Resident Magazine: We are delighted to have you with us, David, to chat with today about not only you but also your business, the Terra. With an impressive portfolio boasting 5 million square feet across Miami and a valuation of 8 billion dollars in both commercial and residential sectors, it’s a pleasure to have you here. Why don’t we start with you sharing with us some of your journey and the story of Terra? David Martin: I’m a Miami native, and my relationship with this city is a long-standing one. After completing my education, I ventured into entrepreneurship by founding Terra in a modest executive suite back in 2001. Over the last two decades, as Miami has blossomed from a vibrant young city to a bustling international hub, our firm has paralleled this growth. Initially, we were heavily focused on residential projects, but we’ve since expanded into a multifaceted portfolio that includes industrial, hospitality, office, retail, and more while keeping our core focus on South Florida, specifically Broward and Palm Beach counties.

RM: I’m sure being a native has not only inspired but also nurtured your passion and pursuit for success. Could you elaborate on what draws you to invest so much of your energy and resources into the residential scene here? DM: Miami is a unique blend of youthful energy and international allure, which I find utterly captivating. It's a melting pot of cultures and is something I became fascinated with during my college days when I started a coffee shop. Witnessing the hub of activity and positive energy there was exhilarating. This experience propelled me to focus on creating environments that enhance people’s lives. Miami is home — I'm raising my family here with my two children, Colette and David — and there’s a profound satisfaction in contributing to the community that surrounds my own family. At Terra, we emphasize neighborhood strategies, developing multiple projects within key areas like Miami Beach and Coconut Grove. It's about more than just construction; it’s about crafting legacies and fostering community growth in a tangible, positive way.

COVER | RESIDENT RM: Connecting your personal growth with that of the city, it seems natural that way of thinking would bleed into Terra. With one of your projects, Five Park, can you share the progress and your personal sentiments regarding this development? DM: Five Park is a unique project as community engagement plays a significant role. We transformed an underutilized property, a previously an abandoned hospital, into a vibrant area. Our approach involved engaging with the local community, proposing a beneficial trade-off: more height for more public amenities. The result was overwhelming support and unanimous commission backing. We've dedicated five out of seven acres to public amenities, creating what we believe will be a model for future park design with sustainability at its core. We’ve integrated features like a water cleaning system with wells for the South Beach basin and Biscayne Bay's preservation. The bridge aspect of Five Park also exemplifies our innovative approach, bridging a crucial gap in Miami Beach's walkways, which is symbolic of our broader aim to connect and enhance community spaces. RM: It’s clear that your roots in Miami play a role in your vision for its development. How do you engage with the community to understand and integrate their feedback into your projects? DM: Our approach is one of deep, sustained community interaction. We hold numerous meetings, whether on our properties, at city commission hearings, or within neighborhood association gatherings. Miami Beach is a community that is vocal and engaged in its future, and we strive to align the interests of the government, residents, and businesses to effect positive, transformative changes. It's a collaborative effort, ensuring that every project we undertake is not just a development for its own sake but a beneficial addition to the fabric of the community. RM: Leadership often requires managing a range of elements and a large team. When it comes to leadership or operations of a team, what style resonates with you, and do you have any tips or insights that have served you well in guiding your team?

