Marcy Alamia, RGVBA Executive Vice President, and Board Member Mike Duffey presented the Spike Award. The NAHB Spike Club was organized in 1953 to recognize and reward members whose dedication and support were instrumental in helping to recruit and also to retain members in the Association. Tres Lagos Grand Opening Was A Huge Success And Offered A Window Into Life In This Mega-Masterplanned Community THE GRAND OPENING OF TRES LAGOS, McAllen’s new 2,571 acre masterplanned community in October, brought visitors from all over the Rio Grande Valley for the two-day event. One of the first things you need to do is figure out how much money you have available to purchase a new home. Start by calculating how much cash you have available for a down payment. You will also need funds to pay for things like closing costs and taxes once the sale on your new home is finalized. Then figure out how much money you can budget each month for a mortgage payment, property taxes, and insurance. All of this information will give you a rough estimate of your buying power.

There are numerous types of mortgages available. Some of these programs offer extra help to first time buyers or those who meet certain financial qualifications. MORTGAGE SHOPPING 101 Loan Types You Need To Know When it comes to building your new home, one of the key steps is to secure a mortgage that is right for you. This means you will likely have to do some research and shopping around to learn what the options are and where you can get the best rate and terms. Doing your homework can save you a lot of money in the end. It’s important to understand the different types of mortgages available and how they work. Not all mortgages are the same. Some loans are better depending on how long you plan to live in your home and your current financial situation. Let’s explore the main options in greater detail.

FIXED-RATE LOAN

When people think of mortgages, they usually first explore fixed-rate loans. With this type of mortgage, the interest rate you get when you sign your mortgage papers is the one that you pay for the life of the loan period. Most fixed-rate mortgages last between 15 and 30 years, so if you agreed to an interest rate of 3.8 percent on a 15-year mortgage, you’ll pay 3.8 percent for 15 years. Is this mortgage right you? If you’re someone who doesn’t like to risk interest rates increasing, and you plan to be in your home for a long time, this is a good option to consider. Fixed-rate mortgages remove the worry of interest rates that can change quickly. You will also be able to budget for your payment for years to come.

ADJUSTABLE-RATE MORTGAGES

An adjustable-rate mortgage (ARM) gives you a fixed interest rate for a shorter period of time, after which the interest will be adjusted. So if your first mortgage term is 10 years, you will pay your initial interest rate of 3.8 percent for that period of time. However, after that period, your mortgage will adjust annually based on the current interest rates – it may increase or it may decrease. The good news is that your initial interest rate will likely be a lower interest rate than the fixed-rate mortgage offers.

How do different ARMs work? Depending on the plan you pick, you can have a fixed rate for the first 3 to 10 years, after which the rate will adjust annually until the end of your mortgage period. The following table is based on a 30-year ARM mortgage

Is this mortgage right you? If your credit score is low, you could get a better interest rate with an ARM compared to a fixed-rate loan. This could make it more affordable for you in the short run. However, when the adjustment period is over, you may have a bigger monthly payment if interest rates jump in five to 10 years (depending on the terms of your loan). Ask questions up front about how often the interest rate will be adjusted. Be sure to find out the worst-case scenario for which you should plan. In some cases, refinancing in the future is not an option, which means you’d be stuck with a higher monthly payment. If you’re planning to stay in your home for a long time, you need to consider if you can afford a larger payment in the future. If you’re not planning to be in your home after the adjustment period is over, this might be a good route to go.

FHA LOANS

A Federal Housing Administration (FHA) loan is generally a fixed-rate loan over 15 or 30 years, but it requires a much smaller down payment. To secure an FHA mortgage, you may only have to invest 3.5 percent of the value of your home to get started. When you compare this to conventional mortgages that require a 20 percent down payment, you can see that an FHA loan requires a much smaller up front investment. However, you may also be required to pay additional fees at the start of an FHA loan. One fee may be a mortgage insurance premium (MIP), which is about 1 percent of the loan. If you have less than 10 percent for a down payment, you will more than likely have to pay an annual mortgage insurance premium. This will be added on to your monthly payment for the length of your loan. One other factor to consider is the size of your mortgage. FHA loans can be no larger

than $417,000 total, so if your new home costs more than that, this option will not be a good one for you. Is this mortgage right you? If you do not have a lot of money for a down payment, this is a good route to go. However, if you can afford the down payment of at least 20 percent, a conventional loan would save you a lot of money on interest and fees in the long run. Additionally, only choose this option if your home’s purchase price is less than $417,000.

