BETHEL ALASKA AFFORDABLE HOUSING C L I E N T:

ORUTSARARMIUT NATIVE COUNCIL

RIM Architects has worked with Orutsararmiut Native Council (ONC) for over four years creating cost effective, energy and construction efficient single family homes for Bethel, a regional hub of the Yukon-Kuskokwim Delta region. These homes are two-, three-, and four- bedroom, one-bath with unique rural design components, including arctic vestibules, centrally located plumbing, and mechanical rooms that house all the utility systems to include water storage. A unique aspect of this project is that the design team, along with drawings and specifications, delivered a complete material list of items required for construction. The construction material list allowed the owner to purchase all materials for shipment on the barge providing them with the most efficient delivery system for construction. |

COVENANT HOUSE YOUTH CRISIS SHELTER C L I E N T:

COVENANT HOUSE ALASKA (CHA)

Barely able to house a growing number of homeless teens, Covenant House, in downtown Anchorage, Alaska, was experiencing it’s own housing crisis. RIM was chosen to supplant this problem by combining two separate building facilities with multiple uses into one collocated and cohesive facility. Today, Covenant House is providing greater services, opportunities, and space for our youth in need to grow, prosper and become self-sustaining individuals. The building project consists of youth crisis shelter/community service areas: communal gathering, outreach, and activity spaces, emergency shelter administrative support functions, kitchen/dining, and residential housing; and executive administrative areas: offices, conference rooms, and associated program support functions.

CENTENNIAL VILLAGE SENIOR HOUSING COMMUNITY CENTER C L I E N T:

The Centennial Village Senior Housing community includes seven independent living, senior housing developments. RIM provided architectural services for multiple buildings within this community including the Centennial Center, Eklutna Estates, and Caswell Court. This Centennial Center renovation and addition ties the campus together providing resources for all members of the housing community. This addition creates a central dining area, library, lounge, exercise studio, and meeting rooms for the entire complex, and is designed to suit the daily needs of the residents and staff while allowing for the flexibility to hold large community events. The renovation to included a 7,450 sf two-story addition and 6,800 sf renovation to the existing facility.

PROJECT BRIEF:

The first addition to the Centennial Village Senior Housing Campus, Eklutna Estate Elderly housing project includes a 59 unit building, common areas, garden plots, a roof garden, tenant storage space, plazas and covered and uncovered parking stalls. The design team worked to value engineer $1 Million out of the project based on the contractor’s pricing at 65% construction documents. Tactics such as moving the building 5 feet to the west to avoid shoring during construction and making slight structural changes provided big ticket cost savings and made it possible to keep not only the size and number of units intact through cost reductions, but also the overall quality of the building. Cook Inlet Housing Authority (CIHA) reported that after the project was complete, they received 155 applications and it took only four months to lease all 59 units.

CASWELL SENIOR COURT HOUSING C L I E N T:

COOK INLET HOUSING AUTHORITY (CIHA) |

Caswell Court is the last senior apartment complex within Cook Inlet Housing Authority’s Centennial Village, a campus focused on senior housing and wellness. The Commons mixes 26 one-bedroom apartments and eight two-bedroom apartments for a total of 34 completely accessible units designed specifically for seniors of varying ability. Co-located with Eklutna Estates, another senior apartment complex, the building maximizes the small site while still providing ample green space, parking and covered and uncovered outdoor plaza areas for residents. The design focused specific attention for the senior user for a warm and friendly environment. With an intense focus on sustainable design, energy models show that the building uses 38% less energy than buildings of similar type and size. PROGR AM:

This concept design for a mixed-use development features high-end downtown living and street front retail opportunities. With 40 inspired units, this 16-story tower includes over 100,000 sf of private residences, private on-site parking, and immediate access to the center of downtown. At the corner of 9th Avenue and F Street, it is perfectly situated for work, play, and relaxation. Just blocks from the city center, performing arts center, convention center, and museum, this location allows for guaranteed breathtaking views for each residence from a location that are unparalleled in the area. With the unique, modern, urban design, state-of-the-art amenities, and premier downtown location, Crystal Plaza offers a special living experience like no other.