DM: At Terra, our nearly 100-strong team operates on a foundation of core principles and values. We prioritize integrity, generosity, ingenuity, and artistry. These aren’t just words to us, as they are the cornerstones of every project we undertake. In South Florida alone, the neighborhoods we engage with have diverse needs. We're not just talking about the broad strokes like stormwater management or the necessity for more green spaces. There's also the critical aspect of education and addressing underserved areas. Our approach involves a thorough assessment of these community needs. A notable aspect of our work, particularly in Miami Beach, is the focus on historic preservation. This isn't just about safeguarding the city's architectural legacy. It's a strategic effort to conserve affordable housing and protect the community against the impacts of gentrification. We strongly believe in the value of mixed-income communities so those of all walks of life can interact, share spaces, and benefit from one another's cultures and experiences. The role of a developer involves envisioning and shaping the future of our cities. My incredible team embodies humility, competitiveness, and an unyielding work ethic. They are not just workers; they're problem solvers who are keenly aware of the industry's challenges and constraints and are always ready to mitigate and tackle issues proactively. RM: So, it's an ongoing process that starts with identification and then requires a strong team for implementation and constant adjustment, you’d say? DM: Our projects are crafted with discipline, and tried-and-tested parameters guide them. But confidence in our approach doesn't negate the need for adaptability. We're constantly adjusting to environmental concerns, economic fluctuations, and shifting interest rates. Adaptation and evolution are essential, and I strive to foster an organizational culture that evolves alongside the industry's demands. nerships, especially in the food and beverage sector for your buildings. Can you tell us more about those? DM: We've cultivated relationships with landowners, capital partners, and culinary artists. Each brings unique contributions to our projects. Understanding and valuing each partner's perspective is crucial for any successful collaboration. People today crave a certain lifestyle, and our partners — like the Cipriani family, Major Food Group, and chefs like Michael Schwartz — help us to create an exceptional living experience within our buildings. As people spend more time at home, the integration of these services becomes a distinctive advantage, enhancing the building's appeal and residents' satisfaction RM: Terra has formed valuable and established partnerships with renowned names like Mr. C and Michael Schwartz. How did these partnerships come about? DM: The Ciprianis not only excel in food and beverage but also in hospitality with their Mr. C brand. This synergy led to a joint residential project in Coconut Grove, complete with a market cafe set to launch in the near future. The insight from these partnerships is invaluable. For instance, we observed a trend where empty nesters prefer to move from larger homes to more compact yet luxurious residential buildings. This shift away from the grandeur of sprawling estates to the convenience and community found in our projects like Park Grove and the Grand Bay has been quite revealing. Food and beverage professionals interact with their clientele daily and must continually exceed expectations. Applying that same customer-centric discipline to the residential experience has proven to be incredibly beneficial, enhancing the lives of our residents and, consequently, attracting discerning buyers to our projects. RM: Certainly, it's incredible. With the level of customer service required in restaurants, it seems they must collaborate closely with you daily. Finding that common ground and really making a difference is commendable. And it's exciting to hear about your involvement in Brickell with the Underline project.

DM: Indeed, the Underline is quite a transformative project. Its inception began in Brickell as a 10-mile stretch designed to enhance connectivity. Transportation in South Florida doesn't quite measure up to what you'd find in other major cities. A large part of that is due to Miami's unique growth pattern and timing. During the ’80s and ’90s, Miami-Dade County made a significant investment in the metro rail system — an above-ground commuter network to alleviate this issue. So, the underline is an example of a public amenity that I think will attract more and more people to want to live close to transit. An essential aspect of sustainable urban development is encouraging residents to live closer to transit hubs, considering both housing and transportation costs. Our executive director, Meg Daly, had a personal incident biking under the metro rail, which spurred the creation of the Underline. She envisioned a green infrastructure initiative that would not only enhance but revitalize both urban and suburban landscapes in South Florida.

We celebrated a milestone with the groundbreaking of our final phase about two weeks ago. The Underline exemplifies a public amenity that draws more people to live near transit areas despite the common perception in Miami that proximity to transit is undesirable. Our recent project, Grove Central at the Coconut Grove metro station, encapsulates this philosophy. We constructed around 400 apartments and 170,000 square feet of retail space with notable tenants such as Target and Sprouts. This is more than a transit-oriented development; it's about creating transit-oriented communities. The goal is to integrate the surrounding urban fabric with the metro stations, making transit a more appealing choice for residents. Both the county and city authorities are focused on increasing density and promoting workforce housing near transit to provide accessible living options that fit within people's budgets. By contributing to the Underline, we're advocating for this approach — building communities that embrace transit, reduce living costs, and enhance quality of life.

