This month’s guest editor is Dan Carlisle, the Senior Branch Manager at OUR New Cross office Welcome to the latest fabulous issue of Moving magazine. As the Senior Branch Manager of our newly opened New Cross office - the first branch opening for The Robinson Jackson Group in 2015 - I’m excited about the property prospects for the coming months. We have added New Cross to our network of offices due to the demand in the area, both within re-sale and the lettings market. While people move into South East London, perhaps from the west and east, we are also witnessing current residents looking to move further out; seeking a slower pace of life but with fantastic commuter links back into the capital. The Medway towns are now starting to benefit, particularly from the high speed rail link, so within this issue we take a closer look at Gravesend. As we progress through the start of 2015, we find ourselves operating in very favourable conditions for buyers, sellers and investors. The stamp duty reform last December means 98% of properties on sale have a lower tax bill. For example, if you’re purchasing a property worth £275,000, you will pay £4,500 less. You can read all the details on page 34 and our handy chart will show you just how much lower your stamp duty bill will be. The Bank of England is also maintaining record low interest rates, with their committee voting unanimously to keep the base at 0.5%. This paves the way for favourable mortgages for the imminment future. Read more on page 37.

The Government has also added an extra string to its Help to Buy bow, with the Starter Home initiative joining the mortgage guarantee and the equity loan parts. The Starter Home package is designed to help first-time buyers under the age of 40, with house builders offering them brand new homes at a 20% discount. Speaking of which, we are delighted to be representing some of the biggest national house builders and local developers. Details of the latest Barratt Homes’ development can be found on page 25. Of course, we’re also including our regular showcase of properties that our branches are selling and letting in London and Kent. ..GRAVESEND

Every issue we focus on one of our local areas. This issue we look at Gravesend - a Kent town steeped in rich maritime history with a bright future ahead. Despite its name, Gravesend has nothing to do with the burial of bodies during the bubonic plague, as its name was noted in the Domesday Book some 500 years previously. When Homes & Property - the Evening Standard’s property supplement that serves as a bible to London’s home moving commuters - earmarked Gravesend as an area to watch, the town’s ‘emerging’ status was cemented. Although it has been a major part of the Kent property scene for some years, enhanced rail connections have flagged Gravesend up as a commuter hotspot, with the high speed rail line delivering passengers to St Pancras in the capital’s centre in 23 minutes flat. The original rail line still offers a complementary route into London Charing Cross, giving commuters several journey options. Gravesend also strikes a chord with families in search of exemplary state education, with the town benefiting from Kent’s grammar system. Families with young children position themselves within the town’s perimeter from an early age, hopeful of a space at either Mayfield Grammar or Gravesend Grammar School. In response to increased demand from existing residents and an influx of new home movers, Gravesend is planning an image overhaul, with developer Edinburgh House set to invest £120 million into the town. As well as 330 new homes and some 800 jobs, the town will welcome a hotel, new cafés, restaurants, a new market square and a community centre. The overall project is called Gravesend Heritage Quarter, and work is set for completion in 2018.

With its location overlooking the River Thames, Gravesend Heritage Quarter will comprise three key areas: the Western Quarter - a retail destination that will provide an extension of the existing St George’s Centre; the Eastern Quarter - a new leisure and residential quarter to include a Europeanstyle piazza and family-friendly restaurants, and St Andrew’s Garden - a stretch of riverside gardens with a natural play area for children, picnic space, an eco area, public art and a riverside walkway. Andy Plaistowe, the Branch Manager at Robinson Michael & Jackson’s Gravesend branch, says the town is evolving into a real home moving hub: “Gravesend has always been a popular location in Kent but the high speed rail line together with the regeneration projects have elevated the town to a new level, attracting those living in London. 3. Gravesend Town Pier Gravesend Town Pier is the world’s oldest surviving cast iron pier, dating back to 1834. It was designed by William Tiernwey Clark and constructed by William Wood of Gravesend. The pier was used by steam boats, ferry services and leisure cruises, although much of the river traffic had ceased by 1992. Gravesham Council purchased the dilapidated pier in 2000 and undertook a major renovation in conjunction with a number of heritage and preservation partners. Today a waterside restaurant operates on the Grade II* listed structure and talks are underway to make the pier a stop on a proposed water taxi service.

