THIS MONTH’S GUEST EDITOR IS KEITH BRIDGEN, AREA MANAGER AT OUR STOOD OFFICE As this latest edition of Moving magazine goes to press, The Robinson Jackson Group is on course to value nearly 3,000 properties in the first quarter of 2017. This is a huge validation of the service we deliver and the figure reflects the trust that local homeowners place in the company. We appreciate every instruction and see it as a privilege to be part of peoples’ plans. In and around Strood, the area my office covers, business is very brisk. We are working with some excellent buyers and with the level of properties we are regularly launching to market, today’s purchasers have a rich selection of homes to view. The news from around the Group is equally as encouraging, with the 25 branches reporting a wide choice of homes for sale throughout South East London and Kent. Liaising with prospective buyers has always been a huge part of our job as estate agents and I believe this aspect is perhaps being overlooked by some homeowners more recently. I guess it’s easy to assume, given the high-profile nature of Rightmove and Zoopla, that every property advertised attracts multiple viewings and achieves the price it is listed at. This is simply not the case. Indeed, most properties need extra drive behind them in order to secure the amount they are truly worth. Some agents, particularly online only agents, can often solely rely

on the internet to sell their clients’ properties. If they don’t sell via online coverage, they sadly have no Plan B. Our ‘property spotlight’ article in this edition looks at our proactive selling plan that consistently achieves sales, with some of our best results secured away from the internet. Turn to page 14 to read more. As a Branch Manager I’m often privy to stories shared amongst other senior staff – genuine stories about clients we have helped move home. In some cases, success stories don’t always start positively. It’s great to hear how we have been able to help homeowners who turn to us after being close to withdrawing their property for sale. The moral behind most of these stories is ‘don’t give up too early’. Please call your local office, explain your situation and find out how we can help. I’m sure we can. Strood Every issue we focus on one of our local areas. This time we look at Strood – a town sitting on the banks of the River Medway and surrounded by picturesque Kentish villages. A quick Google using the phrase ‘moving to Strood’ reveals forums full of parents asking what it’s like to move to the town. Mums and Dads who are already Strood residents are quick to explain the quality of the schools, the efficiency of the train service into London and the supportive network already in place for new and growing families. Most commonly, though, is a theme of home movers from London looking at Strood in order to purchase a bigger property for less money and achieve a better city/countryside balance. Those who had already made the transition from

a flat in North London or a modest three-bedroom semi in somewhere like Bexley to Strood are the most vocal on the forums, expressing their positive shock at just how far a Greater London budget will stretch in the town. “We’ve seen a sharp increase in the number of buyers from London registering with us,” says our very own Kent expert and Strood redident, Simon Woodcock. “We find that people have heard of Gravesend and start their house hunting there. They soon discover, however, that by broadening their search radius a few miles to the south east, they can afford four bedrooms instead of three, or even buy instead of rent, such is Strood’s affordability.” Strood is less than 38 minutes by rail to some of Central London’s major transport hubs, thanks to its station on the super-fast line to St. Pancras. “Commuting to the city is a

major consideration for many people moving home. There was notable uplift in the number of buyers from outside of the Medway looking at Strood as soon as the high-speed train line arrived,” adds Simon. “The line has meant that couples, where one half of the partnership works in London, can find the nirvana of a short commute and a countryside setting. Although you can be in St Pancras in less than 40 minutes, it’s also roughly the same journey time by car to beach favourites such as Whitstable and Canvey Island. There lies the appeal.” The numbers game is also relevant when it comes to good schools too. Strood’s year six pupils can sit both the Medway and Gravesham selection tests (the 11+), so they can access a wide range of grammar schools in Kent, including Sir Joseph Williamson’s Mathematical school, Rainham Mark Grammar and The Rochester Grammar School for Girls.

garden, Strood has also become prime territory for young professionals taking their first step on the property ladder. “I think young professionals see Strood as a place they can put down roots,” comments Simon. “It’s a long-term location that offers something for everyone - there’s a modest yet friendly social scene in Strood itself but nearby Rochester and Chatham are brimming full of bars and restaurants.” In addition, the outlying enclaves, such as Higham and Cooling, are home to some superb country pubs, restaurants and country walks. “Upnor, Lower Upnor, Halling and Allhallows are a few of the satellite communities that Robinson Michael & Jackson’s Strood branch covers. Move to ME2 or ME3 and you will feel that you have totally escaped the rat race but in reality, you’re only ever 15 minutes or so away from one of the Medway’s major retail centres.”

1. Cooling Castle and Barn

6. Cobham Wood and Mausoleum

Grade I listed Cooling Castle is one of the most distinctive relics in Kent, almost looking like the castle piece from a chess board. It was built in the 1380s by the Cobham family, the local lords of the manor, to guard the area against French raids into the Thames Estuary. The castle is part owned by musician Jools Holland and the Grade II listed barn is now a sought-after wedding venue.

The National Trust manages the 190 acres of historic pasture at Cobham Wood, which also features a renovated mausoleum that belonged to the Darnley family. The wild woods are a brilliant way of picturing what lowland Britain looked like in pre-historic times, with many ancient oak trees, and up to 400 species of flora and fauna. If you’re lucky you’ll bump into a herd of Highland cattle, which were reintroduced to the land to restore the woodland pasture.

