CRESCENT HEIGHTS

Crescent Heights is the perfect neighborhood for people seeking a suburban community with architectural character and easy access to urban amenities.

Originally platted in the 1920s on the site of a former orange grove, most of the neighborhood’s homes were built in the 1920s and 1930s. Largely used as winter homes in those early years, it is now an established year-round residential community. Houses vary in both size and style from two bedroom Florida Bungalows to larger Mediterranean Revival and Tudor style homes.

This diversity makes Crescent Heights a great choice for those people seeking to upsize or downsize into a home with 4

character surrounded by an established neighborhood with charm.

Crescent Heights neighborhood design contributes to that charm. Laid out in a convenient grid pattern, many of the original brick streets remain along with some of St. Pete’s historic hexagonal sidewalks. Situated just north of Crescent Lake Park between 4th Street North and 9th Street North (MLK), the neighborhood is only minutes from everything the Sunshine City has to offer. Crescent Lake Park is only a short walk away, so

there’s no need to find a parking space to enjoy the public park’s large lake, dog parks, tennis / pickle ball courts, and playground. The Bay and the fabulous St. Pete Pier are only minutes away by car or bus. CRESCENT LAKE

One of St. Petersburg’s earliest and most popular neighborhoods, Crescent Lake offers residents the perfect blend of suburban living and urban accessibility.

First platted in the 1920s, the Crescent Lake neighborhood has a wonderfully diverse architectural aesthetic thanks to a mixture of early and mid20th century architectural styles including Craftsman, Dutch Colonial, Spanish Eclectic, Tudor, and Ranch style homes.

Front porches are common as are a network of alleyways used for city services and garage access. These features as well as beautifully maintained gardens, mature (and shady) landscapes, and a fair number of St. Pete’s famous hexagonal 6

sidewalks contribute to the pedestrian friendly feel of the neighborhood. It’s charming neighborhood where friendly hellos are the norm and the Crescent Lake Neighborhood Association actively seeks to bring neighbors together with porch parties and holiday events.

SNELL ISLE Nearly surrounded by the waters of Coffee Pot Bayou and Tampa Bay, Snell Isle provides its residents with a peaceful and beautiful waterfront oasis while also offering the convenience of nearby Downtown St. Pete.

Snell Isle can trace its beginnings to famed St. Petersburg developer, Percy Snell. Enraptured with the flair of Mediterranean Revival architecture, Snell dreamed of a community that would showcase this ornate style.

In 1925, he slowly began turning this dream into reality. Connected by 1931 to the (Old) Northeast neighborhoods by a Venetian-style bridge, Snell Isle was designed to be an exclusive tropical paradise. Broad avenues were lined by beautiful landscaping, Classical and 8

Renaissance style statuary, and some of the most magnificent “Spanish castles” in Florida. Surrounded by picturesque waters, the professionally-designed 18hole Snell Isle Golf Course served as the centerpiece of the highly desirable community. It offered luxury Florida living at its finest.

Old or new, these luxurious homes are still part of an exclusive and special community. The original Venetian style bridge was reconstructed in 1996 to serve modern traffic while retaining its distinctive style. Redesigned in 1992, the historic 18-hole championship course still is surrounded by palm trees and Bay breezes. Just outside this course, a memorial pays tribute to Perry Snell and a median space has been transformed to reflect the community’s Mediterranean style history with ornate sculptures, fountains, and a small gaze-

EUCLID-ST. PAUL’S Full of charming homes on tree-lined streets, EuclidSt. Paul’s is a fantastic example of a friendly suburban neighborhood nestled in the heart of old St. Pete.

Like many of St. Pete’s original neighborhoods, Euclid-St. Paul’s was once an orange grove. First opened for construction in the 1910s, it really took off during the land boom era of the 1920s. Intended to be an exclusive subdivision, the original plan called for spacious (and expensive) stucco and tile homes in a variety of styles. These homes were laid out on tree-line brick streets with alleyways and garages in the back and designed to have a minimum of six rooms plus bathrooms and 10

front porches. The eclectic Mediterranean and Georgian Revival styled Euclid Schoolhouse and St. Paul’s Catholic Schoolhouse joined the neighborhood in the 1920s as well. As development continued, more moderately priced and sized homes also joined the mix.

