SOIL REPORT

Demolition and Soil reports The soil type for the lake Wendouree house has been classified as Class P. According to the AS2870 is a site that includes soft soils, such as soft clay or or silt or loose sands. Such soils can result in ground movement that can damage lightly loaded structures: High probability of damage can occur on such sites and the factors ( as described under AS2870) that cause it can be : • The presence of trees, their removal and their proximity of plantation can affect the foundation and therefore must be considered beforehand.

• The lack of providing proper site drainage facilities and regular maintenance can further worsen the foundation. Leaks in plumbing or irregular watering of plants also affect the foundation.

• Lastly, Unsual moisture controls on site caused due to removal of drains, dams, or ground covers should be considered.

Meanwhile, Reinforcement meshes and formwork are brought on the site to be used in further stages of construction.

CONCRETE TYPE USED All concrete work on site has been carried out according to AS3600, according to which, periodic inspections and site records must be maintained during the construction stages that show dates of concrete pouring, or stressing details and should be provided to the owner as these details will provide owner with any future modifications.(Refer to Industry guide – Reinforced concrete design in accordance with AS3600)

WAFFLE PODS Waffle pods have been constructed in accordance to AS2870.

The pipe openings have been covered before pouring to avoid concrete falling into the pipes.

The pouring of the slab happens early in the morning since this can take a few hours All ground floor slab shall be poured on an approved membrane over uniform and well-compacted sand bed ( As per General Notes S01)

4 layers of 100 mm Compact Engineering fills are layered on top of natural soil.

Traditional Timber Formwork on site is done in accordance to AS3610. Formwork is then put in place to provide support for edge beams and rebates. Formwork joints must be tightened to prevent cement paste leaks. ( According to CCAA Concrete Handbook )

Steel reinforcement is then done to increase the tensile strength of the concrete to bear loads. The plastic chairs and wires have been attached and anchor bars have been placed in order to provide friction between concrete and the steel bars.

The workmanship, construction fabrication and erection is made according to the AS4100.

Bolts for structural steel in the Wendouree house comply with the AS 4100. They are M20 diameter and the category is 8.8/S. This is a high strength steel that can withstand tensions up to 640MPa. These bolts would have been fully tensioned to ensure there are no slips. 1.0 MM steel trusses are prefabricated and brought to site.

Columns are then bolted on the slab and cap plates are built on the top through a 10mm cleat plate which is then bolted on top.

The timber stud walls begin to assemble on sites on a flat ground which then goes up in following construction stage.

The first thing that is constructed on the first floor is layering the floor joists and then pastic and nailing the yellow tongue flooring over it

The main structural steel elements, shown in blue, were first put in place using crane.

The scaffolding is made up till the roof to allow for workers to have an access to the top.

After the steel members are installed the timber members are ready to be installed.

The timber members have been nailed to the other timber member using the nail plates.

210 mm thick insulation isput in place on roof and walls. for thermal comfort and acoustics.

A layer of marine plywood had been nailed to timber purlins using nail guns. This plywood layer is applied to serve as a waterproof layer.The box gutter is framed out using plywood sheats beofre laying the roof sheats on the top.

Roofing frames are generally pre fabricated and then brought to site for installation however, this was not the case in the Lake Wendouree house. The roof sheets were first assembeled on site and then cut as per the required shape.The zinc cladding used for the Lake Wendouree house is the Double Lock Standing seam. This roofing style not only helped allow for clear water run off but also helped achieve the aesthetic requirement that the architect wanted.

In the lake Wendouree house, the roof sheats also had fixing clips attached to the roof. The zinc roof sheats were fixed to the purlins, and the box gutters, which help collect rain water via downpipes.

The windows have been brought to site in trucks.

The custom timber framed windows have been constructed on site.These windows are made using Victoria Ash and are fixed to 200 x 300 x 6 steel plate.

They are then coack screwed into the stud walls.

