Homebuy ers embrace digital apps SAN FRANCISCO - It’s official. People love to search for houses and check out home values on their phones.

New research from Google unveiled at a major real-estate conference this week proves it.

OK, that’s no big surprise.

But the time we spend on our phones looking at houses is a bit amazing: An average of 55 minutes per visit to realestate apps, according to a Google.

That figure is based on 1,000 interviews, dozens of surveys and many hours of behavioral tracking.

“Customers roll over in the morning and start looking at real-estate listings (on their phone),” John Thornton, a partner in Google’s real-estate business, told a standing-room only crowd at Inman Connect conference here.

And gone are the days when most people were a little bit scared of buying a home. To wit: » About 69 percent of the people Google surveyed said “shopping for real estate was fun” on their phone and online. » So fun, that 64 percent kept checking out houses and home values after they purchased a home. » People start searching real-estate sites an average of three years before they buy, says Google. » Only one in five folks checking out real-estate apps and websites are actually in the market to buy a home.

But the excitement over mobile and online real-estate searches and time spent on those sites doesn’t mean all those people are trying to buy or sell homes without agents.

And Inman is all about helping realestate agents thrive in the digital market, attracting thousands of them from across the U.S. Hundreds of firms are also here, trying to help agents with everything from mining online digital leads to creating compelling home-tour videos and mastering Snapchat.

“About 73 percent of homeowners watch videos. Only 4 percent of (realestate) agents shoot videos,” Ben Bacal, an agent with Beverly Hills-based Rodeo Realty and founder of Roofshoot, told a group of real-estate folks at Inman.

Question: My parents had an attorney draft a revocable living trust more than 20 years ago. In this revocable living trust my sister and I were the cotrustees and the co-beneficiaries. My parents transferred, by a deed, their Chandler home into this revocable living trust.

Since that time my sister has had significant drug problems, and has become estranged from my parents.

Three years ago, and with the help of the Internet, my parents drafted a second revocable living trust that named me as the sole trustee and the sole beneficiary.

Both of my parents have recently passed away. Inasmuch as I am the sole trustee of the second revocable living trust, I executed a listing agreement with a real estate agent to sell the Chandler home.

My real estate agent says, however, that the Chandler home was never transferred by a deed into this second revocable living trust. In other words, the title to the Chandler home is still in the name of the original revocable living trust with my sister as co-trustee and co-beneficiary. I have no idea where my sister lives now. What should I do?

Answer: A revocable living trust is generally an inexpensive way to avoid probate, and to transfer real and personal property to heirs. The number one problem with a revocable living trust, however, is the failure of the trustors (such as your parents), to properly fund the revocable living trust, e.g., record a deed of the home to the second revocable living trust.

In other words, although the intent of the trustors is usually to have all of their assets, e.g., stocks and bonds, motor vehicles, and real estate, transferred into the revocable living trust, the proper transfer paperwork such as deeds and bills of sale is frequently not done. You should contact an experienced estate planning attorney to review all of your parents’ estate planning documents, including both revocable living trusts.

Guests state that Hosts provide a superior rental experience to hotels (78%) making short-term rentals a more compelling alternative. And smart tech is making it even better, both vacation guests (80%) and business travelers (92%) report they are more likely to complete their rental reservation if the property has smart home technology. In fact, 60% of Guests indicate they would pay more for a vacation rental with a smart home feature. Further, Hosts and Guests also believe smart home technology, such as smart locks (Hosts 85%; Guests 77%) and doorbell cameras (Hosts 85%; Guests 74%), will be a part of all rentals in the future.

Smart technology eases worries, improves security Despite the positive outlook on shortterm rentals, there are worries in this new paradigm related to key exchange.

Guests are concerned with losing property keys (75%). Hosts also expressed concern over Guests losing property keys (61%), an issue that a smart lock would alleviate.

Smart lock technology also provides peace of mind for Hosts. Forty-five percent of Hosts cite that their rental property is more secure with a smart lock.

And, Hosts say the ability to remotely confirm Guests have locked the door when they check out would make the rental experience less stressful (39%).

CHARTING THE MARKET

Hosts also appreciate being able to see, speak and grant access to someone at the door remotely (35%), which offers greater flexibility for Hosts who are managing their properties from a distance.

“The short-term rental market continues to grow, fueled by tech innovation,” said Kathy Sanders, CMO of August Home. “The simple addition of a Smart Lock and a Doorbell Cam helps new Hosts get into the hosting business.

