DOW RESUMES OLYMPIAN TASK TO CUT CARBON EMISSIONS AT WINTER GAMES

The Dow Chemical Company has reprised its role as Official Carbon Partner of the International Olympic Committee, a partnership to deliver a global carbon mitigation programme to compensate carbon emissions from the IOC’s operations. Dow Chemical Company chairman Andrew Liveris said the company would combine technology and expertise and knowledge to drive innovation and to lead the transition to a more sustainable society. Dow hopes to deliver reductions in greenhouse gas emissions through a series of projects in markets such as infrastructure, manufacturing, transport and packaging materials. Dow was also responsible for carbon mitigation programmes at the Sochi and Rio Olympics, and the current partnership continues until 2020. “The IOC recognises that we have both an opportunity and a duty to promote sustainability awareness and drive action on a global stage,” IOC President Thomas Bach said. As part of its Olympic Agenda 2020, the IOC has developed a comprehensive Sustainability Strategy, which includes a target of carbon neutrality. www.olympic.org/sustainability

Swire Properties’ newest triple Grade-A office tower, One Taikoo Place, topped out in February with the announcement of two new tenants lawyers Baker McKenzie and Facebook. RICS SHORTLISTS 35 FOR HONG KONG PROPERTY INDUSTRY’S HIGHEST HONOURS The Royal Institution of Chartered Surveyors has shortlisted 35 nominations in 13 categories for the RICS Awards 2018 Hong Kong. The awards received 60 nominations. Winners will be announced on 23 March. HONG KONG GOVERNMENT INVITES TRIO TO TENDER FOR KAI TAK SPORTS PARK

MILAN’S CITYLIFE SHOPPING DISTRICT TO WELCOME 7M VISITORS ANNUALLY

An Alibaba Group subsidiary, New World Development and Dragages Hong Kong are believed to be the three prequalified tenders invited by Hong Kong’s Home Affairs Bureau to submit their plans for the Kai Tak Sports Park. The bureau has asked the trio to offer submissions for the contract to design, construct and operate the 28-hectare facility in East Kowloon, the South China Morning Post reports. Officially, the three finalists have not been named. The tender process began last year with six submissions. The government notified the three finalists on 29 December and they will now have until 29 June to deliver a landscaped parkland that is home to three multi-purpose sports facilities: a 50,000-seat stadium with retractable roof, a multi-function indoor sports centre that can seat up to 10,000 people, and a sports ground suitable for school athletic events and league football matches. ATKINS AT WORK ON WIDUS CASINO EXPANSION IN THE PHILIPPINES

Atkins will provide masterplan and full-scope architectural design services for a major expansion of the Widus Hotel and Casino in the Clark Freeport Zone in the Philippines. Upon completion, the four-star property will cover an area of 170,000m2 which is about four times its current size. The extension includes a new casino, a hotel tower, retail, dining and a waterpark development. Designed by Zaha Hadid Architects, the CityLife Shopping District in Milan is now open. When all the final stage is completed in 2020, the 32,000m² shopping district will welcome 7 million visitors a year. CityLife is one of Europe’s biggest redevelopment projects and will include 1,000 new homes, offices for about 10,000 staff, a 17ha park, piazzas and kindergarten. The 36ha site opens Milan’s old trade fair grounds to year-round civic use and integrates the new public park with Milan’s most extensive pedestrian zone, creating the biggest new public space in the city in more than 120 years. Defined by the three axes of the city that converge within CityLife, the shopping district’s composition continues the geometries of the connecting 44-storey Generali Tower that will be occupied later this year by 3,000 of the insurer’s staff. These formal geometries are aligned with the city’s axes at street level, but twist incrementally as the tower rises, orientating its higher floors to face the Duomo, Milan’s renowned cathedral. ATELIER BRÜCKNER CONNECTS ELEMENTS FOR NOBEL PRIZE EXHIBITION IN DUBAI