MIXED-USE MARKET RATE HOUSING C L I E N T:

MUNICIPALITY OF ANCHORAGE

As established in Anchorage’s Downtown Comprehensive Plan, this mixed-use development concept consists of a two-phased multi-story project providing studio, one-bedroom and two-bedroom units with mixed-use units on the ground floor. In addition to conventional market units, the project will include subsidized housing for an “Artist in Residence” program. The development will feature prominent displays of the artists’ work both within the development and in view of the street. The building will include 4 stories on the Delaney Park Strip side of the site and 6-7 stories on the north side of the site. This density will sustain a more vibrant commercial district in the heart of the community by bringing more people into the downtown core. PROGR AM:

JBER HOUSING MILITARY HOUSING PRIVATIZATION C L I E N T:

PROGR AM:

This housing privatization project included finance, operations and maintenance for on-base housing at Joint Base Elmendorf Richardson (JBER). RIM was responsible for the design of 16 Senior Officer Quarters and one accessible Senior Officer Quarters. Each housing unit is a single-family home and has been designed to encompass a 2-story structure containing 4 bedrooms, 2.5 baths and a full basement. Additionally, RIM renovated 252 three and four-bedroom units in six different neighborhoods. These units are contained within duplex and four-plex buildings. Modifications included converting four-bedroom units to three-bedroom units, adding laundry rooms, arctic entries and exterior storage and recreation rooms. Lastly, RIM completed the new Community Plaza Building combining warehouse, office, and community center space for the residents.

SEGELHORST HALL STUDENT HOUSING C L I E N T:

RIM designed the Segelhorst Hall which provides apartment-style accommodations for upperclassmen and graduate students at Anchorage’s private university. Each apartment can house up to four students and includes a full kitchen, living room, and two private baths. In addition to the apartments, the building contains small storage spaces for each of the units, two sets of stairs, a common laundry facility, and a central mechanical/electrical room. Located in close proximity to six other residential buildings on campus, Segelhorst Hall was the first step in revitalizing the entire northwestern portion of the campus.

CHERRY HILL NEIGHBORHOOD MILITARY HOUSING C L I E N T:

Through creative re-use, RIM converted 288 existing housing units into more spacious living quarters. This design includes new social and recreation centers to enhance the quality of life of Cherry Hill’s occupants. Recreation facilities, running and bike trails provide the support facilities associated with quality planned unit developments. The design addresses the rigors of Alaskan cold climate with a studied selection of indigenous plant material for landscape development and an energy upgrade completion that included new insulation, siding, heated garages and arctic entries. The project received the Citation Award from the US Air Force Design Awards Program, and a Commendation from Alaska State Legislature. PROGR AM:

Community Building - At the heart of the community, this building is where people will come together to share resources and to share their company. Intended as a model sustainable building, the structure will aim to have a light footprint on the land.

Community Green - Central open space is important to provide a communal “front yard” for the development. This space is intended to be multi-purpose, but also be provided with benches and play equipment for younger ages to allow viewing from houses.

Community Garden - Garden plots are provided in the northeast of the site. A hose spigot for watering, and a storage shed for communal tools should be within the area. A combination of low and raised plots should be provided to allow accessibility and ease of use for all.

Playground - A middle-school aged playground is provided within the central gathering area to provide a central playground for the community. Equipment chosen will be age appropriate and intended to allow for typical plan activities and creative play. Equipment for younger ages is intended to be placed throughout the development. Community Hearth - This area serves as a small and large scale gathering space. Built-in benches provide seating for larger gatherings, and provision of movable seating such as log benches provides for smaller P gatherings. At the center of the space is an area that can be used for fires.

RIM First People and RIM Architects developed the master plan for this 10 acre parcel of land planned to Commercial Greenhouses provide affordable housing with a focus on elder housing and provide agricultural, economic and cultural sustainability. The intent of the overall project is to be rooted in sustainable design and serve as an example for green building in unique cold weather climates. The phased project will include 40 housing units and such things as potential community meeting places, recreation, amenities specific to the Tribe, retail opportunities both specific to the Tribe’s culture and not culturally specific, and business opportunities for residents.

EDISON CHOUEST VALDEZSINGLE HOUSING FAMILY HOUSING C L I E N T:

In this design-build project, RIM designed 12 new single family homes for Edison Chouest Offshore relocating staff, as well as a combined office and warehouse. To create homes enticing for the entire family, Chouest elected to create a subdivision of homes with large yards, community outdoor space and a sledding hill. Other amenities on the interior of the homes included an enlarged master bedroom, upgraded kitchens and two car garages large enough to hold Alaskan play equipment. To accommodate the large annual snowfall in Valdez, the homes feature low sloped roofs and large overhangs to contribute to a snow free perimeter around the house. On the home’s first level, windows are placed outside of the snow impact zone, on the ridge sides of the buildings only.
