welcome to the summer issue of moving magazine This month’s guest editor is Dallas Haley, Area Partner for Sittingbourne Our moving magazine has been given a facelift, with a fresher look and a wider, more exciting variety of home-related features. It’s also all change in my office in Sittingbourne, as we celebrate a wonderful refurbishment. This almost completes an amazing programme of improvements across our branches in South East London and Kent, which continues to make the Robinson Jackson and Robinson Michael & Jackson brands two of the most prominent within the local property market.

All about... Sittingbourne Every issue we focus on one of our local areas. In this edition we look at Sittingbourne in the Swale district of Kent.

movers discovering the town, impressed with the speedy commute to central London.” Sittingbourne offers a variety of size and styles of accommodation, with excellent value-for-money when compared with other Home County towns. “Some of the biggest four- and five-bedroom homes in Sittingbourne can be purchased for less than £400,000,” adds Haley, “Many of these are located on Sittingbourne’s most popular modern developments - Eden Village on Bluebell Drive and Sonora Fields in Sonora Way. Elsewhere, the ‘south side’ of Sittingbourne remains favoured, with some excellent character homes along streets like Park Road, Terrace Road, Oak Road and Gaze Hill Avenue. You’ll also find some excellent post-war homes under £250,000 and therefore subject to the lower 1% stamp duty tax. For first-time buyers and investors, we’re pleased to be marketing a number of flats for sale in Sittingbourne that are stamp duty exempt - on the market for less than £125,000.”

As well as being the ‘garden of England’, with rolling hills, fertile farmlands and picture-postcard villages, Kent also boasts a fantastic coastline, stretching from Allhallows to Lydd-on-Sea. This profuse choice of beauty can present home movers with a problem when deciding where to live in the county. However relatively unknown until the high-speed train line to St Pancras was introduced - Sittingbourne is the perfect Kent town from which to enjoy the countryside and the sea. “The high-speed rail line into London St Pancras via Ebbsfleet and Stratford International brought Sittingbourne into the spotlight, with commuter times slashed to under the magical one hour mark,” says Dallas Haley, the Area Partner at Robinson Michael & Jackson’s Sittingbourne office. “We still enjoy a direct line to both London Victoria and Cannon Street journeys that both take just over the hour - but the high-speed link is attracting more home buyers and tenants who are following the line out to Kent and realising they can get far more property for their money in the Swale district.”

While its excellent rail connections, nearby M2 motorway links and close proximity to the coast, it is Sittingbourne’s semi-rural charm that wins over newcomers and keeps existing residents loyal. “Farmers’ markets and local produce is the big trend in London right now but here in Sittingbourne it’s always been a way of life for us. Our pubs, restaurants and food retailers are spoilt for choice when it comes to fresh and locally-sourced produce. The fruit, vegetables and meat we tuck into is, more often enough, grown and bred just a few miles away. We’ve got some excellent farm shops and local specialists where you can pick up home-grown ingredients enabling people to support Sittingbourne and the wider Swale farming community. It’s quite possible to pick up a Kentish Blue Cheese sandwich and bottle of Biddenden apple juice in Sittingbourne High Street, hop on the train and arrive in London St Pancras in 56 minutes. It’s the best of both worlds,” concludes Haley.

Sittingbourne is just 10 miles from the Isles of Sheppey’s coastline and nine miles from the major town of Gillingham, yet is surrounded by pretty villages such as Bredgar, Iwade, Newington, Stockbury and Tunstall. “Long-term Sittingbourne residents have always enjoyed the town’s location and amenities, with a bustling High Street underpinned by independent and family-run businesses, and a 20 minute drive to Sheerness and Minster on Sea. Now we have a much bigger audience with London and North Kent home

1. The Sun Inn Everyone loves a good country pub that you can visit on a warm, summer’s day. Sittingbourne residents look no further than The Sun Inn on The Street in Bredgar - a village to the south west of Sittingbourne centre. The pub has a 300-year history as a licensed building, with two bars, open fires, a 50-cover restaurant and sprawling garden. Look out for quiz nights and a programme of live music.

6. Sittingbourne Heritage Museum Step back in time and wallow in the nostalgia provided by Sittingbourne Heritage Museum. Jammed to the rafters with memorabilia, artefacts and items from bygone eras, the museum charts what Sittingbourne was like in days gone by. Don’t miss this gem that’s tucked away on East Street - be sure to check the opening days and times before you visit to avoid disappointment.