VA LOANS

A Veterans Affairs (VA) loan is a good option for anyone who has served in the U.S. military. Individuals who qualify for a VA loan can get into a home without a down payment or mortgage insurance requirements. To qualify for this type of mortgage, you must meet some stringent requirements. For instance, you must be purchasing your primary home (not a home that you will use as a rental). Additionally, you cannot purchase a home that requires a lot of work (a fixer-upper) since VA loans are only good for homes that meet “minimum property requirements.” Is this mortgage right you? If you are a veteran who served 90 days consecutively during wartime, 180 during peacetime, or six years in the reserves, this might be your best choice. Do your research to see if you are qualified to apply.

USDA LOANS

This is a program designed for financiallystruggling families in rural areas. It’s a great program for people who might not otherwise be able to become homeowners. Since this is a 100 percent governmentfinanced loan, it offers many benefits. You don’t need a down payment, and these loans often come with below market interest rates, too. However, you will have

to meet certain financial requirements in order to be eligible. Is this mortgage right for you? If you live in a rural area, a USDA Rural Development loan can save you money. If your debt load (what you owe to other creditors) is not more than 41 percent of your income and you purchase mortgage insurance, you might be eligible.

BRIDGE LOAN

If you’re already a homeowner and are ready to purchase a new home but haven’t yet sold your current home, you may need a bridge loan. A bridge loan, or gap loan as it is also known, gives you the option to take out a short-term loan until the sale of your first home is finalized. Here’s how it works: your current mortgage and your new mortgage are rolled into one payment. After you sell your current home, the portion of your mortgage that covers your old home will be paid off. After that, you can refinance the balance of your mortgage to cover your new home. You must meet certain credit score requirements in order to be eligible for this option. Is this mortgage right for you? If your credit score is excellent and your debtto-income ratio is low, you may qualify if you’re trying to transition between two mortgages. The amount you need to finance cannot be more than 80 percent of the two homes’ combined value. This is a good option for people who are trying to unload a current home and can’t finance two separate mortgages. Remember—there are many types of loans out there, and this article only covers a few of the major types. You need to decide which best fits your needs by visiting with a mortgage specialist. With a little homework, you can get into your new home without breaking your bank.

A Visual Comparison of Loan Types Let’s put some numbers to these loans so you can see how this would work in real life. We’ll use the example of a homeowner who is applying for a $250,000 mortgage. The interest rate is 3.5 percent. For this example, the property taxes and homeowner’s insurance are $300 a month. In the table below, you’ll see an estimate of what you might pay. Homebuyer’s Glossary Some Important Terms Homebuyers Need to Know

When you are building or buying a new home, there will be plenty of words used that might not mean anything to you right away. However, it’s important to know these terms, as they play a large role in the process you will go through to apply for a mortgage. Here are few that are often used in the homebuying journey. Annual Percentage Rate (APR): The APR is the yearly interest rate. It is reflected in the cost of the mortgage on an annual basis. Lenders will post advertised rates for different types of mortgages and APRs, such as for 30-year or 15-year. This way you can compare them and what each lender offers. Be prepared that the actual rate you might pay will likely be higher because it includes credit costs and points. Appraisal: This is an estimate of the house’s value. A professional known as an “appraiser” will come to the house before you finalize the sale. This person will look at the house and tell you how much it is worth. Certificate of Occupancy: Before you can move into your new how home, you need proof that the house is properly built and safe to live in. This certificate is that proof. It is provided to your builder by the local government. Closing: When it’s time for you to move into your new home, you will attend a meeting called “the closing.” You, the lender, and others will be present. At this time, you will sign the official documents that make you the owner of your home. In some places, this meeting is called a settlement.

