I’ve always liked John Updike’s poem “September.” It begins, “The breezes taste of apple peel. The air is full of smells to feel— ripe fruit, old footballs, burning brush, new books, erasers, chalk, and such. The bee, his hive, well-honeyed hum, and Mother cuts chrysanthemums.” As Updike suggests, September is the month we switch from summer mode into our fall routines.

Mission:

The DC Ranch Community Council facilitates a connected and welcoming community that instills pride and a sense of belonging in each DC Ranch resident.

Several resident-focused groups return from summer hiatus with events in September. DC Ranch Film Club will turn out the lights at The Homestead Community Center to screen “Power’s War,” an Arizona historical documentary by two local filmmakers. If you are a fan of western shoot-outs, this is a must see. Mark your calendar for September 17 at a special start time of 6 p.m.

The Community Council is responsible

for visioning and facilitating initiatives that enhance residents’ quality of life, serve collective interests and promote the DC Ranch brand.

The Council provides recreational, educational, cultural and volunteer opportunities that reflect community values; operates and programs DC Ranch amenities; creates outlets for communication; and defines Community-Wide Standards.

Passport to Art and Foodie Fusion encourage residents to connect and explore what life has to offer, reinforcing several of DC Ranch’s community values: artistic and cultural opportunities, diversity and inclusiveness, and a sense of community.

A new group launching this fall is “Off the Ranch.” Spearheaded by residents, the group will take you somewhere interesting—to a museum, resort or special event happening in the Valley. The goal is to create friendships among residents who enjoy getting out and doing new things.

While the lazy days of summer transition into the eventful days of fall, think of Updike’s poem. Fill a bowl with ripe red apples, a vase with beautiful chrysanthemums, and enjoy September.

Real estate is hot in DC Ranch

H

New home construction booming

ome buyers continue to appreciate the blend of natural beauty, quality architecture and community values offered at DC Ranch, as reflected in the volume of new construction and sales of existing homes.

At Market Street Villas, Camelot Homes is adding 15 luxury triplexes, ranging from 2,000 to 2,600 square feet and starting at $750,000. Cullum Homes is the exclusive builder for The Village at Silverleaf, located adjacent to the Silverleaf Club, with stunning views of the mountains, city lights and golf course. The 19 custom luxury cottages and villas in this resort club-lifestyle neighborhood will range from 2,600 to more than 4,000 square feet, with a basement option. The other large project, 213 luxury condominiums at The Sterling Collection at Silverleaf, is in the early construction stage. Meanwhile, construction is wrapping up at The Villas at DC Ranch by Standard Pacific Homes at 94th Street and Legacy Boulevard.

Custom build-outs are over the halfway mark, with 60 custom homes valued at $130-$170 million currently under construction.

Statewide, the real estate market is tightening, especially for entry level buyers, but home sales in DC Ranch are robust. That’s not surprising as industry analysts say builders have focused on the move-up and luxury home markets since the crash of 2008.

A total of 218 home sales in DC Ranch were recorded in 2014, with an average sales price of $1.4 million.

In 2015, the average sale price in the first quarter was slightly lower, at a little over $1 million, while the second quarter is mimicking last year’s average at $1.4 million. In the first six months this year, 111 sales were recorded.

There’s no indication the momentum is letting up.

The Community Council board is currently undertaking several projects including Brand Management, Community-Wide Standards, and a 3–5 Year Strategic Plan. Annually, Council board members approve the budget, monitor financial performance, and evaluate its executive director. The board holds six board meetings and six work sessions per year.

Additional committee work is required. Board members will serve a three-year term, Jan. 1, 2016 – Dec. 31, 2018.

New budget committee members The Ranch Association Budget and Finance Committee welcomed residents Elizabeth Kepuraitis and Scott Horsley to the seven-member group after receiving official approval from the Ranch Association Board of Directors. Horsley also serves as a Neighborhood Voting Member for the Monterey neighborhood in Country Club village and Kepuraitis resides in Market Street Villas in Desert Camp village.

Milder weather: improvement projects heat up Fall is in the air and many community-wide projects are scheduled for the next six months. Ranch Association maintenance crews will continue to apply a more durable seal coating to roadway surfaces in various neighborhoods. Seal coating of the parking lots at both community centers is on the schedule as well as fresh paint and floor refinishing.

Crews will stucco and paint common walls and view fencing in the Rosewood neighborhood and repair wood fencing ranch-wide before the year’s end. The landscape team

will be working on irrigation controls and will overseed all turf in DC Ranch beginning this month.

Attend the Sept. 14 General Standards meeting The next Community-Wide Standards (CWS) meeting is Monday, Sept. 14, at The Homestead Community Center from 6 to 7 p.m. The CWS meetings are designed to help educate residents about the standards and answer questions about specific neighborhoods and/or properties.

Four meetings—two for General Standards and two for Landscape Standards—are scheduled through January 2016. Residents should plan to attend one of each; the September meeting covers General Standards and the Oct. 19 meeting will address Landscape Standards.

City of Scottsdale, McDowell Sonora Conservancy honored for work with

t took an inspired network of citizens to create Scottsdale’s McDowell Sonoran Preserve and a unique public-private partnership to steward its evolution.

That vision and ingenuity are being honored this fall by the American Society of Landscape Architects (ASLA). ASLA will present its Medal of Excellence to Scottsdale and the McDowell Sonoran Conservancy (MSC) Nov. 9 in Chicago.

