Neil and Marc lead Cheshire Land Projects and Gainsborough Group, bringing over 20 years of shared experience in property trading and development. Their partnership began with the successful acquisition and sale of the Bentwood Mill site in 2008 and has since grown to include numerous large residential and commercial projects across the North West.
Neil, Managing Partner, started his career in estate agency before becoming one of Staffordshire’s largest independent landlords. Today, he oversees all acquisitions, sales, and development works, liaising closely with agents, vendors, and build professionals.
Marc, Director of Gainsborough 7 and 8, brings a wealth of experience in finance and law, specialising in property, property finance, and corporate structures. He manages company formations, transactions, and freehold handovers, ensuring each project runs smoothly from start to finish.
Based in Alderley Edge, Neil is an active member of his local sports and social club, while Marc enjoys family life and renovating a listed building in Northumberland.

In 2023, we sourced this development just two miles from the bright lights of Blackpool. With its wide sandy beach, Victorian pier, historic windmill, royal golf course, and rows of stylish independent shops, Lytham St Annes perfectly captured everything we love about the British seaside. This was our very first project in the area, and it quickly became one of our favourites.

Boughton House is a 3-storey building full of character, just a 5 minute walk from the city centre. The building was already being used as a residential block of apartments. The building had a great layout to begin with, featuring a spacious three-bedroom apartment on the ground floor, a two-bedroom on the first floor, and another two-bedroom apartment on the top floor with lovely partial views of the River Dee. One of the big bonuses was that each apartment came with its own private, secure parking space at the rear, which made the project even more appealing.

This former water mill, which dates back to around 1818, is full of character and still has so many of its original features both inside and out. Over the years, it’s been carefully restored to create ten individual self-contained apartments, ranging from one to three bedrooms. It also includes a communal reception area, a laundry room, a large storage space, and both resident and visitor parking. It’s a beautiful building with a real sense of history, and that charm was a big part of what drew us to it. We restored and renovated the apartments to a high standard.

We came into this project through a contact who introduced us to the building. It already had student accommodation planning in place, so it was a smooth build from start to finish. The property was in great condition, and we were genuinely delighted with how it turned out.
When we first got involved, the exterior had already been upgraded, and any internal redecoration or repairs were carried out gradually as tenants moved out, which made the process really straightforward. We were also able to offer investors a 2-year, 10% NET rental assurance, which was a great bonus.
