Located in the Willamette Valley’s Chehalem Mountains AVA with easy proximity to Portland, the Estate is adjacent to the new Chehalem Winery Hospitality Facility (Stoller Family Vineyards).
This 43.8-acre winery estate offers an ideal home to a substantial, prestigious Wine Brand.
The estate includes:
• A 6,305 square foot winery and hospitality facility including a modern production area, hospitality, and lab.
• Over 14.6 acres under vine, predominantly planted to Pinot Noir.
• A 6,500 sq/ft temperature controlled finished goods warehouse
• A 5,760 sq/ft Residence/Hospitality space
• Over 12,000 sq/ft of Shops and Equipment Storage spread between 4 buildings
• 6.5 acres planted to Hazelnuts
The Estate is the former Pamplin Family Vineyard.
The Pamplin business is sunsetting and the 43+ acre property stands ready to be the home to a new wine business.
The contemporary winery spans approximately 6,305 square feet with Glycol and floor drain systems in place.
Built in 2008, the two-level facility features a Lab and Tasting Room in addition to barreling space and good access via two 14-foot roll-up doors.
In recent years, Pamplin Winery produced upwards of 6,000-8000 cases per year in the winery. A future owner making appropriate investments in tank space could increase production from past levels.
The property offers a 6,500 square foot temperaturecontrolled wine storage building. With space for over 500 pallets or approximately 25,000 cases.
The Winery building offers an intimate Board Room type Hospitality space.
In addition, the current residence on the property could readily be converted to hospitality and business operations use.
The 5,760 Residence/potential hospitality offers a beautiful setting with picturesque views and could either continue to serve as a family home or be converted to hospitality use.
The site features lush gardens and several potential hospitality areas as well as offices or storage.

Approximately 15 of the property’s 43 acres are planted to Pinot Noir, Chardonnay and Pinot Gris. The site is divided into 6 blocks, the first of which were planted in 2003. The remaining blocks were planted in stages between 2005 and 2015. Planting density ranges from 1,098 and 1,815 plants per acre.
The well-established vineyard is planted on phylloxera resistant rootstock and has been dry framed. The vineyard elevation ranges between 650 feet and 800 feet.
The majority of the Vineyard, 9 acres, is planted to Pinot Noir. With clone variety of 114, 667 and 777 on Laurelwood Silt Loam 3.07 acres are planted to Chardonnay and balance of 2.77 to Pino Gris. Yields have been approximately 2-3 TPA in recent vintages. Winery
The Estate offers a ready-made home for a prestigious wine brand with established vineyard, wine production and hospitality infrastructure unencumbered by an established brand and inventory.
It offers a “blank canvas” that a new owner can modify to fit its branding and aesthetic.
A future owner has multiple opportunities to profitably leverage the Estate including:
• Exploiting the Estate’s proximity to Portland, adjacency to other noted wineries and the views it offers to build an outstanding DTC hospitality program.
• Converting the current residence into a hospitality center.
• Transitioning the existing Hazelnut Orchard to Winegrape production.

Currently they are configured as a woodshop, mechanical shop and two storage buildings.
The property’s 6.5 acres of Hazelnuts have been used by the Pamplin family’s business, Columbia Empire Farms. The family’s other land holdings include additional plantings of Hazelnuts and Hazelnut processing facilities. These are available as separate offerings.
