ncreasing numbers of homebuyers are opting for a space as part of their new home that can — if need be — comfortably accommodate either aging parents or perhaps young adult children.

After all, according to the Pew Research Center, nearly a third of all millennials between the ages of 18 and 34 live with their parents.

The reasons behind the popularity of multigenerational living have shifted a bit from five years ago, said Alan Jones, Phoenix division president for Lennar Homes, a homebuilder that pioneered the concept of a “NextGen” suite with a great room, bedroom, kitchenette, bath, laundry and private entry, depending on the plan.

LIFE IN EVERY DIRECTION

A home within a home When Lennar introduced the concept of a “home within a home” in 2011, typically Baby Boomer buyers purchased a home with the separate suite to help out aging parents. Today, the aging parents may be just as likely to be the buyers for their approaching-middle-aged children so the older family members can live with their children and avoid an assisted living facility, Jones said.

In addition, it’s now more common for buyers with special-needs adult children to opt for a NextGen home design.

“Buyers in this situation have told me how much they appreciate this option,” Jones said. “They tell me how great it is for their child with autism, for example, to be able to live somewhat independently and experience the satisfaction of living in their own space.”

Jones estimates that up to 30 percent of Lennar’s buyers select a NextGen plan.

“The number increases every year,” he said.

Lennar is selling homes at about two dozen communities in Greater Phoenix; almost all of them offer a NextGen floor plan.

“A NextGen suite is connected to the main house so all the people living under one roof can easily be together when they want to be,” Jones said. “But with a separate entrance, a washer and dryer that are included and a kitchenette, the suite is separate enough to feel like an independent residence.”

All of the Trilogy plans with a casita option include a bedroom and bath, Looney said. With one plan, the casita is standard. Altogether, 10 other floor plans offered by Trilogy can be purchased with an optional casita. One plan in Trilogy Vistancia — the Montage floor plan — includes an option for a dual master suite with a sitting room.

With Trilogy’s Latigo floor plan, the attached casita is a standard configuration and included in the base price, Looney said. That plan is available at both Trilogy Verde River and Wickenburg Ranch.

The casita is 380 square-feet out of 2,644 square-feet total. The base price is either $386,900 or $552,900, depending on which community you select.

Five years ago, Looney said, the casita option was used almost exclusively as an extra bedroom. Now, buyers are using the casita as an arts studio, office, exercise or hobby room, but they might also put in a bed that can be hidden — such as a Murphy bed — that can be available if an adult child visits or even moves back in, he said.

In response, said Ilizaliturri, Toll Brothers has developed a casita with its own entrance, a living area, kitchenette and en-suite bedroom. “This works perfectly for both a parent you want to keep close or an adult or nearly-adult child,” he said. “We also have fully finished basement options in many of our neighborhoods. These are nearly the size of the first floor and work well as a space for someone to live in, another entertaining space, or a comfortable area for visiting relatives.”

In Toll Brothers communities, “many single-family detached home designs have a casita available,” he said. “The Southeast Valley communities have fully finished basements and casitas.” Toll Brothers’ neighborhood of paired villas in Fountain Hills has single-level plans with walk-out basements on some of the plans, he added.

ou’re getting ready to purchase a brand-new home so you’ve purged, cleaned, staged and finally put your current home on the market. What’s next?

A buyer, of course, and then, an onslaught of paperwork — including the all-important Seller Disclosure Form.

Filling out the form may seem like a daunting task, but it is very userfriendly, said Paula Monthofer, the 2017 president of the Arizona Association of REALTORS®.

Here are three things to know about the Seller Disclosure Form, courtesy of Monthofer.

The purpose of the form.

Arizona law requires sellers to disclose any defects they are aware of in their home. This form makes compliance easier for sellers and therefore helps protect them when they use it. It also gives notice to buyers about any potential problem areas as well as which utility companies are currently in service.

There are things that might need to be disclosed that are not on the form.

There are many other disclosures regarding the property that may need to be made to the buyer throughout the course of the escrow, including but not limited to: HOA disclosures, road maintenance agreements, well agreements, unincorporated area disclosure, Schedule B and title history, and more. Schedule B is part of the title work the escrow company presents to the buyer. It discloses any limitations to their property ownership such as utility easements.

The form provides an easy way for sellers to comply with the law.

All sellers are required by law to disclose any defects they know about the property. This form specifically is not required, however it provides the easiest way for sellers to comply and protect themselves.

e recently asked two local financial experts to explain the concept of “jumbo loans”.

Participants are Steve Howard, vice president/branch manager, Phoenix office of HomeStreet Home Loans, and Mark Taylor, senior mortgage loan officer, AmeriFirst Financial, Mesa.

Q

What is a jumbo loan?

Howard: A jumbo loan exceeds the conventional loan limits for mortgages acquired by the federal governmentsponsored enterprises (GSEs), Fannie Mae (FNMA) and Freddie Mac (FHLMC). The Federal National Mortgage Association (Fannie Mae) was created in 1938, and the Federal Home Loan Mortgage Corporation (Freddie Mac) in 1970, both to facilitate homeownership for Americans.

