Appearances Matter
To have the most impact in the market and an edge over the competition, appearances and condition make the biggest difference. A house in great condition will attract solid buyers, those who are serious, motivated, and qualified.
1. Make a list of everything that is defective, broken or worn out. Before putting your home on the market, it is a good idea to repair these items. Most buyers want a home that is in move-in condition.
2. Remove clutter from rooms to visually enlarge them.
3. Replace any carpet if it does not clean up well.
4. Paint all interior walls a neutral color to brighten the home and make it look bigger.
5. Wash all windows inside and out.
6. Organize your kitchen drawers and cabinets, and closets. Remove unnecessary items and put them in storage.
7. Re-caulk the tub if the caulk is not sparkling white. Repair or replace broken tiles in the shower/tub.
8. Make sure porches, steps, verandas, balconies, patios, and other extensions of the house are kept uncluttered, swept and in good condition.
9. Make sure the garage door opens easily. Fix and/or paint the garage door if necessary.

We will need to accompany you to the property on the initial visit. By letting us help you with builders, you get all the services offered in this presentation, as well as those offered by the builder, without paying more for it.

Knowledge Is Power
Most buyers are not completely knowledgeable in identifying potential problems in the home they are about to purchase. A small investment in a home inspection helps buyers to save thousands of dollars in the long run. A buyer simply cannot afford not to have a professional home inspector survey the external and internal components of the home.
ITEMS ON YOUR INSPECTION REPORT SHOULD INCLUDE (but are not limited to):
• Foundations, basements, and structures: Basement floor and walls, proper drainage and ventilation, evidence of water seepage.
• Exterior: Siding, windows and doors, exterior walls, porches, decks, balconies, and garage.
• Roof: Roof type and material, condition of downspouts and gutters.
• Interior plumbing system: Hot and cold water systems, the waste system and sewage disposal, water pressure and flow, hot water equipment.
• Electrical system: Type of service, number of circuits, type of protection, outlet grounding, and load balance.
• Central heating system: Energy source, type of cooling equipment, capacity, and distribution.
• Interior walls, ceilings, floors, windows and, doors.
• Attic: Structural, insulation, and ventilation information.
• Fireplace: Chimney, damper, and masonry.
• Garage doors, walls, floor, and opener.
• Appliances: Built in and other
home appliances, smoke detectors, and television/cable hookups.
• Lot and landscaping: grounds slopes away from foundation, condition of walks, steps, and driveways.
It’s important to know that every home has issues that the inspector will reveal and every home has its own “personality”, so to say. It is the inspector’s job to find these, which is a good thing.
