The phrase “teamwork makes the dream work” is credited to John C. Maxwell, an American clergyman and author, who popularized it in his 2002 book titled Teamwork Makes the Dream Work. In his book, Maxwell elaborates on the significance of teamwork and states, “Teamwork makes the dream work, but a vision becomes a nightmare when a leader has big dreams and a bad team.” The phrase captures the idea that collaborative efforts can lead to more effective problem solving.
POA Board work is a collective effort and requires a unique kind of teamwork among its members. Working together as a highly effective team means collaboration and compromise must exist and requires constant care and review.
But effective teamwork does not mean avoiding conflict. In fact, it actually means encouraging a bit of conflict and drawing out all viewpoints and ideas. Being committed to informed debate and analysis, active listening, giving constructive feedback, being open to changing one’s mind, and standing behind the collective decision results in an outcome that best serves the community. The key is to disagree without being disagreeable.
The benefits of effective teamwork are numerous including:
• Teamwork allows for a variety of viewpoints which can lead to more creative and effective solutions.
• Each member brings unique skills and knowledge, enhancing the team’s overall capability.
• Working together fosters connections and trust among the team members, which can improve morale and collaboration.
“Teamwork makes the dream work” serves as a reminder of the power of collaboration and cooperation. By working together, the Rose Hill Plantation Board of Directions has led to more effective teamwork and ultimately, better outcomes which is a benefit to our community and our residents.

With the arrival of cooler weather, our maintenance staff will be able to tackle several projects that were postponed due to the summer heat.
Upcoming projects include reflooring the guard stations in October, regrading Leaf Park (at the end of Greenwood Drive) to improve drainage, and more.
As you prepare your homes for the cooler temperatures, here are a few reminders:
• Check your heating systems now, before the first cold snap.
• Seal windows and doors to conserve energy.
• Inspect trees on your property for weak branches that could pose a hazard during storms.
While the fall foliage is beautiful, it also brings leaf cleanup. If you notice any common areas that need attention, please do not hesitate to reach out to me directly.

This year, as part of a new initiative from the Board of Directors, we are requesting residents to provide some basic household information when completing the form. This request is an effort to gather data on the changing demographics within our community, which will help us better understand the needs of our residents and serve you more effectively. Decals can be requested through the website. Allow 72 hours for processing, and security will deliver them to your home (a time will need to be specified, and someone will need to be home to receive them).

The POA will begin issuing the 2026 Resident, Family, and Golf Cart Decals in-person on September 26. Please remember that you must provide registration, proof of insurance, and a driver’s license in order to receive your new decals. The current decals expire on October 31st, 2025.
Family Decals will not be issued without the express consent of the homeowner. Family decals are not automatically renewed.

This notice serves as a reminder that each property owner is responsible for maintaining the culverts located on or adjacent to their property in a clear and unobstructed condition.
Culverts play a critical role in stormwater management by:
• Allowing proper water flow
• Preventing localized flooding
• Reducing soil erosion
• Protecting public infrastructure
Failure to maintain these structures can lead to safety hazards and costly repairs for both individual property owners and the community.
Maintenance Responsibilities:
• Inspect and clear your culvert regularly, especially during the rainy season or after heavy storms.
• Remove debris, grass clippings, leaves, and sediment that may block the flow of water.
• Maintain proper grading around the culvert—ensure the ground level remains below the culvert opening to prevent it from becoming buried.
• A low swale should exist in front of your property to allow water to flow from one culvert to the next effectively.

• Improperly maintained examples that do not meet the community standards
Enforcement and Covenant Compliance:
a. Erosion Control. To implement effective and adequate erosion control and protect the beauty of the Property, the Association and its agents shall have the right to enter upon any Lot or other portion of the Property before or after a building or structure has been constructed thereon for the purpose of performing any grading or landscaping work or constructing and maintaining erosion prevention devices. Provided, however, that prior to exercising its right to enter upon the Lot or other portion of the Property for the purpose of performing any grading or landscaping work or constructing and maintaining erosion prevention devices, the Association, and agents, successors and assigns, as the case may be, shall give the Owner the opportunity to take any corrective action required by giving the Owner notice indicating what type of corrective action is required and specifying in that notice that immediate corrective action must be taken by such Owner. If the Owner fails to take the corrective action specified within thirty (30) days from such notice, the Association, and agents, successors and assigns, as the case may be, may then exercise its right to enter upon the Lot in order to take the necessary corrective action. The cost of such corrective or erosion prevention measures when performed shall be paid by the Owner thereof within thirty (30) days after receipt by Owner of an invoice setting forth the cost of such work. If the Owner fails to voluntarily remit such reimbursement in a timely manner the Association, and agents, successors and assigns shall be entitled to charge and collect the same in like manner against such Owner as an Assessment obligation.
Action Required:
Please inspect and maintain your culvert and swale areas immediately and ensure they meet the community standards outlined above. Your cooperation helps protect the entire neighborhood.

