uying a new home in December could be a great idea if you’re looking to move into a newly constructed home as soon as possible. These already-built or under-construction residences are often referred to as “inventory homes” — a term that may be used interchangeably with homes considered to be “quick move-in” (or QMI). But in some communities, a significant distinction may be made between an inventory home and a QMI home.
For example: Fulton Homes maintains a robust inventory of already-built or under-construction homes in each of its 11 Valley communities. Up to 10 QMI homes are available in each location, said Dennis Webb, vice president of operations for the builder. “We choose the three or four most popular floorplans for our inventory homes,” Webb said, adding that they make sure the homes are in various stages of construction, so buyers have the opportunity to choose what’s best for them. “For each floorplan, one might be at slab (where only the concrete Great selection foundation has been poured),” he said. Now you’re cookin’ What to think about when choosing kitchen cooking appliances
o you know the difference between a stove, a cooktop and a range? The words are often used interchangeably, but while experts say that a stove and a range are basically the same — a cooking unit sitting atop an oven that’s standing on the floor — a cooktop is built into a countertop and separate from the oven, which is typically built into the wall. A range also can refer to the stove and oven together as a single unit. As a new-home buyer, you’ll probably choose your preferred cooking arrangement at your builder’s design center — and design center pros are telling us that the traditional “range” may be losing favor among buyers. “About 90 percent of our buyers in our 11 local communities opt for an upgraded kitchen,” said Dennis Webb, vice president of operations for Fulton Homes. “Our most popular configurations are a 36-inch cooktop, microwave and convection oven in the wall; or a range with a hood that also includes a built-in microwave oven.” A convection oven circulates the hot air inside to keep the top and bottom parts of an electric oven close to the same temperature. A conventional oven is almost always hotter on the top rack than on the bottom rack.
Loaded with functionality An oven that combines convection and steam cooking gives you the ability to prepare almost any meat perfectly without basting or adding oil or sauces and ensuring that meat will be browned evenly. “The Wolf convection steam oven brings together the power of convection cooking and full steam capabilities in a multifunctional design,” Sweet said. “The greater the understanding of how a convection steam oven functions and what it can bring in the way of nutrition and quality to food, the more demand we’ve seen for that product.”

Cooktop charisma Cooktop arrangements give you flexibility. Your cooktop can be gas-powered — something many gourmet cooks often prefer — while your oven can be electric. Your cooktop can be made of smooth glass or stainless steel, Webb said. With a range configuration, you have to choose either gas or electric power for both the stove and the oven unless you choose a dual-fuel range. “Most of our buyers want an electric oven,” Webb said. While there are many appliance manufacturers, we spoke with the folks at Wolf, who told us that their cooktops can feature patented dual-stacked sealed

