[TIPS TO PREPARE YOUR PROPERTY FOR AUCTION]

Preparing your property for auction requires careful planning and attention to detail. By taking the necessary steps beforehand, we will partner with you to maximize its appeal to potential buyers. Here is a list of the top things to do to prepare your property for auction:

1. CLEAN AND DECLUTTER: Start by thoroughly cleaning your property, both inside and out. Remove any clutter and personal belongings to create a clean and spacious environment that allows potential buyers to envision themselves in the space.

2. COMPLETE REPAIRS AND MAINTENANCE: Address any outstanding repairs or maintenance issues to present your property in the best possible condition. Fix leaky faucets, repair damaged walls, replace broken fixtures, and ensure that all systems are in good working order.

3. ENHANCE CURB APPEAL: First impressions matter, so invest time in enhancing your property's curb appeal. Trim the landscaping, mow the lawn, plant colorful flowers, and touch up any exterior paint as needed. Consider power washing the exterior to give it a fresh and inviting look.

4. STAGE THE PROPERTY: Stage your property to showcase its full potential. Arrange furniture and decor to highlight the best features of each room. Create a warm and welcoming ambiance that allows buyers to visualize themselves living in the space. Remove any photos of family and any highly personal items from view.

5. GATHER DOCUMENTATION: Compile all relevant documentation, including property surveys, permits, warranties, and any other records that may be required by potential buyers. This will streamline the due diligence

process and instill confidence in prospective bidders.

6. REVIEW YOUR MARKETING PLAN: Collaborate with our team to review the comprehensive marketing strategy for your property. This may include online listings, targeted advertising, social media campaigns, direct mailers, and reaching out to potential buyers within your network. Our award-winning marketing team is excited to partner with you!

By following these top tips, you'll position your property for auction success. Remember, careful preparation and attention to detail can make a significant difference in attracting motivated buyers and achieving the most favorable outcome.

[TIPS TO PREPARE YOUR EQUIPMENT FOR AUCTION]

To prepare equipment for an auction and maximize its appeal to potential buyers, follow these essential steps:

1. Pressure Wash the Equipment: Start by thoroughly cleaning the equipment using a pressure washer. Remove dirt, grime, and any accumulated debris to present a clean and well-maintained appearance.

2. Grease the Equipment: Apply lubrication to moving parts and components that require greasing. Properly greased equipment ensures smooth operation and demonstrates that the equipment has been well-maintained.

3. Top off Fluids: Check and refill all fluids, including engine oil, hydraulic fluids, coolant, and any other necessary fluids. Ensure that fluid levels are within the recommended ranges for optimal performance and longevity.

4. Ensure the Battery is Good: Test the equipment's battery to ensure it is in good working condition. If needed, charge or replace the battery to ensure that the equipment starts easily and functions properly during inspections and demonstrations.

5. Provide Manuals and Service Records: Gather and organize all relevant manuals, operation guides, and service records for the equipment. Having these documents readily available instills confidence in potential buyers and provides them with valuable information about the equipment's maintenance history.

By following these steps, you can present your equipment in its best possible condition, showcase its maintenance and care, and provide potential buyers with the necessary information they need to make informed decisions. A well-prepared and well-documented piece of equipment is more likely to attract competitive bids.