Now they can greet Guests and manage their property from anywhere. And for Hosts that have already adopted smart technology, they are able to deliver an even more enjoyable, hassle-free rental experience, whether their Guests are on vacation or in town for business.”

Today, short-term rentals are primarily used by vacationers (75%), but their use for business travel is on the rise (23%). The top reason vacationers choose short-term rentals over hotels is that they feel more at home with all the necessary amenities (39%); 22% of business travelers agree. Overall, Guests (77%) believe that short-term rental Hosts will do anything to provide the best experience, whereas only 53% say the same for hotels.

Smart technology highly desired Smart home technology is universally appealing to Guests in a short-term rental (90%). Guests are interested in a variety of smart home technology including smart TVs (93%), smart home security systems (91%), video-enabled doorbell cameras (87%), app-controlled smart locks (86%) and streaming media (movies and music) (86%).

The benefits of smart locks and doorbell cameras as a feature of a short-term rental are clear. Hosts (88%) and Guests (77%) agree that smart locks are safer than a traditional key, and 70% of Guests prefer having a smart lock at the property to avoid worrying about losing the keys. Hosts and Guests (90%) agree that doorbell cameras provide peace of mind by allowing them to see who is at the door from anywhere.

Additional benefits of smart locks and doorbell cameras from the study include: Guests indicate that not needing to worry about being locked out (53%), not having to coordinate with Hosts when arriving or departing the property (48%), providing an easier system for checking-in and checkingout (46%) and the ability to remotely confirm they have locked the door when they leave the rental (45%) would make the rental experience less stressful. Clearly, smart locks can help Guests enjoy a carefree, key-free stay.

For Hosts, stress-relievers include not having to worry about Guests forgetting to lock the door (66%), and no more hiding keys where someone besides the Guest might find them (34%). Accordingly, 45% say one of the most beneficial aspects of smart locks is that their rental properties would be more secure.

“Realtor gave keys away to the castle,” he told me, referring to listings and other data that can now be found on real-estate websites and apps.

“So to reach buyers and sellers, we must innovate, go digital, leverage portals, target SEOs and still go old school with open houses,” he said.

Sibbich’s real-estate website drew 166,000 visitors last year.

“We do things real-estate websites can’t tell buyers or sellers,” Sibbach’s business partner Phil Sexton explained. “We help people prepare homes for sale. A homeowner might spend $25,000 fixing up their home for sale, and it’s a waste of money if it’s not what buyers want today.”

He and Sibbach have a regular podcast on Facebook.

“We want to be irreplaceable to consumers buying or selling homes,” said Sibbich, who didn’t win the innovator award but was “honored” to be nominated.

Google’s advice to real-estate agents?

“Embrace” real-estate apps and sites, Thornton said.

He believes the pace of home sales will climb in the U.S. because so many people are so into spending so much more time on real-estate sites.

Maybe the mantra location, location, location is also applicable to digital real estate now, too.

Question: Can my landlord evict me for paying my rent late and not paying the late charge? I am a protected class under federal law and the government subsidizes my rent.

Answer: Yes, as long as your landlord evicts everyone who does not pay rent on time and requires everyone who is delinquent to pay the late charges, you can be evicted. Fair housing laws prohibit your landlord from treating people differently because of protected class. They do not require that you be given preferential treatment on that account. The cardinal rule is to treat everyone the same.

College students should do homework for Renting 101 Tens of thousands of Arizona college students will be moving into off-campus housing and home rentals this month and signing lots of paperwork. For those renting a place, perhaps for the first time, there should be some serious considerations before you sign your lease.

Once you find that perfect apartment or rental house, you will need to sign a formal, legal agreement. The lease protects you and the owner/manager of the

property. Most leases spell out specific responsibilities of managers and tenants. It’s worth the time to review this lease in full so you understand what utilities you are responsible for, parking issues, rules of the community, and fees and rent rates.

If you are planning to move in with roommates, there’s due diligence you can do at the front end to save you headaches later. Sharing costs can help when making payments for first and last month’s rent, security deposits, and

opening utility accounts. Determine who will have their names (and their credit) on the lease and utility bills or insurance.

Consult with a parent or real-estate expert before you sign a joint lease.

When you and your roommates sign a joint lease, you all assume liability for damages, late fees, etc. If one of your roommates fails to pay rent on time, everyone on the joint lease is responsible and your credit can be impacted.

Some owners/management companies will do individual leases but these

are not as common. Under these leases, you would only be responsible for your share of the apartment and damage/ costs that you incur.
