welcome to the latest issue of

moving

magazine

THIS MONTH’S GUEST EDITOR IS LEE FRANKLIN, BRANCH MANAGER AT OUR RAINHAM BRANCH Welcome to the latest issue of Moving. As we went to press, The Robinson Jackson Group was celebrating success in the inaugural Best Estate Agent Guide, which is supported by Rightmove. Our agency has been judged to offer exemplary examples of customer service, with some of our branches featuring in the prestigious Top 100 Estate Agents list (amazing when you consider over 25,000 branches were included in the analysis). It’s great to have our hard work acknowledged by an independent source in what has been the property industry’s most in-depth analysis of customer services. Now back to this issue. We always pack our magazine full of as many properties as possible but inside are just a tiny proportion of the houses and flats currently available. The theme in my branch at Rainham and across the whole Robinson Jackson Group is choice – every office has a healthy property portfolio ready for you to view and we’re adding over 400 homes every month. Our website, robinsonjackson.com, is the most up-to-date place to search for properties for sale and to let, so bookmark it now. And don’t forget, register with your local branch to find out about new instructions before they even go online, so get in touch. It really is a great property market - don’t dip your toes – dive in! If you’re unsure about where to move to, our ‘#trendingnow’ feature on page 28 reveals the SE London and Kent hot spots that property journalists can’t stop writing about. Luckily, we have a branch covering every one of the places mentioned

– from Sydenham to Swanley. And if you fancy a move to the Medway, read about my areas – Rainham and Gillingham – on page 4. Go on, go window shopping and see what catches your eye. Making buying conditions all the better are some very attractive home loans. Our in-house mortgage advisors (available in every branch) are in agreement that it may be a good time to lock in to a fixed rate deal – whether you’re looking to buy your first home, are taking a step up the property ladder or want to remortgage. Of course, a good buying market goes hand-in-hand with a good selling market and many of those purchasing a new property will have something to sell. Right now it feels there are just as many agents wanting to sell your home as there are homes for sale. Making the right choice is the difference between a successful sale and an unsold property, so do your research and always include High Street agents in your final selection. Our ‘Compare the Market’ feature on page 18 explains the benefits of comparing agents side-by-side before you appoint one to sell your property. Finally, it wouldn’t be an issue of Moving if we didn’t bring you some home interior and cooking inspiration. Turn to page 46 for some mouth-watering street food recipes and on page 56, we have a selection of novelty lights to brighten up your home.

Enjoy!

all about... rainham & Gillingham Every issue we focus on one of our local areas. This time we look at two together – Rainham and Gillingham – neighbouring towns in Kent’s Medway. Many home movers are looking for a little piece of nirvana – a home nestling among green surroundings with village charm yet a quick commute into London for jobs and leisure opportunities. Rainham in the Medway ticks all the boxes, with its sister town Gillingham providing a great contrast, with modern riverside charm and oodles of contemporary new build apartments. “You could say Rainham is one of the more aspirational Medway towns,” comments Lee Franklin, the Branch Manager at Robinson Michael & Jackson’s Rainham branch. “The area holds its value well and we get a lot of home movers from other Medway areas looking to take a step up the property ladder here.” Next door, Gillingham is suddenly attracting attention thanks to the big Victory Pier development. “It’s recently dawned that there are great riverside views, smart living choices

4

and a good train line into London – having the prestigious house builder Berkeley Homes choose Gillingham for such an exciting project is the ‘seal of approval’ many buyers look for when choosing an area. My branch regularly markets a number of re-sale apartments at Victory Pier for those who love the stylish waterside surroundings, on-site gym and lowmaintenance apartments.” Both Rainham and Gillingham are on the HS1 high speed rail line to St Pancras – with journey times of 50 and 44 minutes, respectively. “It’s a commute under that magic hour mark,” adds Lee. “People can leave work in London at 5.30pm, hop on the train and watch the landscape change as they look out the window. The high rises and density merge into farm views and uncrowded vistas as the train eases its way into the Medway, arriving back to either Rainham or Gillingham stations before 6.30pm. Living here means people can achieve that work/life balance without breaking the bank. Houses here offer space, gardens, secure parking and value for money, while the immediate community is welcoming and diverse as any London suburb.” While the ‘work’ balance is provided by the quick commute, the ‘life’ aspect in both Gillingham and Rainham is rich.

