HENDERSON REINVENTS CENTRAL WITH GLOBAL HARBOURFRONT ICON – CENTRAL YARDS

Henderson Land Development Company has announced Central Yards, its most ambitious mixed-use development on the New Central Harbourfront. With over 148,600 square metres of gross floor area, the project is set to become Hong Kong’s most sustainable district for commerce, culture, and lifestyle. Phase 1 will launch in 2027, followed by Phase 2 in 2032. Sir Terry Farrell, who passed away on 28 September 2025 at 87, leaves behind more than buildings, he leaves a philosophy. Known for his contextual urbanism, Farrell believed “Architecture is not about the building, it’s about the city. It’s about the people who use it.” That ethos shaped Hong Kong’s skyline and beyond. His journey in Asia began in 1991 with the opening of Farrells’ Hong Kong office.The Peak Tower, completed in 1995, became an emblem of post-handover ambition, part sculpture, part spaceship. Farrell’s civic vision extended to transport hubs like Guangzhou South and Beijing South Railway Stations, where form met function with grace.

In Shenzhen, KK100 rose as a vertical city, while the Sheraton Dameisha Resort revealed his sensitivity to landscape. Stefan Behling, Head of Studio, said: “Techo International Airport is not only a tribute to Cambodian culture—it’s a new gateway connecting the country to the world.” The terminal features a modular domed roof supported by tree-like structures, with 180 skylights and woven ceiling patterns that echo bamboo craftsmanship. A bronze Buddha and 200 sculptures celebrate Cambodia’s heritage, while the rumduol flower and native palms enhance the journey. Located 20 kilometers south of central Phnom Penh, the airport’s first phase opened in September 2025, with full completion expected by 2030. SWIRE PROPERTIES TOPS OUT TAIKOO PLACE BEIJING Swire Properties has announced the structural topping out of all buildings at Taikoo Place Beijing, a major milestone for its largest investment in the Chinese Mainland.

Cathay has unveiled a new Airbus A320neo full-flight simulator at its Flight Training Centre in Hong Kong, reinforcing its commitment to safety and operational excellence. Manufactured by CAE, the simulator features the advanced Prodigy visual system, enhancing realism and supporting Cathay’s fleet expansion and pilot training needs. Cathay Chief Operations and Service Delivery Officer Alex McGowan stated: “This marks another milestone in our longstanding partnership with CAE, strengthening our training capabilities and nurturing future aviation talent.” The simulator complements Cathay’s investment of over HK$100 billion in fleet renewal, digital innovation, and customer experience. The Group has ordered more than 100 aircraft, including over 30 A320neo and A321neo models. ZHA UNVEILS SHAOXING CULTURE AND ART CENTRE DESIGN

Zaha Hadid Architects has revealed the design for the Shaoxing Cao’e River Culture and Art Centre, set to anchor a new cultural quarter in Zhejiang’s Shangyu District. Spanning 81,650 m², the centre will host a Grand Theatre, Black-Box Hall, Arts and Education Centre, Conference Centre, Heritage Museum, and Digital Art Gallery. Positioned along the historic Cao’e River, the centre’s flowing pitched roofs and glazed tile-inspired façades pay homage to regional architecture. Sheltered courtyards and landscaped terraces connect the building to the city, offering public spaces for recreation and performance. The design

integrates sustainability with wide roof overhangs, self-shading zones, and photovoltaic panels to reduce energy demand. Inspired by Shaoxing’s Celadon ceramics, the façades blend tradition with innovation. Patrik Schumacher, Principal at ZHA, leads the project with a multidisciplinary team. Schindler has modernised two high-performance elevators at the Sphinx Observatory in Switzerland, Europe’s highest research facility at 3,571 metres.

Operating in extreme conditions with temperatures as low as -37°C, the project demanded expert engineering and close collaboration with the Jungfrau Railway. Originally installed in the 1990s to replace a single lift from 1937, the twin Schindler elevators now transport scientists and visitors 108 metres in just 25 seconds. Recent upgrades included lightning protection and hardware modifications tailored to the altitude and climate. Roger Zehr, Schindler’s technical project lead, noted: “Transporting materials by train and working at high altitude required careful planning and acclimatisation.” The observatory supports vital atmospheric and glaciological research, with the elevators playing a key role in daily operations. Retired technician Kurt Weber recalled the importance of teamwork, saying, “It’s something special.” Schindler’s commitment to innovation and reliability ensures continued access to one of the world’s most extraordinary scientific sites. https://group.schindler.com

WORLD’S FIRST ‘SKY STADIUM’ TO RISE 350 METRES ABOVE GROUND Saudi Arabia has unveiled plans for NEOM Stadium, the world’s first ‘sky stadium’, set to soar 350 metres above ground level and open in time for the 2034 FIFA World Cup. With a capacity of 46,000, the venue will sit atop a futuristic skyscraper.

