MAPLE GROVE ICE ARENA EXPANSION

RJM Construction has been appointed as the Construction Manager of the Maple Grove Community Center’s extensive twophase expansion and renovation. This $110 million project is set to modernize the facility and introduce new amenities, addressing the needs of the growing Maple Grove community.
Phase 1 focuses on substantial upgrades to the ice arena, which serves the Osseo Maple Grove Hockey Association (OMGHA), the secondlargest youth hockey association in the U.S. Major enhancements include a new lobby entrance, significant renovations to the existing two rinks with updated refrigeration systems, and the addition of a third sheet of ice in a newly constructed, dedicated building that will be integrated with the main rink. Originally built in 1970 as a single-sheet rink, the Bloomington Ice Garden (BIG) has evolved into one of Minnesota’s most frequented iceskating facilities. Now boasting three rinks and hosting over 9,000 hours of ice time and 24 tournaments annually, the facility has suffered from years of intense use. In response, the City of Bloomington is investing $37.2 million in a comprehensive renovation. RJM Construction has been appointed as the Construction Manager for this major upgrade, which will span 16 months.
A central element of the renovation is the replacement of the outdated ice plant that relies on R-22 refrigerant, which has been banned from U.S. import since 2019 due to its harmful impact on the ozone layer. As R-22 becomes increasingly scarce and expensive, it is crucial to modernize the refrigeration system. The renovation will also involve installing stateof-the-art mechanical systems, a new roof, and updated rink floors. Rink 3 will be reconfigured from Olympic size to NHL standard size, and an indoor training area will be added. Additional improvements will enhance the guest experience with upgrades to ticketing, security, office spaces, and concessions. The project will also address ADA accessibility needs, renovate existing locker rooms and restrooms, and add new locker rooms for high school use. To minimize operational disruptions, the construction will be carefully phased, though a six-month complete shutdown of the facility will be necessary to accommodate the extensive upgrades.

The community center and its sports complex underwent significant renovations as part of an expansion project spanning 80,000 square feet.
The project included the installation of a new sheet of ice, walking track, offices, meeting space, and a multipurpose field house. Additionally, the project involved the construction of a new building entrance and lobby, extensions of the east and west parking lots, and the installation of curtain wall systems.
The sports complex itself boasts two ice arenas, a five-court field house, an indoor aquatic park with two pools, an upper-level fitness center, exercise studios, and a kid’s gymnasium.

After nearly 10 years of discussion and being the recipient of a $20 million bond, the City of Watertown engaged RJM Construction and South Dakota-Based Crestone Companies to build the brand new 94,000SF Prairie Lakes Ice Arena.
With the goal of hosting state and regional tournaments, the arena will contain two NHL-sized ice rinks with the potential to include a third rink. The main rink will have a capacity of 1,523 spectators. JLG Architects Senior Principal, Tom Betti, compared it to shrinking down the Xcel Energy Center - home of the Minnesota Wild. The second rink will be a practice rink that will accommodate 250 people.
The main rink will be three feet lower than the main floor, which provides a great view of the ice and maximizes space for the team rooms. On the second floor will be seating, a walking track, and a media box that can be utilized for filming games or DJs during open skate.
In addition to the two ice sheets, the public areas will include amenities such as a concession stand, skate rental, room for a pro shop, and rentable spaces for conferences and private parties. The objective is to create a community space that can be used by anyone at any age.

The rooftop NHL-sized ice rink, named TRIA Rink, is the most distinctive feature of the building. Crews placed a 100,000-pound crane atop the roof to hoist structural steel, mechanical equipment and other supplies. This innovative idea saved the owner over $1 million and two months of scheduled time.
In addition to the core and shell renovations, RJM led tenant buildouts. These projects included space for the Minnesota Wild, Hamline Piper’s Men’s and Women’s Hockey Programs, and Minnesota Housing Finance Agency. RJM also built a 6,000-square-foot orthopedic clinic for TRIA on the first floor of the building.

RJM Construction’s Treasure Island Center project includes the Minnesota Wild’s state-of-the-art practice facility and training center.
The training facility is located on the lower level creating a private space for the players while taking advantage of underutilized space in the building. The players have access to the training and practice facility through private underground parking and access to TRIA rink through freight-sized passenger elevators with extended cab heights so that they can wear skates and equipment from the locker room to the ice rink.
The practice facility has a 4,300 sq. ft. weight room and workout area, an oval-shaped dressing room, a whirlpool room with a HydroWorx Thermal and Polar Plunge pool, and a HydroWorx 750i Series pool with a speed treadmill. There is a theatre room for reviewing film, and a kitchen lounge area for the players to refuel and relax. The facility also offers a unique space for the coaches to change, work, and eat.
The Wild’s practice facility and training center is just one component of the Treasure Island Center project, along with TRIA Rink and the Minnesota Housing Finance Agency.

The project includes an NHL-size refrigerated outdoor ice rink. In the spring and summer months this space is converted into a turf field for soccer and other sports. The spectator area includes bleachers and an outdoor plaza with a fire pit. The project also includes team locker rooms and a covered walkway that leads visitors through the plaza.
The roof structure was built with glue-laminated beams, tensile fabric and steel cabling support. Working with two out-of-state contractors, RJM used Revit technology to model the roof design. By utilizing this software it mitigated risk and minimized challenges.

RJM Construction was hired by the City of Edina to build a multipurpose sports dome and outdoor ice rink.
The dome features a large athletic field with a wraparound walking track and batting cages. Connected to the dome is a 2,400-SF support building with a lobby, restrooms and an office. Adjacent to the sports dome, the outdoor ice rink was built. Twelve miles of piping was used to refrigerate the rink and 110 tons of steel helped construct the barrel-vault roof. As part of the project, a new ice plant replaced the existing equipment located in Braemar East Arena. In turn, the East Arena was renovated to accommodate four new team locker rooms and public restrooms. Energy efficient enhancements were incorporated into the project. Maximum efficiency light fixtures were installed and the fabric dome was double insulated. The extra dome insulation allowed the elimination of one entire heating unit. These valueadded features meaximized long-term operating costs for the City.

One of the challenges the team faced was a cold winter with a lot of snow, preventing closing the roof over Arena 2, adding close to 20 working days to the original schedule. Through collaboration with subcontractors, the team revised the schedule and phasing plan to flow our workers on site. The team recovered all of the lost days and successfully turned over the project earlier than scheduled.
RJM worked diligently with 292 Design during the project on with constructability and cost-effectiveness for proposed design changes. In addition, RJM provided construction recommendations which aided in the performance longevity of the building and exterior spaces.
