THIS MONTH’S GUEST EDITOR IS BRIAN PITZEY, THE BRANCH PARTNER AT OUR ELTHAM OFFICE In my 13 years as an estate agent, the most asked question has to be “How’s the property market?” This is quickly followed by “So how much is my property worth?” The two questions are implicitly linked and the former can change from one week to another. I strongly believe that it is only with eyes and ears on the ground, living and working in the local community, can anyone offer the best advice to homeowners. The property market can be misunderstood, especially if you’re influenced by what’s printed in national newspapers. We’ve always been trusted to guide people according to their local market conditions, which can be very different to the bigger picture and can vastly differ from one area to the next. It’s reassuring to know that the public appreciate this fact. New research shows just how much movers trust a high street estate agent, with 82% of home hunters questioned by Dezrez preferring the more personal approach of a physical agent rather than relying on online sources. You can read how our staff serve the communities in which they live and work on page 24. By the time this magazine is printed we will all know the result of the EU referendum. Whether the UK remains in Europe or not, it’s our job to weed out what’s important

and see how it impacts SE London and Kent. We do know moving home is high on many people’s agenda. In fact, we will have valued over 5,000 properties within the first half of 2016. ELTHAM Every issue we focus on one of our local areas. This time we look at Eltham – a London suburb in the Royal Borough of Greenwich that’s undergoing a major regeneration.

train line to Central London (approx 25 minutes) and green, open space off their list when searching in Eltham. The town has property styles and prices that offer excellent value for money when compared to similar neighbourhoods in South West London. Current residents and newcomers are also watching Eltham change into a more rounded town, with new facilities, shops and restaurants – all adding to the appeal.”

Eltham is one of South East London’s unsung heroes, quietly going about its business offering local people quality accommodation and a well-connected spot in the capital. All that is set to change, however, as interest in SE9 and SE12 grows. Buyers on a quest for affordability and a London location are casting their net further south, with SE postcodes cropping up in their area search more frequently.

One of the biggest changes afoot is a new masterplan for Eltham’s centre. Recognising that every town needs a quality focal point, the Royal Borough of Greenwich (together with Transport for London), is investing £6.6 million in a revamped high street. The jewel in the crown will be a new six-screen cinema complex, with two new restaurants and a ‘sky’ bar. Wider town improvements include better road crossings, new trees and landscaping, more parking, improved street lighting, and the widening and repaving of footways. “The masterplan will only serve to enrich an already established town,” adds Brian. “Existing attractions, such as The Tudor Barn, the Bob Hope Theatre and the wonderful Art Deco

Home movers from outside of Eltham are increasingly asking for properties here after discovering the town’s merits. Brian Pitzey, the Branch Partner at Robinson Jackson’s Eltham office, says: “Home movers can tick good schools, a speedy

Eltham Palace, will be complemented by an energised High Street with something for all ages and interests.” As well as an ever-improving town landscape, a big draw is Eltham’s very distinctive property market, which is crammed full of period properties and spacious family homes. Brian says the local market is pretty unique as people come in and ask for specific estates and enclaves – each one with distinctive homes and atmospheres: “One of the most requested is the Progress Estate – a Conservation Area and mini garden suburb of unmistakable homes built in 1915 to house workers from the local Woolwich Arsenal munitions factory. The cottage-style white façade properties lining streets including Ross Way, Lovelace Way, Arsenal Road and Franklin Passage are some of the most recognisable in London.” Eltham Park is another neighbourhood requested by name. The Eltham Park Estate was bought by Archibald Corbett at the turn of the 20th century and what followed was a collection of eponymous houses that are the definition

of ‘hot property’. “Houses in Beechhill Road, Glenhouse Road, Glenesk Road, Greenvale Road and Glenlyon Road, among others, are some of the most coveted properties the Eltham branch handle - homeowners of Corbett houses are guaranteed a waiting list of buyers,” adds Brian. “These properties embody fine period styling and lofty proportions, with the type of kerb-side charm that appeals to buyers from across London.” Other Eltham neighbourhoods of note include Eltham Heights, with Crown Woods Way, Fairoak Drive and Rennets Wood Road three of the most distinguished streets in SE9, and Greenacres, where movers often compete for the flats that line the pretty road. “We enjoy our fair share of brand new homes as well as period properties,” concludes Brian. “One area we’re watching develop is Kidbrooke Village to the north east of Eltham Hill, being built by Berkeley Group. It’s adding an exciting new dimension to the Eltham borders.”

all about... SE9 & SE12 We asked the Robinson Jackson team at the Eltham branch to reveal their favourite hidden gems that not everyone may be aware of.