RM: That sounds like a pivotal project for Miami, both economically and in factors of sustainability. Integrating the city through transit and changing the mindset towards public transportation would be quite the feat. DM: Our work isn't confined to Miami alone, as we're engaged in projects across West Palm Beach, Broward, and Dade County. We have both urban and suburban strategies tailored to the region's diverse cities — over 30 in MiamiDade County alone. We’re active in many of these municipalities, and while we've been approached with opportunities in New York, Dallas, Atlanta, Orlando, and Tampa, our primary focus is local. We invest elsewhere, but our development and construction efforts are deeply rooted here. This regional focus stems from our desire to make well-informed, locally-sensitive decisions. New markets can hold unseen challenges that we're more equipped to address in our familiar territory. South Florida has a robust


pipeline of projects, and our in-depth expertise here negates the need to expand elsewhere at this point. RM: That’s a deep commitment to Miami, a city you've known all your life. Given this focus, what’s your perspective on the Miami market? Is it a good time for people to invest in real estate here? DM: The timing for investing in Miami depends on the asset class. In residential real estate, there's a scarcity of listings, indicating that demand outstrips supply. Construction costs are rising, and Miami is just beginning to unfold its potential — I would say we're in the "second inning." I've always been advised to think in 20-year real estate cycles. We are long-term bullish on Miami and encourage those who can adopt a long-term strategy to invest in our city. What distinguishes Miami and South Florida is their welcoming nature towards foreigners, allowing them to feel at home. This open-

mindedness is one of our city's most endearing and inviting traits. RM: The inclusivity one finds in Miami is palpable — inviting, even. Do you believe that the various scenes, such as the art, music, and overall culture, are part of its everdeveloping allure? DM: The cultural tapestry of Miami is rich and ever-evolving. Today alone, I met with a food and beverage operator from Detroit. Miami attracts entrepreneurs and creatives from across the country — Chicago, Boston and New York. They’re all eager to contribute to our vibrant community. This influx is creating a unique blend of commerce, lifestyle and tourism experiences that are unparalleled. A Conversation with Grant Cardone on 'The Wealth Creation Formula' and Beyond By Michael Travin

Today, we're excited to catch up and dive deeper into your recent experiences, especially considering the release of your latest book, The Wealth Creation Formula. Thank you for taking the time to share your valuable insights with us once again. We're eager to explore how your journey has evolved and how your mission to empower individuals in their pursuit of financial success continues to inspire. Without further ado, let's get started. Resident Magazine: Grant, it's great to catch up since our last interview in February 2023. Can you share what you've been up to personally and professionally since then? Grant: Personally, I have been spending a lot of time making sure I am in the best spiritual and emotional shape of my life to handle the upcoming struggles the world will face. My business continues to defy all the troubles in the world somehow, and we have added about $200M in real estate holdings. Just since the last time we talked, the world seems to accelerate from one worldwide crisis to the next: COVID-19, Ukraine, inflation, the Fed raising rates 11 times, and now Israel and the Gaza Strip, and the world is getting increasingly fragile. RM: In your latest book, "The Wealth Creation Formula," you discuss the three phases of wealth building. How have these phases

evolved in your own life, especially considering your recent experiences? Grant: Phase 1: Earned Income. The first phase in professional life is when you start to take care of yourself and get a job. Earned income encompasses most of the population in America, whereby people trade time for money and attempt to unsuccessfully keep their expenses below what they earned. This is a failed experiment called the middle class that makes up not just the lower middle class but even the upper middle class. Not because people spend too much, but because the cost of living and especially taxes on earned income rob the middle class of their ability to ever truly get ahead and build real wealth. Phase 2: Investment Income. The next level of income is where wealth starts to be created independent from earned income for the investment but whereby the individual, for the first time, invests money in assets that will provide passive income independent from time invested. This is the lowest taxed income and is vital for wealth creation. Most people improve the quality of their living standards when they get promotions, bonuses or commissions rather than investing. In contrast, those who seek to create wealth will not momentarily improve the quality of living but rather the quality of their investments to one day use passive income to improve their quality of living. Earned income is taxed as high as 39% on the federal level,