Country pubs, including The Cricketers, The Hungry Fox and The Flying Saucer, are sought after for their food and friendly atmosphere, with bars for more raucous nights out dotted about, especially in Gillingham and around the student village of Liberty Quays. Families are very well catered for too. “The schools are one of the biggest draws for parents, with Rainham Mark Grammar and Chatham Grammar for Girls (actually set on Rainham Road), providing those elusive selective school places that so many families are chasing,” says Lee. “It’s not just about the schools either. We have the much loved Silver Blades ice rink, over 50 shops and restaurants at Hempstead Valley Shopping Centre, and a number of country parks all on the doorstep. As well as commuting, the high speed rail line also opens the door to international travel via the Eurostar at nearby Ashford International – Paris, Lille and Bruges are all within easy reach.” Buyers unsure of what Rainham and Gillingham have to offer can speak with the Rainham team in person – local experts who live in or grew up in the ME7 and ME8 postcodes. Their in depth area knowledge will help steer you in the right direction but as a quick snapshot, Rainham is divided into several smaller neighbourhoods, including Rainham Mark,

Macklands, Parkwood, Wigmore, Twydall, Meresborough and Lower Rainham. “Your search in Rainham will uncover every property type, from Grade II listed buildings, Victorian dwellings, Edwardian terraces and 1930s semis to 1950s post war homes, new build houses, bungalows and apartments with river views. The most recent property explosion in the town came in the 1960s when the Parkwood Estate was built, although we’re starting to see a new wave of house building as demand in the area grows,” adds Lee. The area around Gillingham Pier (now known as Victory Pier) along the waterfront is undergoing intense regeneration. A number of mixed-use developments from top house builders, such as Berkeley, are changing the former industrial landscape, with the promise of new retail and leisure outlets as the developments mature. “There’s so much going for Rainham and Gillingham that only a visit in person can really set the scene – we’re only scratching the surface. What we do know is people move to the area and stay in the area, putting down roots and enjoying a fine slice of Medway life.”

me8 & ME7

We asked the team at our Rainham branch to reveal their favourite places to eat, drink, shop and socialise in Rainham & Gillingham.

1. Cargo Bar & Restaurant Cargo Bar & Bistro is run by the University of Kent and is set within the student village at Liberty Quays, Gillingham. There’s a great bistro-style lunch and dinner menu together with live music, quiz nights and comedy specials. The venue is a stylish addition to the area, with nautical and industrial influences, booth-style seating and plenty of screens to watch live sporting action.

2. Silver Blades Ice Rink Silver Blades has been offering ice-based activities for over 24 years, and continues to be a centre of sporting excellence in both ice hockey and figure skating. The full size ice pad with seating for 800 spectators is home to the Invicta Dynamos Medway’s national league ice hockey team. Anyone can join in the open sessions or beginners can take specific ‘learn to skate’ or ‘learn to play ice hockey’ classes. There’s also themed ice discos, spectacular ice shows, the facility to host birthday parties and Bar Blu for rink-side refreshments.

3. Forrester’s Pottery & Craft Studio This is the perfect place for keen crafters and creative kids. There’s a myriad of craft classes and drop-in sessions, spanning pottery painting, ceramic work, canvas art, decopatch and paper mâché. As if that wasn’t enough, there are hot and cold drinks and a selection of snacks available in the studio café, as well as a fully stocked front-of-house bursting with arts and crafts supplies, toys, puzzles and games.

4. Capstone Farm Country Park Capstone Farm Country Park is one of Medway’s finest green spaces, offering wonderful opportunities for walking, running, cycling and much more. Capstone covers 114 hectares of former farmland on the North Downs and boasts a variety of habitats, including ancient woodlands, old orchards, a freshwater lake, meadows and hedgerows. Don’t forget to refuel at the café or visit the play area if you have children (or just feel young at heart).