1. Eltham Palace

6. Eltham GPO The GPO at Number 4 Passey Place has been part of the Eltham pub scene for many years, and its latest reincarnation is definitely the most successful. The venue used to be a Royal Mail sorting office, hence the name. Today it’s a gastro pub with a brilliant drinks menu that includes Meantime Pale Ale – which is brewed in the borough. Food is along the ‘Best of British’ lines.

Don’t let Eltham’s suburban essence lull you into a false sense of security as the residential streets are home to one of the most dazzling pieces of architecture in the country. English Heritage’s Eltham Palace is a 1930s Art Deco masterpiece. The palace was created for millionaires Stephen and Virginia Courtauld, featuring a stunning domed entrance hall where guests used to gather for cocktail parties. The palace was subject to a £1.7 million revitalization project in 2015, which resulted in five new rooms to explore.

A farmers’ market is a sure sign that an area is thriving and Eltham has enjoyed its own market since 2007. Eltham Farmers’ Market takes place on the third Sunday of every month on Passey Place between 10am and 3pm, with stalls laid out with seasonal, organic and locally-sourced food. Look out for the Gourmet Sausage Maker, chilli-based sauces, jams and marmalades from Care Grow and fruit from Whitegates Farm.

3. Royal Blackheath Golf Club You can trace this golf club’s history back over 400 years, with its roots dating from 1608, and it is often claimed to be the oldest golf course in the world. The facilty still retains it’s magnificent 17th century clubhouse, which grants fantastic views over the greens. There are 18 meticulously-kept holes to play as part of a challenging par 70 course.

4. Well Hall Pleasaunce If you’re travelling into Eltham train station by rail and notice a rather splendid formal garden, you’ll be looking at Well Hall Pleasaunce. These gardens, ponds and areas of woodland date back to the 13th century and featured a manor house during the reign of Henry VIII. Take a peaceful stroll among the bog gardens, the rockery, the wildflower meadow and the woodland glen. The Pleasaunce is known for its trees – about 240 – with many unusual species such as elm, ginko, black poplar and Indian horse chestnut.

5. The Tarn The Tarn on Court Road is another of Eltham’s Green Flagwinning open spaces, featuring a beautiful landscaped garden, a picnic area, a lake with interesting wildfowl and a bird sanctuary. Many original features have been retained

from past eras and one of the most unusual is an 18th century ice well, which used to be a storage area for ice used by the

These ancient woodlands – comprising of Oxleas Wood, Oxleas Meadow, Jack Wood, Shepherdleas Wood, Falconwood Field, Eltham Common, Eltham Park North - sit to the North of Eltham Park and mark the boundary between Eltham and Shooters Hill. It’s one of the few remaining areas of deciduous forest in London, and some parts date back as far as the Ice Age. The woods include the stunning folly Severndroog Castle, a honeybee apiary and a café.

The Tudor Barn is a Grade II* listed 16th century building on Well Hall Road surrounded by manicured gardens and a moat. It was once home to John Arnold – watchmaker to King George III – and also Edith Nesbit and Hubert Bland, cofounders of the Fabian Society. As well as being a popular wedding and events venue, the Tudor Barn is also a gastropub and steak house offering the local community excellent home-made food and a huge selection of drinks seven days a week, including its famous Sunday roast, with live music every Sunday. The Tudor Barn offers two beautiful outdoor seating areas along with a recently refurbished indoor bar and dining space.

9. Cinema complex It’s been quite a few years since Eltham enjoyed its own cinema but residents are now counting down the months until a brand new cinema complex opens on Eltham High Street. As part of the town’s ambitious new masterplan, a six-screen cinema with 900 seats will open in a landmark building on the site of Poundland. The cinema will be complemented by two new restaurants and a stunning ‘sky’ bar, with an anticipated 70 jobs created for the local workforce.