and passive income will pay tax on dividends at under 20% and from real estate, it could be zero due to some of the benefits of investing in income producing real estate. Phase 3: Wealth Scaling. The wealth scaling is where the individual now waits for the investments in their assets to compound over long periods of time—waiting for time to pass rather than trading time for earned income. Wealth investment scaling is only created by making investments, holding for long periods and avoiding tax implications, which is the GREATEST thief of wealth creation. RM: You've emphasized the importance of passive income. Could you provide an example from your recent endeavors of how passive income has played a significant role in your financial success? Grant: While I work very hard in my 11 companies, I only take a small salary from one. I do not desire earned income. That being said, the companies need to earn income to pay salaries to over 1,000 employees and partners who work with us so they can pay their bills, improve their quality of life, but most importantly, heed my advice and invest to create long term wealth for themselves. The easiest way to do that is to either buy a stock that provides a dividend or invest in a specific type of real estate that offers dependable and recurring passive income. My goal is to earn more passive income than

earned income because 1) it works when I don’t or can’t, and 2) it is taxed at much lower rates. RM: Given your intense focus on building generational wealth, how have you incorporated this concept into your family's financial education and planning? Grant: I never believed in “get rich quick” because of my upbringing. It was hard. I experienced struggle and a lack of good fortune (luck). There was never a possibility of being born into it or having the right connections, so I knew I had to go the long route. Get rich for sure, not get rich quick. Seeking to build not just income or a big savings account, I sought ways to build wealth that would outlive my time here. That means you have to work on more than just your talents, products, and services but invest beyond your skill set and wait for those things to take care of you when your talents or services are no longer valuable to the world. RM: The pursuit of financial freedom is a common goal. Can you share any recent insights or strategies from your book that have personally impacted your financial freedom journey?

Grant: The people who seek financial freedom, not just money and lifestyle, tend to find it without exception. Unfortunately, most people think the car, a watch and $1,000 shoes are the life, but they are NOT. True financial freedom is about buying choices and is NOT sold at stores. The ability to fire a customer, get rid of a situation, fight back against unscrupulous lawyers, and have a free voice, knowing someone may attempt to cancel you or hurt your business, are things you cannot buy and only come with true financial freedom. That being said, I know some very wealthy people who, despite their fortunes, still fear being canceled, as they are not willing to risk any of their wealth. Financial freedom offers many opportunities the wealthy never talk about in public. Being able to fly the world with my family and grow my business, homeschooling my kids and sharing real life experiences as we travel the world with our kids gives my wife and me experiences we would not have if our kids were still in the school system. Being able to hire great people. Let’s face it: money doesn’t buy everything, but it sure as hell is what super talented people expect in order to work with you. But mostly the freedom of not worrying every time you spend money. The freedom and quality of life that

comes from NOT having to worry about every purchase is real to me because I grew up where our family worried about every dollar we spent. The Job Hate Trap - First off, let me say that I believe a job is one of the greatest things a person is offered in life. A job is where you can express yourself, become creative, solve problems and work with others. A job gives you some small or large purpose daily to accomplish something. Unfortunately, most people look at a job as a bad thing and never get great at it, so they will never be promoted or paid extra to do the work they do. Everyone is seemingly trying to get out of a job and then traps themselves into hating the job they have to simply pay bills. The job hate trap suggests you hate the job you have cause you have to have the job you have. Get great at those things you hate, and you will not only be promoted, but you may end up owning the entire industry. The Piggy Bank Trap - Saving money for a rainy day will only get you a rainy day. Saving money is an indication of those who have no idea what to do with their money, and by the way, you aren’t saving it; you are destroying it. Only banks and Wall Street benefit from YOU saving money. Your money is being devalued,


earning almost nothing and the very places where you “save it” don’t even leave it at their banks and instead lend the money out. The Misinformation Trap - What you believe to be true and is NOT- is keeping you from your wealth. These I refer to as "House Rules,” “Indoctrination,” or “Money Myths.” There are many, and most of us have been indoctrinated by these myths: buy a house, save your money, don’t use debt, diversify your investments, get a college degree, prepare for retirement.” NONE of these things are what wealthy people do to create their wealth. And no matter how many times Warren Buffett says he would invest in EFT or index funds, he NEVER has. The White Picket Fence "The American Dream" Trap - You think that house is going to make you happy, but it will not, and it is likely