For installating services, the peneration on the timber frame members could be done. The spaces between the frame members allow for electrical wires to pass through. The AC ducts and pipes could also be sited between trusses.

After the plasterboard has been fixed to walls and ceiling, the painting of the house could start.

The ventilation and air conditioning done according to AS1324.

Finally, the landscaping of the house is done as it seems to play a very important role in the design of the house. The grass is laid out after the house joinery and finishes are fixed and painted.

DEMOLITION STAGE

STAGE 1 : SITE PREPARATION AND FOOTING Footings The bearing capacity of pad and strip footings for the Lake Wendouree house is minimum 100Kpa. (As per General Notes S01) Blinding concrete pad footings of 1000 sq x 500MIN deep are centered beneath columns.

Permit and Site Facilities – Facilities such as site offices and toilets are to be situated on the site to allow for the workers PPE to be stored safely along with other important documents.

Supervision and Excavation The removal of topsoil is supervised by the contractor and the digging of footings begin.

All strip and pad footings are founded at 20mm into the natural stiff clay. Moreover, trenches are dug at this stage to a minimum depth of 200mm by bobcat which are then filled with blinding concrete to provide a stable base for the footings.

The workers on site also begin to prepare for hurdles that will be laid out around the siteand with respect to the hurdles, the surveyor will lay strings and mark out areas of where exactly will trench be dug.

Blinding concrete is necessary to be poured for the footings to reach the bearing capacity. Therefore, the PF1 is poured integral with blinding concrete beneath edge beams. (As per Structural Drawings S02 and General Notes S01) A membrane of polyethylene ( 0.2mm) is then laid over the toil soil.

Before the site construction begins, A building surveyor is responsible for issuing a building permit of the site. The demolition of the Lake wendouree site has been carried out in accordance to AS2601-2001.

After the permissions have been granted and respective procedures have been followed a site services officer will prepare the site with the services layout.

Concrete Mixer

Small machines like trucks and bobclat are brought on site to get rid of the land waste after digging and then bigger machines like excavators and concrete mixers are brought to then start the construction process

Engineering fills - These fills are laid on the top of the topsoil in order to build a stronger base for the building. They also help create level difference in the house as a measure of enhancing the house features.

There are also safety signs set up and appropriate fencing around the site to ensure the safety of the pedestrains.

The BoralEnvirocrete is poured through a pump attached to the truck and things must be scheduled before concrete pouring begins as the delay will cause hardening of concrete. The Boral Enviro-

Concrete is then levelled using screeding operation. After concrete is roughly distributed with shovel, it is screeded by hand or vibrating beam screeding. . (According to CCAA Concrete Handbook).

The surface is levelled using a skip float.

crete is poured onto the waffle pods to form a 110mm thick waffle slab that has a load bearing capacity of 25Mpa, complying to AS36000.

The concrete is evenly spread and vibrated mechanically using a poker vibrator, in accordance to AS3600. The poker allows for easy placement of stiff concrete and will help liquefy the mix in order to reduce the demand for water.

Before concrete is poured, a slump test is carried For normal class concrete the slump test is required at the point of delivery (According to CCAA Concrete Handbook ). Slump Test for concrete for Lake Wendouree House is conducted under AS 1379. Each Strength test is conducted in two cylinders that must comply with AS 1012.8. This is carried out by “Approved Independent Testing Authority� ( As per General Notes S01)

Curing is then done to control the loss of moisture of concrete during hydration process. The

curing for the lake Wendouree house project must be done by following an approved method for a minimum of 7 days after pouring and curing must commence within 2 days of placement. ( As per General Notes S01)

a) Type of Concrete Used : To ensure a certain level of consistency between the production of cement plants, concrete used in residential projects like Lake Wendouree Project confirms to the Australian Standards of AS3972 .Normal class concrete is used for Lake wendouree project, the strength of this concrete ranges from 20-50 Mpa, confirming to the AS1379.

