Our vision, your future At Battersea Place, we have created an exclusive retirement community in an exceptional location. We started by finding the right place – near Central London, yet in a quiet location close to the park, the Thames and all the local amenities that are here. Then, we set out to create a community that people would enjoy living in. Battersea Place is being developed by LifeCare Residences, whose vision is to help people over 65 enjoy a fulfilling life in some of the most desirable retirement locations in the United Kingdom. We recognise that when people reach retirement they often have significant assets but rely mainly on their pension income; this was the dilemma that led to the inception of the retirement living sector in the USA. At this point, religious and welfare organisations devised a solution that enabled residents to sell

their existing home and move into a purpose-built retirement community with the provision of care and services close at hand.

You will also have the opportunity for companionship with fellow residents and high levels of security for added peace of mind.

This philosophy was adopted and modified in New Zealand and Australia where it is now widely understood and appreciated by a new generation of retired people. LifeCare Residences, which originated in New Zealand, has now built on this approach in the United Kingdom by creating a way for you to own your own home in retirement, but with the added benefit of access to exclusive facilities, care and services – all on your doorstep.

Living in a retirement community offers freedom and an independent lifestyle, while giving you dependable care and support, as and when required. This is all made possible by the presence and work of our experienced on-site staff, who are there 24-hours a day.

At Battersea Place, you buy your apartment on a long lease; pay a fixed service charge while you own it; and pay a deferred membership fee when you resell it. In other words, you can enjoy the benefits of living in a beautiful retirement community now – but do not have to pay the membership fee for this until later, which means you can experience a great quality of life, straightforward budgeting and no hidden extras.

It is important to us that you live a rich and fulfilling retirement, free from financial worry and we believe the solutions offered by LifeCare Residences provide for an independent and friendly environment for all our residents to enjoy – now and in the years ahead.


Planning your retirement at Battersea Place Becoming a Battersea Place resident is like joining an exclusive club, but with the membership fee deferred until the end of your stay.

You will be living in a safe and secure environment, with companionship and social interaction whenever you want it. You will also have access to luxury facilities and amenities, 24-hour care and emergency assistance whenever it is needed. We even take care of garden maintenance and look after the exterior of your home for you.

So, how does it work financially? Buying a home in one of our retirement communities is an important decision so we want you to understand fully both the costs and benefits involved, right from the outset. The costs and our formal obligations are clearly set out in your lease. We recommend you discuss your options with us face-to-face so you can feel confident that you are making the right choices and, while you may wish to discuss your options with close family members, you should also seek independent legal advice.


There are three core financial terms that will apply when you join the Battersea Place Retirement Community:

Under the terms of the lease LifeCare Residences takes responsibility for the maintenance and modernisation of the buildings as required to ensure all amenities are kept in good condition.

- The Service Charge - The Deferred Membership Fee For clarity, we have summarised these main terms below: Purchasing your apartment You will buy your apartment on a long, 150-year lease at its market value at the time of purchase. Service Charge In the lease, the monthly service charge is a fixed amount and is increased each April to reflect the increase in the Retail Price Index (RPI). However, in agreeing your apartment purchase with you, we will agree a fixed monthly service charge which will apply throughout your ownership with no RPI increases. That way, you can rest assured that you will not face any unexpected price increases, leaving you to focus on enjoying your life. The Deferred Membership Fee The quality of the community is maintained through the fixed service charge and also by charging each Tenant a ‘Deferred Membership Fee’ – this is only payable when your apartment at Battersea Place is sold. The Deferred Membership Fee structure enables us to offer a simple and affordable way for our residents to enjoy being part of their own exclusive retirement

We offer two options for the Deferred Membership Fee: Option One When your apartment is sold at any point, you pay a Deferred Membership Fee on the amount you originally paid for your apartment. If the property is sold in Year One, this figure is 10% and if the property is sold in Year Two, it is 15%. If the property is sold in Year Three, or thereafter, the Deferred Membership Fee is 20%. You also share the total capital gain with LifeCare Residences equally on a 50/50 basis. In effect, we divide between us the amount the property gains in value from when you have bought it until you sell it. Option Two With this second option, you pay a Deferred Membership Fee on the sale price of your property when you leave. If the property is sold in Year One, this figure is 10% and if the property is sold in Year Two, it is 20%. In Year Three, and thereafter, the Deferred Membership Fee will be 30%.

Additional services Any additional care or other services you may need are charged in accordance with a separate contract that we agree with you. The way we operate our retirement communities enables us to offer additional care and services on a flexible basis, only when you wish or need to have them, and always at reasonable prices. Our Sales Agency We have our own internal specialist sales and marketing team. We are in the best position to handle the sale of your apartment due to our experience and in-depth understanding of the benefits and facilities of the retirement community. Under the terms of the lease, we will market your apartment for you, which will help you achieve the highest possible price for the property within a reasonable time. A sales agency fee of 1.5% is payable for our services. To make the sales process successful, we promote the retirement community continually for the benefit of all residents; we maintain a list of prospective purchasers; we also hold open days and market the retirement community in other ways. For absolute peace of mind, you can also be sure that, with LifeCare Residences as your agent, you are protected by our Resident Guarantees, which are covered on page 7 of this brochure. We encourage you to take the time to review these core financial terms, and we recommend you consult your solicitor and family members, so you can make the decision that is most appropriate for you.

Resident Guarantees As leaders in the retirement living sector in the United Kingdom, our commitment to you goes beyond the terms of the lease, so we offer three additional guarantees: 1. Changing your mind

2. Resale protection

If you change your mind, LifeCare Residences guarantees that you can cancel your reservation and we will refund your reservation fees in full at any time before our lawyers are instructed. If you wish to cancel after that but before contracts are exchanged then we reserve the right to recover termination costs only.

LifeCare Residences guarantees that if we, as sole agent, have been unable to sell your apartment within nine months of you vacating and putting your home on the market, we will pay you interest on the net sale proceeds from that date until contracts have been exchanged.

3. An end to service charges after nine months LifeCare Residences guarantees that if we, as sole agent, have been unable to sell your apartment within nine months of you vacating and putting your home on the market, we will stop charging you the standard service charges from then on.

8 Albert Bridge


Battersea is an area with a history and vitality all of its own. At the end of the 18th century, it was full of market gardens, with speciality produce like asparagus and lavender for sale. Just around the corner from Battersea Place, the fascinating Ransome’s Dock area offers a butchers, café, deli, food store, restaurant and wine bar. Overlooking the Thames wharf, this area is sure to become a firm favourite with our residents. A few hundred yards up the road is one of London’s most noticeable landmarks – Albert Bridge, which spans the River Thames. There is also a choice of pubs and restaurants within walking distance of Battersea Place and all the attractions of Kensington and Chelsea are just a short drive away.

Looking forward, Battersea’s regeneration continues apace, in particular with the Nine Elms development taking shape at Battersea Power Station. Just across Battersea Park, the proposed extension of the Northern Line Underground to Battersea Power Station means accessibility to the rest of London and all major travel services will be close by.

From ironing and cleaning to help with showering and medication and more, this outstanding level of care is always available at Battersea Place. Battersea Place also includes a high quality nursing home wing, which is staffed and run by LifeCare Residences. The nursing home accommodation comprises 30 spacious studio-style rooms, each with its own kitchenette, en-suite bathroom, flat screen television and internet connection.