Michael Blackmon, Rose Hill’s new Operations Manager grew up in Charleston, South Carolina, and quickly developed a love for the coastal lifestyle. His passion for hospitality blossomed during his time at USCB and while working at Colleton River. After college, Michael moved west to work for Related WestPac, a development company where he absorbed knowledge and insights from leading developers and thinkers. He returned to the Southeast and served as Director of Operations for Habersham Development. More recently, Michael joined a development company responsible for building and operating a professional soccer team, Tormenta FC. Managing their diverse staff provided him with a comprehensive understanding of community dynamics. Michael is eager to leverage his extensive background and management skills to contribute to Rose Hill’s continued excellence and success. In his free time, Michael enjoys playing golf, fishing or anything outdoors!
Although she has been in the roll for a couple of months, many of you may not have had a chance to meet our new POA Accountant, Louann Sheplar. Prior to joining the Rose Hill staff, Louann worked in a public accounting firm for 25 years. Louann and her husband Scott, moved to Rose Hill in 2016 and reside on Club Gate Drive. When not working she enjoys playing golf and spending with Scott and her pups.
Monica Stites, Rose Hill Plantation’s new Architectural Review Board Administrator & Covenant Advisor, is excited to join the POA team! In her previous role as Community Standards Manager at Palmetto Dunes for the last 6 years, Monica helped re-write the ARB’s Design & Construction Guidelines and brings a keen understanding of how to be a resource for homeowners and contractors with customer service and an understanding of the process. Monica moved with her husband, 2 children, and pets to Bluffton in Dec 2018 from Bethel, CT. Outside of work, Monica enjoys spending time with her family, being a Lacrosse/Gymnast mom, sourdough baking, going to the beach, and enjoying life!

Living in South Carolina is ideal if you are a golfer, especially with the beautiful Fall weather we are experiencing right now. The LGA members have certainly taken advantage of these days as seen in our photos.
In August, many members of the LGA played in a So. Carolina Women’s Golf Association Tournament at Long Cove Golf Course on HHI. It was a two-person Best Ball and Rose Hill was not only well represented, but many teams won.
Membership and event participation continue to grow.
Sadie Hawkins Day in September, proved to be not only a fun, but an enjoyable event especially with the LGA women inviting non spousal partners to play. Camaraderie and laughs prevailed with a fun social time afterwards at Fair Winds. Now there was a bit of uniqueness regarding some of the teams as we saw our wonderful Pro Shop staff enter the fun and a player from Fair Winds. Samantha Randall and Mark teamed up, plus Grace and her partner.
The year is far from over for the LGA. “On September 17th a luncheon was held at Fair Winds for all members to discuss Association business and start planning our signature Holiday Tournament. We look forward to a very relaxing and fun time once again, especially after a round of golf.
Our appreciation for what our beaufiful Rose Hill golf course has become, goes to directly to IGM and the key individuals of Mike Kuhn, Mark Teed, Antonio, and each of their staffs. The excitement of being Best of Bluffton for public golf courses simply added another recognition well earned. It only takes a round of play to realize the results of careful oversight and professional management to see how far it has returned to its natural beauty.