The concept, which has gone viral on social media, is part of a broader vision announced last year featuring 15 hightech stadiums. NEOM Stadium is expected to anchor the ambitious NEOM ‘The Line’ development, a linear city designed to redefine urban living.

Harbin Bank International Plaza, a 16-storey Grade A office tower in Beijing designed by Gensler, redefines the modern headquarters experience with its elliptical form and double-skin façade. Located at San Yuan Qiao, the building blends architectural elegance with environmental performance, featuring eight triple-height atriums and a ventilated façade system that adapts to seasonal extremes. Russell Gilchrist, Design Director at Gensler London, said: “It’s more than a building—it’s a statement of sustainable urban architecture.”

Inside, the open-plan layout fosters collaboration and wellbeing, with equal access to natural light and informal gathering spaces. A 13.5-metre-high lobby, sculptural spiral staircase, and panoramic auditorium reflect Harbin Bank’s brand identity and commitment to innovation. AECOM TO DELIVER HKIA DONGGUAN LOGISTICS PARK, DRIVING GROWTH IN THE GREATER BAY AREA

AECOM has been appointed by the Hong Kong-Dongguan Sea-Air Intermodal Transshipment Logistics Park Management (Dongguan) Limited, a wholly-owned subsidiary of Airport Authority Hong Kong (AAHK), to deliver the HKIA Dongguan Logistics Park (The Park). This landmark initiative will directly link Hong Kong International Airport (HKIA) with Dongguan, one of the Chinese Mainland’s key manufacturing hubs, creating new efficiencies and fuelling economic growth across the Greater Bay Area (GBA). As lead consultant for Phase 1, AECOM is overseeing design, contract and construction management of major infrastructure including an air cargo terminal complex, barge terminal,

freight forwarder warehouses, and highly automated facilities. Advanced technologies such as intelligent guided vehicles (IGVs) and customized containers will set a new benchmark for logistics infrastructure. The Park will be the world’s first sea-air intermodal transshipment hub, enabling export cargo to be screened and airline-approved in Dongguan before direct transfer to HKIA’s airside for global distribution. HKIS AWARDS 2026 NOW OPEN FOR APPLICATION

INDUSTRY-FIRST GUIDELINE FOR CARBON SMART CONSTRUCTION SITES The Hong Kong Construction Association (HKCA) has launched the “Best Practice Guideline for Carbon Smart Construction Site,” a first-of-its-kind framework to help contractors reduce emissions and support Hong Kong’s 2050 carbon neutrality target. Developed with the Business Environment Council, the guideline introduces 36 low-carbon measures under the “4M1E” framework— Man, Machinery, Materials, Methods, and Environment.

The Hong Kong Institute of Surveyors (HKIS) has officially opened applications for the HKIS Awards 2026, recognising surveyors who drive industry advancement through innovation and professional excellence. With the theme “Surveying for Innovative Solutions,” the biennial awards celebrate contributions in cost management, risk control, asset management, and project delivery. HKIS President Sr Robin Leung stated: “The awards provide a platform for sharing and elevating professional standards across the surveying industry.” Organising Committee Chairman Sr Francis Lam added: “Behind every successful project lies the insight and collaboration of a professional team.”

Projects will be judged across categories including planning, construction, asset management, and facilities maintenance. The top honour, the HKIS Excellence in Surveying Award, will be presented to the best overall project among Gold Award winners. Applications are open until 31 January 2026, with finalists announced in March and the awards ceremony scheduled for summer.

Each is assigned “carbon reduction tokens” to quantify impact, aiding contractors in selecting effective strategies. To encourage adoption, HKCA has also launched the Carbon Smart Construction Site Labelling Scheme, recognising sites that implement at least 15 tokens’ worth of measures.The scheme applies to civil, foundation, and building projects.The guideline is available for free download, with applications for the labelling scheme now open. www.hkca.com.hk

Titus Yu: In North Asia and Hong Kong, we focus on key verticals that demand resilience and energy efficiency. District cooling is a major area of growth, especially in high-density urban environments like Hong Kong. These systems offer efficient chilled water distribution across large areas, reducing energy use and enhancing climate resilience.

