4th+Linden, also known as the East Village Creative Offices, is an office condominium project located within Long Beach’s East Village Arts District. The project, which also includes an adjacent façade renovation and various streetscapeStu enhancements, was designed to attract and retain the creative class. The design subdivides a single derelict warehouse into three distinct buildings that complement each other and retain the industrial character of the spaces. The project’s unique interior spaces successfully attracted a mix of creative users, and the idea of “building in flexibility” to sell, lease or modify the spaces enabled both a creative design and commercial success in a declining real estate market. In addition to retaining and exposing the original structural building fabric, including wood trusses, clay bricks and concrete floors; the project preserves a notable piece of the original 1927 Cytron Furniture building, including the oldest surviving art deco frieze in Long Beach. The creative office interior illustrates extensive reuse of the buildings original materials.

STUDIO ONE ELEVEN | LOS ANGELES. CA

Perched on 7th Street overlooking The Bloc’s main plaza, our Studio will be an integral part of Downtown Los Angeles’ newest urban regeneration project designed and lead by Studio One Eleven. The designs goal was to optimize the modest 2,100SF space for fluid and interactive collaboration and creativity.

The entry to the studio features a glass door, providing an inviting element to visitors passing by. The interiors include an obstructed idea wall with an adjacent lounge and high bar tables, offering an ease of reconfigurations for presentations, critique, collaborative meetings and workshops. This flexibly enables the studio to adjust creating a constantly changing creative work environment. The custom tables are made of plywood and steel, enrapturing an industrial and modern feel. The flex areas are paired with the conference tables in the main meeting room so reconfiguration can seamlessly flow from space to space. The Flex Office offers an acoustically isolated area for private calls and teleconferencing as a shared offering in the office. The room is highlighted with orange carpet and overlooks The Bloc’s main plaza. A main feature element is the “floating wall” edged with hot rolled steel to define the open office area and the collective meeting space. The floating wall provides visual privacy, pinup space on both sides and retains a cohesive studio space without bisecting the space into two divided parts. The custom workstations were designed to integrate concealed storage to minimize the reliance on millwork and case goods in the space. Raw materials of plywood, clear coated steel and frosted, interlayer glass offer a neutral palette to showcase the work on the walls and the models on display. Studio One Eleven collaborated with MASH Studios for the custom workstations and furniture pieces to create a unique solution for this urban office space.

LONG BEACH AIRPORT CONCESSIONS THE PARADISE SHOPS | LONG BEACH . CA

The renovation of the Long Beach Airport includes almost 10,000 square feet of new retail and restaurant space. A market hall flanks two new terminal buildings to complement the original terminal completed in the 1940’s. Featuring a variety of Long Beach-based tenants, spaces are designed to reflect the unique character of each retailer while remaining modern in style to complement the simple design of terminal structures. To leverage Southern California’s temperate climate, three distinct outdoor patios comprising 4,200 square feet are integrated. Features include a fire pit and fire table, living wall, cabanas and an area for outdoor performances.

THE GALLERY | SANTA MONICA . CA

The Gallery is a renovation of an existing Old Criterion Theater and housing building that can be dated back to the late 1800’s, into a modern/retro food hall. The prior dark enclosed space was opened up with the activation of out door patios and a direct connection to the street off of Santa Monica Blvd. Our firm incorporated the use of a “concourse” pedestrian walkway with a clear connection to the existing parking garage. We used dated, neon signage to influence the feel of an old food packaging house. We used a classic color pallet mixing neutral and vibrant signage to give a warm aesthetic feel to the space.

THE LOT

This five-story building is the first phase of The Lot Movie Studios Comprehensive Development Plan. Taking the place of two smaller buildings, the design creates a distinctive creative office environment that will appeal to entertainment production and media/creative companies alike. With a straightforward rectangular volume, the envelope creates offsets, corner offices, and a series of ledges and terraces that bring vitality, scale, and distinctiveness to tenants. The contemporary structure builds upon the goal of an urban village by emphasizing pedestrian connections, existing open space, and a sense of scale that makes it a good neighbor to both existing and future buildings. Pursuing LEEDÂŽ Gold Certification.

Built in the mid-1900s in an Art deco style, P+R Architects remodeled the interiors of this 33,000-square-foot, three story building and basement. In addition to the interior renovations, alterations were made to the exterior, including the additions of accessible ramps, stainless steel, guard rails and revival of finishes. The third-floor conference room roof was raised seven feet to provide for a high volume first-class meeting area.The interior re-work was extensive and forced the relocation of entire division within BW&P to different sections and floors of the building. As a public facility, all operations needed to be kept open during construction.

Repurposing a former Nordstrom Rack, Retail Design Collaborative and Studio One Eleven designed their new office to create an invigorating yet functional environment that befits the firm’s culture. The design removes all but one private office, dedicated to human resources, crafting a space for teams to share a collaborative, creative, open space. Scattered amid the office are break-out rooms that act as collaborative pods for meetings. A mezzanine wraps the perimeter of the interior space, creating a “bridgewalk” overlook with lounges, workspaces and pin-up zones. The entire space is programmed with elements including: hospitality kitchen, open work clusters, idea lounges, flex offices, a community room, material library, shower and lockers, and outdoor patios.