By mid-century, Euclid-St. Paul’s homes ranged in size and style from Florida Bungalow and Craftsman to Mediterranean and Colonial Revival.

The occasional new construction is built to fit with the neighborhood’s feel. Mature trees shade the bike-friendly streets, pedestrian-friendly sidewalks, and dogfriendly yards. Simply put, it’s a lovely community with diverse style. EuclidSt. Paul’s residents also make it a special place to live. Neighbors actively work to create a sense of real community. The Neighborhood Association organizes regular events including garage sales, block parties, bike crawls, alley cleanups, porch parties, neighborhood walks,

and their famous annual Haunted Hike.

Euclid-St. Paul’s also boasts a great location. Numerous parks are within walking distance including the fabulous Crescent Lake. Bordered by MLK and 16th Streets, the neighborhood is close to a wide variety of grocery, drug, and other retail stores. It’s also less than two miles from all of the food, entertainment, retail, and cultural offerings available in Downtown St. Pete as well as the St. Pete Pier, Central Avenue, and Tropicana Field. Simply put, Euclid-St. Paul’s is a friendly, diverse, and charming suburban community just minutes from everything.

PLACIDO BAYOU Private and luxurious, the subdivisions of Placido Bayou offer residents a peaceful and secure Florida waterfront lifestyle with easy access to the benefits of city life.

First developed in the 1980s, Placido Bayou provides a variety of options for people looking for the best of Florida living. Carved out of the wild and luscious Florida wetlands, this gated community offers residents the benefits of living in a neighborhood with numerous interior lakes, acres of preserve land, and direct access to Tampa Bay, without sacrificing the amenities of upscale living. With 11 different subdivisions spread out over 360 acres, most of the 600 homes are single-family, but 12

residents can also choose from a selection of condominiums and townhomes.

Many of the single-family homes are custom built and offer a wide variety of sizes and luxurious styles, from contemporary and executive to traditional.

HISTORIC UPTOWN With its eclectic mix of historic homes and businesses, Historic Uptown offers residents a cool neighborhood vibe that’s also only steps from Downtown St. Pete.

As the name suggests, Historic Uptown was one of the first areas developed in St. Petersburg. Adjacent to the original core of the city, the neighborhood began to emerge in the 1910s with a cluster of homes east of 9th Street North (MLK Jr.). The boom years of the 1920s accelerated the neighborhood’s growth.

Expansion continued more slowly until the Post-WWII boom years brought another burst of construction. The result is a widely diverse architectural landscape that ranges from the simple Frame Vernacular and Craftsman (Bungalow) 14

homes to Art Deco and the more ornate Mediterranean Revival style.

Over one hundred years of repurposing, renovation, and the occasional new construction has produced a vibrant combination of residences and businesses brought to life by a diverse and engaged community. Brick streets and hexagonal sidewalks surround historic homes that may have been converted into multifamily residences, renovated to their original single family glory, or repurposed into combination live/work space. As part of the Uptown

Historic Uptown extends west from 4th Street N to 16th Street N, and north from 5th Avenue N to 12th Avenue N.

Arts District, the community celebrates its many locally-owned galleries, venues, cafes, and restaurants. Many of these local spaces populate the neighborhood’s central throughfare of MLK Jr. Street. Clearly designated bike lanes along this street contribute to its accessibility. Events, such as the annual Mardi Gras Party and the occasional porch party, also contribute to the community feeling.

The entire neighborhood offers a walkable tree-filled historic yet hip vibe, but the blocks around Historic Round Lake Park offer a special mini-neighborhood feel of their own. Pedestrian friendly streets and expanding array of local businesses surround the park’s

small lake and large Banyan tree. But like all of Historic Uptown, this quaint neighborhood feel is only moments from the hustle of the city. Bordering 4th Street and16th Street, residents are never more than a few blocks from a plethora of retail, grocery, and restaurant offerings. St. Anthony’s Hospital and numerous medical professionals fill the neighborhood’s southwest corner, so healthcare is always moments away.

It’s only a few blocks from the parks at Crescent Lake, Mirror Lake, Vinoy, and North Shore. The entire neighborhood is adjacent to the many amenities of Downtown St. Pete. Quite simply, if “location location location” is your mantra, then you can’t beat Historic Uptown.

GREATER WOODLAWN The Greater Woodlawn neighborhood offers residents the convenience of a great location combined with sense of community and pride of place.