2. MB Farmshop Located in the pretty village of Stockbury in Sittingbourne is MB Farms, farm shop and butchers. It’s a Mecca for fresh, local produce and is teaming with fruit, vegetables, store cupboard supplies and a fine butchery department.

3. The Coniston Kitchen Set in the Coniston Hotel on London Road, the Coniston Kitchen is a bright, contemporary-style restaurant serving Mediterranean food. The Sunday carvery is also a popular option - booking is recommended.

Just four miles from the town centre are the lush greens of Sittingbourne & Milton Regis Golf Course. The 6,295 yard course - par 71 for men and 72 for women - is famed for its trees, providing even the keenest of golfers with an exciting challenge. A pro-shop, a bar and catering facilities complete the venue, which is set on Wormdale Hill in Newington.

Property demand continues It is a reality that demand for property has never been higher but the supply of homes for sale is out of the hands of all estate agents. This is not a situation that will be rectified overnight; there simply aren’t enough houses being built to meet the growing population in the South East. However, the flow of re-sale property coming onto the market is pretty constant, offering the majority of people a number of buying options. Alan continues: “The huge number of buyers does present problems and at times, the ‘Open House’ phenomenon can attract more buyers than some agents can handle or is necessary to sell a property. I believe our branches have remained very diligent and professional throughout the current market conditions, keeping close control over the whole sales process.” In the first half of 2014 we valued in excess of 25 homes every day. So despite the huge demand, we continue to present 100s of new properties to the market that, in most cases, satisfy the buying requirements of those registered to our offices. If a property is valued today, we would hope to sell it within weeks rather than


months, and we will do everything we can to find the owner their next home to move into.

Here to help in all selling situations We understand that the above observations paint a rosy picture of the market but there may be some homeowners who are wondering why their property has not sold. With the amount of activity in the current property market we have been surprised by the number of calls from people presently selling their home through another agent. We expected this to be very low in 2014 but so far this year we have sold in excess of £5 million worth of property that had previously remained unsold for a variety of reasons.

Look to the lighter side of eating this summer with these fresh, zingy summer salads.

Thai pork & noodle salad Method: Serves: 4 Prep:10 mins Cooking: 10 mins

Ingredients: • 225g vermicelli rice noodles • 1 tbsp. oil • 225g minced pork • 3 tsp. chopped garlic • 1 tsp. ginger paste • 4 tsp. Fire Roasted Sliced Red Chillies • 1 tsp. caster sugar • 150g cooked peeled prawns • 2 tbsp. fish sauce • 2 tbsp. lime juice • 1 tsp. caster sugar • 50g roasted peanuts, chopped • 6 spring onions, finely chopped • 2 tbsp. freshly chopped coriander • Extra chillies and shredded spring onions, to serve

1. Place the noodles in a large bowl and cover with boiling water. Leave to stand for 3 minutes. Rinse thoroughly in cold water, drain well and place in a bowl. 2. Heat the oil in a wok or frying pan, add the pork, garlic, ginger, chillies and sugar and stir- fry for 3-4 minutes until the pork is cooked. Stir the mixture into the noodles with the prawns. 3. In a small bowl mix together the fish sauce, lime juice and sugar, stir until the sugar has dissolved. Pour over the noodles and mix well. Stir in most of the peanuts, reserving a few for decoration, spring onions and coriander, and mix well. 4. Serve in bowls, garnished with the reserved peanuts, chillies and spring onions.


Strawberry,mango, pistachio and Marsala fruit salad Serves: 4 Prep:15 mins

Ingredients: • 200g Sweet Eve strawberries • 150g shelled pistachio nuts • 2 ripe mangoes • 2 ripe peaches • Caster sugar for sprinkling • A small glass of Marsala, sherry or 4

tbsps rosewater

Method: 1. Hull and finely slice the strawberries. Toast the pistachio nuts until slightly browned and releasing their aroma (be careful not to burn the nuts). Finely chop the toasted pistachio nuts. 2. Peel and finely slice the mango, finely slice the peaches and place into 4 individual serving bowls. 3. Mix in the strawberry slices and sprinkle a little bit of caster sugar on each serving. Pour a little Marsala, sherry or rosewater on each portion. 4. Top each serving with a sprinkling toasted pistachio nuts.
