e launched our premier Country & Individual Homes (C&IH) service in 2012 for properties that we believe will benefit from enhanced promotional material and a broader market exposure. Since then we have sold a significant number of homes under the C&IH banner, from picturesque cottages to mansion-style houses – with prices ranging from £250k to £1million plus – and it has become clear that this is a highly successful route to market for houses of character and distinction. Buying? If you are reading this as a potential buyer you will find just a small selection of the homes we are currently promoting on these pages. You can view the full offering on the C&IH website (countryandindividualhomes.com) and pick up the individual property brochures in the Pearsons branches. Selling? “T

he first half of 2014 has been incredibly active so far. It’s been interesting to note that we now see a consistency across all sectors of the market.

Irrespective of whether you’re selling a city apartment or a country house, we’re finding there are plenty of quality buyers out there. This view is supported by the launch of several new developments within Southampton. After many years of exceptionally low levels of building in the city, it highlights the growing confidence felt by residential developers.

We’ve recently launched a superb development of contemporary homes on behalf of Mansell Homes; a name that I’m sure is familiar to those in Southampton. For the full story see page 32. The site of just 15 properties contains a diverse range, from 1-bedroom apartments to 2-bedroom bungalows with a mix of 2 and 3-bedroom houses in between. Prelaunch demand has been encouraging with multiple enquiries for several of the plots. Of course, this may be partly due to the shortage of properties in this bracket, but undoubtedly it’s coupled with the desire for the highquality product Mansell Homes delivers. Later this year, we’re launching another exclusive development by Roxan Construction of just four executive homes, and we already have a number of people showing interest in these, too.

The property is nestled at the end of a quiet Although the house contained interesting road with no through traffic. Its discreet exterior architectural features, the interior was dated and gives no clues as to what lies behind the gate and in need of refurbishment. But as interior designers, surrounding walls. An architectural gem  17

A home that needs to be explored Once you’re inside, you still need to work your way around the house to appreciate its shape and scope. The impressive entrance hall is glazed with angled panels allowing light to flood in. Even though you can see to the top of three floors from the hallway, there are still no clues as to what will follow. Sliding glass doors lead to a chic reception room that in turn takes you through to a large kitchen and dining area. It’s an unusual modern building with more space than your average suburban property. The garden is a sizeable plot, but low maintenance with mature trees and established architectural plants providing a view of greenery from every window.

“On what was the site of an old swimming pool, you now step down into an architecturally striking office,” explains Gary. “It could easily be used for something more creative as it’s a considerable space that’s attractive as well as functional and flexible.”

A convenient central location Situated within short walking distance of the city centre, this house gives easy access to all that Southampton has to offer, from restaurants and shops to parks and gardens. Ideal for professionals working in Southampton, it’s also only a fifteen-minute walk from the property to the train station, making it attractive to city commuters.

An amazing studio space Close to the house is a separate structure that has been converted into an office/studio. It’s spacious enough to run a business from the premises. Alternatively, it could also be used as a workshop, gym, artist’s studio or even a teenager’s den.

Southampton Airport Southampton Airport caters for over 1.7 million passengers in a year with thousands of people passing through its terminals each day.

I

n 1910, the first aircraft to take off from the Southampton Airport site belonged to a local man, Edwin Rowland Moon, who made and tested a single seat monoplane on North Stoneham Farm Meadows. Stoneham Farm was requisitioned by the War Office as an Aircraft Acceptance Park in 1917. The following year, the Air Ministry gave approval for a civil air transport system to serve international and domestic routes. The airport operated direct flights to Plymouth, London, Bristol and Bournemouth via the Isle of Wight, and to a French port. By the early 1950s, Southampton was one of the busiest airports outside of London. Improvements made to the airport in the 1960s included the construction of a 1723-metre concrete runway. The following decade, a new air traffic control tower was built, and

surveillance radar installed. An investment of £27 million to completely redevelop the airport was made in 1990, when BAA purchased the site. The airport was renamed Southampton International Airport in 1994 when a new passenger terminal was opened by HRH Prince Andrew, The Duke of York. Southampton Airport reached a historic milestone in 2003, when it catered for one million passengers in a year. Since then, the airport has nearly doubled its check-in and baggage facilities with an investment of over £3 million. The airport works closely with community groups in Southampton, who visit the terminal to take part in fundraising activities and raise awareness of causes. The Southampton Airport Community Fund provides grants for a diverse range of local

projects from gardening schemes through to educational workshops for young people. The airport also provides work experience opportunities for students studying travel and tourism. 15 airlines and tour operators run from the airport to over forty destinations. Thomson, First Choice, Thomas Cook, Ingams, Prestige and Esprit Sun offer package holidays to Spain, Portugal and Italy. This year, the Spring Bank Holiday saw around 56,000 passengers head to sunnier shores from the airport during the week of half term. Popular resorts just a short hop from Southampton include Majorca, the Algarve, Costa Blanca, Lake Garda, and the French Riviera. Situated at the heart of the south coast, Southampton Airport is an invaluable asset to both business travellers and holiday makers alike.