First platted in the 1910s, Greater Woodlawn’s early subdivisions were some of the first in St. Petersburg. Similar to many historic neighborhoods, development accelerated during the boom decade of the 1920s, slowed in the 1930s, and picked up again in the post-WWII war years. Brick streets, alleyways, and abundant trees were the backdrop to the homes built during the early boom, which included Florida Bungalow, Colonial Revival, Tudor Revival, Masonry Vernacular, and Frame Vernacular styles of architecture. The 16

Mediterranean Revival style Woodlawn Presbyterian Church joined the neighborhood during the 1920s, as well as a few other homes also built in that locally-popular style. Post-boom and postwar builds tended to be concrete block and wood frame ranch style homes and modest wood frame or concrete block Minimal Traditional style homes. By the 1950s, the result was an eclectic and lovely community.

Today, many of those original homes remain as does much of the original and abundant landscaping. Shady

The community also has several open greenspaces, including Blanc Park and Woodlawn Circle. These parcels of land offer residents a calm place to take a break or the extra space needed for organized neighborhood events. Most of the homes in Greater Woodlawn are owner-occupied. This dynamic contributes to a real sense of community. The Neighborhood Association is active in promoting community as well. They organize numerous events throughout the year, including yard sales, porch parties, neighborhood clean ups, music and food festivals, and family-friendly

activities for the holidays.

Located just north of 22nd Avenue North between 16th Street North and MLK Street North, Greater Woodlawn is close to just about anything a resident could want or need. The business corridors along 16th and MLK offer numerous restaurant and retail options. Coffee Pot Bayou and the Bay are less than a 10 minute drive. The many amenities of Crescent Lake Park are within easy walking distance. Plus, the cultural and social offerings of Downtown St. Peterburg and the Pier are only 10 minutes away as well. Greater Woodlawn provides residents with a suburban community lifestyle without sacrificing the conveniences of urban life.

OLD NORTHEAST Bordering Coffee Pot Bayou, Tampa Bay, and Downtown St. Petersburg, Historic Old Northeast is the perfect blend of historic suburban charm, urban accessibility, and Sunshine City waterfront life.

The Old Northeast can trace its beginnings back to 1909 when Perry Snell began developing subdivisions and building elegant new homes in the northeast section of the growing young town. With their brick streets, alleyways, hexagonal sidewalks, granite curbs, trolley access, and lush landscapes, these subdivisions (with names like Bayshore, Bayfront, North Shore, and Granada Terrace) quickly became St. Pete’s most desirable and stylish neighborhoods.

By the 1920s, those brick streets were lined with homes of varying sizes and 18

styles including Mediterranean Revival, Craftsman Bungalow, Tudor Revival, California Mission, Prairie, and Frame Vernacular. In addition to the beautiful homes, 1920s also saw the openings of both the Mediterranean Revival styled Vinoy Park Hotel and the Market building for the nursery and gardens now known as Sunken Gardens.

Today, Historic Old Northeast remains one of the most style and desirable neighborhoods in St. Pete. It also boasts one of the most influential and active Neighborhood Associations (HONNA)

in St. Pete. Founded in 1974, HONNA was instrumental in earning Local Historic District Designation for several subdivisions within the neighborhood, as well as achieving the entire neighborhood’s designation as a landmark in the National Register of Historic Places.

Thanks in part to these efforts, a significant number of the neighborhood’s original and eclectic homes endure as do the original brick streets, alleyways, hexagonal block sidewalks, and many of the early Live Oaks, Maples, Palms, and Magnolias. HONNA is also active in creating and maintaining a robust feeling of community for its residents. From porch parties and holiday events to the annual Candlelight Tour of Homes fun-

Bordered by 4th Street’s business corridor, 5th Avenue NE, and the waterfront, the Old Northeast’s location offers access to all the best things in St. Pete.

The city parks at Coffee Pot, Flora Wylie, North Shore, and Vinoy are all within the confines of the neighborhood as are the Sunken Gardens and the waterfront North Bay Recreational Trail. Downtown St. Pete’s bustling social scene, abundant shopping venues, and numerous cultural offerings also are only steps away. Historic Old Northeast is the perfect spot for people who want historic charm and to be near everything St. Pete has to offer.