The elements that create life form the basis of a hands-on exhibition for children that presents the stories behind the winners of the Nobel Prize in Chemistry. Connecting Elements – The Nobel Prize in Chemistry is currently showing in Dubai. The exhibition, created by Atelier Brückner, is designed to encourage young people to take an interest in the natural sciences and to perhaps become researchers themselves. The exhibit is part of a long-term deal between the Nobel Museum Stockholm and the Mohammed bin Rashid Al Maktoum Foundation to promote the sciences. The inspiration for each section of the exhibition is a scientist, who is portrayed and introduced in a large-format film. In the Chemistry of Life section, they familiarise themselves with the American chemist Melvin Calvin an find out about photosynthesis in aquatic plants. 4N ARCHITECTS DELIVERS WHIMSICAL CINEMA COMPLEX IN RAFFLES CITY, SHANGHAI

4N Design Architects have completed their brief to deliver a new multiplex cinema complex for the Broadway Theatre company in Shanghai. 4N Design Architects took their inspiration for the cinema from film art history and the design team represented the transition of scenes in a movie through the form of rhythmic timber fins. The geometric matrix of the fins creates a whimsical space. The Palace Cinema at Raffles City Changning Shanghai opened in December. The state-of-the-art cinema space is located on the top levels of the shopping centre in Shanghai’s Puxi district. The complex houses seven cinemas plus a widescreen, laser-projection theatre; guest reception area; a new-concept tea bar and multifunction space. In total, the cinema spans more than 6,000m2. The 4N design team of Sinner Sin, Danny Ng, Elroy Fung and Billy Kwong commenced work on the project in the second quarter of last year. www.4narchitects.com

SINGAPORE, QATAR AND UAE TOP KNIGHT FRANK’S BELT AND ROAD INDEX A new index to help investors understand the opportunities in the Belt and Road Initiative has found Singapore, Qatar and the United Arab Emirates stand to benefit the most from the mainland infrastructure development project. New Frontiers:The 2018 Report from the Knight Frank real estate consultancy assesses 67 countries considered core to the mainland’s initiative. The index is classified into six categories: economic potential, demographic advantage, infrastructure development, institutional effectiveness, market accessibility and resilience to natural disasters. The index then normalises the values for these six categories and assigns a specific weight commensurate with their perceived importance to investment decisions.The index sees Southeast Asian countries ranked favourably, especially Malaysia and Vietnam. Apart from Singapore, many Southeast Asian countries are confronted with major infrastructure financing deficits and Chinese companies are well-placed to plug those gaps. TICO TAKES CONTROL OF AUDIO-VISUAL AND TECHNOLOGY DESIGNER PRINCIPLE ONE Gammon Construction has been awarded a HK$6.2-billion contract by the Hong Kong Highways Department to construct the Kai Tak West Section of the Central Kowloon Route. The contract includes the construction of a 370m-long underwater tunnel and the associated temporary reclamation in Kowloon Bay of about 3 hectares, a 160m-long cut and cover tunnel in Ma Tau Kok as well as a 125m-long depressed road and 170m-long underpass in Kai Tak Development. The contract forms part of the Central Kowloon Route, a 4.7km-long dual three-lane road designed to relieve congestion from the Kowloon road network. “We are delighted to be working with the Highways Department again and to be able to utilise our considerable in-house capabilities including foundations, design, concrete supply and steel fabrication to deliver the works to the highest standards,” said Gammon chief executive Thomas Ho. Work on the contract is expected to be completed by 2025. A workforce of 400 will be engaged at its peak construction period. www.gammonconstruction.com

