Messner Mountain Museum explores the development of modern mountaineering Embedded within the summit of Mount Kronplatz, 2,275m above sea level at the centre South Tyrol’s most popular ski resort, the Messner Mountain Museum Corones was established by renowned climber Reinhold Messner, the first person to climb all 14 mountains around the world over 8,000 meters, and the first to climb Mount Everest without the aid of tanked oxygen, the sixth and final Messner Mountain Museum explores the traditions, history and discipline of mountaineering.

“Kronplatz offers views beyond the borders of South Tyrol to all points of the compass: from the Lienz Dolomites in the east to the Ortler in the west, from the Marmolada Glacier in the south to the Zillertal Alps in the north. The museum is a mirror of the world of my childhood,” Messner says.

Informed by the shards of rock and ice of the surrounding landscape, concrete canopies have been cast in-situ and rise from the ground to protect the museum’s entrance, viewing windows and terrace. Constructed from in-situ reinforced concrete, the museum‘s structure has walls between 40-50cm, while its roof supporting the replaced earth and rock that embeds the museum into the mountain, is up to 70cm thick.

Like waterfalls in a mountain stream, a series of staircases cascade through the museum to connect the exhibition spaces. At the lowest level, visitors pass the viewing windows as they traverse through the galleries to emerge out onto the terrace that projects 6m from the mountainside giving a 240 degree panorama across the Alps.

At 1,000m², the museum is arranged over several levels to reduce its footprint.

During construction, 4,000m³ of earth and rock was excavated and then replaced above and around the completed structure - immersing the museum within Mount Kronplatz and helping to maintain a more constant internal temperature. The wide windows allow natural light to penetrate deep within the museum, drawing visitors forward through the interior to the panoramic windows and viewing terrace cantilevered over the valley far below.

COLLIERS INTERNATIONAL SEES NEW WAVE IN MARKET FOR KOWLOON OFFICES TO LET Colliers International says the supply of revitalised buildings in Kowloon and better transport there have prompted prospective tenants to look for office space in areas they would have ignored previously. Senior manager Joanne Lee said grade-A offices in Kwun Tong and Kwai Chung now fetched similar rents. “With an improved transportation network and amenities, districts such as Kwai Chung are fast becoming a crowd favourite as one of the stars of Kowloon’s rising commercial hubs,” Ms Lee said. Colliers International director of Kowloon office services Sam Li said his agency had seen tenants moving out of conventional grade-A office buildings into revitalised buildings. “Offices with easy access to public transport are more popular among occupiers and fetch higher rents,” Mr Li said. “Kwai Chung is a good example where in the past, many would not consider it for their office locations.”

Benoy has opened a marketing and liaison office in the Australian city of Melbourne. The international firm of architects, master planners, and interior and graphic designers set up the office after winning important contracts in Australia. A former member of Benoy’s London studio, Claire Reynoldson, an Australian, leads Benoy Melbourne. “I believe the relationships we have already built with some of Australia’s most notable developers and consultants are the tangible results of Benoy’s global mindset as well as an appreciation of its design integrity,” she says. The new studio will be reinforced by Benoy’s practice of sharing among its studios their combined talent and other resources. The firm’s larger teams in Singapore, Hong Kong and London will give Benoy Melbourne immediate help with a growing portfolio of work in Australia. LINDEN COMANSA CRANES DO HEAVY LIFTING AT SITE OF BANGKOK’S BIGGEST TOWER Linden Comansa cranes are busy at work on the construction of the tallest building in Thailand, the MahaNakhon tower in Bangkok. The skyscraper is 314 meters tall and has 77 floors. From next year the tower will accommodate a hotel, a shopping centre and serviced apartments. Bouygues-Thai is building the MahaNakhon tower for PACE Development Corp. Plc with the help of two Linden Comansa tower cranes.

A Linden Comansa luffing-jib LCL310 24t model was used first in building a seven-floor shopping centre on the site, and has been used latterly to unload and position construction materials.

On top of the MahaNakhon tower is a Linden Comansa 21LC290 18t model with a 40m jib. At first the crane was erected on fixing angles. As the tower rose, the 21LC290 18t rose with it, on Linden Comansa’s internal climbing system. The 21LC290 18t crane was used in building the core structure of the MahaNakhon tower.