10. Rixos Restaurant The dining scene in Eltham is going from strength-to-strength and spearheading a fresh approach to eating out is Rixos. This modern restaurant on Eltham High Street takes its cues from Turkish cuisine blended with flavours from Central Asia, the Middle East, the Mediterranean and the Balkans. Andy Plaistowe: “I answered my mobile at 7am one morning to hear a very distressed man at the other end. He lived next door to a house we were selling and there was a horrendous noise coming from the back bedroom that had kept them awake all night. Because I live around the corner from the office I was able to collect the keys to the property and go straight round to find a faulty boiler, which I turned off to stop it over heating. The homeowner was oblivious to the disaster and the neighbour was so grateful that he never forgot my early morning dash. One year later the neighbour called and asked for me by name. He made it clear that the only reason he called us for a valuation was because of my prompt action that day. I don’t know what was more heroic, giving him a decent night’s sleep or selling his property within a matter of weeks.”


Leah Malin: “Jack is the owner of Kent Reliance Fish & Chip shop, and he asked me to help his son George find his first property. I found him a fantastic house, which completed in early 2014. George undertook a complete refurbishment and turned the house into an investment property. He recently came to me for advice on current property prices and was extremely surprised when I told him what we thought he could achieve. I recently sold the house within 48 hours for £100,000 more than what he bought it for. Joe Purton: “My branch is in a small village but has lots of new development. We are always helping sellers who have been misguided by agents from outside of Swanscombe. More recently it has been national online estate agents. We sold a property at Ingress Park after an undervaluation from an online company. The seller had been told her property would achieve £390,000 but our insight from working in Swanscombe for many years told us this was too low in current conditions. We marketed the property for £400,000-£425,000 and achieved £435,000. We also achieved £246,000 for a property on Stanhope Road a different online agent said it would sell for a maximum of £230,000. Outside agents simply don’t sell the volume of properties we do locally, so they can never know the latest prices.”

Here at moving we firmly believe in the ‘everything in moderation’ mantra, so why not treat yourself to a wickedly indulgent chocolate dessert? These recipes have been chosen for their short ingredient list and simple methods. 42

Sea salt chocolate fudge brownies

Serves: 24 bites Prep: 20 mins Cook:30 mins

Ingredients: • 180g Hope & Greenwood salt caramel fudge or other fudge • 250g Waitrose Continental Plain Chocolate, chopped • 175g unsalted butter • 3 eggs • 225g light muscovado sugar • 75g self raising flour • ½ tsp baking powder • 100g roasted, salted large peanuts, chopped Recipe with thanks to Waitrose.com

Method:

1. Preheat the oven to 190C. Grease and line a 27 x 18cm shallow baking tin with baking parchment. Cut the fudge into 1cm cubes. 2. Melt the chocolate and butter in a bowl, stirring to make a smooth sauce. 3. In a separate bowl, whisk the eggs and sugar until thick, smooth and beginning to froth. Stir into the cooled melted chocolate mixture, then add the flour & baking powder. 4. Lightly stir in half the fudge and nuts before turning into the tin, spreading into the corners. Scatter with remaining fudge and nuts. 5. Bake in the oven until a crust has formed but the mixture feels wobbly underneath. 6. Leave to cool completely in the tin before lifting out and cutting into 24 small squares.

Ray of sunshine in Tonbridge

The Tonbridge branch recently welcomed pupils from The Phoenix Centre at Cage Green School. Group Operations Director Tony Robinson, Branch Partner Spencer Humble and the rest of the Tonbridge team gave the VIP visitors a guided tour of the office, allowing them to experience professional life in their local High Street.

The visit was special for a number of reasons. The students travelled from their school to the office in a Variety Club Sunshine Coach donated last year by the Robinson family. Tony Robinson commented: “Seeing the Sunshine Coach pull up outside our Tonbridge office was a heartwarming moment. My father Alan Robinson, our family and the wider Robinson Jackson Group have supported the Variety Club Sunshine Coach initiative for over 25 years - donating 30 coaches to local special needs schools. To have a coach in the town in which I both work and live is a real highlight. The students were impeccably behaved and it was a joy to have them in our office.”

100% mortgages make a return

Barclays has decided to re-enter the 100% mortgage market by launching a new home loan aimed at first-time buyers and home movers with no deposit. While the person buying a home can apply for the ‘family springboard’ mortgage with zero deposit, there is a guarantor element to the loan. Parents or friends are required to make a deposit of 10% of the property’s value into a Barclays account, which will be untouchable for three years, although interest will be paid on the savings. After the three years are up, the money is then returned to the guarantor investor. The rate on this new Barclays 100% mortgage is the lowest in the 100% mortgage sector, set at 2.99% until 30th June 2019.
