Inside job Finishing the interior of your new home is a multi-step process

n a previous issue of NewHomecentral, we described how the exterior of your home gets built. In this article, we’ll discuss some of the actions involved in creating the inside/interior of your new home.

As it’s being produced, the interior of your new home will contain standard builder elements (such as electrical, gas and plumbing infrastructure; and wood frame covered with insulation, wrapped in drywall and topped off with paint) that are not subject to choice.

Other elements can be of your choosing as a buyer. In most situations, you are able to select your kitchen appliances, flooring, cabinets, countertops, plumbing fixtures and built-in light fixtures.

Those selections are made well ahead of construction time — typically in the builder’s design center, shortly after you sign a purchase agreement.

Framing, insulation and more Inside your new home, here’s what happens during construction, explained Bob Frank, president of Phoenix-based Frank Residential, a builder of singlefamily and multi-family communities: wood framing is completed for all of the separate rooms and for the staircase, if applicable, as indicated in the architectural blueprints.

Then, interior gas, plumbing and electrical lines are installed, said customhome builder Erik Tinker, owner of Tinker Development in Scottsdale and

The drywall includes cut-out openings for wiring required for builtin lighting in the kitchen, living space, bathrooms, hallways and bedrooms. It also includes cut-outs to accommodate ceiling fans and wiring and cabling required for smart TVs and home automation.

Even low-end microwaves typically have multiple power settings. For example, if you choose 50 percent power, the microwave is on full power 50 percent of the time.

These can cook with 30 percent power 100 percent of the time. This inverter technology gives you much more even and controlled cooking versus the 50 percent at full-power-type microwaves.

These taken-for-granted appliances have an interesting history…and an even more fascinating future

icrowaves send radio waves into your food. Basically, the radio waves excite the water molecules in the food causing them to get hot and heat the surrounding food. That’s why low-moisture-content foods don’t cook very well in a microwave, explained Daniel Beyer, principal of Tempe-based Beyer Appliance Service, a family-owned business he opened in 1992. Employing 21, the company operates throughout the Valley and repairs all domestically made household major appliances; they also sell used appliances. We recently asked Dan to kind of give us a “microwaves 101” tutorial and update us on what’s new and exciting in microwaves.

First, give us a brief history of microwaves.

American engineer Percy Spencer is generally credited with inventing the modern microwave oven after World War II from radar technology developed during the war. This “Radarange” was first sold in 1946. Raytheon later licensed its patents for a home-use microwave oven introduced by Tappan in 1955. Sharp Corporation offered the first microwave oven with a turntable between 1964 and 1966 and followed that with low-cost microwave ovens affordable for residential use in the late 1970s.

What’s new in microwave technology?

Microwave technology is integrating smart phones and tablets with the capability of “scan to cook.” With this, you simply scan a barcode to send cooking instructions straight to your microwave.

Also being developed are microwaves that target specific foods and cook them at different power levels –– all on the same dish.

What’s a convection microwave oven?

A convection oven cooks like a traditional oven with heating coils.

Some models have convection, microwave and steam cooking, all of which can be used separately or in combination. They also give you the capability to have an extra oven. A convection microwave lets you cook with the speed of a microwave while also cooking like a conventional oven with a browning element.

Whirlpool

uses moisture sensors, acoustic sensors and heat sensors. These sensors send information to the microprocessor; based on what your input is in the touch panel, it makes it easier to get your foods cooked right without guessing.

Speed cooking uses convection and microwave cooking simultaneously. Your food cooks fast (microwave) and browns (like a conventional oven).

Explain/describe microwave drawers, sensor cooking and speed cooking.

A

Microwave drawers are under the counter. They open and close just like a drawer. The advantages are that you’re not reaching over your head for hot food (i.e., over the range) and they free up counter space. These drawer-type microwaves, however, are not available with convection.

What is RESPA? How long has it been law?

RESPA (the Real Estate Settlement Procedures Act of 1974) provides consumers with improved disclosures for a loan secured with a mortgage of residential property. It requires lenders, mortgage brokers or servicers of home loans to properly disclose fees pertaining to the transaction. The law went into effect June 20, 1975. It regulates — and in some cases prohibits — certain practices that are considered abusive such as kickbacks, unearned fees and excessive reserve accounts.

RESPA requires documentation be provided to the customer.

What are the most important provisions of RESPA?

A

One of the most important provisions of RESPA for prospective homebuyers is the “disclosure process.”

RESPA and the required disclosures can lessen the stress with improved disclosures and keeping all lenders on an equal field. Lenders are now required to provide disclosure before the loan, during the loan, prior to closing and even after the closing. With RESPA in place, consumers are provided with timely and accurate disclosures. Homebuyers can confidently make offers to procure a home and trust that the loan process and financial institution they are working with will deliver as promised.

Is 20 percent a standard down-payment?

Only 25 percent of buyers put down 20 percent or more. There are lots of great loan programs with low down-payments. We’ve been spoiled with ultra-low interest rates for a long time — and they’re going up. But rates are still historically low.

Q

What are the differences between conventional, Veterans Administration (VA) and United States Department of Agriculture (USDA) loans?

A

There are many differences including credit requirements, loan amount, loan tolerance/guidelines, eligibility –– and, of course, downpayments. For example: For Federal Housing Administration (FHA) loans, the down-payment is 3.5 percent, while

USDA and VA can be zero percent down on a case-by-case basis. Conventional conforming (non-jumbo, that is, at or below normal mortgage limits) now has a 3 percent down-payment program with reduced mortgage insurance on moderate household incomes or lower.

Each program might have the possibility for down-payment assistance as well.

What are some of the “pros” of paying off a mortgage?

Q

Being mortgage-free is as much an emotional choice as it is a financial choice. The easy financial answer is if you can make a higher return by investing than the interest rate on the mortgage, it makes sense to keep the mortgage and invest. My experience has been that clients who have no mortgage in retirement tend to not worry as much when markets and investments misbehave and tend to not make rash investment decisions at the wrong time.

There are two main “cons” in my opinion — the first is from a taxdeduction standpoint. The second “con” is a basic use-of-money issue. We call this an opportunity cost if you could earn a higher rate of return on the investment than the true cost of the interest on the loan.