DANISH AQUARIUM MAKES BIG SPLASH AFTER RECONFIGURATION BY ATELIER BRÜCKNER

DLN PRESENTS POSTMODERN DESIGN FOR NANNING LOGAN CENTURY SKYSCRAPER Dennis Lau and Ng Chun Man Architecture & Engineers (HK) Ltd has unveiled its designs for Guangxi’s latest skyscraper, Nanning Logan Century, which are meant to make the building a landmark at the centre of the city’s Asean Business District. The 383m building, rising 82 floors above the ground, will have 396,490m² of floor space, including Grade-A office space, a 5-star hotel and a shopping mall.

German exhibition designer Atelier Brückner’s graphically reconfigured version of Denmark's Den Blå Planet aquarium has opened. Atelier Brückner took a fundamentally new approach to the contents of the building, which was designed by architects 3XN. The firm says the exhibits are now clearly structured and visually attractive, with a playful mode of access which invites interaction. Atelier Brückner arranged the complex sequence of exhibits into three colour-coded sections leading through 53 huge water tanks. They start in the foyer and invite the visitor to partake in a series of multi-layered and highly informative experiences.Visitors can see thousands of fish and marine animals in a quasi-natural environment, and learn about them from large-format information graphics and from interactive media installations. DLN’s design hopes to balance functionality and style. “DLN has applied a postmodern architectural style in the design of Nanning Logan Century,” says the project’s lead architect Phiyona Auyeung. “Nanning Logan Century is designed with the genuine needs of business enterprises in mind, while captivating the magnificent attractions of this emerging world-class city.” The building will have a 2,000m² business skypark, with an outdoor podium and green space forming an area for recreation and socialising. The project is due to be completed in 2017.

CNN STYLE LAUNCHED TO SHINE SPOTLIGHT ON WORLDWIDE TRENDS, TRENDSETTERS HONG KONG GREEN BUILDING COUNCIL WELOMES GOVT’S PLAN FOR SAVING ENERGY The Hong Kong Green Building Council has expressed its support for the Environment Bureau’s plan for saving energy in Hong Kong’s built environment over the next decade or more. The council says buildings use 90% of the electricity consumed in Hong Kong and emit 60% of the greenhouse gases the city produces. It says the key to achieving sustainable development lies in adopting an all-round approach to driving green building and encouraging people to live low-carbon lives. The council welcomes the plan to reduce Hong Kong’s energy intensity by 40% by 2025. It also welcomes the plan to require all new government buildings and public housing to achieve a BEAM Plus Gold rating or better.

keith GRIFFITHS OPENS UP ON CHINA IN REFLECTIONS ON AEDAS’ FIRST 30 YEARS

Aedas Chairman Keith Griffiths opened his Hong Kong practice in September 1985, with the office evolving into Aedas. After many changes that Aedas has seen in his time at the helm, Griffiths recently told the company’s in-house newsletter that more was to come. “We have grown from a two-person company to a global design company with a reputation for quality design,” he said. “Our growth since 1995 was fuelled by Asia.

We explored new countries and cities and established new offices to provide a full and professional service to our clients. I learnt from the economic difficulties of 1985 and 1997 and ensured Aedas had a wide network of offices with a wide spectrum of building types to balance the ups and downs of the markets.”

The company cut ties with its British partners last year, at the cost of 300 staff. Griffiths says the company’s China offices are “now stable following the difficulties caused by the contraction of the China economy.” To compensate for the loss of work, Aedas will expand into new areas, such as technology hubs, healthcare, education and cultural facilities.“Our new London office and Aedas Arts Team brings Aedas an exciting portfolio of cultural buildings including theatres, concert halls and museums. I foresee that China will require many world class cultural venues in the future,” he says.

BASF ASIA-PACIFIC CORPORATE AFFAIRS NOW IN THE HANDS OF ANDREAS MEIER BASF has appointed Andreas Meier as its vice-president for corporate affairs in the Asia-Pacific region, based in Hong Kong.

