By 2000, the City of Mesa had greatly expanded, the old Williams Air Force Base was finding new life as a reliever airport and the East Valley as a whole had evolved into one of the nation’s fastest-growing urban cores. Developers from all around the country had their eye on the site for years, since it was — and still is — rare to find in a bustling metropolitan area such a large available stretch of land that is almost completely surrounded by existing infrastructure and development.

EASTMARK BEGAN WITH AN IDEA that is beautiful in its simplicity:
At Eastmark, this timeless vision has been infused into a modern environment that has resulted in a fresh, vibrant way of living, a way of life that combines community spirit with engagement and connection. HISTORIC ROOTS Some sixty years ago, this isolated site in Mesa became a major site for vehicle endurance testing. For nearly half a century, the Desert Proving Grounds would be a

Eastmark Featuring Mattamy Homes. Mattamy homes are quickly becoming a new standard for family homes in and around Phoenix. Our homes are instantly identifiable by their varied and unique exterior designs and strict attention to detail. The interiors are spacious and well planned. Architects have designed all the homes in Eastmark specifically for the needs of this community. When we started building homes in 1978, the idea was to pay strict attention to the details, one home at a time. That’s still the way we do it today. We have now been privileged to build more than 50,000 homes in over 150 communities across North America. Naturally, we have learned a great deal about what makes a neighborhood work and what makes a home serve the needs of the people who live in it. Through the years we have won numerous awards for our home and community design as well as recognition for the high level of customer satisfaction we provide. Many of these awards have been based on comments from our existing homeowners and there is no greater reward than a satisfied homeowner. Mattamy homes in Eastmark will offer a whole new level of design excellence to those seeking a new home in the East Valley.
We invite you to visit www.mattamyhomes.com to explore our existing communities and register for information on our homes in Eastmark. A"" (""'*)<J)(EG* J<? J<)(*),* FEGF?B)3 A"" C(I?G*(EG* J<? CREATING A NEW WAY OF CONNECTED LIVING
Eastmark is entitled for a complimentary blend of civic, commercial, employment, retail, resort, education, and recreational components.
EASTMARK AT A GLANCE • Eastmark encompasses 3,200 acres, about 5 square miles. • The Eastmark Great Park is planned to be 106 acres and more than a mile long. This recreational ribbon connects the community, linking families, friends, businesses, civic centers, schools and more. • BASIS Mesa at Eastmark opening in August 2013 – students now being accepted. • An executive enclave and an active adult community will begin development in 2014; opening in 2015. • DMB is working with the City of Mesa and others to attract more employers to Eastmark. • Flexible and adaptable planning framework allows the community to quickly develop with the needs of the marketplace over time. • Strategically located at the heart of a major transportation and employment core.
VISIONARY EXPERIENCE Drew Brown, Founder and Chairman of the Board for DMB Associates, Inc., understood that it would take experience — and most importantly, vision — to take this unfettered land and create a complete, connected and meaningful community. In 2006, DMB purchased 3,200 of the 5,000 original acres and set out on a two-year visioning process aimed at understanding the needs of the community as well as the long-term opportunities for this massive property. The seeds for Eastmark were planted. Building on experiences over the past 25 years creating awardwinning communities such as DC Ranch and Verrado, DMB tapped some of the nation’s most well-respected architects, landscape experts, environmental thinkers, economic development experts, futurists and real estate authorities. This team had learned that many people want that authentic community where neighborhoods, community life and commerce come together to create a dynamic lifestyle. These grand visionaries were given one primary task: Imagine an innovative, integrated community with the resident at its core. The result: Eastmark would be a community where residents would no longer have to drive long distances to work, shop, dine or play. It would be a place where families could enjoy numerous close-to-home amenities ranging from parks to schools to houses of worship to a commercial core. In short, Eastmark would be a place where ‘home’

means so much more than just a house — it truly means a thriving and evolving community. A NEW WAY OF CONNECTED LIVING Looking ahead, Eastmark will be home to businesses, healthcare facilities, civic buildings, schools, recreational areas, and more. Today, this new model of connected living weaves together close-by employment centers, educational opportunities, air travel, recreational venues and more, an inspiring concept that led Eastmark to its theme of ‘living in SynchroniCity’ — a thoughtfully organized plan that enriches lives and makes for a more complete community. A more unified community. A more connected community. Welcome to Eastmark. Welcome home.

