neutral decor. Some homes don’t fit that mold: Their owners have personalized them with unique, unexpected or odd features. Those features could potentially make the home difficult to sell. “The owner often sees (the feature) as a big benefit to buying their house,� said Neil Brooks, a Realtor with HomeSmart in Scottsdale. “But people looking at the home may think it’s (an) See UNUSUAL, Page R3

omebuyers taking out a mortgage or homeowners trying to refinance should find it a bit easier now. Lenders have loosened their credit standards, and borrowers have their best chance of getting a loan in three years, according to the latest Mortgage Bankers Association index. The Mortgage Credit Availability Index rose to 114.0 in March, up from 113.5 in February. The baseline for the index was set at 100 when the survey was started in March 2012. An increase in the index indicates looser credit standards. MBA estimates the index would have been 800 in 2007 before lenders’ big pullback from the housing market after the crash. And for borrowers still having trouble qualifying for a loan, Mortgage Bankers is forecasting lenders will loosen their credit standards even more later this year. But no one should expect a repeat of the overly loose lending that led to the housing crash. The trend toward easier credit standards is counter to what many expected when new mortgage standards went into effect in January. A survey done early this year found 80 percent of bankers expected new mortgage regulation to reduce credit availability. But declining profit has more lenders looking for more ways to make money, and that could benefit homebuyers. Earlier this year, part of the slowing in the metro Phoenix housing market was attributed to buyers not being able to qualify for mortgages. March home sales ticked up again, potentially signaling more buyers were able to qualify. Question: We our bought home in a new Gilbert subdivision six years ago. Although there has been some appreciation lately, our home is worth only $260,000. We still owe $380,000 on the mortgage. After my husband lost his job last year, we finally had to stop making payments, and the foreclosure occurred this February. Our accountant now says that we could have income tax liability for the $120,000 difference between the amount of our mortgage ($380,000) and the value of our home ($260,000) at the time of the foreclosure. Many of our neighbors in our subdivision have lost their homes to foreclosure, or have done a short sale, and they never said that they had any tax liability. Is our accountant right? Answer: Although the question is simple, the answer is not easy in Arizona. The general Internal Revenue Service rule is that any forgiveness of debt will be taxable income. In response to the housing disaster of the mid-2000’s, however, the Mortgage Forgiveness Tax Relief Act was enacted by Congress in 2007 to give relief to taxpayers who had debt forgiveness as a result of a foreclosure or as a result of a short sale. (In a short sale, the bank agrees to accept payment of less than the full amount of the mortgage when the home is sold.) Although the Mortgage Forgiveness Tax Relief Act was extended several times, Congress refused to extend the act after Dec. 31, 2013. eyesore.� Unique features are usually a negative, he said. These features can include construction materials such as car tires or floor-plan abnormalities such as a one-bedroom single-family home. They can be decor-related: a bright tangerine living room or an aubergine family room. They may be a particular architectural style. Brooks, who has been selling homes in the Valley for 13 years, has found that ultracontemporary architecture is hard to sell because many buyers consider steel and glass construction to be cold. “People prefer soft contemporary,� he said, adding it looks warmer and more inviting. The unusual feature can even be something that doesn’t fit the home or the neighborhood. Rebecca Johnson, a Realtor with HomeSmart in Gilbert, has a listing that has a gourmet kitchen with all the upgrades, including double ovens and granite countertops. “It’s a kitchen you’d find in a million-dollar home in Scottsdale,� she said. However, it’s in a 1,680square-foot house in Gilbert, in a neighborhood filled with

median-priced homes with standard kitchens. Selling a home with an unusual feature requires finding the right buyer, said Linda Jeffries, a Realtor with Coldwell Banker Residential Brokerage in Phoenix. “It’s like the needle in the haystack,� she said. But it’s that way with most homes, she said. “Different homes fit different personalities,� Jeffries said. Jeffries recently sold a nine-bedroom, 14,000-squarefoot log house. She found a buyer who appreciated the upscale-lodge look complete with six-car garage outfitted with a fireplace and party room. Sometimes, these unusual homes sell quickly. Often,
though, they sit on the market for longer than normal, because it takes more time to find the right buyer, the realestate agents said. Also, it’s common for the listing price of such homes to be reduced. Here’s a look at three homes that require that particular buyer.
‘Log Mahal’
This 14,000-square-foot Payson lodge-style home, dubbed the “Log Mahal,� has a sought-after setting: It’s in the midst of pines trees overlooking a golf course. “The home was magnificent,� said Jeffries,who listed the home last May. “The owner had wonderful taste. He had just the right piece of furniture in the right place.� But it required a buyer who
appreciated the log walls, three kitchens, a second-floor master suite and eight other bedrooms, 10 bathrooms, hand-carved Mexican and Peruvian doors, maid’s quarters, an 1880s-style saloon, gourmet kitchen, exercise/massage room, wine cellar with stone walls and reclaimed-wood floors. And the six-car garage that was outfitted with a fireplace and contained an old-fashioned party room, with a jukebox and soda-fountain coolers for drinks. It also required a buyer who could see the potential in a decor that featured taxidermy animal heads from the seller’s safari hunts. The home closed in early March for $2.7 million, which was a reduction from the original listing price, Jeffries said. The buyers purchased some of the furnishings, including some of the animal heads.
A ‘fernished’ home
Fern-fossil flooring is one of the customized features of a 4,251-square-foot Scottsdale house with sculpted walls, a meditation room, negativeedge pool and mountain and city views. The flooring documents history. “You can see where the fern was there a million years ago,� HomeSmart’s Brooks said of the flooring, which is called Arizona chocolate flagstone. The ferns are strategically
placed in the massive great room so they can be seen, not hidden by furniture. But the flooring, which is a mixture of browns, tans, grays and creams, doesn’t appeal to everybody, Brooks said. Some potential buyers have walked in and walked out, he said. The four-bedroom house is listed at $1.25 million.
High-end kitchen
Potential buyers are surprised to see a gourmet kitchen in a 1,680-square-foot home in Gilbert, said HomeSmart’s Johnson. Especially one with double Viking ovens, a six-burner gas range, oversize refrigerator/ freezer, granite countertops, cherry cabinets and range hood with heat lamp. “It’s something you don’t expect,� Johnson said. “It’s definitely a kitchen that doesn’t belong in the neighborhood.� Although it’s a gourmet cook’s dream, it adds to the sales price, making it more than other similar sized homes in the area. Johnson has recently had interest and is hoping to have an offer soon. The house is now listed for $269,900 — a $10,000 reduction from the original list price. “I wish I could put it in my house,� she said of the kitchen. Fair housing laws prohibit your landlord from treating people differently because of protected class.