Allendale Located atop a slight ridge, Allendale Terrace’s brick streets, majestic homes, and copious oak trees create the feel of a suburban retreat only minutes from the urban conveniences of St. Peterburg life.

Allendale Terrace was born during the land boom of the 1920s when noted developer Cade B. Allen purchased 150-plus acres of farmland known as “Foster Grove” in 1922. Allendale’s brick streets and granite curbs were under construction by the summer of 1923, and soon stately homes began to rise.

Many of these homes were custom built for wealthy northerners, so architectural styles varied but they did have one commonality. A former stonemason, Allen 20

consistently used natural materials, such as granite, sandstone, and fieldstone, as a facade for these distinctive homes. The resulting houses are distinctly special and recognizable as Cade Allen designs even as they range in style from Westchester, New York-style stone mansions and Spanish castles to California-style missions.

Today, Allendale remains one of the most desirable communities within St. Petersburg. The original houses of the

Allendale extends north from 34th Avenue N to 42 Avenue N, and west from 7th Street N to 9th Street N (Dr. M.L. King) and along Haines Rd. to 38th Ave N.

Cade Allen era have been joined by an eclectic mix of homes that blend beautifully with the unique feel of the neighborhood. These distinctive houses are set back on lots that are larger than those of many other historic neighborhoods. The original brick streets remain as do many of the early oak trees. These mature trees offer a canopy of shade over the pedestrian and bike friendly streets and sidewalks that gently slope and wind through the neighborhood.

The community is also home to Allendale Park. This neighborhood green space offers residents a serene place with plenty of shade to walk the dog or just enjoy nature.

Almost exclusively made up of

single-family owner-occupied homes, this residential community cares deeply about maintaining the things that make it special. Striving to keep Allendale Terrace as a quiet oasis, you’ll not find any commerce within its borders, but that doesn’t mean residents are isolated from the perks of urban life. With MLK Street North and Haines Road at its edges, everything a homeowner might need or want is nearby, including grocery, drug, and a variety of retail stores. Downtown St. Pete and its many entertainment and cultural attractions are less than three miles away and beach lovers can be at St. Pete Beach in only twenty minutes. It’s a perfect location for living and playing.

OLD SOUTHEAST Only ten minutes from Downtown’s Central Avenue, the Old Southeast is an eclectic and quiet waterfront enclave with historic homes and fantastic views.

One of the oldest neighborhoods in St. Pete, the Old Southeast began to take shape in the 1900s. One of the Old Southeast’s earliest homes, known today as the Bayboro House, was built during this period as the home for the area’s primary developer. Like many of St. Pete’s early neighborhoods, building quickened during the 1920s, slowed, and then accelerated again in the postWWII period. Brick streets, hexagonal sidewalks, and alleyways were common features, but the homes ranged widely in 22

style and size from one-story Craftsman Bungalow and concrete block houses to larger Colonial Revival and Victorian. In 1924, one of those early residents, Judge Robert B. Lassing, permanently altered the feel of the neighborhood when he donated over 12 acres of waterfront property to the city with the stipulation that it be used as public park space. Over the next two decades, additional land was donated and in 1942, Lassing Park was dedicated.

feature of this diverse, quaint, treefilled, pedestrian and bike-friendly residential neighborhood. The park offers unobstructed views across Tampa Bay as well as a perfect place to walk your dog, launch a kayak, or perfect your kite-surfing skills. In addition to the park, many of the early lovingly-renovated homes remain as do a significant number of brick avenues and hexagonal block sidewalks. The occasional newlybuilt homes blend seamlessly with the area’s feel. Residents are proud to be one of only two neighborhoods in St. Petersburg to be designated as an Artist Enclave Overlay District. This status permits Old Southeast artists to use their residences as work studios, artist

lofts, galleries, and instructional spaces.

This spirit also is reflected in the efforts of the Old Southeast Neighborhood Association to foster community and diversity. Organized neighborhood events include yard sales, clean-ups, socials, holiday-themed activities, and the annual Artists Enclave Tour.

With much of the neighborhood bordering Lassing Park and the waters of Tampa Bay, the Old Southeast feels secluded despite the fact that it’s only blocks from the University of South Florida as well as only minutes from the 4th Street business corridor and the social and cultural offerings of Downtown St. Pete. Those people who call it home know they’re living in a special place.
