NEW YORK - Taking on a cat is one thing. Catifying your home to rise to true Cat Person status is another.

Choosing just the right gear and tweaking your home can keep felines safe, sane and stimulated, said Kate Benjamin, a “cat style expert� who has appeared on Animal Planet’s “My Cat From Hell.�

She has teamed with the show’s host, cat behaviorist Jackson Galaxy, on a new DIY-focused book, “Catify to Satisfy.� It’s a follow-up to their 2014 best-seller, “Catification,� with both offering tips from cat owners on what they’ve accomplished with home enhancements.

Temperatures have cooled, and most of metro Phoenix’s housing market is heating back up.

Valley home sales and prices waned a bit in August, after several months of increases.

But home prices, home sales and home building are all on the rise again, according to two new reports.  The median home price of a Phoenixarea home climbed to $225,000 in September. That compares to $221,859 in August, according to Arizona State University’s W.P. Carey School of Business.  Home sales through September of this year are up 19 percent compared 2014. And sales ticked upabout 3 percent from August.  Home building in the Valley has been steadily increasing this year, even during the summer months. New home construction through October is 46 percent ahead of last year’s lackluster pace, according to the Phoenix Housing Market Letter.

Housing analysts are pretty optimistic Phoenix’s market will continue to show at least modest gains for the rest of the year.

But most price increases will be driven by a growing number of buyers trying to purchase a shrinking number of houses priced below $300,000, said Mike Orr, director of the Center for Real Estate Theory and Practice at the W. P. Carey School of Business. “The biggest problem we face is a huge mismatch between supply and demand below $300,000," he said. "This is likely to keep prices rising strongly and fastest for areas where the vast majority of homes are under the median sales price of $225,000."

Boomerang and first-time buyers continue to drive the region’s housing market increases.

The first group lost homes to foreclosure and can now qualify for loans again. Many of the first timers are tapping FHA loans that require lower down payments and now come with lower fees.

But many of these buyers can’t afford to pay more than $300,000 for a house. And they certainly can't afford a million-dollar home, which is why that end of the Valley's housing market is slowing.

Jenkins and his wife have owned several Togo' s sandwich shops in Idaho, and Ty Jenkins is the founder of DocuTech, which supplies software and systems to the banking industry. The 9,377square-foot house is a privategated estate on four acres with a pool, spa, wine cellar and five-car garage. The house was sold by Robert Leach of Scottsdale.

Richard D. and Jane H. Dana bought a 5,450-square-foot house near Camelback Golf Club in Paradise Valley. The house, originally built in 1974, was reconstructed this year with glass walls. It has four bedrooms, a family room and a separate entrance for guest quarters. The house was sold by David Ellwood Peterson, as trustee of the Peterson GST Trust.

$ 2,025,000 Allan P. and Marisela Hall of Peoria paid cash for 5,994square-foot house in Country Club Acres in Paradise Valley. Question: After we refinanced our Mesa home three years ago, my husband was badly injured in a car accident and lost his job. We no longer could afford the mortgage payments and lost our home to foreclosure by the bank. The bank’s representative says that our home is now their real-estate owned (“REO�) property. In our neighborhood, the home prices are finally appreciating, and when the bank sells our home, the bank should be able to make a profit.

Are we entitled to any of this profit?

Answer: A foreclosure sale is generally a public auction by the bank on the “courthouse steps,� or at the office of a title company. In the past few years there have been more investors purchasing homes at foreclosure sales. If an investor purchases a home at the foreclosure sale, and the purchase price is in excess of the bank’s mortgage loan and foreclosure costs, and there are no other liens on the home, there are excess proceeds. The homeowner should be entitled to those excess proceeds. The only "buyer" at a foreclosure sale, however, is typically still the bank. The “purchase price� of the bank is simply a “credit bid� in the amount of the mortgage loan and the foreclosure costs. The bank then has a deed to the home, and the home is REO property on the balance sheet of the bank. If the bank thereafter sells the home to a buyer, the bank is entitled to all of the sale proceeds, just like any other seller of a home. Therefore, in your situation the bank will be entitled to all of the sale proceeds, including any “profit,� from the sale of your home. Note: Sales of bank-owned homes are generally 10 percent to 15 percent below market value. Banks are not in the business of owning homes and just want to “dump� the property as quickly as possible.