We also support healthcare and logistics hubs, helping modernise facilities with energy-efficient systems. Data centres are another critical segment, where our high-efficiency equipment helps manage increasing thermal loads while improving reliability and operational stability.

What are the key challenges and opportunities in implementing intelligent climate solutions in North Asia’s urban environments?

Titus Yu: Urban density presents unique challenges, especially in cities like Shanghai, Hong Kong, and Taipei. Retrofitting older buildings requires compact, efficient systems that can be installed with limited disruption. We’ve developed solutions specifically for these scenarios, including modular systems that can be assembled on-site in constrained plant rooms.

Our retrofit capabilities are well-established. For example, we’ve upgraded HVAC systems in iconic hotels like The Peninsula Hong Kong, where plant rooms are often underground or in tight spaces.

We customise piping, controls, and electrical components to meet site-specific constraints.

A FOREST IN THE SKY In the heart of São Paulo’s Bela Vista district, Salma Tower redefines the commercial office typology. Designed by aflalo/gasperini arquitetos, this Triple-A corporate tower is not merely a workplace — it’s a suspended ecosystem, integrating 1,200 square meters of native Atlantic Forest across 16 floors. The smart building sets a new benchmark for biophilic design in the Southern Hemisphere.

The façade is more than a visual statement. It’s a living envelope. Spiral green terraces wrap the building’s core, creating a vertical forest that functions as both climate buffer and acoustic shield.

These terraces — embedded with fruit trees and native vegetation — are not ornamental.

They are engineered to regulate temperature, filter air and support biodiversity. The result is a building envelope that performs as a natural insulator, reducing energy loads while enhancing occupant comfort.

Salma Tower’s LEED Platinum certification confirms its environmental credentials, but the innovation runs deeper. The building’s open ground floor — free of walls and railings — invites urban permeability. It connects three surrounding streets, activating the public realm with retail and hospitality. This gesture transforms the tower from a private asset into a civic contributor, aligning architecture with mobility and community.

ENVELOPE AS ECOSYSTEM The tower’s 80-meter height is articulated through 16 storeys, each with generous 4.68-meter floor-to-floor heights. This spatial generosity allows for double-height garden terraces that spiral upward, creating a continuous green ribbon. These terraces are not retrofits or add-ons — they are integral to the building’s structural and environmental logic.

By leveraging São Paulo’s Terraces Law, the design dedicates 5% of the land area to hanging gardens. This legal framework becomes a catalyst for innovation, enabling the largest integration of native forest and urban architecture in Brazil. The building’s envelope is no longer a barrier between inside and out — it’s a porous membrane that breathes, shades, and shelters.

The technical performance of the façade is matched by its sensory impact. A full-scale mockup of the forest terrace was built during design development to test light, airflow, and spatial quality. This empirical approach ensures that the building delivers not just metrics, but experience. Tenants encounter birdsong, forest breezes, and filtered light — elements proven to enhance mental health and productivity.

A COCOON IN THE CONCRETE JUNGLE

LOCAL MATERIALS, GLOBAL INTENT

Designed by Denton Corker Marshall (DCM) for agro-industry leader PT Dharma Satya Nusantara Tbk, the DSN Headquarters anchors its presence in the Pulogadung Industrial Estate with a four-storey structure that defies its surroundings. The building’s curvilinear form carves out a shaded courtyard facing a lagoon, offering passive cooling and biophilic relief in a dense industrial zone.

Nearly every material in the DSN Headquarters is sourced and manufactured in Indonesia. Natural stone, aluminium doors and windows and the secondary skin, all originate from domestic suppliers, reinforcing the project’s low-carbon ethos. The only imported element, the double low-E glass, was selected for its superior performance and installed with precision to meet the building’s energy targets.

The envelope is the star. A double-glazed, low-emission glass façade wraps the north and south elevations, reflecting the surrounding gardens and minimizing thermal gain.

But it’s the east and west facades, those most exposed to Jakarta’s punishing equatorial sun, that showcase the building’s ingenuity. Here, a double skin system deploys perforated aluminium membranes as a secondary veil, reducing direct solar impact while allowing filtered light and airflow.

