Funny thing about selling homes to Millennials

It’s a competition show on which nine couples are

If the only visitor to an open house is the cat from next door, then the real estate agent needs a new social media and marketing approach.

That was part of the advice Millennial real estate agent Wes Pinkston of Los Angeles gave to thousands of real estate executives, agents and entrepreneurs last week at Inman Connect in San Francisco. His comment drew laughs ... and nodding heads.

Pinkston and a fellow Millennial, Tucson native Eric Simon, started the website “The Broke Agent — The Funniest Real Estate Comedy Blog in the World.�

The duo also offered the real estate industry attendees these insights into their generation: Âť Milliennials have short attentions spans but are highly educated. Âť The huge group of young adults is internet savvy, and social media is how they engage. Âť To catch Millennials’ attention real estate websites and social media posts must have a new angle, catchy title, shocking photo or funny message, something they call “real estate pornâ€? without the naked photos. Âť Real estate agents must always be honest because Millennials are skeptical of almost everything. “We grew up with the internet and had all types of advertising rammed down our throats,â€? said Pinkston, who grew up in Mesa. “We need a unique angle to get our attention.â€?

He said real estate agents who post inspirational or motivational quotes with photos of a kite flying on Instagram won’t attract Millennials.

And Millennials will drive the housing market during the next decade, whether they buy or rent.

Even though too many in this group, ranging in age from 18 to 34, haven’t been able to buy because of student-loan debt and a lack of savings, research from Harvard’s Joint Center for Housing Studies shows Millennials will create 2.7 million new households in the next 10 years.

The real estate industry’s attention is honed in on Millennials.

Question: I am renting a beautiful home in east Mesa. The landlord is trying to sell the house, and the listing agent wants to show it. I have valuable art work and other items there. Do I have to let the listing agent have access?

Answer: Yes. The landlord is entitled to reasonable access. This requires at least two days' notice. With proper notice, the listing agent as the landlord's representative is entitled to show the home. I would suggest that you or a responsible individual be present. This cannot be abused. Showing the home two or three times a day would be abuse.

DONE DEALS TOP DOLLAR The owner of auto dealerships in New Mexico, an owner of Johnsonville Sausage, a president of a printing company, the CEO of Go Daddy, an attorney, an executive of a personnel recruiting firm in Indiana and a former senior executive of The Coca-Cola Co. are among the buyers and sellers in this week’s priciest home sales.

$3,350,000 Louis Sisbarro used a New Mexico limited partnership to pay cash for a 7,106-square-foot house with pool built in 1999 on the southwest edge of the Estancia Golf Course in Scottsdale. Louis Sisbarro is president and dealer principal of Sisbarro Dealerships, a group of 10 new car and truck franchises at three locations in Sunland Park and Las Cruces, N.M. The house was sold by Ralph Stayer, an owner of Johnsonville Sausage, who last month sold a 8,347-squarefoot house at Estancia in Scottsdale for $4 million.

$2,389,500 William Nugent bought a 7,360square-foot house with pool built in 2003 at McDowell Mountain Ranch in Scottsdale. William Nugent is president of Nugent Construction, a building contractor in Kingman. The house was sold by Ronald and Patricia Garden through their family trust. Ronald Garden is president of Versa-Tags Inc., a printing company in Scottsdale.

$2,370,000 Blake and Carol Irving used their family trust to buy a 5,310-squarefoot house with pool built in 2008 on the southeast side of the Country Club at DC Ranch in Scottsdale.

Blake Irving is CEO of Scottsdalebased web hosting company Go Daddy. The house was sold by Jeffrey and Robin Wolf through their family trust. Jeffrey Wolf is a partner at Quarles & Brady in Phoenix.

$2,025,000 Milan Kesic purchased a 6,555-

square-foot house with pool built in 1993 at Peak of the Vikings in Scottsdale. Milan Kesic is vice president of Staff Source, a Hammond, Ind.based staffing firm that recruits for industrial, administrative, professional, IT and hospitality positions.

The house was sold by George and Catherine Gourlay through their trust. George Gourlay is a former senior executive of The Coca-Cola Co., holding positions such as senior vice president and vice president of corporate manufacturing operations.

$1,750,000 7734 Investment LLC, an Arizona LLC in Scottsdale, paid cash for a 2,149-square-foot house with pool built in 1957 on more than two acres at Mummy Mountain Park in Paradise Valley. The new owners plan to use the house as a rental property. The house was sold by Aimee Chick through a trust.

challenged each week to restore a run-down home in Atlanta. They must live on the job site and follow Holmes’ no-nonsense instruction.

