This month’s guest editor is John Speer, the Branch Manager at our Orpington office This summer kicked off with a charity bike ride and fun day organised by my fellow managers in the Medway. Their brilliant staff and the generous public raised over £10,000 for Macmillan Cancer Research. We were also proud to continue our association with the Variety Club Golf Society and present three Sunshine Coaches. The first was donated by 3 long term clients of the RJ Group to their local school, Oak Tree in Hertfordshire. Donated by the Robinson Family, the second coach was given to Cage Green Primary School in Tonbridge. Marlborough School in Sidcup benefitted from the third coach sponsored by the Partners & staff of the Robinson Jackson Group, who raised the money in memory of Ron Kennor, our General Manager, who died suddenly earlier his year. This takes us to over 30 coaches in 25 years - donated to schools where the students are physically or mentally disabled. There’s also positive news in the property market. Conditions are excellent for people looking to move and seeking a good price for their property. In the year to June, we were invited into nearly 5,000 properties. Most of the homeowners we met were surprised by just how much their property is now worth and the value allowed them to progress their plans. If you’re thinking of moving, perhaps now is the ideal time to contact one of our branches. The Land Registry figures recently revealed the top 10 London boroughs where prices are growing the fastest. Four of these boroughs are covered by ourselves. Read more on page 24.

One of the boroughs was Bromley. This comes as no surprise to me, given the level of investment in area around my Orpington branch. You can read more about the area and its £12 million regeneration programme on page 4. This has attracted developers and we’re delighted to be selling Berwick Quarter - a collection of luxury apartments set just off the High Street. See page 25 for details. If buy-to-let investment is something that interests you, turn to page 62. ..Orpington

Every issue we focus on one of our local areas. This issue we look at Orpington, which is located in the borough of Bromley - one of the greenest and largest boroughs in Greater London. Orpington is the bridge between the more urban parts of the capital and the Kent countryside, which adds to its allure. Residents are just 18 minutes by rail to London Bridge and less than 30 minutes by road to Sevenoaks. Orpington is emerging from a period of revitalisation and has suddenly found itself on many buyer’s shortlists. Centred on the High Street, a £12 million redevelopment has taken shape, with the creation of a new seven-screen Odeon cinema complex; a Pure gym; additional retail units and a new public square, transforming the area into a major mixed-use leisure destination. John Speer, the Branch Manager at Robinson Jackson’s Orpington office on the corner of Knoll Rise and the High Street, says that his client base is expanding all the time: “Orpington might have been in the shadow of Bromley but the town’s recent regeneration has caught buyer and investors’ attention. Our local market is expanding. Increasingly, we’re handling enquiries from people moving from South East and South West London - those who have decided to leave inner London for a leafier destination that’s still well connected to the capital. Orpington now ticks all the boxes and the demand for property is rising.” John goes on to say that many people living outside of the borough discover Orpington in one of two ways: “Commuters tend to look at train lines and journey times when planning where to live, and when they see the Orpington (zone 6) to London Bridge commute takes as little as 18 minutes, the town makes it on to their shortlist. Another route to Orpington is schooling. The town is home to St Olaves and St Saviour’s Grammar School - one of the best performing in the country, as well as some respected mainstream schools at both primary and secondary level, and a good selection of independent facilities.” In their search for a new home, many purchasers from outside of the area find their budget buys them a lot more bricks and mortar: “A budget of £1 million would buy you