6. Prince of Ales The trend for no fuss, no frills micro pubs has reached Rainham in the shape of the Prince of Ales. This watering hole replaces a former retail premises, with cozy proportions and a cozy atmosphere. Don’t expect whistles and bells - the emphasis is firmly on the drinking experience, with real ale served directly from the cask alongside a selection of wines, prosecco and ciders. The food served is kept to traditional pub nibbles such as crisps, nuts, pork pies and scotch eggs.

7. Riverside Country Park Riverside Country Park is a large coastal park situated alongside the River Medway estuary between Gillingham and Rainham. The park covers approximately 247 acres, includes Motney Hill and Berengrave Local Nature Reserve, and features a variety of natural habitats including mudflats, salt marsh, ponds, reed-beds, grassland and scrub. It’s a haven for wildlife and the estuary environment has special protection as part of the Medway Marshes Site of Special Scientific Interest (SSSI).

8. Nutmegs Patisserie If you prefer your cake and coffee from an independent café and not a chain, Nutmegs is a must visit. The patisserie is renowned for its afternoon tea – with options for vegetarians, vegans and those following dairy or gluten free diets. Expect mini quiches, specialty sandwiches, choux pastry creations, scones with clotted cream and jam, classic French pastries and mini cakes. The Nutmegs team also make exquisite special occasion and wedding cakes for those impressed with their in-café experience. Breakfast, brunch and lunch also served if you’re all caked out.

Words of thanks Our sales figures speak for themselves but what our clients say is equally as powerful. We are extremely grateful for the kind words we receive for our service and the feedback we get from thousands of happy movers.

“Buying made simple. We purchased our house from Robinson Jackson’s Bexleyheath branch. I can honestly say they were brilliant from start to finish. They communicated well with our soliciting company, which helped and made our move go to schedule. I know some estate agents are known for not being helpful once you sell or buy through them but these guys have been great. We would recommend them to anyone looking to sell or buy. Thank you to all who helped.” MR & MRS SADRETTIN

“Ben Harrington dealt with the sale of my property and the purchase of my new one. The recommendation of a local solicitor was most helpful, as was the complete run-down of fees and outlay. Sue the Sales Progressor was on hand to help with any questions re: my purchase in detail for me. Both Ben and Sue did an excellent job and the other staff at Welling were very supportive.”

MS BLYTHE

MRS LOCKWOOD

After being on the market 2 months with an internet agent, it became very clear that we had been let down. The pictures were mediocre, the board took almost 3 weeks to go up and we only received 2 viewings; which we never got feedback for. We decided to contact Robinson Michael & Jackson and it was the best thing we could have done - we sold in less than a week. It goes to show that you get what you pay for. MISS VIOLET

“I wasn’t ‘just another customer’. I felt ‘included’ in the process, which was made easier by all the helpful and well informed staff at Swanley. I was allocated a desk based officer who liaised with me right up until the sale day and helped me when I had any questions.”

“A happy, helpful and friendly service. They explained clearly all procedures and processes at every stage. They also chased my solicitors on outstanding information when purchasing my property.” MS MORARJI

“The team in Chatham worked really hard for us, to help us buy the property we fell in love with and to sell our other house, which took just 3 months from viewing to moving.” MS UPTON

compare the market If you’re pondering the online vs High Street agent options, it’s essential to compare a company’s reputation and their motivation for selling your home. In the present local market conditions, homeowners are finding they are more reliant than ever on the advice provided by their chosen agent. In this feature, Simon Woodcock discusses the merits of meeting several agents before committing yourself.

apart because they are not proactively monitored by the agent. Sadly, there’s sometimes a big sting in the tail too - a bill from the online agent or a finance firm even if the company hasn’t sold your property. The traditional method of inviting three agents into your property to provide a valuation should still be your first step to selling. Today, however, prime-time adverts are blinkering people and distracting them away from this logical process. On average,

all part of the service For 50 years Robinson Jackson has been offering expert selling & letting advice in South East London & Kent. To complement our professional staff, here are some of our services that will move you. 1. Sales progression Once you have accepted an offer for your property, you can expect the process to be managed professionally. Every branch within The Robinson Jackson Group has an exclusive Sales Progressor service dedicated to moving your transaction towards completion within your time scale. A Sales Progressor will be on hand to guide you through every aspect of selling your property, as well as chasing solicitors, lenders and others in your chain.

