ROSS PLANTABLE VINEYARD ACRES: Approximately 8.5 plantable acres NET PLANTABLE VINEYARD ACRES: Dependent upon vineyard layout, avenue width, degree of maximization. Typically 75-90% of gross plantable vineyard acres. AVA (AMERICAN VITICULTURAL AREA): Eola Hills VINEYARD SOIL TYPES PRESENT (NRCS SOIL SURVEY): The predominant soil type is Saum-Parrett. Created from basalt parent material, this soil is very well-drained and has good water holding capacity. A good soil for dry-farmed vineyard: It is recommended that an independent soil survey be performed to better define soil type transitions. SLOPE/ASPECT: The vast majority of plantable ground is level to slightly north facing. Fortunatley, topography will allow for rows to be oriented north-south and west which should allow for good sun exposure between rows at different times of the day. DRAINAGE: Although the soil type in general is well-drained, there is approximately 0.50 acres at the center of the property that lies within the plantable area which would benefit greatly from the installation of the drain tile. The objective for installing tile would be to reduce the seasonal high water table in this area. ELEVATION: 420'-510’ above sea level appears to be the elevation range for these particular property. This is a very favorable elevation range for ripening wine grapes in the Willamette Valley. “FARMABILITY”: Much of the vineyard area on this property resides on flat to gentle slopes measuring approximately 5-15%. No major farming obstables other than the main stream running through the property pose any real challenges to farming. IRRIGATION: Although drip irrigation can help reduce variability during a vineyard's establishment period, it can help reduce vine stress in drought years and serve as an alternative means for applying fertilizer to vines; drop irrigation will likely not be a requirement for vine establishment. SUMMARY: This is a very nice piece of vineyard property located on a quiet country road in a growing AVA, that would make a good hobby-farm vineyard for the right person.