one of the town’s most prestigious properties - maybe a five bedroom detached house on one of the premier roads, such as Lovibonds Avenue, Worlds End Lane or Grange Road. That figure doesn’t stretch very far if you’re looking in places like Dulwich or Balham, or even further out in places like Earlsfield, Wimbledon and Richmond. Orpington’s real strength is its three and four-bedroom family homes priced between £350,000 and £650,000. Most of these residences are located within a short walk of the High Street and the train station, which is what young families and professionals are looking for.” For those buyers who are just getting onto the property ladder, Robinson Jackson is lucky enough to be selling a collection of rarely available apartments tucked away just behind the town’s High Street. Berwick Quarter is within a 10 minute walk of Orpington’s mainline station, where trains run to London Bridge (18 minutes), Waterloo (East), Charing Cross, Cannon Street and Victoria. Each apartment is ‘turn key’ ready - with fitted kitchens, contemporary bathrooms and en suites, floor coverings throughout and built-in wardrobes. There’s the added bonus of Help to Buy at this development too. Prices start from a fantastic £235,000 an eye catching price that has already attracted young couples and professionals from across the South East due it being comparably cheaper than similar properties in the local area. “Off plan reservations are now being taken, with a limited number of units available,” adds John, “so contact us today on 01689 833 322 for details.” Those looking for a more rural feel will find the right surroundings in Orpington’s fringe villages of Chelsfield Park, Keston Park, Green Street Green and Farnborough Park, where the boundary between town and countryside is really blurred. These villages have fostered very high-end ‘boutique’ atmospheres, with some stunning properties and upscale shops. John concludes: “Stepping into the spotlight means that Orpington is finding favour with a new set of buyers. If you’re thinking of selling your property and want to make the most of the current demand, get in touch. I believe Orpington residents will be pleasantly surprised by the current value of their home and this could present them with a host of opportunities. This wonderful golf centre on Court Road in Orpington offers 27 holes: a par 71, 18-hole lakes course and a nine-hole par three course that provides a great transition from golf tuition to the greens. The Chelsfield Lakes Golf Centre also has a respected academy that is staffed by fully qualified PGA professionals, a driving range with 36 flood-lit bays, a putting green and a pro shop that offers a re-gripping and custom fitting service.

If you want to shop until you drop with the convenience of parking right outside, visit Nugent Park Shopping Centre on Cray Avenue. This out-of-town facility isn’t actually that far from Orpington High Street, and is home to some of retail’s biggest brands including Debenhams, Laura Ashley, Mamas & Papas, Next, Game and Waterstones, among others. There’s also a Costa Coffee, Nando’s and Pizza 1889 for when

Grab your sports kit and head for Goddington Park on Goddington Lane. This vast open space has plenty of open grass, sports pitches and a children’s playground. There are five senior football pitches, two cricket squares, two rugby pitches, one tennis court and a bowling green for those who are more into participation then spectator sports. Goddington Park also hosts a regular 5km park run each Saturday at 9am, which is open to all ages and is free to join.

Priory Gardens on the corner of Ramsden Road and Church Hill, is a tranquil park a short walk from Orpington High Street. Although the grounds date back to the 13th century and do have monastic connections, the gardens evolved in form during the 19th and 20th centuries, with owners including Dr Herbert Broom and painter Cecil Hughes. The latter, together with his keen horticulturalist wife, influenced the gardens with their love of the Arts and Crafts movement and Italian gardens. Today this council-owned space is open to everyone

Pizza 1889 is located at Nugent Park Shopping centre in a fully-converted shipping container. A spectacular six foot hand-built stone oven cooks the delicious pizzas in 60 seconds flat, with toppings sourced, where possible, direct from Italy. All of Pizza 1889’s tomato sauce and dough is made onsite, ensuring the very best quality. A delivery service is also available in the local area.

4. Primo Caffe Primo Caffe is one of the venues behind the town’s emerging coffee culture. Read any of the Trip Advisor or social media reviews and you’ll discover it’s a well respected café serving great coffee, pasta dishes, salads and paninis. A large indoor area with table service provides a place for weary shoppers to relax and refuel, while the pavement seating gives the café a continental air. A warm welcome awaits - whether you’re dropping by for a take-out or settling down to a long leisurely lunch.

Odeon cinema complex Orpington is almost at the end of a £12 million regeneration programme that is spearheaded by the creation of a sevenscreen Odeon cinema complex, located right on the High Street. The cinema will be joined by a new hotel, a Pure gym, a Bella Italia restaurant and a B&M store, with more names set to be added to the list of new retail additions. The complex should be open in time for winter 2015.