Year-Round Junior Program
August marked the beginning of our year-round junior program, which is open to children ages 4 through 18. Kids can join at any time during the year, making it easy to get started no matter their schedule. For families seeking a regular commitment, we offer monthly discounts for those who sign up for a set schedule. Alternatively, our daily “drop-in” rates provide flexibility for those who prefer a less structured approach. Please remember to call ahead to check for available spaces before attending.
Mini Shots Program
Our Mini Shots Program is designed for our youngest players, ages 4 and 5. These sessions are always delightful, and it’s a joy to watch these young athletes learn and play.
Red Ball Program
The Red Ball Program caters to children ages 6 through 10 who are new to tennis. We use reduced-sized courts and specialized pressurized balls to ensure that kids can learn and play successfully at this stage. Building a solid foundation here is crucial for their future development in tennis. If you want to experience the excitement firsthand, visit the club between 4:30 PM and 6:00 PM, Monday through Thursday.
Orange and Green Ball Programs
These groups cater to children ages 10 through 16 who are new to tennis or progressing from red ball. Pressurized balls are still in use and stroke development is the focus so that the children are ready to play the game of tennis and enjoy it. These groups train between 4:30 PM and 6:00 PM, Monday through Thursday.
Yellow Ball and Rose Hill Gang!
These players have come up through the ranks and have developed a good understanding of the game. Yellow ball players prepare to play high school tennis and tournaments and the Rose Hill Gang players have developed the competitive spirit and take their training to the next level. These groups train between 4:30 PM and 6:30 PM, Monday through Thursday.
Season and League Play
The USTA season is coming to a close with Sectional competitions, followed by Nationals for those competitive teams. As the current season winds down, the Fall Local League will begin, along with Tri-Level leagues. Preparations for the 2026 season are already underway, with players forming new teams and our coaches helping them refine their doubles skills. Participating in league play is an excellent way to meet others and enjoy competitive tennis.
Every six to eight weeks we start a new session for both beginner and advanced beginner players. Social play for these groups are then formed and the joy of leaning this sport is experienced. Call our pro shop for dates for the next start date. Each clinic is limited to 12 participants.
All our programs follow the current USTA rating levels. If you are unsure about your skill level, one of our coaches will be happy to evaluate you and place you in the appropriate program. We also take care to introduce you to other players who match your ability, ensuring a positive and supportive environment.

The hot, wet weather is finally behind us, and the crisp fall air has arrived right on time. August truly put the golf course to the test, with record-breaking heat and more than 18 inches of rain.
On several days, we were forced to either close the course or open only nine holes. Despite these challenges, we are proud to share that rounds played exceeded last August’s totals!
We are also thrilled to announce that Rose Hill Golf Club was voted Best Public Golf Course in Bluffton in this year’s People’s Choice Awards. This recognition reflects the dedication of our team and the continued support of our community. Course improvements remain a priority:
• Tee boxes on holes 2, 4, and 8 were resodded.
• Several greens were patch sodded where needed.
• Ongoing cart path pothole maintenance continues to enhance playability.
• Planning for the new sand storage area is in its final stages and is expected to be completed in the coming weeks

Rose Hill continues to host and support junior golf programs, with several exciting tournaments on the schedule:
• September 20–21: The Rosie Jones Invitational –Miss Jones, a 13-time LPGA Tour winner, continues her commitment to mentoring high school girls through the game of golf.

• December 13–14: South Carolina Junior Golf Association – Boys & Girls

Veteran’s Day, observed on November 11th is celebrated to honor all who have served in the United States military, both past and present. We are proud of and salute our Rose Hill residents/veterans for their sacrifice and commitment to our country.
Many of you are familiar with the engaging short stories periodically featured in our newsletter written by our own resident author James Edward Alexander. In honor of Veterans’ Day, a fellow resident has nominated him as our Fall 2025 Notable Neighbor.
On the morning of his 17th birthday, June 1951, James boarded a Trailways bus in Valdosta Georgia that transported him to service in the United States Air Force. On the second day of basic training, he was given a uniform. The drill sergeant commanded that he wear it “With Air Force Blue Pride.” He wore a variety of Air Force uniforms for 20 years, 9 days.
For the first 10 years James served as a medical technician, gaining experience and rising to the status of Senior Surgical Technician at Wilford Hall Medical Center, the largest Air Force medical facility, affectionately called “Big Willie.”
When he was transferred to England in 1958, he was encouraged to develop newly discovered skills and train as a journalist and broadcaster. For the last decade of active duty, he served as Station Manager of an Armed Forces Radio and Television Station, speech writer for a general officer, and as a Senior Broadcaster Instructor at the Defense Information School.
At age 56, two decades after military retirement, James became an attorney. Now at the age of 91, the use of airplanes and electronics allows him to continue as an attorney in California, while enjoying the calmness of life in Rose Hill Plantation.

