Ranch Updates Standards for Landscape resident meeting Sept. 26

2016 Resident Demographic Survey Every three years, the Community Council conducts a demographic and interest survey to gather resident feedback and help plan future activities. When you receive an email about the survey in mid-September, please take a few minutes to fill out the confidential online questionnaire on behalf of your household. Your input is greatly appreciated!

resident forum is planned this month to help educate residents about the new compliance process for DC Ranch Standards for Landscape, the most intricate of the Standards. Homeowners are invited to attend a meeting on Monday, Sept. 26, at 6 p.m. at The Homestead Community Center. Safety and Security Committee co-chairs Susan Grace and John Henrickson will host the session along with the Community Standards staff. Residents will be able to access new tools such as Landscape Zone Maps, like the one pictured, which have been developed for each neighborhood.

The goal is to ensure that homeowners understand how to maintain their landscape and to discuss best practices when plants or trees need to be replaced. It is common, especially around this time of year, for plants to succumb to the intense summer heat and need replacing.

When a landscaping change is needed, a Modification Form should be submitted to the Modification Committee. If approved, a Community Standards Specialist works with the homeowner to make sure all landscape requirements are met. Desert Discovery Center project update

O

n June 7 the Scottsdale City Council approved a contract with Swaback Partners as the architect for the Desert Discover Center (DDC), which is proposed to be constructed at the Gateway Trailhead. Residents may recognize this name as Swaback Partners was involved in the original design work for DC Ranch.

Desert Discovery Center Scottsdale (DDCS), the organization hired by the City to develop a comprehensive concept analysis and business plan, will work with the architect to create conceptual site and floor plans and preliminary building designs. These designs will be key to estimating project costs. Once concept and design plans are drafted, DDCS will again engage with the community for input.

In the meantime, DC Ranch governance is seeking factual information on traffic impact. This includes meeting with the city’s Director of Transportation and researching a formal traffic study request. The current planning phase of the DDC will be complete in August 2017. Upon completion, the City Council will determine if it wants to move forward with the project.

andscape and maintenance crews braved the heat and sun this summer to keep DC Ranch looking its best by tending to many improvements throughout the community.

Several neighborhood parks had areas redesigned for better turf production. Tree wells in turf areas were made larger in diameter and organic compost was added to provide nutritional and water conservation benefits for the trees.

Speed bumps were replaced in Park and Manor, the Haciendas, and in Country Club along Mule Deer Trail.

Sealcoating began in late August and will finish midmonth in many neighborhoods, including Terraces Homes, The Estates, Park and Manor Homes, Desert Haciendas, Tapadero, Pioneer, and Canyon Villas.

Summer— a busy time for renovations and upkeep

New trees were planted in the Estates neighborhood of Desert Parks village to provide more shade around the playground, and additional lighting was added to the adjoining park and play areas.

Security enhancements for the south gate to the Arcadia community were completed, and new “Children at Play” signs were installed around the parks.

Concrete and sidewalk repairs were completed in neighborhoods off of Horseshoe Canyon, and in

The landscape and maintenance teams also kept busy clearing debris and roadways to keep the community looking its best despite last month's storms and increased rainfall.

And finally, directional signs along Thompson Peak Parkway and throughout the Ranch got a new look. All 36 signs were retro-fitted with the DC Ranch logo as part of a communitywide branding campaign.

Even though summer vacation ends much too soon (at least for students!), it’s good to celebrate the end of the season and the start of the new school year with a splash.

The Back to School Bash on Aug. 6 provided lots of cool fun, with 250 residents swimming, sliding, dancing, and laughing to their hearts content. Held at the McDowell Mountain Ranch Aquatic Center, the Bash featured games, a DJ, lots of pizza, ice pops and watermelon, plus rides on the lazy river and stomps in the splash pad.

Attendees outdid themselves with contributions to the school supply drive benefiting Navajo Elementary, a Scottsdale Title 1 school. The students at Navajo Elementary were thrilled to receive the items and send this big “Thank you!” to the whole DC Ranch community, including a number of residents who made contributions to the drive in advance of the event.

The Back to School Bash school supply drive is one element of DC Ranch Gives, a Community Council initiative to provide residents with meaningful opportunities to engage with and give back to the broader community.

The next DC Ranch Gives opportunity is connected to the Turkey Trot on Nov. 19. In addition to pursuing fitness (and fun) goals by running or walking in the Family Fun 1-mile or 5K Turkey Trot events, residents should bring a frozen turkey to donate to the United Food Bank. n order to maintain the top spot for home values, DC Ranch follows a set of standards designed to ensure the community remains as beautiful as it was when it was first built nearly 20 years ago. Over the past year, DC Ranch has officially adopted three sets of DC Ranch Standards covering homes, conduct, and landscape.

DC Ranch Standards are not new. They are a simplified compilation of CC&Rs, board policies, design guidelines, and local and state statutes. A resident committee has spent more than a year transforming the material into an easily understandable resource for homeowners, complete with references to the original source documents.

“We are pleased with the reaction from the NVMs [Neighborhood Voting Members] and residents who have helped us by reviewing the documents. Their input has helped ensure the Standards are understandable and encourage voluntary compliance, which is our goal,” said Ranch Association board member John Henrickson, who helped lead the committee that oversaw the Standards process.

The Homeowner’s Guide, a summary of the Standards, will be mailed to residents this month. The full-length versions of the Standards are available on DCRanch.com in the Standards and Guidelines section.

DC Ranch neighborhoods are designed with various color palettes and aesthetic details to complement the Sonoran Desert. Building materials are selected to reflect the natural environment and provide distinctive architectural elements. DC Ranch Standards for Homes allow residents to enjoy and maintain the beauty of their property and their neighborhoods. It’s important that residents understand the Standards so they may easily identify when maintenance of wood, metal, stucco, concrete, Selling your home etc. is needed.

Standards for Landscape

Did you know there are seven different landscape areas within DC Ranch? When DC Ranch was developed, different plants and landscape elements were chosen for separate zones to create distinctive “looks” for the neighborhoods.

That means that the plant palette for one resident’s yard may be very different from a neighbor's plant palette in

Owners who are planning to sell their property are strongly encouraged to schedule a “pre-inspection” with the Ranch Association at least two to three weeks prior to putting their home on the market. This will make the transfer and disclosure process at the time of sale a more pleasant experience.

Ranch is committed to serving its residents by offering assistance and information to preserve property values and maintain a safe environment that reflects DC Ranch Community Values.

The Ranch’s Community Standards staff are happy to meet with residents and review their homes and landscapes. They can make suggestions to help with maintenance and replacement to match the design guidelines applicable to a homeowner’s neighborhood.

“We come across a lot of similar issues when we are in the field or while working with residents,” said Larry Cowles, Director of Community Standards and Modifications. “With that experience, we are easily able to give advice or recommendations to residents. It’s especially helpful when selling a home and time is of the essence.”

In addition, if you purchased a previously-built property in DC Ranch, you can access the original architectural and landscape plans by contacting the Ranch Association. This is helpful information as you provide care and upkeep to your home and landscape.

Seemingly simple actions like putting the trash can away and picking up after pets reflect pride in ownership and are important for the overall well-being of the community.

“With these community standards, DC Ranch homeowners and renters alike share responsibility for preserving the exceptional quality of life that we all enjoy,” said Ranch Association Vice President Susan Grace, who also led the Standards committee.

DC Ranch Standards may evolve as the community’s needs and demands change in response to technological advances, environmental challenges and shifting demographics. But the goal of the Standards remains the same: to maintain DC Ranch’s vision as an exceptional community.

Transfer and disclosure—When a home in the community sells, assist homeowners, realtors and prospective buyers with questions and concerns regarding Standards requirements and the community’s design guidelines.

Architectural and landscape modifications—Assist homeowners to ensure compliance with DC Ranch Standards and design guidelines.

Paint colors—Provide information and assist homeowners with maintaining or changing home paint colors.

Compliance—Work with homeowners to develop a remedy plan when issues are identified.

