Established in 1979 and currently holding Oregon’s 40th winery permit, the 65-acre property offers:

• 34 acres under vine, predominantly planted to Pinot Noir

• A 25,000 square foot winery and hospitality facility with 17,000 square feet of winery space where upwards of 17,000 cases have been produced per vintage.

• 2,800 square feet of indoor hospitality space complemented by a 1,500 square foot patio. The facility has long served as a well-known venue for prominent consumer and industry events.

BACKGROUND

The Estate, formerly home to Anne Amie Winery, was initially developed as Chateau Benoit in 1979 and was renamed Anne Amie in 1999. The Anne Amie business is sunsetting and the 65+ acre property stands ready to be the home to a new wine business.

The 25,000 square foot Winery and Hospitality building sits at the crest of a hill offering panoramic Western views of the Willamette Valley and Coast Range.

In past years, the estate has hosted some of the most prominent consumer and trade events in the Willamette Valley.

The established hospitality footprint and presence of nearby prominent wine properties including Soter Vineyards and Abbott Claim as well as numerous nearby vineyards makes the Estate a great location for an on-premises hospitality program.

THE WINERY

The winery spans approximately 17,000 square feet with Glycol and floor drain systems in place.

In recent years, Anne Amie produced upwards of 17,000 cases per year in the winery. A future owner making appropriate investments in tank space could increase production from past levels.

A 5,000 square foot barrel room can hold up to 600 barrels.

THE VINEYARD

Approximately 38 of the property’s 70 acres are planted to Pinot Noir, Pinot Gris, Gamay Noir, and Pinot Blanc with a small old vine planting of Miller Thurgau. The well-established vineyard is not irrigated and most of the vineyard is on rootstock. The site has yielded approximately 125 tons in recent vintages.

The majority of the Vineyard, 22.8 acres, is planted to Pinot Noir. Pommard and 115 predominate, while Wadenswill, 114, 943, Calera offer clonal diversity. Yields have been approximately 3.6 TPA in recent vintages.

5.04 acres are planted to Muller-Thurgau. Anne Amie has been the largest producer of Muller Thurgau in the United States. The vineyard has supported yields in excess of 3.5 TPA. This varietal does not support premium pricing, and a future owner may prefer to graft the Muller Thurgau vines to another varietal.

The vineyard also features 2.57 acres of Riesling and 3.99 acres of Pinot Gris.

THE HOSPITALITY SPACE

The winery building’s 2,800 square foot hospitality space can accommodate a substantial number of guests for wine tasting, private parties and special events. The adjacent commercial kitchen adds versatility. The indoor space is supplemented by a 1,500 square foot patio that can accommodate numerous additional guests.

There is additional flat ground adjacent to the existing patio allowing for expansion or the space accommodate larger events and capitalize on the natural beauty of the site.