What is the new loan limit?

Taylor: Beginning Jan. 1, 2017, the Federal Housing Finance Agency (FHFA) established $424,100 as the maximum in Arizona (and most of the country) for one-unit properties. The amount had been $417,000.

Q

Are jumbos different in different parts of the country?

Howard: Several states (among them, California, New York, Hawaii and Colorado as well as Washington, D.C.) have counties that qualify for higher conventional loan amounts. Specified counties are considered “high-cost” based

on the median housing figures calculated by the Department of Housing and Urban Development (HUD). We do not have any high-cost counties in Arizona.

Who offers jumbo loans?

Howard: Brokers, mortgage bankers, banks and some credit unions.

Loans are either a portfolio (funded and serviced by the institution who originates them) or securitized and sold to investors (mortgage-backed securities).

Who needs these kinds of loans?

Taylor: Anyone who is buying a home for which they don’t have enough cash to put down to get a loan under the $424,100 limit. An example would be: the Smiths are buying a $600,000 home with $120,000 down; their new loan would be a jumbo loan of $480,000.

Are jumbo loan guidelines different from conventional loan requirements?

Howard: Jumbo guidelines are set by the institutional investors who fund these types of transactions so they can vary from lender to lender. Often these guidelines can be more restrictive than conventional loan requirements.

Q

Can a combo loan help?

Howard: A combo loan allows a client to use the less restrictive conforming guidelines to obtain a first mortgage up to $424,100 coupled with a home equity line of credit for the balance required.

Infill may be the ticket Smaller, centrally located new-home developments may be perfect for some buyers

nfill developments — communities that generally have 50 or fewer lots and are often located in the heart of a city — may be ideal for some buyers of new homes.

Builders of these smaller developments are often those that don’t necessarily develop large new-home communities.

Mesa-based Bellago Homes, for example, quickly bought infill land in 2012, said Rebecca Hidalgo Rains, an agent with Berkshire Hathaway HomeServices Arizona Properties’ Integrity All Stars team. In 2014 and 2015, she said, “we saw the availability of infill properties dissipating because the housing market started rebounding. A handful of other builders also started looking at smaller parcels during this time.”

By definition, she explained, infill parcels are typically not in masterplans. “But during the market downturn, some builders went bankrupt and other builders picked up the land they owned, so there are also some infill projects in master-plans,” she said.

Demand for closer-in locations “There is increasing demand for new homes in closer-in locations, convenient to employment centers, shopping, restaurants and night-life, some of which is driven by millennials, some by commute fatigue,” said Dean Selvey, a Realtor who represents new-home builders through his company, Arizona Builder Sales LLC. Selvey is licensed through RE/MAX Excalibur.

“Often, in suburban communities, residential construction is followed by commercial developments, but in infill

communities, the opposite is often true,” Selvey pointed out. “Buyers want to live in areas that fit their lifestyle. Also, because of the resurgence in the economy — and specifically real estate — local and regional builders find infill fits their business model better than suburban building of larger communities.”

Bellago Homes has completed three infill developments since 2013 and has four more where single-family homes currently are being sold — Buena Vista and Embarcadero (in Phoenix), Monticello (in Mesa) and The Villages at Canyon Ridge West (in Surprise).

At Buena Vista, 14 lots are part of the development and four are still available.

At Embarcadero, 40 lots comprise the development; 15 are available. At Monticello, 33 of 36 lots are available, while at The Villages at Canyon Ridge West, 22 of 40 lots are available.

Selvey said about a dozen infill communities are located in the Biltmore and Arcadia areas of Phoenix, noting that there are also some in the Downtown Phoenix arts district and in Tempe.

Convenience and walkability Family Development, a Palm Desert, Calif.-based infill developer, currently is selling single-level condominiums at The Ridge at Troon North in North Scottsdale. The company is also taking reservations for a development in the Biltmore area of Phoenix called Encue which will be a collection of single-family

attached residences.

“Many infill locations allow residents the ability to walk or bike to many of their favorite spots,” said Vince Barbato, a principal with Family Development. “This convenience is greatly appreciated.”

Homes in good infill locations not only improve quality of life, but they also tend to weather real estate cycles better than the periphery.”

Established communities “One of the most attractive things about buying a home in this type of development is that the community is already built up around it,” Rains said. These communities are particularly attractive to young, urban professionals because they don’t want to pay for the amenities you usually see in a master-plan, she said.

“There are no amenities in these types of developments because there isn’t room, but they are close to where their residents socialize,” Rains said. “These buyers want to go out with friends and be able to walk home after. And they can afford to have a nice, new home.”

Interior Logic puts together four to six packages of finishes — depending on the community — for their buyers, said Alan Jones, Lennar’s Phoenix division president.

“We find that very few of our buyers aren’t satisfied with the choices offered by the packages,” Jones said. “If they don’t like what has been put together, they can visit Interior Logic’s design studio and choose their own finishes.

But only about one percent of our buyers can’t find what they want in one of the prepared packages.” Lennar’s homes range in price from $160,000 to around $600,000.