burners. A dual-stacked burner has two rings underneath it: one with a closer flame to the pot or pan sitting on the burner (ideal for quicker cooking) and one with a farther-away flame that’s perfect for simmering. A sealed burner means there is no open space around the burner, allowing for easier clean-up because spills are contained. Dual-stacked burners allow “optimal temperature control when cooking with gas, are engineered to quickly boil and sear or simmer and melt foods as you wish, and are sealed to help make clean-up easier,” said Jeff Sweet, corporate product manager for Sub-Zero Group, Inc., which includes the Wolf brand.
Features that are popular with cooktops among Wolf appliances include an infrared griddle for pancakes and French toast; an infrared charbroiler for searing meats, vegetables or fish; a French-top configuration that provides a flexible cooking surface with concentric rings of heat; and a wok grate accessory that’s ideal for stir-frying.
Why should people who want to buy a new home be concerned with their credit scores?
The FICO score can help determine the interest rate that is provided for your new-home purchase. A higher FICO score — 680-plus for most lenders — is used as risk consideration. A lower FICO score can increase the lending rate offered which in the end will cost the consumer more. Also, if your credit score is too low, you may not qualify for the home you want to purchase.
An array of choices In the Fulton Homes Design Center, GE and Bertazzoni brands for cooking units and other appliances are offered, but buyers can request other brands instead, Webb said, including Wolf or Viking. Stainless steel is by far the most popular finish for kitchen appliances, Webb said, but you can select black, black stainless or slate instead. Before you visit your builder’s design center, Webb advised, think about the features you like most in the appliances you cook with. A wall-mounted oven, for example, might make it easier to keep an eye on foods you’re baking, roasting or broiling. Added features on the cooktop or range, such as a griddle, wok or broiler, could be more affordable than you think and could give you far more flexibility when fixing a meal, especially for larger gatherings. “Whatever you’d like with your cooking appliances, we can probably make it available for you,” Webb said.
Also, avoid having more credit cards than you truly use and can pay down each month.
What are the primary ways for people to improve their credit score prior to buying a new home?
One: verify that your credit report is accurate. Two: quickly dispute any inaccuracies that you find — this can include a wrong name, date of birth, etc. Three: try to reduce your total debt to as low an amount as possible.
What are some of the main factors that can negatively impact a credit score?
Living above your financial means is a key factor. The goal is to keep your balances low on credit cards and revolving credit. Try to pay the debt down as quickly as possible if you are not able to pay the full amount each month.
If people are thinking about shopping for a new home, how far in advance should they try to improve their credit score? Start working on your credit a minimum of 120 days before you want to purchase a home. The lender will review the most recent credit report from the prior 90 days for credit consideration. – Reported by Hanna Scott

Pet doors Pet doors may or may not be available through your builder, so if that’s important to you, be sure to ask if this type of door can be installed during construction or if you need to wait until after you close on your new home. We asked Cooper about the best types of pet doors for new homes. “With block construction, wall access doors will not work,” she said. “The easiest type of pet door to have installed is the full glass panel door that is inset into a sliding glass door. These are offered in many sizes and are relatively inexpensive. Electronic or ‘smart’ pet doors are also an option; they are typically installed in the wall or door.” – Reported by Hanna Scott

ull-house carpeting in brand-new homes has fallen out of favor with some buyers, but many still want it at least in the bedrooms of their new house. So what are your choices for wallto-wall soft flooring?
Nylon vs polyester You typically can opt for one of two fibers for your carpeting, say design center experts. There may be variations for each type, but for residential use, you’ll likely choose either a nylon or polyester carpeting. Nylon is more expensive but less stainresistant than polyester fiber, explained Staci Harbison, manager of the Fulton Homes design center. “We interview the buyer and find out about their lifestyle so we can gear them toward what we think will be best for them,” she said. “If a buyer wants carpeting that wears like iron with fibers that bounce back after being walked on, we’ll recommend a solution-dyed nylon treated with stain protection to reduce soiling and staining.”
If the buyer wants a plusher, softer, more luxurious feel to the carpet and needs more stain resistance to accommodate pets and/or young children, polyester carpeting is probably the better choice, Harbison said. Polyester is more visually and tactilely appealing to consumers, she said. Yet in high-traffic areas, polyester might not be the ideal option. “Polyester doesn’t have the inherent chemical memory that nylon does,” said Pat Crowley, the Fulton Homes Design Center director. In a high-traffic area, he explained, nylon fiber might be best because it returns to its original fullness more quickly than polyester. Polyester can tend to have a more matted look more quickly, he said.

yarns per square-inch (known as density) and fiber twist. Density is determined through a complex formula but ideally carpet should have a density of at least 3,600 ounces per cubic-yard, Williams said. Twist refers to how many times in every inch a strand of fiber is twisted. Carpeting with a twist level of at least four (six may be ideal) is typically more durable and is less likely to unravel, she said. Weight is also important, Williams, Harbison and Crowley all said. “Anything above a face-weight of 50 ounces will be a thicker carpet with more yarn,” Harbison said. You’ll probably choose a classic-cut pile carpeting or a cut-and-loop pattern carpeting which blends looped fibers with