Provide plentiful “scent soakers.”

They can be soft toys, beds, blankets, carpeted surfaces and scratchers placed in a cat’s territory to be marked by him. If you’re looking to keep kitty off your sweaters or keyboard, set up a scentsoaked station nearby, such as a no-slip shelf or table top as a perch.

Most human-cat relationships can be improved by clearing up one basic misunderstanding, Galaxy said in a recent interview from Los Angeles: “Cats are not dogs. Cats care not at all about pleasing you. That’s not why they’re here. You have to get your ego out of the way when it comes to having a good relationship with a cat. You have to compromise to live successfully with them.”

“Catification is a lot of DIY,” Benjamin said. “You don’t have to buy anything. You can look at what you already have and do a little rearranging.”

Location is everything when it comes to scratchers. If your cat constantly plays with the door jamb in your bedroom, you’d be a fool not to match that slant and place a scratcher nearby.

Provide no-slip surfaces and materials that absorb scent. Incorporate boxy hideyholes, baskets or beds.

Getting y our apartment home ready for holiday guests Friends and family members coming in for the big Thanksgiving meal — or just a long weekend — will need a place to stay, and your second room or even the couch may be their destination.

We want to be sure to respect and protect our neighbors by making sure that our guests are following the rules of the apartment community.

Do a quick orientation. If your pool is heated or the spa is available, let your guest know the hours of operation and the rules. Do the same for the gym and business center or other amenities. Ask the community manager if you need to escort them in those areas or if they can have a guest pass.

Give them a spare key. Don’t make your guests contact the management to get in. If it makes sense, offer them a key

to come and go.

Identify guest parking. Most communities have limited guest parking. If you offer your family your parking space, be sure to let the apartment manager know. If your community offers guest parking passes, request one now.

Leave the Wi-Fi password. Don’t make your guests look for unsecured WiFi from neighbors. Post the password up in the kitchen or near their bed so it’s

easy to locate and use.

Be a great host. Clean out some space in the bathroom. Add soaps or travel size versions of necessities, such as toothpaste and shampoo. Invest in a couple of new towels and washcloths if yours are aging. Share magazines like Phoenix Magazine and Sunset to inspire friends and family to explore your community.

community for over 17 years. They are now in the process of renovating and are not giving current residents fair options.

I was presented a link to renew my lease for 15 months at approx. $980/month on Feb. 12th. I called and left a message that I was taking that offer and would e-sign the lease after I read it. The next day, the link was gone and a new one replaced it with the only option being a month-tomonth lease at over $1500/month. I contacted the district office and received yet a third scenario.

I have spoken with many neighbors and all have different yet equally disturbing stories of lease renewal options. One was told they could leave their apartment and return after the renovations but would incur a very high nonrefundable deposit to hold the unit for them although they’ve been leasing it for 5 years.

I find this whole situation deplorable and cannot fathom how they can insist you pay rent during a renovation that leaves you homeless for two weeks or more. I was told I’d have to relinquish all keys and rights to my apartment during the renovation. How can this be legal?

Answer:

With regard to your concerns pertaining to renewal options, your landlord is free to set the rental rate at whatever rate he or she deems fit. This is the benefit of owning rental property. Should you not agree with the proposed rent, you can always inquire into the possibility of another rental rate or decline your landlord’s renewal offer and vacate the premises at the conclusion of your original lease term.

In terms of the renovations, it is unlikely that your landlord will agree to allow you to maintain possession of the keys so as to ensure that you will not be able to gain access to the apartment during the course of the renovations for obvious safety reasons.

With regard to your displacement during the renovations, you are entitled to request substitute housing (i.e. a hotel room) or ask for a diminution in rent for the days that you are displaced during the course of the renovations.
