold on June 3, 2021, for $8.2M, or $1749/sq ft. This Gulf front townhome shares 90’ of private beach frontage; however, it is shared by only two property owners. This home was only on market for 24 days and sold for 96% of original list price. This home is also primely situated on the highly desired East end of Scenic Highway 30A.

4228 E. Co. Hwy 30A is lcoated in the heart of Seagrove Beach. While analyzing comparable condo properties in the Seagrove Beach area, we also reviewed Single-Family Homes on similarly situated properties in Seagrove Beach.

3508 E. County Hwy 30A sold on March 1, 2023, for $19M, or $2317/sq ft. This Gulf front home sold pre-construction and while off market. With 50’ of Gulf frontage, the lot on which the home presides is only 250’ deep or 0.28 of an acre. Its close proximity to Seaside provides a bonus for buyers.

115 Paradise By the Sea Blvd in the gated community of Paradise By the Sea in Seacrest sold on March 31, 2022, for $24M, or $2459/sq.ft. This Gulf front home is located in arguably the most coveted gated communities in the highly-desired East end of 30A. 115 PARADISE BY THE SEA BLVD 115 PARADISE BY THE SEA BLVD, SEACREST 146 Montgomery Street in Seagrove sold on November 21, 2022, for $18.25M, or $2016/sq.ft. the MARKET outlook

As a company, Rosemary Beach Realty studies data constantly to help determine and try to forecast future trends in the South Walton Market.

Our general one year outlook is that inventory will increase slowly over the next 12 months, and prices will continue to drop by roughly .05% per month or 6% over the next 12 months.

Assuming rates drop in 12 months or so, we believe that there will be a slow but growing market of new Buyers that will be entering the market using financing to purchase that will drive prices higher. However, this is not likely to affect the market for your product. We believe that the Buyer for anything over $5M will be purchased with cash.

We also believe that the market for new Gulf front property will continue to grow very slowly over this period as the effect of rates is generally less impactful for this market, as such is included into the projected price estimates. Therefore, our opinion is that the values of this property as seen in the renderings in the Seagrove location will be very close to the max numbers provided below:

Gulf Front Condo: $2,000 per sq foot

Non-Gulf Front Townhome: $1,300 per sq foot
