Seller Guide: WHAT TO EXPECT NEXT

THE STEPS TO GOING LIVE On the Market

STAGING CONSULTATION (IF APPLICABLE)

You will now begin to receive showings from ShowingTime Our listing team will review your showing availability prior to allowing showings. You will be able to confirm showings by either email or text. 1 2 3 4 5 6

We provide a free staging consultation to all our sellers if we feel that staging will get you top dollar. Hello Home Staging and Organizing will come to your home and provide suggestions to best your home

PHOTOGRAPHY APPOINTMENT

We have a professional photographer, Pix by Painter, that we love working with When scheduling photos of your home our team likes to schedule on Friday, Saturday or Monday to make sure we hit our listing timeline dates

LOCKBOX PLACED

We will place a Sentrilock on your door, providing a safe and secure way for buyers to view your home Sentrilock also allows us to track when the showing arrives via the bluetooth access.

SIGN PLACED

If you have approved real estate sign to be placed in your your, our third party sign company will come to you home and place it in your front yard within 2-3 days of the order being placed.

PREPARATION FOR THE MLS

Our Listing manager will meet with your agent to develop proactive remarks, edit photos if necessary and prepare the entire listing to be active on the MLS

HOME SALE TIMELINE

STEP 1: STAGING

First impressions are everything and you only get one, so make sure your listing stands apart. When decluttered and staged, a buyer is more likely to form and emotional attachment with the property, overlook flaws and envision themselves living there- ultimately causing buyers to be will to spend more the biggest investment of their lives

Our experienced staging partner, Ashley Rapp offers a range of options to help prepare your home to appeal universally to prospective buyers.

STEP 2: PHOTOGRAPHY

With multiple professional photographers on staff, Pix by Painter is ready to take beautiful photos and drone footage of your home. They also offer videography and floor plans. They know exactly how to capture the perfect shots of your home to attract as many buyers as possible.

They shoot with a high resolution lens which is equivalent to the naked eye. This means, dust, dirt and clutter will be seen. A deep cleaning will do wonders for the way your home shows prior to picture day!

Make hardwood floors glisten

Vacuum and spot treat carpets

Wipe down windows and mirrored surfaces

Remove family photos, personal items and medications

Clear and wipe down all countertops

STEP 3: LOCKBOX STEP 4: FOR SALE SIGN PLACED

Our team will be by to install the Sentrilock on your home the MondayThursday on the week your home will go on the market. Please have a key ready to be placed in the lockbox that will remain there the entire time we are on the market. You will not need to be home when the Sentrilock is being installed as our team can provide a code to you to add the key.

If you have approved a Real Estate sign to be placed in your yard, our third party sign company will come to your home and place it in your front yard typically Thursday or Friday of the week we officially go on the MLS.

If there is a specific location that you would like your sign, please put a stake in your yard to indicate as such.

On our sign, we will add a sign rider with a text code after installation. As soon as the buyer texts this code, their contact information is sent directly to our office so we can reach out immediately to assist and get a showing set up for them!

STEP 5: PREPARATION FOR THE MLS

Our listing manager will review all the notes the agent has supplied about your home to develop proactive remarks for the MLS, review photos and prepare the MLS listing. You will receive a draft of the full listing 24-48 hours prior to officially going on the market for your review If any changes need to be made, our Listing Manager will make them prior to being submitted on the MLS. Once you have fully approved your listing, we are ready to GO LIVE!

STEP 6: YOUR HOME IS NOW

Once the home is live on the MLS you will receive a call from the LIsting Manager you have been in communication with. They will inform you about ShowingTime, feedback and third party website syndication You begin to receive showings from ShowingTime. This will be an email or text that comes directly to you to confirm the appointment day and time. There are multiple ways we can set up showings to make it easiest for you!

PREPARING YOUR HOME FOR SHOWINGS

You’ve received your first showing request! Great! Now it is time to prepare your home for buyers to walk through. We typically suggest you are not present for showings as buyers like to envision themselves living in the home. They will be accompanied by a licensed Buyer’s Agent with a signed agreement during the entire time they are in your home.

Be as flexible and accommodating to the buyers schedule as possible We want to avoid having missed opportunities if at all possible

INFORMED

Make sure everyone in the home is informed when showings are to happen so they can keep their spaces clean.

DAILY CLEANING

Keep up with daily messes. Wipe down kitchen and bathroom counters before leaving for the day

ODORS

Avoid strong-smelling foods: Keep your meal prep as neutral and simple as possible

FURRY FRIENDS

Keep pet areas clean. Clean up after your pets immediately and wash their bedding regularly Hide pet food or litter Not everyone is a pet person and it may hinder a potential buyers ability to picture themselves living in your home.

NATURAL LIGHT

Open blinds and curtains and let in as much natural light as possible. Leave lights on before you leave for a showing

TRASH

Empty trash cans to avoid any odors Try to empty trash cans nightly so that the home is fresh when you leave for the day

TEMPERATURE

Keep the room temperature comfortable This demonstrates to buyers that the HVAC is working properly

PERSONALS

Make sure you place all valuables and prescriptions out of site and in a safe place

VACATE

Having a seller present can make buyers feel awkward We want to make the buyers feel at home and stay awhile

Showings & Feedback

ShowingTime is an appointment request system, which allows Real Estate professionals to schedule showings for properties in real time.

We use this system in order to get all showings of your home scheduled quickly and to personalize showing requests individually to each of our clients' needs. As soon as your home is active on the MLS, Agents will be able to schedule showings through this system. It is completely up to you to determine how these appointments are scheduled.

Once showings begin, you will start to receive feedback indicating how your home is showing and what buyers are thinking of it.

After every showing, the buyer's agent is emailed a feedback report to fill out on behalf of their clients.

If we do not receive feedback, it is our Listing Managers's responsibility to follow up with the agent daily in order to obtain it for you We email, text, and call the buyer's agent in order to do our best to get as much feedback as possible for you! Feedback is typically delivered within 24-48 business hours.

WHAT TO EXPECT: WHEN YOU RECEIVE AN

Offer on Your Home

HIGHEST AND BEST SITUATION

WHEN?

If there are multiple showings scheduled on your home, high interest and multiple offers received our team will set a "highest and best" deadline

WHY?

This gives all buyers an opportunity to preview the property and submit their best offer on the home Buyers typically increase the strength of their offer in this situation. At times, however, a buyer can decide they no longer want to compete with other purchasers and withdraw their offer.

ACCEPT/ COUNTER/ REJECT

ACCEPT

If the offer meets all aspects of your wishes in selling your home, you may accept the offer as is

COUNTER

If parts of the offer don’t meet your wishes, your agent suggests you counter the offer, we can do so verbally until an agreement is met

REJECT

If an offer is not attractive to you, you do have the option to verbally reject the offer without a counter. We always suggest, however, providing at least some sort of counter offer

When you are preparing to sign an offer, be sure you have excluded any/all items that you would not like to include in the sale This could be window treatments, light fixtures, mirrors, tv mounts or anything else bolted to the wall If it is secured to the wall (unlike a picture), it is expected to be included in the sale.

Once an offer is accepted, if it includes an inspection, the inspection contingency will begin. Our team’s Transaction Coordinator will then explain the timelines for this inspection period From there, an appraisal will most likely occur before closing as well If you have any questions regarding any contract contingencies before closing, ask your agent!