Closing Costs: There are many fees involved in finalizing a home sale. These might include an origination fee, discount points, appraisal fee, insurance costs, taxes, deed recording fees, survey fees, and possibly a title search fee for the land. Figure these costs to be between 3 to 6 percent of your total mortgage amount. Discount Points: This is interest you might pre-pay at closing. For example, since each discount point equals 1 percent of the loan amount, if you had 3 points on a $100,000 mortgage, the total cost for discount points would be $3,000. Down Payment: This is the amount of money you are generally required to put into your home up front to qualify for a mortgage. For example, if you bought your home for $100,000, and you put 10 percent down (or $10,000), your mortgage would be for $90,000. The percent of down payment required varies depending on the type of loan you get. Conventional loans generally require a 10 percent to 20 percent down payment while FHA and VA loans may require much less (up to 5 percent). Earnest Money: This is money that you put up front as part of the purchase price to show that you


are committed to buying this home. This binds the transaction between you and the seller. Escrow: While you are in the process of buying your home, the escrow holder is a neutral third party who handles the paperwork for the closing. After you buy your home, the lender might also have an escrow account for you that holds money from which your property tax and insurance is paid. Free and Clear: When a property is completely paid for (no liens against it for money owed), it is considered free and clear. Hazard Insurance: This is insurance you buy from an insurance company to protect your investment in your home should your house catch fire, be damaged by a windstorm, as well as other situations. Hazard insurances do not cover damage from earthquakes, riots, or flood damage. Depending on where you live, you may be required to buy extra insurance if flooding or earthquakes are a concern. Market Value: Your home’s market value is the highest price that someone would pay or the lowest price someone would sell the property. It is often different from how much the home would actually sell for at any given time. Origination Fee: This is the fee your lender charges for the background work done to get your mortgage approved and your home ready for closing. This work often includes preparing loan documents, doing credit checks, property inspections, and any other work required. This fee is usually a percentage of the face value of the loan (the amount of the loan after the down payment is subtracted, and before interest). Principal and Interest: This is also known as P&I. It refers to how much of your monthly mortgage payment goes to pay down the actual loan value (principal) and how much is for the interest payment (interest). Principal, Interest, Taxes, and Insurance: This is also known as P.I.T.I. This refers to the breakdown of your monthly mortgage payment based on the principal and interest, plus money that is collected and held in escrow to pay for your taxes and insurance bills when they come due. Points: Each point equals 1 percent of the principal amount of your mortgage. Pre-Approval: When you are ready to buy your home, as part of the application process, an

underwriter will go through your income, credit, available funds, etc. to ensure you are a good credit risk. If the underwriter feels everything is in order, he or she will approve it, which means you can go through with your mortgage. Some pre-approvals come with conditions, so do know what they are and keep them in mind. Pre-Qualified: Before you start to build your home, you should sit down with a loan expert and discuss your financial situation. He or she can then pre-qualify you for an amount for which you should be able to get a loan approved. However, a pre-qualification is not a guarantee that you will get approved, since no one has formally gone through your information and confirmed it. Purchase Agreement: When you are ready to buy the home, you and the seller (or builder) will complete an agreement that lists the purchase price and any other conditions either of you place on the sale. Title: This is a document that proves that you own the property. Title Insurance: When you buy a home, before you go through with the sale, a title search is done to see if anyone else can claim ownership of the property you wish to buy. It will also involve a search to see if there are any outstanding liens against the property that need to be paid (such as taxes, utilities, mortgages). Title insurance is a policy in which the title company assures you that they did their job to uncover any possible claims to the property before issuing a report. If some other claim comes up that wasn’t disclosed in the report, the title insurance company pays it. Title Search: Before you buy, a title company will search the city or town records to see who has owned the property and to make sure that doesn’t have any liens (money stilled owed to banks) or other claims to ownership. Underwriting: The job of the underwriters is to verify your information for the lender and decide if you are a good credit risk to receive a loan in this amount or a particular interest rate. They will check your credit, employment, assets, and any other information, like bank statements. They will look at your history as well. If you know these terms, you will have a much easier time understanding and going through your home-buying process. Tour new model homes! Keep reading to learn the most important things to know as you go through the model home tour experience. WHAT IS A MODEL HOME?