The aluminium skin isn’t just functional, it’s cultural. Inspired by the bubu, a traditional bamboo fish trap from Jakarta’s northern coast, the veil is fabricated locally from upcycled Maspion cooking pots and pans. This move not only slashes embodied carbon but embeds regional identity into the building’s DNA.

Inside, the building continues its sustainable narrative with hospitalitygrade interiors that prioritize staff comfort and interaction. A large open canteen spills into outdoor terraces, while lounges and intimate breakout spaces foster collaboration. The main lobby features a commissioned sculpture by 85-year-old German-born artist Rita Widagdo, whose abstract forms echo Indonesia’s rich flora and the building’s organic geometry.

OPPO Headquarters, China Redefines the Future of Architecture The OPPO Global Headquarters, designed by Zaha Hadid Architects, is one of China’s most complex architectural projects. Located in the Shenzhen Bay Super Headquarters Base, the landmark comprises four interconnected towers with a total floor area of 240,000 square meters and a tallest tower rising 200 meters. NorthGlass, as a key curtain wall supplier, undertook the challenge of realizing this ambitious design.

The façade incorporates more than 40,000 square meters of curved glass, including over 6,000 pieces of highly complex double-curved panels. These are complemented by multi-curved, reverse-bent units and spherical roof glazing. The largest single-curved panel spans 5.4 meters, while the largest double-curved panel reaches 6 meters. The minimum bending radius for a single piece is just 1 meter, demanding extreme precision in fabrication.

Such requirements represent the highest level of complexity in the industry, pushing the boundaries of curtain wall engineering. By shifting tower cores outward, the design freed interior space but introduced unprecedented technical challenges. This project sets a new benchmark for architectural innovation, inspiring NorthGlass to advance research and development in glass technology for future world-class landmarks.

Global Growth Through Strategic Vision Building upon decades of tempering technology, NorthGlass established a strategic partnership in 2008 with a world-leading technology giant, supplying high-end architectural glass for flagship stores worldwide. In 2009, the company developed 12.8-meter curved tempered glass, followed by 18-meter flat and curved tempered glass in 2010. Tianjin NorthGlass Industrial Technical Co., Ltd. was founded in 2012 with a total investment of RMB 500 million.

2050 M Street, USA Redefining a Washington Landmark Located in the heart of Washington, D.C., 2050 M Street reimagines the modern workplace. Inspired by the classical Corinthian column, architecture firm REX translated this motif into a modular system of curved glass panels. NorthGlass collaborated closely with the design team and façade consultants to supply over 1,100 coated curved panels—each rigorously tested for transparency, strength, and energy efficiency.

The façade’s relief-like and kaleidoscopic effects shift with light, creating a dynamic visual experience and establishing a striking new landmark. The project has earned international recognition, including the AIA New York Honor Award (2023) and shortlisting for the Mies Crown Hall Americas Prize (2022), cementing its reputation as one of Washington’s most innovative office buildings.

Two Taikoo Place, Hong Kong, China Elevated by Cutting-Edge Glass Technology In Hong Kong’s Eastern District, Taikoo Place has reshaped the skyline with NorthGlass’s advanced glass processing expertise. One Taikoo Place showcases industry-leading façade design: 17.2-meter-high three-sided glass façades with 45-degree mitred corners create seamless views, while 22 panels and 18 glass fins exemplify precision assembly. Ultra-large panels were safely delivered and flawlessly installed, with multi-layer tolerances controlled within 0.5 mm.

Two Taikoo Place pushes boundaries further. The 195-meter tower features 3 × 3-meter flawless tempered panels and a podium clad in 15-meter frameless insulated glass, achieving unprecedented transparency. Advanced tempering furnaces and double-silver Low-E coatings ensure perfect flatness, energy efficiency, and brilliance. Conical bent corners, crafted layer by layer, define the tower’s elegant curves.

Elevating Tokyo’s Skyline, the Art of the Façade

Foster + Partners’ Lusail Towers in Qatar anchor the new central business district with four high-rise buildings. Their façades combine marine-grade aluminium glazing and twisting shading fins to withstand the harsh climate while reducing solar exposure.

NorthGlass played a pivotal role, supplying four floors of ultra-large, custom-shaped double-silver Low-E laminated IGU for the podiums.

Each tower’s elliptical plan and twisting rise create a dynamic sense of motion, accentuated by a spiral curtain wall system. The podium incorporates 92 panels of 11-meter-high, single-edge-warped, complexshaped glass, delivering transparency, precision, and elegant proportions.