4. Statue of Pocahontas No visit to Gravesend is complete without a visit to the statue of Pocahontas, which is located within St George’s churchyard on Church Street. Not just a Disney character, Princess Pocahontas was a native American who saved the life of pioneer Captain John Smith. She travelled to England to marry an Englishman but she died on a ship moored off Gravesend. Her remains are thought to be interred

seven days a week. Find the restaurant at 16 King Street.

7. Fort Gardens Fort Gardens on Milton Place is a great spot for history buffs. The gardens are home to Milton Chantry - the oldest building in the Borough of Gravesham, dating back to 1322. The building has been a farm, a family home and an inn over the years. Today the building is the Chantry Heritage Centre and houses a range of exhibits relating to Gravesend, Northfleet and the nearby villages. Fort Gardens is also the location for New Tavern Fort - a series of underground tunnels that were used to defend Gravesend’s maritime routes during a number of wars.

8. Gravesend CycloPark The CycloPark is on the old re-routed A2 road just on the outskirts of Gravesend, and provides cyclists of all ages and abilities a safe place to pedal. There is a 6km mountain park trail, a 2.8km road race circuit and an international standard BMX track. The facility also has a skate park, and hosts running and extreme sport activities. There’s also an on-site café and a cycle-based children’s playground.

More new homes being built in your local area The good news is the initiatives appear to be working - with an increase of over 30,000 new homes built in 2014 compared to 2013. Those in north Kent will receive a boost of 20,000 new homes over the next 20 years after the Government announced that Ebbsfleet was to become a new garden city, with a flurry of development close to the international train station. There’s also a wave of house building activity in and around Woolwich, which is set for a Crossrail station in 2017, joining the existing DLR and over-ground train services. Confidence House - within walking distance of Woolwich - is a great development we are selling. stamp duty reform: how much will it save you?

The Government predicts that most people will benefit from the changes to stamp duty – the tax that is payable on property purchases in the UK. But the changes introduced in December 2014 have raised many questions amongst the public. Most noticeably: will they save money? The answer is yes in 98% of cases.

The following article details these savings; for firsttime buyers and those looking to move up the property ladder. We also explore the knock on effect sellers are starting to benefit from.

Everyone’s asking: how much will I save?

The new system levies the tax progressively through the thresholds, in a similar way to how income tax works. Different rates are applied to different portions of a property’s value, as follows:-

If you are buying, the biggest savings are for properties that were previously just over the thresholds. For example, if you bought a property costing £250,000 under the previous system, you would pay £2,500 tax but if the price was £255,000, you would be hit by a tax bill of £7,650! Under the new scheme a buyer would be taxed 2% on the amount from £125,000 to £250,000 and 5% only

How the new stamp duty calculation works The previous system saw properties divided into bands and the tax was charged on the full purchase price of the property. This created a sudden leap in tax at each of the band thresholds. The old bands were as follows:-

Benefits for buyers Vince Hedges, a Senior Partner at Robinson Jackson, says the stamp duty reform has been welcomed by London and Kent-based buyers, “This is a true saving for people looking to buy and means budgets stretch further. First-time buyers who were forced to exclusively look at homes under the £250,000 threshold due to the tax implication now have the ability to set their sights higher. In fact, everything becomes more affordable. So a buyer looking to trade-up won’t be hit unfairly if the price of the property they want to buy increases or, worse still, if they want to purchase a home worth more than £500,000.”

Benefits for sellers The reform is also brilliant news for sellers, especially those whose properties are worth just over £250,000 or a little above £500,000. Vince continues: “The old stamp duty ‘banding’ system was really unfair as even one pound over a threshold pushed the property into a much higher band. So if a home was valued at £250,001 it was moved up from the 1% to the 3% band. The leap was a deterrent for buyers who couldn’t justify the bigger stamp duty bill. Many buyers, particularly first-time buyers, would come into the branch with rigid budgets and they simply couldn’t go over £250,000. Now, we can show more buyers a greater number of properties without the financial and psychological barriers.” For homeowners looking to sell the advantages are logical. The large majority of properties the Robinson Jackson Group sell are priced between £251,000 and £450,000. Before the reforms they may have suffered a lack of interest from buyers

put off by the tax implications. Today, a property for sale in this price bracket will incur a much lower tax bill - between £1,000 and £4,900 less. “We’re already seeing this announcement draw new people into the market – plus buyers have confidence in offering on properties over £250,000 as there’s a cash saving, rather than an inflated expense. Our selling clients are delighted as they have witnessed a marked rise in viewings and offers. The change also means we can confidently value homes knowing it will attract interest and the price delivered will be its true worth,” adds Vince.