NOT to make you money. It is certain to cost you money to take care of it, furnish it, paint and roof it, trap you in one location longer than you want, and cost you double in mortgage payments than it would cost. And don’t kid yourself. You never actually own it; try not paying your property taxes, and you will find out the state owns your home. RM: In our last interview, you mentioned your daughters are learning about money and passive income. Can you share more about the specific financial education you provide them to ensure they are well-prepared for the future? Grant: Our kids work for us, and we pay them a salary. Only the IRS knows how much. They have performance contracts they must fulfill. They are NOT given allowances. I take the

money they are paid each year and invest in our real estate at Cardone Capital, where they then get monthly distributions, and that is what they can spend each month. They learn how to manage money by doing so. By the way, the kids qualify as “write-offs,” and the investments they make each year will grow over time, and they are only spending from passive income, not their earned income. RM: With your busy schedule, how do you maintain a balance between your family life and your numerous business ventures? Grant: The way I balance my life is I don’t seek to balance life, but instead, I create a life that works for us. I am never more than 5 minutes from my work, no matter where my offices are. That way, I am not spending time on the road. I only get involved with businesses that allow

PROFILE | RESIDENT me to move from one business to the other easily, and in fact, improving one company should actually improve the other eleven. I also don’t work with people I don’t like, and my family rolls with me 90% of the time. This is where the financial freedom kicks in. Knowing passive income is coming in and I can depend on and trust it is coming is very freeing and allows us to move more easily through life. RM: You've mentioned that your daughters have investments in CARDONE Capital, your real estate portfolio. Can you elaborate on how real estate can be a reliable source of passive income and wealth building for individuals, especially those starting with limited capital? Grant: Despite the handful of times in history where the banking industry and debt markets get disturbed, real estate that cash flows and is NOT over encumbered always works. Right now, we are going through that, and while values will be negatively impacted, the income should still be there. Those, however, who take on too much debt and are not disciplined in the properties they buy will pay a price. RM: Given your daughters' involvement in financial matters, what advice do you have for parents who aspire to help their children achieve financial independence at a young age? Grant: Do NOT pay your kids an allowance; get them away from other kids, especially the entitled ones, get them working before they are out of school, and allow them to contribute to your household and start today. Lastly, if you can figure out how to remove them from the public and private schools and instead homeschool them, you will thank me later. RM: We all face challenges on our journey to success. What keeps you and your family personally motivated and focused on your financial goals? Grant: What keeps me motivated is the target. I lay out very specific targets I want to reach and then do everything possible, including meeting the right people, learning the right skills, and investing the necessary resources to achieve the target. And all the targets are precise and

very large while substantially improving the lives of those I love and our partners, investors and customers. Keeping all that in mind, I am super grateful for where I am right now, but I am not satisfied and will not be satisfied until I make a bigger impact on improving conditions for many. RM: You touched on how the younger generation views money and success differently. Can you share your perspective on how the evolving economic landscape, including technology and digital assets, is influencing the way young people approach wealth building? Grant: Everything is about to change, and at the same time, nothing will change. Most people, unfortunately, will never have money because they won’t wake up to the fact of their indoctrination. It is popular today to hate money and wealth and possessions, as though those things can somehow make people unhappy. The truth is you can’t buy happiness if you’re rich, and you can’t rent it either. Neither money nor poverty has a claim to happiness. Today, technology changes with AI and the blockchain could disrupt currency exchanges, but people will still depend on people, and whoever has the greatest people skills will have an advantage. RM: You mentioned that your businesses have given you more time off and a different set of problems. How do you and your family strike a balance between pursuing your passion and ensuring financial success in your ventures? Grant: I only do things I am passionate about, and I never get involved in a business that cannot be profitable. There is virtually nothing I do in my life that I don’t become passionate about and nothing where I don’t think someone can profit—even our non-profit, grantcardonefoundation.com, profits inner city kids who need direction, mentoring and financial skills. RM: Can you recommend specific books or resources that have had a significant impact on your own journey towards financial success, especially any recent ones?