TIPS FOR TOURING A MODEL HOME

Here are a few ideas on how to use your time wisely while touring model homes. Make a Checklist and Take It with You: Are there features you require in your future home? For example: maybe natural gas is important to you. Does the community offer natural gas? Perhaps you need four bedrooms or lots of storage space? Make a list of the must-haves and take it with you to compare any homes you tour.

A model home is a fully constructed house that you can tour in person rather than just online. This allows you to walk through the actual floorplans offered by a homebuilder.

Determine Your Price Range: Work with a mortgage counselor before you tour a model home to find out how much you can afford. Be sure to only tour those houses that fit within your price range.

WHAT WILL YOU FIND AT A MODEL HOME?

Taking Photos: It would be nice to take photos, but before taking photos or video, it is best to ask permission first since not everyone is open to the idea. It’s a simple courtesy and will be greatly appreciated by your host.

When you arrive at a model home, you may discover that a sales agent and perhaps even the builder will greet you at the door. If so, one of these individuals will be available to answer your questions about the layout and features of the home and to take you through every room to show you what everything looks like. As you tour the home, the sales agent will likely explain to you various options you can select if you choose to have the home built for yourself—such as changes in floorplans, color schemes, appliances, and more. You’ll notice that it has been furnished and decorated to show potential buyers what it would be like to live in the space.

Take Notes: If you tour more than two model homes, you will want to take notes about what you like and dislike in each. Often it’s easiest to pick up a brochure as you walk in and make notes on it. This will make your decision later much easier. Don’t Be Afraid to Ask Questions: The sales agent is there to help you gather the information you need in order to make the right decision for you and your family.

Be sure to take advantage of his or her knowledge by asking any questions you may have. You may even want to even ask them if there was something you forgot to ask that would be important to know. Drive Around the Community: Is the community a place in which you’d enjoy living? Does it have a playground for your kids? Nice landscaping? Are there schools and supermarkets close by? Before you leave the neighborhood, drive around to check these items, as well. These are all helpful points to review as you tour model homes. Be sure to also gather information about each builder. In particular, ask builders if their homes comply with the State of Texas building code that requires a blower door test and a duct leakage test, and then ask to see the results. These tests are great at predicting the home’s energy performance. If you get lucky and discover your home has a BUILT TO SAVE™ certification, you need not question the builder any further. His or her home has been guaranteed by an independent rater to meet the requirements of a high-performance home. WHY WOULD WE BUY A HOME THAT USES MORE ELECTRICITY? The utility bill may be one of those bills we dread to open every month—especially for those of us who live in the Rio Grande Valley that has one of the hottest climates in the nation. It used to be that we would have to move into our new home before we could know—for sure—how energy efficient it was. Of course, if the news was bad, by then it would be too late to do anything about it. We were stuck in our inefficient home.

That is not the case any more. Tests are now available that can predict the energy efficiency of a new home after it is constructed, and, surprisingly, there is also software that can make these energy efficiency predictions before the home is even built. Here’s the important fact: Not only are these tests available, they are now required by State law. As of August 1, 2016, every home in the State of Texas must receive a blower