cut, or straight, fibers. This results in a design in the carpeting, often geometriclooking but sometimes abstract. Carpeting may last for 10 years, Harbison said, but because styles can change often and because of the wear that carpeting can show, you may want to consider replacing your carpeting before a full decade is up. Don’t skimp Don’t fall for the myth that the best pad you can afford can make up for cheaper carpeting and can protect the life of the
carpeting. “Simply put, good carpeting makes carpeting last longer,” Harbison said. “But density in the pad is important and it shouldn’t be confused with cushiness.” Density is measured in ounces per cubic-yard, she said, and the minimum cushion a carpet pad should have is six pounds of density with a thickness of 7/16ths of an inch. You may be tempted to spend a smaller amount per square-foot on carpet than you do on hard-surface flooring, but Harbison urges you to reconsider. “It’s important to spend equally on soft-surface and hard-surface flooring,” she said, “to ensure that the transition between the two surfaces isn’t jarring. You don’t want to step from a beautiful plank tile to not-so-soft, cheap-feeling carpeting. Because typically there’s less carpeting in a home now, it’s vital to find the best fiber you can and the best quality you can for your carpeting to meet up with your hard surface.”

Growing transportation options The new State Route 30, known as SR30/ the Tres Rios Freeway, will enhance the economy in the Southwest Valley and surrounding areas. “With new jobs and business growth in the four-city area, SR30 will make it easier for people living in other areas in metro-Phoenix to get to and from work. That would be until they realize living in the Southwest Valley community would be much better for them,” Safin said, noting that residential areas near the road are already in development adding at least 3,000 new homes to the area. Similarly, the proposed Interstate 11 will bring even more significant economic impact. Although its alignment has not yet been determined, the international highway would extend from Nogales, Arizona, through Nevada and eventually to Canada. “The Southwest Valley area, all of Maricopa County, the state, and three North American countries, including Mexico and Canada, will benefit,” Safin said. The new highway will mean more jobs and more industries opening or moving into the Southwest Valley, including the $700-billion-a-year trucking industry. “This brings merchant opportunities such as shopping, restaurants, entertainment and other tourist-related businesses,” Safin said.

Water treatment systems 101 It’s not hard to soften your water
our new-home builder will most likely offer you many upgrades and options including the two most popular water treatment systems: water softeners and reverse osmosis systems. Although these components can be retrofitted after you move in, many experts say that it is advantageous to have them included while your new home is being constructed. Along with taste and odor issues, water treatment systems help ameliorate aesthetic issues such as stains in sinks, tubs and fixtures; they can also remove contaminants that can negatively impact health, according to Eric Yeggy, technical affairs director for the Water Quality Association, an Illinois-based not-forprofit association that helps consumers identify credentialed water treatment industry professionals.

A whole-home water softener is sized according to the plumbing fixtures of the home, how hard the water is and the number of inhabitants. “We would recommend you have the builder put in a loop for the softener,” Pettyjohn said. He explained that the best protection is to purchase products that are performance tested and certified by independent third-party certification bodies including the Water Quality Association, NSF International, International Association of Plumbing and Mechanical Officials, Underwriters Laboratory, Truesdale Laboratories and Canadian Standards Association. “Some systems are prone to troublesome service issues and are lucky to last five years before it’s no longer cost-effective to do repairs. Others will easily give 10, 15 or 20 years of good reliable service,” Pettyjohn said.

What does “reverse osmosis” mean and what are its beneﬁts?
Reverse osmosis (RO) is a liquid filtering process that is used to demineralize or deionize water. A reverse osmosis system forces water through a membrane that blocks most dissolved and suspended contaminants. Because it is a water purification system, RO can help improve the quality of water for drinking, cooking and bathing.
Are there any maintenance/ on-going cost issues?
RO systems can have three to five filters. Sediment and carbon filters should be replaced every 12 months and the membrane should be replaced every 24 months. The RO system also needs to be sanitized annually by a professional to insure proper cleaning and the canister needs to be pressurized, reassembled and water flushed for two cycles.
What questions should new-home buyers ask their builder about an RO system?
New-home buyers should confirm with the builder that an RO system is installed with the kitchen appliance package or at least that there is water supplied under the sink and the countertop has a hole to mount an RO faucet for future installation.