Grant: I am just finishing Common Stock and Common Profits and the Psychology of Money. RM: You suggested that "The 10x Rule" could be a valuable read, especially in challenging economic times. How can individuals apply the principles from this book to navigate economic downturns and still strive for wealth creation? Grant: With the upcoming recession that is sure to shake Americans to their core, you better learn how to think in multipliers. Not just in money but in effort. The 10X Rule suggests if you think it is going to take X to accomplish something, multiply by 10, and you may be close. RM: Lastly, you've mentioned that your latest book stems from three decades of studying the wealthy and their strategies. Can you share a pivotal moment or realization from your recent experiences that inspired you to write this book and share these insights with others? Grant:The wealth creation formula is a very specific step-by-step validated process used by me for 40 years and the wealth for hundreds. Earn income > invest in assets > reinvest in assets > only improve the quality of life from passive income > wait for assets to increase in value > borrow against assets without ever selling > and avoid taxes at all costs. Michael: Let's start by getting to know you a little bit. Tell us about how DeUna Holdings started. How did your partnership begin?

Stefano: Our official partnership has been in place for a couple of years now, but our relationship extends far beyond that—around 12 to 13 years, to be precise. Interestingly, I began working under Hezi’s mentorship in my first job, and from there, our professional relationship became a friendship and eventually grew into this partnership. Your company, DeUna Holdings, operates under the ethos, "where luxury meets sustainability." Tell us more about this vision. Hezi: We are not just building homes; we're showing what it means to live luxuriously and

Tell us more about the first collection of homes in the Hamptons and what sets them apart! Stefano: We’ve embarked on building three exquisite properties in the Hamptons, two in East and one in Sag Harbor. We're striving for consistency in design—each home spans


approximately 7,000 to 11,500 square feet, and sits on a one- to 1.8-acre lot. All homes feature seven bedrooms and nine bathrooms. We have focused on incorporating wellness and quality of living with an array of upscale amenities such as wellness centers and gyms, infinity swimming pools, saunas, steam rooms, wine cellars, and home theaters. Each home is a masterpiece of modern design. Hezi: From a materials standpoint, these homes are dramatically different than most, if not all, of the Hamptons inventory, due to their unique use of concrete as the homes’ primary structure. Concrete offers unmatched structural performance in a residential setting, yet is rarely used in American single-family builds, though it is overseas. Our concrete homes offer unparalleled strength and durability while significantly reducing energy consumption, further underscoring our commitment to sustainability. Further in the vein of sustainability, the houses are powered by solar panels and supported by storage batteries, offering homeowners the luxury of almost non-existent electricity bills. We're connected to the grid, but not reliant on it. Instead, we see it as a backup, a safety net for the rare instances when the solar panels and storage batteries might not suffice. Each home is also equipped with a full suite of energy-efficient appliances from Miele. You mentioned consistency in design programs. Is there a difference in the aesthetic design? Hezi: Absolutely! Each home was designed by a different locally-known architect and varied in aesthetic design to harmonize with their specific locales. This is how we will also build going forward. For instance, our East Hampton properties lean towards a more contemporary aesthetic, while the Sag Harbor residence resembles a modern farmhouse. We're sensitive to the existing architectural norms of the areas we build in, ensuring our homes complement their land and surroundings.