Formerly an independent technology vendor, Principle One has been taken over by mainland China-based Tico Digital. Principle One chief executive James Oliver made the announcement to clients recently. The mainland-based audio-visual and information technology service provider bought a majority stake in the Hong Kong company. Oliver will remain as Principle One’s chief executive and Joey Yeung stays on as the chief operating officer. “We expect the value we can offer our clients to increase as Tico has made this investment as a strategic one; they operate in and adjacent to our areas of technical expertise and are keen to make use of Principle One’s experience in dealing with high-touch, international clients to accelerate the expansion of Tico around the world,” said Oliver. Principle One commenced operating in 2003 and has grown to a staff of more than 100. 10 Design have added a third major project in the Shizimen CBD project in Zhuhai, the Huafa International Seafront Garden. The project will add more than 376,000m2 of mixed-use accommodation on a 600-m length of Nanwan Road – a major boulevard onto the Hong Kong-Zhuhai-Macao Bridge. When complete in 2022, Shizimen will become a new financial hub for Zhuhai and 10 Design is responsible for delivering projects totalling more than 1 million m2 of GFA within the project. “The heart of the development is a large square that expands the existing central plaza directly across the main road where Zhuhai International CEC is situated,” says 10 Design partner Miriam Auyeung. “The large square is further defined by two, 190-m office towers. Alongside the large square is a series of more open and inviting hardscape spaces.” 10 Design sold a controlling share in its practice to French consulting and engineering firm Egis in October. LEIGH & ORANGE UNVEIL MODERN REVAMP FOR ZHEJIANG WORLD TRADE CENTRE

Leigh & Orange has been tasked with delivering a transit-oriented development that will re-zone the hotel, office and convention space at the Zhejiang World Trade Centre in Hangzhou. Located in the Huanglong financial district, close to the scenic West Lake, the oldest parts of the of the complex date back to 1987 and were designed as a key venue to facilitate foreign trade during the early years of economic reform in mainland China. The project has a construction area of 79,250m2 which includes 24,700m2 of new commercial space. The basement retail zone will connect to the metro to form a public gathering space, a focal point for the surrounding community. “With the 2022 Asian Games in Hangzhou, we hope to work hand-in-hand with Hangzhou Metro to transform this into a world class mixed-used facility,” said project director Kelvin Li. CBRE SEES ‘CAUTIOUS OPTIMISM’ FOR COMMERCIAL PROPERTY THIS YEAR Improving economic fundamentals in the US and mainland, along with new cross-border infrastructure, a vibrant financial sector and a pool of Chinese capital will bring new demand and opportunities for the commercial property market in Hong Kong say CBRE. “2017 was a year characterised by the strongest economic growth since 2011, climbing demand from China for trophy assets as well as record-breaking land sales and mega transactions. All these factors contribute to the upbeat market sentiment in 2018,” said Marcos Chan, CBRE head of research for Hong Kong, Southern China and Taiwan. “While rate hikes and increased spending online and overseas may slow local consumption growth, continuous wealth effect from stock and property price rallies will counterbalance the negative impact. The opening of new crossborder infrastructure projects will enhance the flow of logistics and people, benefiting Hong Kong’s logistics and retail sectors,” Chan said. Low vacancy and sustained demand for space from financial sector firms could potentially push up Central rents by a further 5%, the report says. Hong Kong’s Urban Renewal Authority, tertiary institutions and social service organisations have partnered on a series of activities for senior citizens. The 2017/18 Community Service Partnership Scheme has seen more than 80 volunteers and senior citizens enjoy a fair that included Chinese handcraft workshops ahead of the Lunar New Year holiday. Since the launch of the outreach programme in 2012, the URA has worked with 30 tertiary institutions and social service organisations to arrange 31 service programmes. About 7,600 service hours have been registered by more than 1,000 volunteers, benefitting some 1,850 Hong Kongers. Putting Hong Kong on the pulse For Paul Broadley, director of design at world-renowned interior designers, Steve Leung Designers (SLD), this outstanding international exhibition of ceramic tile and bathroom furnishings was a chance for the pinnacle of Hong Kong design talent to get the lowdown on the latest developments and trends in the surfaces industry. “The ceramic world is fast-moving CERSAIE is the perfect venue to catch up with what’s new under one roof. CERSAIE covers a full catalogue of tile options - it’s a one-stop shop for everything you need to see. We particularly think of using ceramic tiles in commercial projects with high traffic, where durability and maintenance are key factors. Tiles are also highly usable in situations where we need to cover large areas quickly and cost-effectively. I would certainly say that tiles work well in lobby areas, corridors and public-use washrooms where high traffic takes place,” he notes. It is a sentiment shared by Kandy Lam, senior interior designer at Via Architecture, Hong Kong, who was attending for the second time: “Most of our projects utilise ceramic tiles, especially for residential lobbies, kitchens, bathrooms and outdoor areas.” For the Hong Kong designers who attended CERSAIE, and undoubtedly by many others who visited Bologna from around the world, one of the biggest draws was the sheer number of exhibitors and the wide range of products on offer. Translation services and guided tours designed to help visitors navigate the event and communicate with suppliers effectively, ensured that it was this year, as every other year, not just one of the largest trade events in the world, but also one of the best organised.

