BACKGROUND

The Estate is the former Pamplin Family Vineyard.

The Pamplin business is sunsetting and the 43+ acre property stands ready to be the home to a new wine business.

THE

WINERY

The contemporary winery spans approximately 6,305 square feet with Glycol and floor drain systems in place.

Built in 2008, the two-level facility features a Lab and Tasting Room in addition to barreling space and good access via two 14-foot roll-up doors.

In recent years, Pamplin Winery produced upwards of 6,000-8000 cases per year in the winery. A future owner making appropriate investments in tank space could increase production from past levels.

WINE STORAGE BUILDING

The property offers a 6,500 square foot temperaturecontrolled wine storage building. With space for over 500 pallets or approximately 25,000 cases.

THE HOSPITALITY SPACE

THE VINEYARD

Approximately 15 of the property’s 43 acres are planted to Pinot Noir, Chardonnay and Pinot Gris. The site is divided into 6 blocks, the first of which were planted in 2003. The remaining blocks were planted in stages between 2005 and 2015. Planting density ranges from 1,098 and 1,815 plants per acre.

The well-established vineyard is planted on phylloxera resistant rootstock and has been dry framed. The vineyard elevation ranges between 650 feet and 800 feet.

The majority of the Vineyard, 9 acres, is planted to Pinot Noir. With clone variety of 114, 667 and 777 on Laurelwood Silt Loam 3.07 acres are planted to Chardonnay and balance of 2.77 to Pino Gris. Yields have been approximately 2-3 TPA in recent vintages. Winery