Meier was BASF Corp director of corporate communications, based in New Jersey, until 1 August, when he replaced Christian Schubert, who will become head of BASF’s Berlin office in November. Meier studied political science, journalism and economics in Münster before joining BASF as a communications trainee in 2000. SUN HUNG KAI PROPERTIES WINS CONTRACT FOR URA’S MA TAU KOK DEVELOPMENT PROJECT The Urban Renewal Authority has given Top Deluxe (HK) Ltd., a wholly-owned subsidiary of Sun Hung Kai Properties Ltd., the contract to undertake the Pak Tai Street and San Shan Road development project in Ma Tau Kok. The Sun Hung Kai Properties' bid was one of 20 received. The project site is about 1,087m². The development will contain 160 homes with a combined GFA of about 8,152m², with shop space taking up 1,631m².

The URA will soon issue conditional acquisition offers to property owners affected by the Ash Street demand-led redevelopment in Tai Kok Tsui, now that the project has been re-started. Eligible owner-occupiers of odd-numbered addresses at 5 to 13 Ash Street will be offered $13,614 a square foot of saleable area, which is equivalent to the unit rate for a notional replacement flat – a seven-year-old flat of similar size in a similar location.

Also, the development secretary has authorised the URA to go ahead with the demand-led redevelopment of even-numbered addresses at 12-30 Hang On Street in Kwun Tong. The project site is about 865m² in area, now occupied by a nine-storey building that takes up 10 street numbers and was built in 1963.

MACAU’S CINEMA-THEMED STUDIO CITY PRIMED TO TAKE VISITORS TO NEW HEIGHTS

NZ GREEN STAR RATING SYSTEM REVISED TO COVER MORE THAN USUAL ATTRIBUTES The latest version of the Green Star rating system will recognise more than just environmentally friendly initiatives in commercial buildings in New Zealand. Green Star is an independent rating system that assesses the sustainability attributes of commercial buildings, and is certified by the New Zealand Green Building Council.

The new version is the result of the first big review of the system. The system will now recognise innovation in the fields of adaptation and resilience; contractor education; culture, heritage and identity; financial transparency; market intelligence and research; marketing excellence; material lifecycle impacts; and social return on investment.

The council itself has achieved a Five Green Star rating for the fitting-out of its new office. The job the council did on its new premises takes account of people, resources and the environment.

Council chief executive Alex Cutler said: “Because of the choices we’ve made, our office uses less energy and water, and promotes health and productivity, with great internal air quality.”

HISTORY, LANDSCAPES AND TRADITION BLEND TO FORM CHENGDU’S TEMPLE HOUSE The latest of the House Collective hotels developed by Swire Hotels,The Temple House, has opened in Chengdu. Make Architects designed The Temple House. “The design was not a linear process. It was an interative dialogue with Swire Hotels,” says lead architect Katy Ghahremani. “We could look at the design holistically and this created a really dynamic relationship between the design of the hotel’s external and internal spaces.”

The main influences were Chengdu’s history, traditions and landscape. Drawing the inspiration for its design from courtyard houses, the hotel has a sequence of courtyard gardens bordered by two L-plan medium-rise buildings, one containing 100 hotel rooms and the other 42 serviced apartments. A restored Qing Dynasty building serves as the entrance. The hotel is part of the Daci Temple Cultural and Commercial Complex, a mixed-use development by Sino-Ocean Land and Swire Properties.

WANGFUJING HAS SECOND BEIJING HOTEL TO BEAR THE MANDARIN ORIENTAL BRAND

The Mandarin Oriental Hotel Group will manage a luxury hotel due to open in 2017 in the Wangfujing district of Beijing. The Mandarin Oriental Wangfujing will be in WF Central, a project of Hongkong Land-affiliated Wangfu Central Real Estate Development Co Ltd. The hotel will occupy the top two floors of the development, giving it views of several landmarks. Architects Kohn Pedersen Fox designed the hotel. It will have garden terraces meant to capture the intimacy of a grand courtyard residence. Many of the 74 guest rooms and suites will have views of the Forbidden City.

The hotel will have two restaurants, both with access to a rooftop garden terrace, and a bar meant to become a draw in itself, which will have a private courtyard. Other facilities will include a spa, an indoor swimming pool and a fitness centre. The hotel will be Mandarin Oriental Hotel Group’s second in Beijing.