Despite tight timelines, NorthGlass completed all processing and delivery within one month, showcasing technical mastery. The towers, housing Qatar’s leading financial institutions, connect Lusail Stadium and the waterfront via a sunlit boulevard. Following the success of NorthGlass’ “Ice Ribbon” glass in Beijing, Lusail Towers reaffirm the company’s leadership and innovation in global façade engineering.

Rising 330 meters above Tokyo’s Minato Ward, the ToranomonAzabudai Mori JP Tower is now Japan’s tallest skyscraper. Designed as the centrepiece of a “modern urban village,” the tower anchors a network of high-rises and public zones, forming a verdant “vertical garden city.”

Defined by its four-sided glass façade, nearly 70,000 m² of façade glass supplied by NorthGlass, the building achieves crystalline clarity, implementing stringent controls across more than 140 technical parameters, overcoming deformation risks historically associated with tempered glass in Japan. The result is a façade of pure transparency and shifting reflections, balancing simplicity and dynamism.

This visual duality endows the tower with clarity and life, while its integration of green spaces and sustainable design reinforces Japan’s commitment to low-carbon development.

Neue Nationalgalerie, Germany Revitalizing a Modernist Icon Designed by Ludwig Mies van der Rohe and opened in 1968, Berlin’s Neue Nationalgalerie is a modernist masterpiece. Known for its monumental steel roof and transparent façade, the museum sets the glazed upper pavilion with subterranean galleries, turning the building itself into a stage for modern art.

After nearly five decades, the structure required comprehensive renovation. David Chipperfield Architects led the refurbishment, preserving the original design while upgrading systems and replacing the façade.

NorthGlass supplied ultra-large tempered laminated glass panels measuring 3.5 meters in width, a rare specification in Europe. These panels restored the pavilion’s seamless transparency while meeting modern standards of safety and energy performance. The renewal ensures Mies’s vision of light and space endures for generations.

A NEW URBAN ICON RISES IN SHENZHEN Transforming the Historic Kingway Brewery Site into a Sustainable Mixed-Use Landmark Bridging Heritage, Innovation, and Community

T

he Kingway Brewery redevelopment in central Shenzhen represents a bold vision to transform a historic 89,458 sqm site into a worldclass mixed-use destination. This landmark project combines Grade-A offices, premium retail, an exhibition center, and a Beer Museum, creating a vibrant urban hub that honors cultural heritage while embracing modernity and sustainability.

A defining principle of the design is the seamless integration of the surrounding context and the brewery’s legacy. The development draws inspiration from the adjacent Wei Ling Mountain and the original brewery tanks, weaving these cultural and natural elements into a contemporary urban fabric. Public plazas— both at grade and elevated—extend greenery deep into the site, allowing local ecosystems from the hillside to flow naturally into the development.

Native flora and fauna are strategically incorporated to maintain ecological continuity, while human-scaled spaces offer shaded seating, art installations, and sculpture. These plazas encourage natural ventilation through cool breeze corridors, creating refreshing, quiet areas that provide respite from the city’s intensity.

The site is divided into two plots by Taibai Road. The North Plot accommodates the cultural heritage zone, an office tower, and retail components, while the South Plot features the landmark tower. Office towers are positioned at the corners of each plot to maximize retail planning flexibility and address site constraints, while establishing clear, prominent addresses along major roads.

The centerpiece of the South Plot is a 303-meter, 57-story landmark tower— a striking symbol of GDH and GDL’s corporate identity. Designed with large, efficient, clear-span floorplates, the tower caters to global business needs while projecting an image of strength and innovation.

Its façade, inspired by the brilliance of diamonds, creates a shimmering pattern reminiscent of a starry night, illuminating Shenzhen’s skyline and reinforcing GDH City’s position as a global brand. This architectural statement reflects the company’s success in the diamond and jewelry trade, serving as a monument to its enduring legacy.

The retail design takes cues from the natural contours of Wei Ling Mountain, expressed through a “stepping concept” of terraced setbacks and flowing curves. These terraces create dynamic outdoor spaces where visitors can move freely between plazas and the main shopping arcade.

At the heart of the retail center, a central atrium floods the interior with natural light and promotes ventilation, linking all levels to a landscaped rooftop garden. This rooftop oasis features elegant gardens, shade trees, and restaurants offering serene dining experiences—whether for breakfast, lunch, or dinner— within a calm, nature-inspired setting.

