f you’re the owner of a condo in a beautiful new community with a spacious fitness center that has impressive equipment, you might want to know which machines have been purchased and which are being leased. Why? Knowing how up-to-date the equipment will remain is important both to help you maintain your personal fitness as well as to protect your investment in the community, said David Newcombe, a real estate broker with Launch Real Estate in Scottsdale. “Typically, the machines that go out-of-date more quickly are leased,” he explained, “so that in four years’ time, it’s easier to upgrade them than if they had been purchased.”

It’s not unusual for a fitness center in an upscale community to be 2,000 squarefeet in size or more. “With a smaller gym, a developer may have to make careful decisions about which machinery will be in it, and as soon as you make those decisions, you’re not serving a diverse fitness population as well as you can when you have more choice, scale and size.” Depending on what the owners in the community want, today’s fitness centers may offer personal trainers, instructors, lectures and demonstrations, in addition to dramatic amenities, Newcombe said. Designed to wow Consider Mountain Shadows Resort Condominiums in the heart of Paradise Valley, a community of 42 condos expected to be completed before the end of this year. The Citizens Club fitness center, with 4,500 square-feet, will offer personal training and men’s and women’s lounges and steam rooms, with private entrances to the lounges for condo owners and members, said Jesse Thompson, area director of sales and marketing for Mountain Shadows. hether or not a condo community is officially zoned as “live/ work,” it may be ideally designed for someone with a homebased business or someone who has an off-site employment location but wants a very short commute.
In the Phoenix area, said Andrea Engelsberg, marketing director for Catclar Investments, the developer of SOHO Scottsdale which is a live/work community at 92nd Street and Bell Road, “typical live/ work condos have retail or office space on the first floor with private living space above — much in the way a shopkeeper used to live above their store. Many utilize the adjacent street parking for patrons, with private parking for residents.” Range of amenities SOHO Scottsdale is atypical, she said, “in that we have the additional benefits of being zoned for business, with fully compliant (Americans With Disabilities Act) amenities and additional client parking. We [also] have conference rooms that are available for the SOHO community for meetings that require a larger space.” SOHO Scottsdale features 10 lofts and 64 townhomes each zoned for a home-business operation, along with 8,000 square-feet of separate retail space on the ground floor of the loft building. SOHO townhomes and lofts range in size from 2,243 to almost 4,000 squarefeet and are priced from $520,000. The community’s models recently opened. At Shea Homes’ condominium communities — Carino Villas [in Chandler] and Vantage [in Ahwatukee] — some of the residents office out of their home either fulltime or part-time, said Ken Peterson, vice president of sales and marketing for Shea Homes Arizona.