The award recognizes significant contributions to landscape architecture policy, research, education, project planning and design, or a combination of those disciplines. The evolution of Scottsdale’s scenic Preserve required all of those facets.

Preserving beauty Since 1995, when voters approved a tax to fund acquisition of land, the Preserve has protected more than 30,000 acres, making it one of the largest urban preserves in the United States. Upon completion, the Preserve will include 36,400 acres, or 57 square miles, equivalent to nearly one-third of Scottsdale’s 185 square miles.

The Preserve had more than 600,000 visits last year. People came to enjoy the natural beauty and a network of award-winning trails and trailheads hosted and maintained by Scottsdale Preserve staff and MSC volunteer stewards.

Nominators for the award recognized the unique collaboration of Scottsdale citizens, community leaders, Preserve staff and the McDowell Sonoran

Conservancy. In announcing the Scottsdale award, organizers cited the public-private partnership of the city and the nonprofit Conservancy to nurture and protect the Preserve.

“When people share a vision and then work hard to make it happen, great things are possible,” said Scottsdale Mayor Jim Lane. “The McDowell Sonoran Preserve is an example of the best of Scottsdale and our tradition of grass-roots, citizen involvement.”

Future generations That involvement is exemplified by the McDowell Sonoran Conservancy, which boasts more than 500 volunteers who work with the city to support the Preserve and to champion its sustainability for future generations.

“Our stewards patrol and maintain trails, greet visitors at trailheads,

lead free public hikes and school programs, conduct scientific research, and present community education programs,” said MSC Executive Director Mike Nolan. “These trained volunteers help connect the community to the Preserve to enjoy its many benefits.”

ASLA’s mission is to advance landscape architecture through advocacy, communication, education and fellowship.

Scottsdale and the McDowell Sonoran Conservancy were nominated for the Medal of Excellence by Society member Christopher Brown of Phoenix-based Floor Associates. The nomination was supported by the Sierra Club, Arizona Forward and the Urban Land Institute, among others.

Time to get social ‘Off the Ranch’ A new social activities group, Off the Ranch, will offer a fresh take on getting connected with other DC Ranch residents and exploring Scottsdale and the Valley.

The group is focused on providing easy, fun ways for couples and singles to meet and share new experiences around town.

Whether you are new to DC Ranch, would like to expand your social connections, or just enjoy getting together with your neighbors, Off the Ranch is a perfect opportunity to have fun.

Group chairwoman Christine Zunino hopes “this type of casual gathering will give residents the excuse they need to get out and meet new friends in the community. With many residents coming back to the Ranch in the fall, we’re looking forward to creating a new and welcoming social experience.”

Off the Ranch’s first gathering takes that notion to a new level with a progressive restaurant stroll through Market Street.

Arizona shootout kicks off film club season with a BANG!

BY SUSAN GRACE | DC RANCH RESIDENT AND FILM CLUB COORDINATOR he deadliest gunfight in Arizona did not take place on the streets of wild-West Tombstone, but rather in a remote canyon in the mountains east of Tucson in 1918. “Power’s War” is a documentary film that delves deep into the circumstances leading up to and following the controversial Power Shootout during the First World War. The DC Ranch Film Club invites residents to a free screening of “Power’s War” on Sept. 17, followed by a special Q&A with the film’s director, Cameron Trejo.

An Arizona native, Trejo graduated from Arizona State University in 2003 with a degree in Accounting from the W.P. Carey School of Business. An up-and-coming name in the filmmaking world, Trejo has spent much of the last 10 years honing his skills as a commercial and documentary film producer.

Lively discussions planned this season Last year the DC Ranch Film Club enjoyed the benefit of many outside discussion facilitators with expertise related to the films selected. The group heard from psychologists, law enforcement, a film producer and a musician, each bringing a unique perspective to the discussion.

Fall clubs and activities Live connected. One of the great things about living in DC Ranch is the wide variety of clubs and programs offered by the Community Council to facilitate a connected community. This fall, try something new or invite neighbors to join a favorite activity.

SOCIAL GROUPS DC Ranch Film Club A film is selected several weeks in advance of each monthly events and attendees see the film on their own.

At the gathering, attendees share insights, impressions and themes during a facilitated discussion. The meetings often feature a guest speaker with ties to the film industry who can share an insider’s perspective on the art and craft of moviemaking.

DC Ranch Women’s Club This welcoming and active group facilitates social ties among neighbors to enhance the experience of living in DC Ranch. Women from all backgrounds and life stages are invited to participate in monthly activities.

Grapenuts Wine Club One of DC Ranch’s longest standing clubs, Grapenuts is a wine appreciation group where residents come together monthly to taste and share wines from different regions. Discussion usually centers on where a wine was made, the cost, and if it was enjoyable.

With good food and wine, the setting is the perfect pairing for socializing with neighbors and friends.

Off the Ranch This new adult activity group caters to a wide variety of interests, concentrating on events in the greater Scottsdale area. From historic home tours to spring training, Off the Ranch has an exciting inaugural season planned.

Want to remember what to plant and when? Here’s an easy guide, from Phoenix Home & Garden: “Cool-season veggies are those in which you eat the leaves (arugula), stems (bok choy) or roots (carrots).

Warm-season veggies are those in which you eat the fruits, such as melons, peppers or tomatoes. Peas, which thrive in cool weather, are the exception.”

Even though October is the prime month for low desert planting, it’s fine to get started in mid-September. Be sure to minimize young plants’ exposure to direct sun and monitor plants daily for signs of water stress. Here are some tips on digging into the garden this fall:
