“We conduct upfront market research to determine what current trends appeal to buyers and what’s been most successful in our other communities,” said Steve Snoddy, vice president of sales for AV Homes. “Not only do we want to show buyers what they could have in their new home, we also feature design upgrades that can be accomplished using their own budget after the home is completed.”

Floor plans for everyone Most builders, including KB Home (which has 17 new-home communities throughout the Valley), feature several different model home floor plans to meet the needs of a wide variety of buyers.

“The number of model homes we build depends on the number of lots and total number of floor plans that are available,” said Craig LeMessurier, senior director of corporate communications at KB Home.

“Ideally, we want buyers to have a good understanding of how each home lives and what floor plan fits their unique lifestyle.”

Upgrades galore Often sold at or near the close-out of a community, model homes cater to buyers who are looking for an upgraded, finished home.

“The beautifully adorned model homes are often designed with details to inspire home-shoppers and give them ideas on how to customize their home,” LeMessurier said. “The model homes may include enhanced features such as lighting,

wall coverings, crown molding, drapes, fixtures and upgraded landscaping in both the front and back yard.”

In some communities such as CantaMia at Estrella (in Goodyear), a gated 55+ community by AV Homes, most floor plans are either modeled or built as inventory homes.

Sometimes specific floor plans may not be modeled in a new-home community, but most builders offer interactive online software so buyers can view and design their new home.

Carefully maintained Since most active new-home communities welcome hundreds of visitors to their models every weekend, builders carefully monitor and meticulously maintain each home until it is sold.

“While we do have a high amount of foot traffic in our models, we purposely select very durable products and highquality finishes throughout the home,” said Ken Peterson, vice president of sales and marketing at Shea Homes. “Even though a model home has never been occupied, we always conduct a thorough inspection of the home prior to closing and repair or replace items that have been worn or are not properly functioning.”

Depending on the price-points within a new-home community, most model homes sell fairly quickly at or below market value. Many builder representatives say that buyers who purchase a model home receive a great value.

“The upgrades builders put into model homes are discounted quite heavily when the home is placed on the market,” Peterson said. “We know we won’t get back the money we put into the home, but we recognize the model homes are often what ultimately sell the community.”

hanks to technological advances, dishwashers now often include features ranging from special jets to hidden racks and reminders to buy detergent pods — kind of like the personal butler you probably never had.

Energy efficiency Almost all dishwashers today have superior energy efficiency compared to past models, said Mike Nerdig, senior commercial director for GE Appliances.

“For energy efficiency, there’s a standard we all have to meet,” he said. “No matter what brand you look at they have a similar amount of water and energy usage.”

It’s common now for a dishwasher to use just 3.5 gallons per wash — a significant decrease from the 8-gallon standard of just a decade or so ago. The trade-off for the decreased water usage is a longer cycle — sometimes two or three hours to complete a wash.

Connectivity Internet-enabled dishwashers can alert you to buy detergent pods when you’re running low or display a countdown timer for when your load will finish drying.

These features are expected to become more readily available in the near future.

“We will continue to expand [these options] throughout our line in 2019,” Nerdig said.

New features But advances in dishwashers aren’t just about technology. They’re also extremely practical. Some models come with a

          

sippy cups, look for features like the bottle-wash and a sanitize cycle.

You’ll also need quite a few rack-clips to safely secure those bottle pieces.

Aesthetics still matter, too, which is why manufacturers are offering more than the old options — e.g., black, white or stainless steel. For example, new slatelike finishes offer a matte surface that won’t show fingerprints.

GE also has responded to consumer feedback on hard-to-wash items — such as bottles, carafes and silverware — by creating special cleaning zones.

“We have bottle-jets, which are up to four jets on the top rack,” Nerdig said. “They’re great for things that have small openings. It can be hard to get a lot of water action up there, but these jets can get them clean.” In addition, a “docking station” directs 40 jets toward the silverware basket, ensuring that those pesky remnants of yesterday’s dinner don’t remain on your forks.

Cleaning hints “One thing that people do a lot of, they wash dishes before they wash dishes,” Nerdig said. “You can use five times the amount of water when someone pre-rinses their dishes. You’re better off not doing that.”

To get the best cleaning, dishwasher manufacturers say, homeowners should purchase good detergent (high-quality detergent actually breaks down food and particles better) and a rinse aid (which helps the drying process). You should also clean the dishwasher’s filters at least twice a year.

The bottom line Be sure to ask your new-home builder about your options when it comes to dishwashers — they tend to last a long time and are generally used several times a week, so make sure your choice has features that fit your family’s lifestyle.

   Most wine glasses are dishwasher-safe but are prone to breaking or scratching if not properly secured. Some dishwashers have stemware holders that fold down to properly secure your wine glasses.

  Find out how loud a dishwasher’s wash cycle is. A normal

conversation is around 60 decibels, so anything under 60 will limit the noise transfer to other parts of your home.

he official term for universally accessible features in buildings — those that everyone, regardless of how physically abled they are, can access — is universal design. It is growing in importance and availability in new homes.