By integrating nature into the urban environment, the development fosters a sense of community and well-being. It is not merely a commercial hub but a cultural and social destination that remains deeply connected to its place, serving as the heart of the community and a model for sustainable, humancentric design.

THE ENVELOPE AS BRAND INTERFACE In the evolving landscape of commercial architecture, the façade is no longer a boundary, it is a medium. Crossboundaries has crafted a building envelope that performs beyond climatic and structural function. It communicates identity, orchestrates experience and bridges the digital and physical realms of contemporary retail.

Located in Wujiang, Suzhou, the headquarters occupies a strategic position between Suzhou and Shanghai. The site’s prominence as a transportation hub informed the building’s visibility and accessibility, but it is the façade that defines its presence. A 17-story tower rises from a horizontally flowing podium, a composition that draws from Chinese landscape metaphors: the undulating base suggests water, while the vertical ascent evokes mountain peaks. This duality anchors the building in cultural context while projecting a forwardlooking commercial identity.

The curtain wall system is articulated with vertical fins and shifting patterns that grow denser toward the top, subtly mapping the internal program.

At ground level, curved façades and recessed corners suggest motion and permeability. A red patterned surface beneath the glass, reminiscent of lace, directly references Aimer’s lingerie heritage, embedding brand symbolism into the architectural language. This layered transparency creates depth, texture, and narrative, transforming the façade into a storytelling surface.

MATERIAL CONTINUITY AND SPATIAL INTEGRATION C ro s s b o u n d a r i e s i n h e r i t e d a p a r t i a l l y constructed shell in 2019, with the basement already complete. Their intervention reimagined the complex from the inside out, aligning spatial logic with brand values and user experience. The redesign consolidated fragmented volumes into a coherent composition, introducing an organic landscape between the three main masses. Two overlapping platforms and outdoor staircases guide movement through the site, reinforcing the motif of fluidity.

WHERE DIGITAL CRAFT MEETS WARM HOSPITALITY: A NEW MATERIAL LANGUAGE FOR SPACES THAT SPEAK In the ever-evolving landscape of hospitality design, materials are more than surface, they’re story. And few stories are as compelling right now as the rise of 3D-printed ceramics. At the intersection of digital fabrication and ancient craft, this new wave of ceramic design is rewriting the rules of texture, form, and function.

Rotterdam-based Studio RAP is an award-winning architectural design studio based in Rotterdam, pioneering the use of 3D-printed ceramics in contemporary architecture. By merging digital design, innovation, and craftsmanship, the studio creates expressive façades, spatial installations, and architectural elements that redefine how architecture can be made.

Studio RAP has designed and produced two large-scale ceramic walls for the entrance lobby of Jumeirah Marsa Al Arab, a new luxury hotel in Dubai for Dubai Holding Real Estate. Positioned on either side of the entry, the walls define and frame the approach into the building, creating a calm yet expressive moment of arrival.

While the project’s architectural language leans toward softness and serenity, its ceramic elements, some 3D-printed, some hand-finished, inject a tactile complexity that elevates the space from merely soothing to sensorially rich.

The ceramic installations reveal a layered narrative: pasteltoned panels with randomized rhythms, curved surfaces that catch light like sculpture, and textures that invite touch without demanding attention. These aren’t decorative flourishes, they’re spatial protagonists.

A sculpted stone rising from the urban grid, Galleria Gwanggyo is more than a department store, it’s a collision of architectural ambition and engineering precision. Designed by OMA and structurally realized by WITHWORKS, this building rewrites the rules of façade design with a Smart Node system that’s as radical as the retail it houses.

Galleria Gwanggyo’s Digital Facade Revolution In the heart of Gwanggyo, a new town just south of Seoul, the Hanwha Galleria stands like a geological anomaly, part monument, part machine. Designed by OMA, the building’s textured mosaic stone façade evokes a sculpted mass emerging from the earth, anchoring the city’s skyline with a presence that’s both ancient and futuristic. But beneath this monolithic exterior lies a feat of engineering that pushes the boundaries of curtain wall design.

The Galleria’s most striking feature, a glass “canyon” that slices through the stone, offers more than visual contrast. It’s a public route, a spatial incision that connects sidewalk to rooftop garden, revealing retail and cultural activities to passersby while offering new vantage points to those inside.