Leading auctioneers join forces  29

Pearsons hold regular auctions featuring properties and land from across the county. They’ve now joined forces with award-winning national property and land auctioneers, Auction House.

Leading auctioneers join forces “T

he benefit of the Auction House brand to sellers is that they know they’re putting their property into a nationally recognised auction,” explains Toby Wheatley, Pearsons’ Auctions Director and Auctioneer. “From a buyer’s perspective, they gain access to a larger, more varied and comprehensive catalogue.”

A Wealth of Auctioneering Experience Pearsons is one of the most successful auctioneers in the area, with a total of 13 agency branches across the region. Their sales, held at the Solent Hotel in Whiteley, Fareham, are always well attended. The sale of property by public auction has become increasingly popular as the seller can control the pricing and timing of the transaction. Contracts are exchanged on auction day, thus avoiding the usual risks of time-wasting and sales falling through. Another benefit of selling this way is that auctions attract buyers from a wider geographical area. There is constant demand for land with or without potential for development, unusual houses, commercial freeholds,

long leasehold properties, bungalows, property held on defective leases, and flats including retirement apartments. Buyers attending auctions come from all over the country and could be owner-occupiers looking for a new home, investors, landlords, companies, or developers. The lots may include tenanted and vacant properties, residential and commercial properties, land with or without planning, and property in need of repair or renovation. Some buyers will bid by proxy or telephone rather than attend the actual sale.

The Power of Auction House Auction House is a national network of independent auctioneers selling property under a powerful brand name known for high standards of service. It is Auction House’s national database of buyers that’s likely to boost attendance at Pearsons’ sales and encourage more bidders. Toby Wheatley also hopes that it will bring a wider range of properties,

If you are interested in either buying or selling at auction and would like more information please contact Toby Wheatley on 023 8047 4274 or visit www.pearsonsauctions.com particularly those in popular price brackets, to a growing marketplace. “There is certainly a demand for more lots than are currently available,” he comments. “We’re very much looking forward to working with the Auction House network and see it as a valuable business relationship that will deliver mutual advantages, especially as they have more auction rooms than any other auctioneer in the country.” AUCTION HOUSE To learn more about the Auction House network visit: www.auctionhouse.uk.net

W

atercress grows all along the Itchen Valley, thanks to the excellent filtration provided by the chalk that gives the river its pure, clear waters. The high-quality habitats the river provides are home to a range of protected species such as water voles and otters. Due to its significance to wildlife, the River Itchen is designated a Site of Special Scientific Interest (SSSI). The source of the river is in the village of Cheriton, near Alresford. The chalk stream then flows for 28 miles down through the city of Winchester before joining with Southampton Water.

Cathedral. The banks of the river provide an ideal viewpoint for visitors to see Winchester’s medieval defences; the water also runs to the east of the city’s Roman walls. The main channel flows through Winchester City Mill, a restored water mill owned by the National Trust that can be seen working during the summer months. From the mill, the water travels down through The Weirs, a pretty promenade and garden containing benches and a series of walkways.

The Itchen Navigation A modified stretch of the river, over 10 miles long, the Itchen Navigation is a former canal that acted as a vital trading route for hundreds of years. Heavy cargoes would be transported in horsedrawn barges along the canal from Winchester down to Southampton. The Itchen Way is a public footpath that runs along the entire length of the Navigation, allowing you to enjoy the river’s stunning scenery and wildlife. Butterflies, dragonflies and kingfishers are frequently spotted flying along its banks. The abundance of wildlife to be found in and around the River Itchen makes it a fascinating waterway to explore.

The Itchen then heads south, via water meadows rich in plant life with flowers such as Southern Marsh Orchid and Water Avens. Before reaching the village of Twyford, the river passes the fascinating Hospital of St Cross; founded in 1132, it’s the oldest pictured: left: view over River Itchen, charitable institution in the country and right: speckled wood butterfly and otter, above: map of River Itchen still functions as an almshouse today.

stablished for over 20 years, Mansell Homes has a reputation for delivering properties of exceptional quality in both design and build. In 2012, Mansell Homes’ southern office launched its first solo residential development with a desirable collection of just five, two-bedroom bungalows in Tuckton Village, near Christchurch. Although Mansell Homes’ parent company is Balfour Beatty plc, they’re very much a regionally-based business. With offices in Southampton, they have excellent local knowledge and in-depth understanding of the area. Mansell Homes wanted an experienced regional estate agent to market Aston Grange, and began to look at various companies. When they met with Pearsons at their offices in Southampton, they felt they were the right fit for the Mansell Homes brand. “We were impressed with the team at Pearsons’ London Road branch,” says

Guy Haywood, Regional Managing Director at Mansell Homes. “We liked the ideas they had and their fresh approach to the sales side.” Mansell Homes has a wealth of experience when it comes to building residences that are beautifully designed and expertly finished. In the case of Aston Grange, their contemporary design is sure to appeal to those looking to buy in the two to three-bed housing bracket.

are especially welcome after many years with hardly any new builds in the city. “Prelaunch demand for Aston Grange has been excellent, we’ve received multiple enquiries for several of the plots,” says Lee Turner. “This may be partly due to the shortage of properties in this range, but undoubtedly it’s coupled with the high-quality product Mansell Homes delivers.” MORE INFORMATION

“There’s a definite gap in the market for Contact Pearsons Southampton for more mid-range housing in Southampton,” information about Aston Grange. explains Guy Hayward. “Aston Grange 023 8023 3288 presents a good mix of units with apartments, semi-detached and terraced houses, and a bungalow, all finished to a high specification.” Pearsons certainly expect there to be strong interest in the development. Lee Turner, Director at Pearsons, feels there’s a renewed confidence within the housing market. Fresh developments

Wildlife in the garden:

attracting birds 7

Attract birds to your garden with these quick tips and reap the benefits of having wildlife in your garden!

T

his year, results from the RSPB Big Garden Birdwatch showed that sparrows are the most commonly seen bird in gardens across the UK. Blue tits follow in second place and starlings in third. One of Britain’s most beautiful birds, the goldfinch, makes an appearance at number seven on the list this year as it’s being seen in increasing numbers in gardens.

Despite retaining their number one spot, the house sparrow is on the UK ‘red list’ meaning they’re of the highest conservation concern. This is because their numbers have declined by 62% since the first Birdwatch in 1979. From this date, starlings and song thrushes have also gone down in numbers by a disturbing 84% and 81% respectively. Gardens play a crucial role in helping our bird population to survive. Putting out feeders certainly helps, but there are plenty of other things you can do to entice birds into your garden. You need to offer at least one of their three basic requirements of food, water and

Natural habitat: Miller Drive, Fareham, p56

Shelter 6

shelter. The more you can provide the greater diversity of species you’ll see in your garden.

Food A pair of blue tits can feed up to 8000 insects to each brood they raise. Even seed eaters feed their young with some animal food as it contains the protein, calcium and moisture chicks need to survive. You’ll begin to appreciate the benefits a wildlife garden can bring to gardeners; birds will happily devour greenfly and other pests. Insect-eating birds are drawn to native trees as they host the largest range of caterpillars, centipedes and woodlice. Oak trees provide acorns as well as an assortment of insects. The jay is partial to acorns and buries them in the ground in autumn for retrieval in winter. Conifers such as pine, yew and leylandi also offer birds a wide selection of edible bugs.

Shelter Shelter is another vital requirement and can be easily provided by dense shrubs

such as pyracantha, hawthorn and evergreen bushes. Climbing plants like ivy and clematis offer ideal refuge. Small birds are especially vulnerable and need protection from predators and a cosy spot to roost.

House sparrow

Birds need water for both drinking and bathing. Insect-eating birds get most of the moisture they need from food, but birds on a diet of seeds will drink more frequently. Bathing is essential in order to maintain healthy feathers as it loosens dirt and helps birds to preen.

Denmead’s secret

wartime history The village of Denmead is situated next to the Forest of Bere, and it’s these surrounding woodlands that played a vital role in WWII history. Preparing for D-Day

Prisoner of War Camp

In the run up to D-Day, nearby Creech Wood was used for assembly camps that had the space to house 3850 men and 300 vehicles. These camps were set up to accommodate soldiers, including many American and Canadian troops, before they set sail for Normandy.

Having become accustomed to the large number of servicemen situated nearby, locals reported that the woods seemed strangely quiet after all the troops had left. However, this peace was short-lived as the site was once again utilised for the war effort. A camp was built to hold prisoners of war from the German militia.

In the weeks before D-Day, eyewitnesses recall lines of tanks parked along the roads throughout the woods. Due to the secrecy of the operation, the camps were closed to civilians, and the road from Denmead to Southwick was sealed off by armed servicemen at Bunkers Hill. Locals were required to show proof of their identity and address to the soldiers when entering and leaving the area. For a short period, the woodland became home to several thousand troops from a number of different units, all preparing to cross the channel on 6th June 1944. In the midst of the woods, hidden from view, was Creech House, believed to have been used by Generals’ Eisenhower and Montgomery as their headquarters ahead of the D-Day invasion.

pictured: above: Creech Wood, right: map of Creech Wood and surrounding area

Today, Creech Wood is home to a variety of wildlife thanks to the habitats provided by its trees, grasses and patches of heather. However, clues to the woodland’s wartime past can still be found as remains of the buildings used to house the POWs can be seen nestling in the undergrowth.

Petersfield

The town has always boasted an impressive and diverse range of schools and we have two colleges serving our community. In recent years, Waterlooville town centre has undergone a period of regeneration that’s brought a new energy to the area.

Waterlooville

This new energy has been reflected in a reinvigorated property market. We have a broad mix of properties in the region including family homes of all sizes. The first half of 2014 has seen a renewed interest from buyers looking to move to the town. We hope the second half of the year will see more sellers coming onto the market.