LATEST SHANGRI-LA HOTEL BLENDS HEFEI’S ANCIENT AND MODERN ASPECTS

The latest Shangri-La Hotels and Resorts hotel in China has opened in Hefei, capital of the province of Anhui. The 27-storey Shangri-La Hefei is a new landmark in Suixi Road in the city centre, close to the main commercial area and leisure attractions. The hotel is built to complement the striking structures that form the modern skyline of Hefei, yet the building has design elements inspired by the ancient city’s Hui culture. RICS APPOINTS NEW EAST ASIAN LEADER AND NEW CHIEF RESENTATIVE IN JAPAN The Royal Institution of Chartered Surveyors has made two new appointments in East Asia. RICS has made Tony Ho its managing director for East Asia, and has made Hajime Kojima its chief representative in Japan. Mr Ho began work on 1 August.

He is responsible for overseeing RICS business development and for recognition of RICS standards and qualifications in Hong Kong, Japan, Taiwan, South Korea and Macau. Mr Ho is a graduate of Indiana State University. He has almost two decades’ experience in real estate and asset valuation consultation and was most recently based in Shanghai as RICS deputy director for North Asia.

Mr Kojima began work on 1 June. He is responsible for overseeing RICS business development and business plans in Japan. He will promote the recognition of RICS standards and qualifications in Japan and expand RICS membership among the Japanese. Mr Kojima is a seasoned manager in the Japanese real estate and asset management industries. He is a graduate of the University of Washington. In the past 30 years he has held leading positions in a number of big global corporations, and was managing director of Manulife Life Insurance Co. for eight years before joining RICS.

Finding a better way When done expertly, wayfinding is at its most effective when we don’t even realise that we’re being guided through an environment. In its purest form, wayfinding is made up of the cues we pick up from the environment as we move through it, and the creation of our own navigable map that helps make sense of a complex world.

It has been a formalised research topic for behavioural scientists and designers since the1960's, when urban planner Kevin Lynch published The Image of the City – a book that proposed humans made mental maps of their environments based on five consistent elements, including paths and landmarks. Far beyond simply hanging up signs with arrows and text, these multi-sensory and holistic features help us make sense of our world and create better places.

Design and branding agency Marc & Chantal has brought a sense of rigour and branding to wayfinding – the art of simplifying navigation through complex built environments.

APPLICATION FROM UNDERSTANDING Marc & Chantal’s wayfinding practice springs from a sense of the rational and application of their proprietary know-how.

The agency underwent a root and branch analysis of its wayfinding capabilities about three years ago. Under Brulhart’s direction, an independent, industry-wide review was undertaken and an in-house training programme for staff established.

That process led to a flexible but formalised process for tackling wayfinding projects.

“As an agency that keeps an eye on the big picture, the end goals are to have users walk through that space and remember something about it, stop and interact with something engaging or to move through more easily,” says Brulhart.

The firm’s process begins with goal setting with a client. At this early stage, understanding is key. Workshops and brainstorming sessions with clients and qualitative research with users are used to capture the spatial and emotional setting of the place. Research then moves into an analysis of traffic flows and drawing out larger patterns of how end-users circulate through a space.

The next stage incorporates the creative and design elements of the process.“We get really creative.We think about the relevance and importance of visual treatments to the client and really get into the brand – often far beyond the initial brief,” he says. “Our process is structured to take the strategy and inject a huge dose of innovative design approaches to come up with something unique.”

And it is this creative process where the practice shows an expert artistic eye.

COMMERCIAL CREATIVITY This creative approach to place branding and wayfinding is clear at H.A.N.D.S mall in Tuen Mun. It is a refurbishment project undertaken by Link REIT.The four structures of the former On Ting Commercial Complex and Yau Oi Shopping Centre were drawn together in a youth-oriented collection of smaller outlets.

The wayfinding approach at HANDS breaks down the barriers between four spaces and integrates them into five brightly coloured function-linked zones.

Overhead directional signs and information kiosks deliver information precisely.

Wall murals and vivid colours tie each of the zones together.The specially created icons and fonts have a unique pop art sensibility that creates a fun and playful tone and adds value.