This loop of cascading terraces transforms the traditional department store into a civic experience, blending commerce with culture, nature with city.

Yet the architectural language of the building, its irregular geometry, critical angles, and pixelated glass volumes, posed challenges that conventional façade systems couldn’t solve. That’s where WITHWORKS Architects & Engineers entered the frame.

Smart Nodes and the Physics of Form Tasked with realizing OMA’s radical vision, WITHWORKS developed the Smart Node system: a digitally fabricated solution for managing the complex deflection angles and joint conditions of the Galleria’s irregular curtain wall. Traditional methods fell short. The building’s geometry demanded a new kind of node, one that could adapt to shifting glass planes, reduce vertex deflection, and maintain structural integrity across thousands of unique panels.

The result was a hollow free-form shell node, cast using additive manufacturing (AM) and optimized through thermal simulation. Each Smart Node was produced via 3D sand printing, bypassing the need for wax patterns and accelerating mould creation. The system’s performance was staggering: 99.4% construction accuracy, with only 10 out of 1652 glass sheets requiring correction.

The nodes themselves, each weighing around 15 kg, were designed to minimize material use while maximizing structural efficiency. Their hollow interiors were shaped by a three-part mould system (lower, core, upper), each analysed in advance using software like Magma to reduce shrinkage and air bubbles. This wasn’t just engineering; it was algorithmic craftsmanship.

WITHWORKS also optimized the number of nodes required, balancing cost-effectiveness with design fidelity. Only three binder-jet 3D printers were used throughout the project, yet the team maintained continuous production cycles by simulating the next mould while printing the current one. It was a choreography of machines and minds, executed with surgical precision.

Architecture as Interface The Galleria’s duality, solid and transparent, grounded yet dynamic, has made it a benchmark in experiential retail architecture. But what sets this project apart isn’t just its visual impact, it’s the way it redefines the interface between architecture and engineering.

OMA’s conceptual ambition found its counterpar t in WITHWORKS’ technical ingenuity. Together, they created a building that doesn’t just look different, it behaves differently. The Smart Node system isn’t a hidden mechanism; it’s part of the building’s identity, enabling the glass belt to “eat its way through the stone,” as OMA partner Chris van Duijn described. It’s a literal and metaphorical incision into the typology of the department store.

In a landscape of predictable retail boxes, Galleria Gwanggyo offers a new paradigm, one where design complexity is embraced, not avoided; where engineering is a creative act, not a constraint. It’s a reminder that architecture isn’t just about form, it’s about systems, simulations, and the courage to invent what doesn’t yet exist.

Urban Envelope as Interface Cornes House, the new headquarters and showroom for Cornes & Company Limited, rises in central Tokyo with a deliberate defiance of the generic office block. Designed by Ikuya Hanaoka and his team at Takenaka Corporation during the global pandemic, the building is a manifesto for the value of physical place in a hybrid world.

Its form is a direct response to the site’s layered context, Shiba Park to the north, a curving expressway slicing past and the dense business district to the south. The building’s massing is a staggered stack of volumes, each angled to engage with its surroundings. The lower platform aligns with the highway’s elevation, transforming into a car showroom and exhibition terrace visible to passing traffic. Above, volumes pivot toward the park and city, creating human-scale terraces that blur the line between interior and exterior. This isn’t just a façade, it’s a spatial interface, reacting to wind, light and urban flow.

A dramatic fold along the southern façade retreats from the street, carving out a sheltered space for a Smart car and offering a subtle nod to Tokyo’s micro-scale urbanism. Material Intelligence & Environmental Response Cornes House is as much about atmosphere as it is about form. The building harnesses Tokyo’s natural rhythms, northern winds are drawn in and softened, southern sunlight is filtered and northern skylight is diffused across workspaces.

Each floor offers a distinct green experience: upper levels overlook a “green carpet,” middle floors wrap around park-facing terraces and the lower courtyard is planted with seasonal trees.

Material selection reinforces this environmental choreography. Concrete surfaces echo the park’s textures, creating continuity between built and natural.

Interior finishes shift subtly with light and time, reinforcing the building’s dynamic character. Sustainability here isn’t performative, it’s embedded in the spatial logic, the passive systems and the lived experience.

Cornes House doesn’t just occupy Tokyo, it resonates with it. It’s a building that understands the city’s complexity and responds with nuance, tactility and edge. For architects and urbanists, it’s a reminder that innovation lives not in spectacle, but in specificity.
