So you are ready to buy a home, but how well do you know the process? Test and educate yourself with these common terms to know before you own.
Annual Percentage Rate (APR): a measure of the cost of credit as a yearly rate.
Certificate of Title: document provided by a title company, that shows the property legally belongs to the current owner.
Closing: the final step in property purchase where the title is transferred from the seller to the buyer.
Closing Costs: fees for final property transfer not included in the price of the property.
Discount Point: normally paid at closing and generally calculated to be equivalent to 1% of the total loan amount, discount points are paid to reduce the interest rate on a loan.
Earnest Money (Deposit): money put down by a buyer to show that they are serious about purchasing the home, becoming part of the down payment.
Encumbrance: anything that affects title to a property, such as loans, leases, easements, or restrictions.
Good Faith Estimate: an estimate of all closing fees including pre-paid and escrow items as well as lender charges.
Homeowner’s Insurance: an insurance policy that combines protection against damage to a dwelling and its contents including fire, storms or other damages.
Mortgage Insurance: a policy that protects lenders against some or most of the losses that can occur when a borrower defaults on a mortgage loan. The cost of mortgage insurance is usually added to the monthly payment.
Title Insurance: insurance that protects the lender against any claims that arise from arguments about ownership of the property; also available for homebuyers.

Traditionally when rates are lowered, it is to stimulate the economy. By lowering rates, it eases financial conditions at the margin in the hopes that consumers and businesses will begin borrowing again thereby stimulating the economy. Alternatively, when the rates are raised, it is done in the hopes it will slow the amount of money circulating throughout the economy and drive down aggregate demand. If the rates are higher, there is a lower demand for goods and services which results in those prices falling.

☐ 2 boneless skinless chicken breasts
☐ 1/2 onion chopped
☐ 3 stalks celery chopped
☐ 3 carrots chopped
☐ 1 tsp Salt
☐ 1/2 teaspoon black pepper
☐ 1/4 teaspoon dried thyme
☐ 1 teaspoon minced garlic
☐ 1/4 cup All Purpose Flour
☐ 4 cups chicken broth
☐ 4 cups water
☐ 16 oz. Frozen Noodles
Place the chicken, onions, carrots, and celery in a 6 quart crock pot.
Add in the seasonings.
Stir together the flour and water in a medium size bowl.
Pour this mixture into the crock pot. Add in the chicken broth.
Cover and cook on low for 6-8 hours or on high for 3-4 hours.
Shred the chicken and then stir in the frozen noodles.
Cover and cook on low for 1 hour or on high for 30 minutes until the noodles are cooked through. Serve warm and enjoy!

Get ready to set your clocks and your spirits high because Daylight Saving Time is about to make its grand exit on Sunday, November 3, at 2 a.m.! That’s right, it’s time to fall back into that blissful hour of sleep that we all crave. Who doesn’t love the idea of snuggling into our cozy blankets just a little longer? As we say goodbye to those long sunny evenings, let’s embrace the warmth of autumn evenings filled with pumpkin spice and fluffy socks!
Not every state gets to join in this clock-changing carnival. Places like Hawaii, Arizona, and Puerto Rico opt out of this twice-a-year change. So if you find yourself in one of those locales, you can keep your clocks steady!
☐ 1 large egg
☐ 1/2 cup granulated sugar
☐ 1/4 cup light brown sugar
☐ 1/2 cup pure canned pumpkin
☐ 1/4 cup canola oil (or any neutral oil)
☐ 1 teaspoon vanilla extract
☐ 3/4 cup all-purpose flour
☐ 1/2 teaspoon baking powder
☐ 1/8 teaspoon baking soda
☐ 1 teaspoon pumpkin pie spice
☐ 1/4 teaspoon salt
☐ 2 to 3 tablespoons Cinnamon Sugar (3/4 teaspoon cinnamon for every 1 tablespoon of sugar)
Preheat the oven to 350F degrees and adjust the oven rack to the middle position. Mini loaf pans: Lightly grease the pans and line with parchment paper – long enough to hang over the sides to use as a sling to lift the bread out of the pans. Brownie pan: line 5 of the wells with 1-inch strips of parchment that hang over the sides.
In a medium mixing bowl, add the egg, granulated sugar, brown sugar, pumpkin, oil, and vanilla. Whisk together until smooth.
1 large egg, 1/2 cup granulated sugar, 1/4 cup light brown sugar, 1/2 cup pure canned pumpkin, 1/4 cup canola oil, 1 teaspoon vanilla extract
Sift or sprinkle the flour, baking powder, baking soda, pumpkin pie spice, and salt over the top of the wet ingredients. Whisk until no dry streaks remain. Tip – To sift the dry ingredients into the wet – set a fine mesh strainer over the bowl with the wet ingredients, add the dry ingredients into the strainer and sprinkle over the batter.
3/4 cup all-purpose flour, 1/2 teaspoon baking powder, 1/8 teaspoon baking soda, 1 teaspoon pumpkin pie spice, 1/4 teaspoon salt
Scoop even amounts of batter into the prepared baking pan(s). Spoon a generous amount of cinnamon sugar over the batter. Gently swirl it just on the top of the batter with toothpick or knife.
2 to 3 tablespoons Cinnamon Sugar
Baking: in a brownie pan – 20 to 23 minutes; in 2 mini loaf pans – 28 to 30 minutes; or until a toothpick inserted in the middle comes out mostly clean. Cool the pumpkin bread in the pan set on a wire cooling rack for 10 to 15 minutes. Lift the bread out of the baking pan(s) to cool on the wire rack completely.
So, don’t let this hour slip away!