On a business note, as entrepreneurs in the luxury real estate sector, what advice would you give to others looking to break into the industry? Hezi: Entrepreneurship is a challenging journey, but one that can be rewarding through meticulous planning and understanding of the inherent risks of building spec homes. I’d advise other builders to know their market inside and out; though we were initially drawn to the Hamptons by its natural beauty, by doing our research, we realized that the environmental ethos was not really at play in this market, and identified the opportunity to do something different there that truly helped push us over the hump. Finally, on a more personal note, I am always interested in finding the best food in the best restaurants here and abroad. As someone with roots in New York and Italy, please share some of your favorite restaurant recommendations. Stefano: Of course. In NYC, my go-to place is Piccola Cucina Uptown. It is hard to beat for authenticity, quality and ambiance. If you find yourself in Italy, especially Sicily, make sure to try the unique treat of granita served inside a croissant for breakfast. You will not be disappointed! Hezi: Stefano and I disagree about the best Italian in the City! For me, Il Buco can do no wrong! And they recently opened an outpost in the Hamptons, called Il Buco Al Mar, in Amagansett. Each Labor Day, they kick off the summer with a barbeque where you sample all their signature dishes. For a Hamptons foodie, this one-day-only event is not to be missed. When Martin initially sits down to develop a project, he addresses the interior design vision from the start. “The most successful projects are those that not only strategically contemplate construction, structural integrity, and architecture from the beginning but interior design as well.” Martin has learned from past mistakes in choosing the interior design too late in the process, which hindered the project’s ultimate success. A central goal for Terra is building a cohesive yet diverse design team that shares mutual respect. In doing so, they are able to cultivate one cohesive and innovative development. Since large developments are most successful with the collaboration of different designers, Martin claims it essential that “All designers are singing the same song and riding in the same direction for ultimate success.” The location of each development impacts the intended design style of each Terra project, yet similar modern, transitional tendencies culminate in an overarching cohesive design. Martin tries to make each unique with its own defining features and personality, which makes the execution more complicated.“It is of utmost importance that the design and architecture of a property complement the external environment. During Sexual Violence Awareness month the Cura Collective and its Coalition partners held a press conference at Foley Square, New York City to highlight that under the current law in New York, rape of a person who became intoxicated willingly is not considered rape. Unfortunately, New York statute requires that mental incapacitation results from a person being under the influence without their agreement. This creates what is today called the Voluntary Intoxication Loophole i.e. if the victim has themselves voluntarily become intoxicated, the rape statute does not apply. This prevents many victims from having their case investigated much less tried and thereby achieving some semblance of justice. Together, this loophole can be closed by passing new legislation. In New York, there are two

bills to close this loophole, one in the State Assembly and one in the State Senate. To pass, this bill must leave committee in both chambers, and then be voted on the floor of both the Assembly and the Senate. Only upon ratification by both chambers can the bill then move to Governor Hochul's for New York to finally catch up with other states like Arkansas and North Carolina who have already closed this loophole. The Teens for Food Justice (TFFJ) 2023 Gala was held at the Lighthouse at Pier 61, Chelsea Piers in New York City, to celebrate the 10th anniversary of the organization and support its ongoing efforts to make fresh food more accessible and improve nutritional health within New York City and Denver’s low-income communities through school-based, youth-led hydroponic farming. Teens for Food Justice (TFFJ) operates highcapacity hydroponic farms on six school campuses across four New York City boroughs and in Denver, Colorado. TFFJ students use real-world 21st-century science and technology to grow up to 10,000 pounds (per school) of hydroponic produce annually. Through the program, TFFJ’s young farmers develop a meaningful solution to food insecurity, transform their relationship with the food they eat, and develop cutting-edge STEM skills needed in a new green sector economy.


The Gala featured artist and Emcee Ariana DeBose and celebrity chef Melba Wilson. The Honorees at the 2023 Gala were Randy Stern (Teens for Food Justice Champion) and Alyssa Gardner-Vazquez (Distinguished TFFJ Alumna). The auction and fundraising was conducted by C K Swett. Students construct the hydroponic farms and grow the crops as part of their STEM classes. Each farm can produce up to 10,000lbs of fresh produce per year. As one TFFJ farmer puts it, “Healthy eating should be a right”. TFFJ’s target by the end of 2024 is to operate 10 farms involving 26 schools and feeding some 13,000 students.