door test and a duct leakage test (unless in conditioned space) before being sold. The tests must comply with the new 2015 minimum energy codes adopted by the State of Texas to pass. You should also know that just because a municipality does not enforce the 2015 energy codes, this does not mean that the builder is not responsible for complying with the law. Today, energy efficiency is (or should be) foremost in shopping for a new home. And surprisingly, it should be critical not just because it’s about saving money (and energy) but more importantly because the energy efficiency of a home is a good window into just how well that home was built. It makes sense then to say that if you do not have any information on a home’s energy efficiency before you buy—you really don’t know how well that home has been built. The energy efficiency of a home determines more than how much money a homeowner will save on utilities. It determines our quality of life and many of the things we enjoy most in a home: interior climate and comfort; indoor air quality; and a home’s overall maintenance and durability. For example, when we talk about the superior energy efficiency benefits of a BUILT TO SAVE™ certified home, we tend to focus on the money-saving benefit of the program. However, the true benefits of the BUILT TO SAVE™ program are that in order to realize those savings, every other component of the home must be in sync and quality constructed to achieve a high-performance home. Visual Inspections and Testing A home with a BUILT TO SAVE™ label has gone through stricter and more comprehensive inspection and testing than a home built only to code. — Preliminary Review A builder is required to submit the home’s floor plans and elevation drawings to see if any changes are required to provide more energy efficiency. The home’s Manual J, which determines the proper size of the air conditioning unit for the specified size of the home, must also be submitted for review to ensure that it is correct. The data is then

The insulation is also inspected to ensure it has the correct R-value and that it was properly installed.

— Blower Door Test & Duct Leakage Testing The final inspection and testing is performed once the home is complete using special diagnostic equipment to conduct a blower door test, which measures the air leakiness of the home, and a duct leakage test that measures the leakiness of the ducts. Final results must meet the requirements of the program for the home to pass. These tests will predict the home’s future energy efficiency performance.

— RESNET Approved Third-Party Raters While anyone can perform third-party inspections with the proper equipment, it is important to ensure that the rater is a RESNET approved inspector. RESNET is the accrediting agency for Home Energy Raters. Qualified raters are issued an RTN# by RESNET. Most homes don’t need steaming hot water for everyday use. Lower your water tank’s temperature from 140 degrees F to 120 degrees F without compromising your comfort or the functionality of your appliances. Doing so will reduce your hot water bill by 10% monthly.

Get cold while doing laundry

Your hot water adds 20% to your utility bill every month with a conventional hot water tank. Use cold water instead. This will not reduce the effectiveness of your cleaning routine, especially if you use detergents formulated for cold water. If you do three loads of laundry weekly, you could save between $25 and $100 every year by washing in cold water.

Take shorter showers with an efficient showerhead

Most new homes today have showerheads that use about 2.5 gallons of water per minute (gpm). Have your new home builder upgrade to showerheads that consume only 1.85 gpm. Doing so could save you $25 or more every year. Save even more money by installing a shower timer to reduce your time in the shower from 12 minutes to 5 minutes. This extra step could further reduce your hot water costs by between $10 and $100, depending on how many people are in your house.

Have a programmable thermostat installed

If you’re at work or school and away from your home during the day, there’s no need to keep the temperature within a perfect range. After all, your furniture doesn’t need to be cool on hot days. Turn up the thermostat by 10-15 degrees for 8 hours every day to save 10% on your monthly energy bill. This is easy to do with a programmable thermostat. Ask your builder to install one before you move in. It could save you up to $180 76° every year.

Hang laundry to dry

Most households spend about $100 a year on electricity to run a clothes dryer. You could save this money instead by hanging your clothes to dry either indoors or outdoors. You’ll also save money by protecting your clothes. The heat of a dryer wears down the fibers of your clothing over time. Hanging your clothes to air dry prevents this damage to your clothes, which will save you from replacing them over the years.

Draw your blinds

Most homeowners spend about $1,800 every year on heating and cooling. Given our hot climate, you’ll likely pay $300 monthly for air conditioning during the peak cooling months. The sun warms your home during this time, which will increase your need to use your fans and air conditioners to stay comfortable. You can lower your need for air conditioning by drawing your window blinds. Shade your windows – especially those that receive direct sunlight – with drapes and blinds to cut the heat gain by 45% in the summer months.