Before concreting begins, all water must be removed from footing and excavations and also any softened material should be removed too.

b) Concrete Materials Optimum value of concrete and water mixture(W/C Ratio) is 0.45 to 0.6. The water (can be portable or recycled nevertheless, must be purified) is then combined with cement which is termed as Hydration process. Within one hour of undertaking this process, the concrete starts setting.

Before the steel beams are transportaed to site is it painted in accordance to AS3750 to prevent corrossion.

The cleaning of steel complies to AS1627, after which a thickness of 60 microns is given to beams. Moreover, all purlins and grit sections are galvanised in accordance with AS4680.

The steel joints are then welded by a welder by using a scissor lift and all the required safety measures.

The timber used in the Lake Wendouree house must be sustainable, complying to AS 4728. The timber chosen has to be free from defects, splits, rots etc.

The timber workmanship and practice is done in accordance with AS 1720 while the bracing, fixing and arrangement is done according to AS1684.

Timber truss installation to be done according to AS4440.

Lintels and beams are supported on double stud walls.

Scaffolding is used to transfort yellow tongue particle board flooring to the first level and the boards are nailed and glued to the joists.

The scaffolding continues to be build so that the roof construction can start.

Timber stud walls are erected on the top floor and are supported with temporary props.

The floor joists are lifted and bolted to steel beams, they are then joint using joist hangers.

STAGES OF CONSTRUCTION

Steam Beams being placed on position using the cranes following which the timber rafters are installed on the roof

Marine plywood is nailed to timber battens Roof insulation(INS-02) is installed

The steal beams are placed followed by the timber members to construct the roof. The timber battens are laid out in the opposite direction to the roof trusses.

After the roof members are assembled, the next step is to provide roof insulation. The insulation for roof used is IN-02 which provides the desired thermal insulation.

Flashing and capping is done in box gutter. Flashing serves as an extra waterproofing layer which prevents wanter from entering the wood or rooms.

Flashing and capping are done on the roof gutter in order to seal it from the outside. Sarking is also done under the roof to prevent condensation.

After the roof frame is up, marine plywood is nailed to timber, this plywood membrane acts like a waterproofing membrane.

After nailing marine plywood, a breatheable sarking is done on the roof .

This material is Dupont Tyvek Home Wrap. Sarking can also be done on open roof elements, like box gutters in order to prevent corrosion.

Some scaffolding still remains in place to enable working on the roof.

The grampian dark blue blend extruded brick type is used. The brick wall has a combination of 3 different coloured bricks. Blockwork is chosen insetead of brick to achieve better structural strength.

The insulation is installed within the timber stud wall which is cladded using plasterboard. R 2.5 Bradford sound screen plus batts are installed between the timber stud walls. This is done before lining the timber stud walls with plasterboard A tradesman can install a plasterboard using a ladder in order to reach higher wall levels. The plasterboard is nailed to the timber studs through a nail gun or a hammer. Before nailing the tradesman can also make use of glue or a stud adhesive to stick the plasterboard in place.

In order to size the plasterboard accurately, the tradesman will first measure and then cut the plasterboard with a cutting knife. The roof insulation is trimmed to install the service wires and pipes.

The ceiling insulation is Bulk Insulation of Bradford Gold and Anticon roof blankets.

Insulation is cut to 10 mm over sized and is squeezed into framing which allows enough space for the insulation to fit in without any support.

After the plasterboards have been placed, the walls then begin to get painted by the painter. After painting is done, the furniture can be brought in.

Finally after painting, the carpets can be laid in the bedrooms. The carpet is of wool fibre blend material (3.66mm width and 8.8mm thickness.)

Fixtures and fittings like the joinerys, cupboards, lightings, sinks, etc. are installed at this stage. These services are connected to the respective cables and pipes.

In order for the tiler to begin tiling the ground floor has to be cleaned. Limited amount of mortar is mixed to ensure that it does not set before the tiles are pasted.