2. 10:50 from Victoria This railway themed micropub offers real ales, cider and wine in a cosy, convivial setting. There’s a great beer garden for the sunnier months and a log burner inside for when the temperature drops. The 10:50 from Victoria is a place for the old fashioned art of good conversation, with no music, no TV and no fruit machines.

3. The Stone Horse You can make a pilgrimage to this pub in the Higham part of Strood for the hearty menu but most people make the journey for the tipples and events. There’s a brilliant selection of drinks on tap, weekly guest ales and ciders, lagers, wines and spirits too. The building itself dates back to 1774 during the reign of King George III and still has many of its original features. Weekly events include quiz and ukulele nights, as well as monthly open mic events.

4. Temple Manor Temple Manor was built in the 13th century by the Knights Templar - a military and religious order founded during the Crusades. Located to the west of the River Medway in Strood, the hall was designed to provide lodging for dignitaries travelling between Dover and London. Now standing in an industrial estate and managed by English Heritage, the manor is a fine example of a medieval building and includes fascinating traces of wall paintings in the first floor hall. A leafy garden provides a fitting setting for the property.

Shorne Wood Country Park Whether you have a dog that needs walking, a kite that needs flying or children that need running ragged, Shorne Wood Country Park is one of the Strood area’s premier open spaces. Explore 292 acres of rolling woodlands, wetlands and meadows, with a number of colour-coded waymarked trails that help you navigate the stunning natural landscape. The site includes an eco-friendly visitor centre and café, a sensory

7. The Powder & Magazine It’s not just Lower Upnor residents who head to this fairly new gastro dining room. The Powder & Magazine’s reputation has quickly spread throughout Strood and the wider Medway. The mouthwatering dishes change on a weekly basis to reflect what’s in season and there’s a variety of menus to choose from, including lunch, a la carte and Sunday lunch. Expect an ever so on-trend urban feel thanks to the building’s heritage as an old military store.

8. Upnor High Street Step back in time and take a stroll along Upnor High Street. The road retains its quaint cobbles and the architecture reflects many different periods, with some beautiful weather boarded properties and the virtually unaltered parish church of St Philip and St James. Why not stop off in one of the friendly local pubs? The King’s Arms and the Tudor Rose are both on the High Street, while The Ship Inn and The Pier are close by in Lower Upnor.

Upnor Castle Set in tranquil grounds, this rare example of an Elizabethan artillery fort, under English Heritage’s management, took shape from 1559 and was redeveloped in 1599-1601, to protect warships moored at Chatham dockyards. Despite a brave attempt, it entirely failed to do so in 1667, when the Dutch sailed past it to burn and capture the English fleet at anchor. Upnor Castle became an important naval ammunition depot, storing great quantities of gunpowder, ammunition and cannon to replenish the warships that came to Chatham for repair and resupply. It remained in military use until as late as 1945.

The pupils thought they were coming to our Sidcup office to show off their new Sunshine Coach - a donation made possible thanks to the Variety Club charity – so imagine their surprise when a very special guest appeared with cries of ‘seven’! Unbeknown to the children, their parents and teaching staff, Strictly Come Dancing’s national treasure, Len Goodman, was waiting for the children. The pupils could hardly contain their excitement when they saw the TV star up close and personal, and Len was as charming as ever. Carbohydrates are on the comeback trail but rather than the emphasis being on potatoes, bread, rice and pasta, we’re turning to pulses – low fat, high protein ingredients. Here’s our favourite recipes using beans and lentils. 46

Rocket,lentil and pancetta buddha bowl Serves: 4 Prep: 5 mins Cook:10-15 mins

Ingredients: • 4 eggs • 110g bag baby leaf salad • 1 tbsp olive oil • 75g pack of diced pancetta or bacon • 1 red onion, chopped • 1 clove garlic • 1 tbsp red wine vinegar • 2 tsps wholegrain mustard • 400g can green lentils, drained • 150g cherry tomatoes, halved

Method: 1. Bring a pan of water up to boiling point. 2. Once boiling, gently lower in the eggs and simmer for exactly 1 minute. 3. Turn off the heat, put the lid on and leave for 5 ½ minutes for a runny yolk. 4. Drain and run under cold water. 5. Heat the oil in a non-stick frying pan, add the pancetta and onion, and sauté until golden. Add garlic and sauté for 30 seconds. 6. Remove from the heat and add the lentils, vinegar, mustard and salt/pepper. 7. Divide the salad leaves in each bowl; add the lentil, tomato and pancetta mixture. Peel the eggs, cut in half and lay on top of the salad leaves.

Sausage and lentil casserole

Method:

Serves: 4 Prep: 20 mins Cook:30-40 mins

1. In a large casserole pan add a splash of olive oil. Brown the sausages on the hob to seal.

Ingredients:

Once boiled add the lentils and cook on the hob for 5 minutes. 5. Add the sausages back to the pan and place into an oven pre-heated to 180c. Cook for 20 minutes. If the sauce is too thin, place the pan back on the hob over a medium heat to reduce further. Serve with a sprinkling of parsley.