“Universal design has widespread appeal,” said Steve Soriano, executive vice president and chief financial officer for Robson Resort Communities, which develops communities for active adults in Arizona and Texas. “It’s a growing and beneficial concept in the homebuilding industry. At Robson Resort Communities, we incorporate consumer products and design features that are easily usable, able to accommodate future life changes and aesthetically pleasing. Many Robson buyers are downsizing from a larger family home and desire to age in place.”

Examples of universal design features include good lighting, wide doorways and hallways, and lever door-handles (instead of knobs), Soriano said.

Advantageous for all buyers These and other universal design features such as lower-height countertops can benefit almost everyone, said Jennifer Longdon, a Phoenix disability rights advocate who was instrumental in making terms like “zero-grade entry” and “rollin shower” searchable as features in the Arizona Regional Multiple Listing Service database of homes for sale. “With 100 percent certainty, if you live long enough, you’ll be living with a disability for at least some period in your life, said Longdon, who in 2004 was paralyzed in a random drive-by shooting.

“Whether you tear your ACL (knee ligament) playing tennis, contend with a difficult pregnancy, endure a temporary disability following surgery or confront something as life-altering as cancer or a spinal cord injury, the chances are having universal design features in your home will help you.” Even young families can benefit from no-step entries, wider doorways and wider hallways, she said.

“It’s easier to push a stroller into the house or bring a large new appliance into the house when there’s no step at the threshold and a wider front doorway,” she said. Wider hallways make moving furniture simpler, too, she said. Smarthome technology that lets you control your lighting, adjust the temperature indoors and see who’s at your front door, for example, all by using a smart phone, is not only a convenience for the typically

Here are some questions to consider asking before you buy: • How easy is it to navigate around the entire home if mobility becomes an issue?

• Which universal design features can add value and allow homeowners peace of mind for the future?

• Can light-switches and door-handles be installed low enough for someone in a wheelchair?

• Are there technology features available that make operating the home easier?

Some final recommendations Longdon recommends that a new-home buyer concerned about accessibility issues think about the totality of their lifestyle, including whether a floor plan can be modified, considering how close they would be to transportation and how far from their home their mail will be delivered.

“Look at everything critically when shopping for a new home,” she said.

“Making sure your new home will meet your lifestyle needs now and as you age is of the utmost importance.”

The Federal National Mortgage Association (known as Fannie Mae) and The Federal Home Loan Mortgage Corporation (known as Freddie Mac) are U.S. government-sponsored entities established with the purpose to expand secondary mortgage markets, explained Melissa Donahue, senior mortgage consultant with OnQ Financial in Scottsdale.

What’s the secondary mortgage market?

It’s where home loans are bought and sold between lenders like banks and credit unions and investors on Wall Street. Typically, there is an intermediary between lenders and investors — usually Fannie Mae or Freddie Mac.

Will your loan be sold?

Most home loans in the U.S. are ultimately sold to Fannie Mae or Freddie Mac, which then will package them into what are called mortgagebacked securities. “By guaranteeing and purchasing these loans, Fannie and Freddie provide banks and other financial institutions with money to continue to make new loans,” Donahue said.

“portfolio lender” that — unlike a big bank — will probably keep your loan throughout its term instead of selling it to the secondary market. That’s according to Paris Davis, senior vice president and Northwest Arizona Retail Division Manager of Washington Federal in Scottsdale, a portfolio lender that does not sell the mortgages it approves for customers. With portfolio lending, “the

loan is kept on the lender’s balance sheet for the life of the loan,” Davis said.

Fannie Mae and Freddie Mac both buy traditional conventional loans, said Casey Taylor, a licensed real estate agent and mortgage broker affiliated with Wilde Wealth Management Group in Scottsdale. These are loans that are typically 15- or 30-year loans, including adjustable-rate mortgages, he said.

Similar, but with functional differences Fannie Mae and Freddie Mac are considered siblings in the lending world, Donahue said.

“However, they do vary on some lending guidelines,” she added. “It’s very important that your lender is well-versed on the different guidelines and can do both Fannie Mae and Freddie Mac loans.

In many cases, a borrower may not qualify for a Fannie Mae loan but can qualify for a Freddie Mac loan and vice versa. If you’re trying to get pre-qualified for a mortgage loan and the loan officer says you don’t qualify for a conventional loan, ask this question: ‘Does this mean I don’t qualify for a loan with Fannie Mae or Freddie Mac and why?’”

Fannie Mae is known to purchase loans that originated with large commercial banks such as Wells Fargo, Bank of America or Chase, Taylor said. Freddie Mac also purchases from these sources, but is known to purchase from smaller banks and other lending institutions as well, such as wholesale mortgage lenders.

“While both are very similar in their overall business models, they have some functional differences that allow them to compete and provide alternatives to borrowers,” Taylor said.

Taylor also pointed out that both Fannie and Freddie are important to the national economy.

“Without these two large institutions, today’s lenders’ standards would be vastly different,” he said. “These agencies help to create local and national competition and national confidence for buyers trying to obtain financing. The mortgage lending process has become more standardized as a result, making lending more predictable and efficient.”