Couples whose work isn’t up to snuff are gradually eliminated, with the surprise twist that they are then awarded the home.

Here, Holmes offers advice for people looking to buy a home. The answers have been edited for clarity and brevity.

“There are a lot of myths about Millennials,” Katie Maxwell, vice president of Intero Real Estate Services in Houston, told the crowd.

She hinted one myth might be that the group actually likes to be called Millennials.

Jon Wegman, a Millennial who recently purchased a California home, was part of Maxwell’s panel and told the crowd there’s a misconception that his generation is entitled.

“We are a feedback generation,” he said. “ I want a Realtor who stays connected.”

Simon and Pinkston agree and created The Broke Agent to stay connected by sharing their humor about real estate, mostly with other Millennials.

Posts on the site include a blog with photos called "If Kanye West was a Realtor," lists like "The Ultimate Open House Playlist" and "Six Crazy Requests from Sellers" as well as clever, snarky tweets.

The site is only six months old and already has 22,000 followers on Twitter. A few of the site's recent tweets: “The commission on this lease will be less than the amount of gas I have spent going to and from showings.”

And “if I took care of my apartment like I do my listing, I may still have a girlfriend.”

Question: What’s the biggest mistake people make when looking to buy a home?

Answer: We buy based on illusion.

We don’t buy with intelligence. We trust a real-estate agent that we don’t even know. More than anything, we buy by what we see. “Oh my god, it’s got new paint. Look at the curb appeal.” I’m trying to impress on people that you need to do as much homework as possible. It’s you that gets caught holding the bag. Education is the key to everything. Once you buy that house, it is yours. Nobody else’s.

Q: Take me through a typical scenario of someone buying a home.

A: Take a couple we’ll call Mary and Joe. They decide to buy a house, and they get excited, so all of a sudden their emotions change. Mary and Joe start looking on the Internet, they start driving around and picking a property, and then they look for a real-estate agent.

And when they pick the house they want, then they start looking for a home inspector. If you plan on buying a property, you should look for a real-estate agent first. Find the best real-estate agent on the market. Before you start looking at a house, find the best home inspector there is.

Q: How do you find the right realestate agent or home inspector?

A: Ask, “How long have you been in the business? What areas have you worked in? How many houses have you sold?” In other words, you start by asking a ton of questions, and you want

answers. “Do you have a list of references?” Call the references and ask, “Were they good? Were they courteous?

Did you get (taken advantage of) in any way?” To a home inspector, ask, “How long have you been in the business? Did you do construction before you did inspection?”

Q: What’s the biggest problem in home construction today?

A: Mold is the No. 1 problem everywhere. You can’t see it, and if you can’t see it, you don’t know what you’re breathing in, and I believe it’s the reason for the rise of asthma and allergies.

What to know about co-signing a student’s lease Who doesn’t have fond memories of their first apartment in college?

These days, owners and managers are sophisticated about signing on students as tenants and require more proof of funds than in years past.

Most students can’t qualify to meet the income requirements or the credit score needed to lease an apartment on their own.

Apartment communities near universities and colleges have likely addressed some of these issues in their standard documents by requiring larger security deposits or requesting first and last months’ rents. They may also require students to have a co-signer on their lease.

Students younger than 18 typically require an adult to help them co-sign a legal document like a lease. Most communities also will require a co-signer for a lease

with a minor tenant.

Co-signers need not be roommates in the apartment. They are the guarantor on the lease, promising to pay rent if the tenant cannot. They are legally responsible for rent payments, as well as the tenant.

If your student has roommates who are going to help cover the rent, this can be even more complicated. Those roommates’ names may not be on the lease and the responsibility for rent payments falls

to the student on the lease and you as the co-signer. The failure of your student to pay rent in full and on time could impact your credit. You may want to ask the apartment manager or owner to notify you immediately if the lease account goes into default so you can ensure the situation doesn’t impact your credit.

rental house. It is rented to an older couple and their daughter has recently moved in “to help them get around�. My wife thinks we should not ask for more rent than what we rented it for when it was just the 2 of them.

It seems to me that we should get more rent money for more people living in the house than when the rental contract was signed. Can I ask for more rent?

What are my legal options?

Answer: You can ask for more rent, but the tenant has to agree to pay it. If not, you have a fixed term lease for a specific period and at a specific monthly rent. If the tenants refuse to pay a higher rent for the additional person, then all you can do is give the tenant a ten (10) day Non-Compliance Notice to remove the unauthorized occupant.

Be careful, because if this person is a caregiver, you may have a fair housing discrimination issue by refusing to let her live there.