“As we see it, putting the context back into the spatial relationship between end-users and the built environment is one of the core responsibilities of the practice,” says Brulhart.

“Everyone talks about how in shopping malls you don’t want people to pass through too quickly, but a more relevant challenge is how we can make the journey seem interesting. What has been done here is incredibly important to the satisfaction of the end-user and therefore to bottom-line revenue.”

All of which just goes to show that better strategy – coupled with excellent design – creates fantastic places that need not cost more, and can add great value for all types of users

A Hong Kong grassroots initiative has set out to build a new primary school in Nairobi’s Korogocho slum, striving to develop a safe and secure premises to educate over 200 children. As the project has evolved over the last three years, it has also shown the value in building ‘locally’, engaging the community, resident suppliers and tradesman, as PRC learns.

Collaborating with Joshua Otieno, the School’s Founder and Principal, the full redevelopment project was initiated with the vision of building a new school at a privately-owned, permanent location.

A New Lease of Life The KYEEDA School Redevelopment project has now been officially underway since Februar y 2013 and has come a long way in its journey towards realising a new school.After formalising a Committee, the project is being actively managed by a group in Hong Kong and Croagh continues to make regular trips to Nairobi to keep up to date with the progress.

Successful fundraising initiatives and events resulted in a plot of land being purchased by the KYEEDA Committee in June 2014.

KYEEDA School Based in one of Nairobi’s largest slum areas, KYEEDA School was founded in 2007 and stands for Korogocho Youth Education and Economic Development Association.

Established by a Korogocho resident, the project looked to provide a facility for the local children who were unable to access formal education. As government schoolplacements are limited due to capacities and private schooling is unaffordable for most, more than fifty percent of children in the area are left to their own devices.

Consequently, KYEEDA School quickly absorbed this demand, filling the gap as a vital primary school facility for the local community.

Humble Beginnings The small school came to the attention of Hong Kong resident Stephanie Croagh in 2012; an early childhood teacher who was volunteering in a teaching placement at the time. Witnessing the difficulties faced by the school as it tried to operate day-to-day, with constant threats from the landlord of closure and rent increases, minimal income support and the building’s lack of security, Croagh was aware that without intervention, the school would not continue.

Croagh commenced her first fundraising drive to purchase doors and windows for the temporary school in 2012. It was through this initial effort that she recognised the potential to access wider support which would help develop KYEEDA School on a much larger scale.

The building plot was purchased in Lucky Summer Estate, an area adjacent to Korogocho slum which provides additional security to the project. Building of the permanent KYEEDA Lucky Summer School premises commenced shortly after the land acquisition. By February 2015 the first storey of the school was constructed, complete with running water and toilets, and classes commenced.

With the option to develop a multi-storey building due to the site location, the decision was made to add a second storey. While still currently under construction, this will allow the student body to grow and enable the school to comfortably accommodate more than 300 children once complete.

So far the Committee has raised over US$35,000 to support the entire cost of the project and is seeking further funds to complete the second storey.

Building with the Community

The Future

Since travelling frequently to Kenya, Croagh has established strong ties within the community and is being supported by a network of local organisations, Korogocho elders, lawyers and NGO representatives.

Without the threats of closure or limited by its financial issues, KYEEDA Lucky Summer School is able to devote its full energy and resources to the students.

Currently two thirds of the students pay a small fee and this allows the school to support the other third of the student body that are unable to afford to do so.

These relationships have been a major influence on the progression of the project.

When seeking builders, suppliers, tradesman and on-the-ground support, it is this wide group that the project is able to rely on. Over the last 12 months, the school has been able to give back to these supporters, generating income and opportunities for these local businesses.

Involving the community has also meant that KYEEDA Lucky Summer School is protected from vandalism and looting, which had been common at the previous premises. Built with their support, the community has a vested interest in seeing the school prosper.

The school is part of the Kenya Certificate of Primary Education (KCPE) system, and each year the students sit the national examinations, scoring higher than the national average on most occasions. As the new school increases its student intake , more children from Korogocho and Lucky Summer are afforded a solid primary school education which sets them on a path for further opportunity.