4TH OF JULY GOLF CART PARADE AND ICE CREAM SOCIAL was a success! The patriotism our neighborhood showed was palpable. Close to 60 golf carts participated, weaving our way through the golf side of Rose Hill, ending with a lively ice cream social at Fair Winds Bar & Grill. Music was provided by the amazing band Sweet Forgiveness. Thank you to all who were able to attend!
The BACK TO SCHOOL POOL PARTY was sadly rained out twice, but don’t fret – the social committee is planning an End of School Year Pool Party in May 2026! Stay tuned for more details.
SIPS AND SUNSETS continues to be a neighborhood favorite, with the live music flowing, friendships being made and fortified, and taking in a gorgeous sunset over the Colleton River. Our next scheduled Sips and Sunsets will be October 1st from 6-8 pm featuring live music by Paul Uhls.

Our 2nd annual Garden Swap was a success.
The weather was beautiful, the plants were plentiful, and everyone had a great time with some great baskets put together by our Garden Group. A big thank you to all who came out to support Caring Neighbors - we loved seeing so many new faces this year!
Approximately 10 kids ran the market stand at the Rose Hill Gardener Group’s September Plant Swap to raise money for Hardeeville’s Raskel’s Rescue.
Rascel’s Rescue staff and volunteers also attended and the dogs had a nice time visiting with neighbors. The kids sold cookies, shells, edible dirt snacks and drinks and raised just over $200 for the cats and dogs at Raskel’s. The kids had the time of their lives and asked when the event would happen again. This was great not only to benefit the animals but it helped the elementary aged kids with their confidence, public speaking and charitable spirits. They enjoyed selling things, being with friends and having fun. And...they all went home with a plant to nurture and grow.

Caring Neighbors is a non-profit, charitable organization which relies on volunteers to help meet the needs of seniors and others living within Rose Hill, or the greater Bluffton areas. Our services include:
• Transportation to appointments, shopping, or running errands
• Assistance with minor chores or simple home maintenance
• Friendly telephone check-ups or home visits
• Meals delivered when recuperating from surgery or illness
• Temporary pet care such as dog walking
We will be hosting Walmart Pharmacy for a Rose Hill immunization clinic on Monday, October 13, 2025, from 3:00 – 6:00 pm. The clinic will take place in the Annex/Library building next to the POA office. Watch for POA announcements and registration details.
On Tuesday, October 14th, we will host our annual Medicare information meeting. Currently, we have a shortage of volunteers and are looking for adults who are interested in helping us. It’s that time again! We’re getting the crew back together for our next Rose Hill Litter Getterz cleanup event. Join us on Saturday, November 1st, at 9:00 a.m.
We will meet at the POA office to grab our gear and get ready to go. We’ll supply everything you need to become a trash-collecting superhero: safety vests, trash grabbers, and gloves. If you’ve never joined us, now is the time! It’s a fun way to get some fresh air, meet new people, and make a real difference right here in our neighborhood.
Important: Be sure to bring your water bottle (stay hydrated), a hat, sunglasses, closed toe shoes and wear long pants!

Hello Okie Families!
We are hitting full stride in our classrooms and are ready to welcome academic volunteers into our classrooms.
An academic volunteer’s role will be to collaborate with a teacher or grade level to provide academic support to groups of students. Okatie began with our Math Buddies program last year and this year we are excited to include both reading and math for volunteers to sign up for. HERE IS HOW IT WORKS:
An Immunization Form must be completed by each person interested in participating. You can print out the form at home by clicking on the attached PDF below or stop by the POA office to pick up a copy.
A copy of your insurance card and/or Medicare card must be attached to the Immunization Form.
Return your completed form and copy of insurance card to the POA office by October 10th and sign up for a time to come in for your shots on the 13th. Appointments will be scheduled in 30-minute time blocks. Walk-ins are welcome but scheduled appointments will be prioritized.
Immunizations will include:
• Flu (regular or high dose)
• Shingles
• COVID-19 (if available)
• Tdap
• Pneumonia (Pneumovas and Prevnar)
• MMR
90% of Flu shots are typically covered without a copay on insurance. Once the pharmacy runs your insurance information, they will notify you of any co-pays that may be required.
Help Us Feed 400 Families Every Week.
If you are interested in participating in the food drive, send an email to lennypttcfb@gmail.com (Please include your street address).
You will receive a weekly email letting you know what food items are needed that week. On the weeks you choose to participate, reply to that email and you’ll be put on a list for pick-up. Simply put your donation outside your front door by 10:00am Wednesday and a volunteer will pick it up.
Or you may drop off your donation during the week at the POA office or the Rose Hill Club House at Fairwinds Bar & Grill.
Regular weekly items needed: Can Chicken, Can Tuna, Pasta Sauce, Hearty Soups, plastic bags.