Kicking off with an award ceremony and dinner at the Palazzo Ducale di Sassuolo, the five-day event incorporated lectures by icons of the ceramic world, including Sebastian Irarrazaval, Sean Godsell, Diébédo Francis Kéré and Elisa Valero Ramos.

Sustainability Approach for Housing Construction Since 2011/12, the HA has enhanced the specification to enable all new public housing development projects be “BEAM Plus ready” with Gold rating. The HA’s commitment to urban sustainability in the planning and design of public housing developments has been recognised through the followings in 2016 • •

The Platinum Certificate for the BEAM Plus Neighbourhood pilot project “Subsidised Sale Flats Development at Fat Tseung Street West”, presented by the Hong Kong Green Building Council. Co-organised by the Hong Kong Green Building Council and the Professional Green Building Council, the HA received the most honourable Grand Award in the category of Green Building Leadership. The project “Hung Fuk Estate Public Rental Housing Development at Hung Shui Kiu Area 13” won the Grand Award under the New Buildings Category (Completed Projects – Residential Building). The “Concrete Innovation – Application Research for Carbon Footprint Reduction” and “Research and Development of 2nd Generation Acoustic Balcony” projects both received the Merit Award under the Research & Planning Category.

Application of Technologies to Enhance Quality We have applied the Radio Frequency Identification (RFID) technology in various areas of construction works. For building components, the application of RFID technology improves their traceability and authenticity from manufacturing plants to construction sites. For concrete cube testing, it enhances not only traceability but also data management which has resulted in increased efficiency of the testing process. Recently, the application of RFID technology has been extended to monitoring construction & demolition wastes disposal. It strengthens the traceability of disposed construction & demolition wastes and deters illegal dumping. We will keep exploring other potential applications of RFID technology in construction with a view to boosting the overall efficiency and quality management of the industry.

Apart from that, we have been applying various Building Information Modelling (BIM) tools for enhancing the processes of planning, design and construction. With the aid of the analytical tools, solutions can be developed for resolving the site problems encountered, and for more precise implementation of works and ordering of materials.

Emphasis on Site Safety to Avoid Accidents In addition to technology and environmental protection, construction workers’ occupational safety is also our prime concern. We have therefore adopted compliance standards exceeding legal requirements and a three-pronged approach which includes procurement, performance monitoring and education to drive safe work practices. HA’s effort made in this area was given due recognition. In March 2016, the HA was granted the Gold Award in the Client - Developer category of the Derek Smyth Safety Leadership Awards by the Lighthouse Club and the Construction Industry Council. Over these years, accident rates at HA construction sites have seen a substantial decrease. For new works contracts in 2016, a rate of 6.8 per 1,000 workers (average industry rate of 34.5) and zero fatal accidents (10 cases in the construction industry) were recorded, which were much lower than the industry’s averages. In the face of a huge demand for public housing and a shortage of construction labour force, the HA will continue to enhance its construction efficiency without compromising the quality and quantity in design and construction, as well as observance of the environmental and safety requirements. Looking forward, we hope stakeholders of the construction industry will continue to work closely with us with an objective of building quality public housing for people in Hong Kong.