Affordability at its best for years The stamp duty reform has come at a time when the property market is enjoying excellent supporting conditions. Mortgage rates are at some of their lowest levels for over a decade and it’s possible to secure a home loan with deposits as little as 5%. Mark Alexander, the Director of Mortgage Find, says the stamp duty reform should be used in conjunction with the favourable lending market: “We’re helping an increased amount of borrowers who have been able to buy their first home or move up the property ladder because of the stamp duty savings. During their appointment with our advisors they’re pleasantly surprised at just how affordable repayments currently are and many people remortgaging are finding their mortgage outgoing is actually shrinking. There are also some fantastic fixed-rate products in the market that give a degree of certainty and allow people to lock in to the low rates.”

Case study: Increasing viewings & offers Our Welling Branch Manager, Ben Harrington, describes how the stamp duty change has helped both buyers and sellers: “We listed a two-bedroom flat in January 2015, after the stamp duty reform, valued at £10,000 to £20,000 over the previous £250,000 threshold. Under the old stamp duty ruling we would have found that it fell outside of many buyers’ budgets, simply because of the associated tax. Now with the tax reform, a potential buyer could save almost £5,000. This stretches buyers’ budgets and doesn’t create a false ceiling against us achieving the best price for the homeowner. In fact, within hours of us launching the property and speaking with our registered buyers, viewings were being booked into our diary. The interest was from a broad spectrum and, very encouragingly, there were a lot of calls from first-time buyers.”

Mortgage costs fall to record lows You may have seen some great headlines in February - ‘buy a home NOW’ in the Daily Mail; ‘buy now or regret it later: there might never be a better time to buy a home’ the Daily Telegraph and ‘cheapest ever home loans’ the Daily Express. It’s fair to say that conditions for home movers are some of the most favourable we have ever seen. As well as lower stamp duty bills, mortgage rates are at record lows. Figures suggest rates and fees have been falling since the start of 2015 as mortgage lenders look to attract new customers with enticing deals. Savvy borrowers are also seizing the opportunity to trade-up with the help of low rates of interest. In many cases they are arranging new mortgages to move to a bigger home and are finding their monthly mortgage repayment stays the same or is even reduced. Mark Alexander, the Managing Director of Mortgage Find, says that competition between lenders is pushing mortgage rates down on an almost weekly basis: “Banks have money to lend and a competition war for new business has erupted, with lenders lowering rates to beat their rivals and attract customers. There are some fantastic two and five-year fixed-rate mortgages in the market. We have an in-house mortgage advisor in every branch of the Robinson Jackson Group and they are ready to help borrowers secure the best mortgage possible. In most cases we can offer same-day appointments, with access to special rates not available on the high street. Borrowers just have to contact their local branch or call in person.” Mortgage Find states that two-year and five-year fixed rates have never been lower, which present buyers with fantastic opportunities to ‘lock in’ to affordable mortgage repayments. There’s also good news for buy-to-let borrowers, who have over 800 products to choose from, with lenders accepting smaller deposits, offering lower rates, lending to older borrowers and, in some cases,

taking into account personal finances when assessing affordability. In other good news, the Bank of England’s voting notes suggest that an interest rate rise is unlikely in the imminent future, with the committee unanimously voting in favour of keeping the rate at its historic 0.5% level. This comes after a period of difference in 2014 where two committee members voted to raise interest rates in four consecutive meetings. Today’s economic climate, with cheaper oil prices, uncertainty in the Eurozone and falling inflation, sets the scene for low interest rates for the coming year that, in turn, paves the way for low mortgage rates.