2. In-branch mortgage advice Every single one of our branches has direct access to an independent mortgage advisor and a meeting with one of our financial experts should be an essential part of your plans. Our mortgage advisors have access to the best deals on the market, even presenting products that aren’t available from High Street lenders. Our mortgage advisors also qualify potential purchasers, giving sellers peace of mind that any buyer put forward is in a sound position to proceed financially.

2D and 3D floor plans, colour brochures and even virtual property tours bring a property to life. Our presentation will deliver maximum impact to the marketing of your home in order to obtain the best price.

6. Reliable conveyancing An experienced conveyancing solicitor will aid your sale. To make the process as straightforward as possible we will introduce you to Cook Taylor Woodhouse. CTW are one of the top 10 law firms in the country. The conveyancing teams at CTW have close working relationships with our Sales Progressors to ensure the legalities of selling your property are speedily covered and don’t hinder your transaction.

7. Professional photography We believe that presenting your home to its fullest potential gives a distinct advantage so our photography service and 360 tours are available on every property we sell. A professional photographer will visit your home and take stunning photographs for use in our innovative marketing.

8. Online & property portals We advertise all our properties for sale and to rent on Rightmove and Zoopla, plus 500 related websites. Our own website has been designed to make searching as buyerfriendly as possible. And with over 60% of all searches now made by mobiles, buyers can now request a viewing any time anywhere 24/7.

9. Tailor made lettings services

3. No Sale, No Fee The ‘no sale, no fee’ policy offered by High Street estate agents can be overlooked by homeowners when evaluating their choice of agent. Other agents - particularly online - may charge an upfront or deferred listing fee and you’ll be legally liable for payment, even if your property is not sold. This also applies if, for whatever reason, you decide not to sell your property.

Property is one of today’s most attractive investment options and it isn’t exclusive to the elite. To make letting simple, we have compiled a team of sales, lettings and property management experts who are dedicated to helping landlords - from first timers to portfolio investors. We tailor our lettings services to suit your circumstances. Our personal service is used by landlords looking for a trusted buy-to-let partner.

4. Available 8am to 8pm, 7 days a week All of our branches are open until late seven days a week, including Sundays and Bank Holidays. You can be assured that we will never miss a lead for your property and are always on hand to offer the best possible advice.

Are you a landlord or first time investor?

Method:

cook: 3 hours 40 mins

Ingredients:

1. Preheat oven to 145 °C /290°F /Gas Mark 2, with a medium steam function, if available. Place wire rack on top of a large baking tin. 2. Dry the duck skin with kitchen paper and lightly score the breast. Place skin side up on the wire rack, over the baking tin.

• 1 duck, approx. 1.8kg in weight • Pinch of salt and pepper

• 1 large romaine lettuce, sliced • 150ml sour cream

3. Cook for 3 hours 30 mins. After 1 hour and 10 mins turn the duck over to breast-side down. After a further 1 hour and 10 mins return to breast-side up. 4. To make the sauce, heat the oil in a saucepan, add the onion and cook on a medium heat until soft (5 mins). Add the remaining sauce ingredients, stir and bring to the boil. Turn heat down and simmer for 20 minutes. After, turn off heat and leave to cool slightly before blending using a stick blender. 5. Once the duck has cooked for 3 hours 30 minutes, remove from the oven and brush with 3-4 tbsp of the plum sauce. Return to oven and cook for a further 10 mins. 6. Remove and rest for 10 minutes before shredding the meat using two forks. 7. Fill the tortillas with duck, onion, tomatoes and lettuce. Drizzle with sour cream and plum sauce, and garnish with the coriander.

• Small bunch fresh coriander, roughly torn