Stretch, splash, jump, dance Fitness class options at DC Ranch

hether you are new to the Ranch or have lived here a long time, fall is a great time to take advantage of the fitness classes available to DC Ranch residents.

Recreation Manager Brandon Curtis works with instructors and residents to develop and refine exercise programs that offer multiple paths to physical fitness.

As you’ll see, participants are also strengthening the connections to their neighbors and developing friendships that enrich their lives. And that’s a good thing: multiple recent studies point to the positive effects of strong social ties for longevity and overall wellness.

I recently retired and joined the water aerobics and yoga classes. While I really enjoy the exercise, the biggest benefit was the opportunity to meet some of the great people living in DC Ranch. These are my friends for LIFE! Thank you for introducing them to me!

Yoga Yoga classes are offered four days a week with several different instructors. Due to yoga’s popularity, it moved to The Homestead Community Center (except during the summer) to accommodate enthusiasts.

The classes incorporate yogic breathing techniques, body and spinal alignment, and proper yoga postures. And they offer lots of modifications so participants can customize the class to fit their specific needs as they safely stretch and strengthen their bodies. The Mon/Wed class is taught

by Abbie Chapman and Vanessa Ernst; the Tues/Thur class by Linda Santopietro.

Yoga has nourished both my body and my soul, and I know I am healthier because of it. Equally as important, though, are the friendships and sense of community I have gained in attending this kind of a class at DC Ranch with neighbors. –Kathy Myers

Shallow Water Exercise Water exercise is a great choice for burning calories, or for times when low impact workouts are more beneficial. T

he McDowell Sonoran Preserve invites/challenges /double dog dares you to ride a variety of trails in the South, Mid and Northern Regions of the Preserve.

Trails vary in technical as well as physical difficulty depending on the region.

The Southern and Mid Region trails are predominantly full of “steep climbs and fast descents on rocky, exposed and loose gravel terrain,” according to the McDowell Sonoran Conservancy’s website. These trails are best suited for advanced mountain bikers with exceptional bike handling skills, small brains (forgetfulness—like I’m never going to ride that trail again, and then you do) and freakish cardio levels.

They are not for the faint of heart... and better left to experienced riders.

Mountain Biking in the Preserve

Brown’s Ranch trails If you are looking for a different kind of hair-raising experience, head to the Brown’s Ranch trail system, in the northern part of the Preserve. At Brown’s Ranch, riders of all abilities will enjoy “flowing, winding trails with moderate climbs and fun descents” or, as another rider more aptly described, “bugs in your teeth grin” over miles and miles and miles of some of the most scenic trails on the planet.

The first time I arrived at Brown’s Ranch I was greeted by a steward at the Trailhead who explained how the trail system worked and suggested a short route to whet my

appetite. I have a big appetite so I rode the trails connecting the perimeter of the area, a total of nearly 20 miles.

When I returned to the trailhead and exclaimed to another steward how amazing the ride was, he explained that a new northern section with even more trails would be opening soon. It was love at first ride.

Shortly after my first ride at Brown’s Ranch I signed up for two Meetup.com groups: Scottsdale Mountain Bikers (meetup.com/mtbike) and AZ Mountain Biking (meetup. com/azmtnbiking). Thanks to them I’ve spent the last year and a half returning to Brown’s Ranch almost every week

With trails like these, it’s no wonder Brown’s Ranch is becoming increasingly popular. You may want to consider using the Brown’s Ranch trailhead to access trails on weekdays and Granite Mountain and Fraesfield trailheads on weekends. The Brown’s Ranch trailhead fills up quickly on the weekends.

Granite Mountain and Fraesfield do not have water or bathroom facilities; they are rustic but uncrowded. It is much easier to access the perimeter trails on the weekends.

Please remember to take a map —you can download one from scottsdaleaz.gov/ preserve or pick one up at the Brown’s Ranch trailhead prior to starting. Pay attention to the wash crossings as they tend to fill up with sand. Take a tire patch kit, spare tubes, a helmet, and plenty of water and sunscreen.