8. Ephesus Meze Grill and Bar This Mediterranean restaurant on the High Street is famed for its regular belly dancing shows as much as its food. Diners feast on delicious European cuisine with a Turkish and Greek twist - think grilled haloumi, sucuk sausage, kofte, shish, kleftiko, bayildi and sardine crosstini. Residents in Bexley, Greenwich, Bromley and Lewisham are now living in four of the top ten London boroughs where house prices are rising the fastest, new research shows. The Land Registry looked at house prices over the past 12 months in all 32 London boroughs and it showed that demand was lifting prices more rapidly in South East London, ousting traditional areas such as the City, Westminster and South West London. Annual price growth in Bexley, Greenwich, Bromley and Lewisham stood at 14.9%, 15.6%, 16% and 16.4%, respectively, and this news should give confidence to anyone thinking of selling their property. “We gave almost 5,000 valuations in the first six months of 2015 and almost everyone has been surprised by the figure we tell them. It presents people with a fantastic opportunity to move on or free equity,” comments Robinson Jackson’s co-founder, Alan Robinson. So why are prices rising so rapidly? It’s all linked to demand - more people wanting to move to South East London from across the capital. Interest is being propelled by regeneration schemes in places like Woolwich and Orpington, by the prospect of Crossrail,

Ingredients: • 450g lean beef mince • Toasted brioche buns

Clarks Prawn and Chorizo Skewers

Method:

Serves: 6 Prep: 40 mins Cooking: 6 mins

Ingredients: • 24 large raw shell on prawns • 4 tbsb olive oil • Juice and zest of 1/2 lime • 1 clove garlic, crushed • 1 tsp dried chilli flakes • 4 chorizo sausages or black pudding, cut into thick slices • Squirt of maple syrup • Lime wedges

1. Soak 12 bamboo skewers in water for 30 minutes, or use metal skewers 2. Combine the olive oil, lime juice and zest, garlic and dried chilli flakes in a bowl. Add the prawns, toss to coat, cover and marinate in the fridge for about 30 minutes 3. Squirt the maple syrup into a shallow bowl, add the chorizo and toss to coat 4. Thread the prawns and chorizo on to the skewers. Finish with a wedge of lime 5. When the barbecue has reached medium heat, grill the skewers for 3 minutes on each side until the prawns are pink and the chorizo is sizzling 6. Remove from the barbecue and drizzle with maple syrup

Kelly’s of Cornwall Caramelised BBQ Bananas Serves: 4

Prep: 15 mins

Cooking: 10 mins

Ingredients: • 25g butter, melted • 25g light Muscovado sugar • 4 large bananas • Kelly’s of Cornwall Clotted Cream ice cream • 1 pomegranate and 1 passionfruit (optional)

Method: 1. Mix together the butter and sugar 2. Peel the bananas and slice them lengthways. Brush with the butter and sugar 3. Place on a very hot barbecue or griddle pan and cook for 2-3 minutes on each side 4. Remove and serve with a scoop of ice cream and passionfruit or pomegranate seeds, if desired

Make property your first choice investment “With interest rates at historically low levels and no imminent sign of them rising sharply, savers are increasingly disheartened by the return on cash held in savings accounts. Becoming a landlord for the first time “Some people find themselves in possession of a rental property without strategically setting out

element and therefore kept rates low. Buy-to-let borrowers can now expect to pay between three and five percent on an interest-only mortgage.”

Smaller buy-to-let deposits needed In terms of start-up capital, deposits required by property investors have fallen to more affordable levels, with most lenders offering attractive rates to those with a 25% deposit and in some cases, offering buy-to-let loans with a 20% deposit. The best rates are reserved for those with the biggest deposits although the traditional 30-40% benchmark has crept downwards. Investors and would-be landlords may have read about the forthcoming changes to mortgage interest tax relief but these changes are being phased in from 2017, so there is no immediate panic. Plus, we do not expect the changes to have a detrimental effect on buy-to-let products or the local lettings market. We’d be happy to explain the changes in more detail for those needing expert advice.

Bridget Nelson works full time in publishing but turned to property investment as a way of providing for her retirement. Together with her husband, she now owns four buy-to-let properties in South East London, all fully managed by Robinson Jackson. Bridget says: “As neither I nor my husband is likely to inherit in any great capacity, we needed to plan ahead if we didn’t want to work full time until 65. We bought our first property in 2009 by raising the £40,000 deposit against our house using the equity, and organised a buy-to-let mortgage to cover the rest. We followed the same plan on the next three properties, using the rising equity to our advantage. We use the fully managed service offered by Robinson Jackson as we were lucky enough to find a good agent, and we would rather have the protection should any difficult tenant situations occur. When or if we sell the properties, we will benefit from the £160,000 already invested, plus any capital from property appreciation. Should we decide to keep a property long term after everything has been paid off, we can use the rental income as part of our pensions.”