EASTMARK’S SEVEN BUILDERS
IN DMB’S COMMUNITIES, it’s the winning combination of artful
planning of the built environments and active residents that make each community so special. Indeed, DMB’s numerous highly sought after communities stand as a living testament to these ideals. A sampling of this much-admired list includes the award-winning “OUR GOAL IS TO TRANSFORM communities of DC Ranch and Silverleaf in Scottsdale, EXTRAORDINARY LAND INTO Power Ranch in Gilbert, Marley Park in Surprise, Verrado LEGACY in Buckeye — and now Eastmark in Mesa. COMMUNITIES.” At its core, DMB focuses on innovation, integration, DREW BROWN Founder, Chairman unparalleled partnership and legacy, critical components of the Board, DMB Associates of the company’s vision and mission: to approach each development with an unsurpassed focus not just on the present, but just as importantly — if not more so — on the future. CREATING A CULTURE OF COMMUNITY LIFE DMB is well-known for creating extraordinary new environments that enrich people’s lives and have a positive impact on the larger community. To do this, each DMB community works with a dedicated Community Life team that engages with neighbors to develop a diverse offering of civic and social programs. By creating these shared traditions and memories, residents become invested in the values and principles that define these special places. By embracing visionary planning and by valuing the artistry and integrity of both form and function that embody master craftsmanship, DMB communities exude the highest standards of vitality and energy, characteristics that make them decidedly different from others. HOMES AT EASTMARK The vision for the community at Eastmark brought interest from a wide array of high-quality homebuilders. WELCOME TO EASTMARK
WELCOMETOEASTMARK! A true connected community designed with residents at its core B Y PA U L A H U B B S C O H E N
AT EASTMARK, HOME AND COMMUNITY LIFE takes on a whole
new definition. Indeed, this complete community defines “home” in a brand-new way: with an ambience that is at once state-of-the-art and modern, yet equally reminiscent of the best of prior decades. “Home” also includes a superbly designed and artful blend of amenities including residential neighborhoods and top-rated schools plus elements such as planned resort components, employment cores, recreational spaces and commerce — all designed to effortlessly connect via the lush Eastmark Great Park, planned for 106 acres at completion.
OPENING DAY HIGHLIGHTS • 12 neighborhood parks — each uniquely themed and designed for sports, play, and interaction • The ‘Mark, Eastmark’s community center, the hub of social activities • More than 18 model homes by 7 fine homebuilders committed to building over 700 homes in the first phase • Restored riparian stream feeding into the lake and its biohabitats • Splash playground for kids of all ages • 10 acres of The Eastmark Great Park open for play
THE EASTMARK GREAT PARK The Eastmark Great Park is at the heart of this lush community that will include richly landscaped streets, parkways and plazas at completion. “Our Great Park will be the hub of the community where people will connect for casual get-togethers and special events,” said Suzanne Walden Wells, Eastmark’s Director of Community Life. “We look forward to hosting concerts in the event pavilion and seeing kids at the splash pad. It’s a place of energy and relaxation.” Modeled after some of the great urban parks of the world, the mileand-a-half long Eastmark Great Park is intended to be a gathering place for community celebrations, educational exploration of biohabitats, sporting competitions and other recreational uses. It will also be home to the residents’ community center, “The ‘Mark,” anchored in the eventcore of the park. Biking, strolling and pedestrian pathways will run the length of the park, near the Lake and riparian stream, connecting it to Eastmark’s wealth of intimate residential neighborhoods. NEIGHBORHOOD PARKS AND MORE Along with the Great Park, Eastmark will also be home to a vast interconnected system of parks designed to unite neighborhoods — and neighbors. Parks encourage socializing, facilitate relationships and create greater accessibility, all of which help residents connect while
enjoying a family bike ride or taking the family dog for an evening stroll. Carefully planned and located, these parks (one for every 80 homes on average) are entry points to the neighborhoods and act as an extension of each home’s front yard. Since Eastmark’s lovely streets and grassy parks have names inspired by explorers, inventors and other high-achievers, it will come as no surprise that the parks also enjoy visionary design. Indeed, these neighborhood parks are frequently described as a “string of pearls” that connect Eastmark’s communities. “Our residents connect on a very personal level with their neighborhood parks. Each park takes on its own personality based on the activities there and the neighbors who spend their evenings and weekends there,” Walden Wells said. “Over time, these parks will develop their own sense of identity. One park may become the best place to watch the sun go down while another is the spot for a pick-up game of touch football. And unique architectural structures provide an essential backdrop for Eastmark residents to create the experience they want.” These luscious outdoor jewels are sure to host both planned and spontaneous get-togethers as friends and neighbors relax around a beautiful ramada while the kids play on custom playgrounds and explore the biohabitats.

A NEW WAY OF LIVING
ANEWWAYOFLIVING Welcome to Eastmark. Welcome home. LIFE AT THE ‘MARK Called ‘The ‘Mark’, Eastmark’s Visitors and Community Center is a place where visitors can learn more about the community and the area’s numerous attributes. Meanwhile Eastmark residents will savor The ‘Mark as a place where lifelong friendships and lasting memories will be made as the Community Life team works with residents to create classes, arts programs and so much more. MAKE A SPLASH IN THE PARK AND ON STAGE Nearby, the Splash Playground in The Eastmark Great Park will draw residents from around the area to relax and cool down in the interactive water play area. Parents can relax in the shaded areas on the Palm Plaza while watching their children. In the near future, Eastmark will debut its outdoor amphitheater in the Great Park. “Cultural programs enrich children and adults in truly meaningful ways. Beyond being exposed to great performances, we experience what it means to be part of a community. These shared experiences create traditions and memories and that’s what community is really about,” said Suzanne Walden Wells, Director of Community Life for Eastmark. The Community Life team will also work to bring regional music and cultural acts to Eastmark that will be open to the public.
Shared Eastmark traditions will create lasting memories and connections.
DEDICATED COMMUNITY LIFE Community life is at the core of DMB’s award winning communities. By fostering authentic connections between residents, their communities live in a very different way than more traditional communities. Simple porch parties, movies at the Great Park, volunteer projects build civic pride and relationships to last a lifetime. “Our programming is really driven by our residents. Our clubs, classes and volunteer opportunities grow out of our residents’ interests and inspiration. This co-creation results in more meaningful engagement and a satisfying sense of stewardship among residents.” said Walden Wells.
LIVE AND WORK IN SYNCHRONICITY DMB, the developer of Eastmark, is actively working with local and regional leaders to bring corporate expansions, relocations and new companies to this Mesa destination. Already, First Solar selected Eastmark for its second American office and is currently operating their global operations from this campus. Building on the robust retail and commercial offerings in the area, Eastmark will continue to attract more employers to Eastmark to fulfill the vision for this vibrant community.
